MEMBER OF THE YEAR
Ian Hughes, LEED GA ATLANTA, GEORGIA Senior Vice President, Property Management/Leasing Lillibridge Healthcare Services Inc. BOMA/Georgia Ian Hughes is exemplary in his service to both his local association, and the Southern Region. It is safe to say that the profile of BOMA locally, regionally and internationally was enhanced by his involvement in 2016. Ian is an annual participant in BOMA Georgia’s BOMA Day at the Capitol, where in 2016 he met and discussed important industry issues with legislators, including the state’s Republican Caucus. Advocacy under his leadership led to the association receiving a BOMA International Govie Award. At the 2016 Winter Business Meeting, Ian met with U.S. senators and even introduced keynote speaker Sen. Johnny Isakson. Hughes authored four real estate industry articles, published in Insight, the Commercial Real Estate Journal. BOMA’s community involvement was enhanced under his leadership through service to local community charities, including a large-scale renovation project of a homeless shelter in Atlanta, Georgia. Ian helped lead BOMA Georgia to record membership growth in 2016, while also helping shape the strategic focus of the local. His leadership also helped guide the local association to produce the 2017 Southern Region Conference.
ABOUT IAN Ian Hughes is the Senior Vice President of Property Management and Leasing for the East Region for Lillibridge Healthcare Services where he oversees a nine million square foot portfolio . Prior to joining Lillibridge, Ian was a Managing Director for Equity Office Properties overseeing portfolios in Atlanta, Florida and Manhattan. He also has had senior roles with JLL and CBRE. Ian was the 2016 President of BOMA Georgia, former President of the Perimeter Transportation Coalition, and a Board Member of the Southface Institute. He is a past instructor with Project REAP and has earned the LEED Green Associate designation.
The Southern Region Member of the Year honors a member of a local association who has demonstrated leadership skills, participated in local association activities as an officer or committee member, contributed time and talent to the local community, written articles on his/her field and shown an interest in keeping up to date by participating in educational programs. The award recognizes activity during 2016, rather than service rendered over many years.

LIFE MEMBERS John G. Oliver, BOMA Fellow ATLANTA, GEORGIA Managing Principal Oliver & Company BOMA/Georgia John is the managing principal for Oliver & Company. In this role, he works with both Fortune 500 companies and real estate owners to provide strategic solutions for their real estate needs, including real estate sales, lease restructuring and other corporate real estate services. Recently, he joined the Board of F.O.G., a Chinese capital and asset management firm headquartered in Shanghai. F.O.G’s goals are to raise capital for investment outside of China and to perform asset management services both in China and abroad. Within BOMA, John has held elected leadership positions since 1988, including serving as president of BOMAAtlanta, now BOMA Georgia, as well as chair and chief elected officer of BOMA International. He also played an active role at the regional and international levels, including serving as the chair of BOMA International’s National Advisory Council for three terms. John was honored in 2009 with BOMA Georgia’s top honor, the Huey Award, and with the Southern Region Member of the Year award. John is also a BOMA Fellow. Before forming Oliver & Company, he was managing director for Wells Real Estate Funds where he was responsible for developing national business opportunities related to the firm’s $12 billion office and industrial portfolio. Prior to joining Wells Real Estate Funds in 2000, John served as vice president in asset services with CB Richard Ellis, where he was responsible for both property management and facility management. John was previously vice president of property management for Grubb & Ellis for their Southeast region and served on the firm’s Executive Property Management Council.

Steve Harrison, FMA, RPA, LEED GA, BOMA Fellow ATLANTA, GEORGIA Owner/Principal Harrison Property Advisors, LLC BOMA/Georgia Steve Harrison is the owner/principal of Harrison Property Advisors, a company dedicated to operational excellence in commercial office buildings. He has been active in the commercial real estate business since 1974. During his career, Steve has been involved with every aspect of the business and has extensive experience in energy management and facility operations. Steve has been a member of BOMA since 1986 and holds two BOMI designations as a Real Property Administrator (RPA) and Facility Management Administrator (FMA). He is active in Building Owners and Managers Association in Georgia, serving as president in 2002, and has participated in or chaired multiple committees. He has also been involved in TOBY awards at all levels, including serving as the chair of BOMA Georgia, Quad Chair of BOMA Southern Region, and chair of the International Awards Committee. Steve served on the Executive Committee for BOMA International, the International Sustainability and Market Initiatives Task Force, and the BOMA National Advisory Committee (NAC). Steve was named a BOMA Fellow. Energy conservation is a passion for Steve. He has been involved in many initiatives to improve the performance of the buildings he oversees, one of those being Retuning with the Department of Energy (DOE). Steve is currently working with BOMA in the development of a re-tuning curriculum that is rolling out in 2017.

2017 TOBY AWARDS The Outstanding Building of the Year (TOBY) Awards are the most prestigious and comprehensive programs of their kind in the commercial real estate industry recognizing quality in buildings and rewarding excellence in building management. During competition, all facets of a building's operations are thoroughly evaluated. Buildings are judged on everything from community involvement and site management to environmental and "green" policies and procedures. The competition consists of three levels. The competition begins at the BOMA local association level, where winning entries advance from there to the regional level and, finally, regional winners advance to the international level. The buildings that follow represent the BOMA Southern Region winners that advance to international competition at the BOMA International Annual Conference and Expo, June 24-27 in Nashville, TN.

The Class-A office tower is prominently located in the heart of Fort Lauderdale’s Central Business District, which has emerged as a dynamic live-work-play environment. 201 Seventeenth is located in Atlantic Station on the site of the Atlantic Steel brownfield re-development. To remediate the site, 180,000 cubic yards of steel slag contaminated soil was removed, ground water extraction system installed, and a large portion of demolished building materials were recycled. After two years of site clean-up, Atlantic Station was declared remediated. Today, Atlantic Station is a 138-acre vibrant mixed use community. Over 420 events are held annually attracting over 9 million visitors. Home to a variety of restaurants, more than 50 retail shops, fitness center and cinema, Atlantic Station offers the tenants of 201 Seventeenth an unparalleled amenities package. Promenade Atlanta, GA MANAGEMENT: Deborah Leighton and Keisha Hutchinson, Cousins Properties Incorporated OWNER: 1230 Peachtree Associates LLC SQUARE FEET: 744,610 Fashioned by TVSDesign in 1989, Promenade is a 691-foot tall skyscraper nestled in the heart of Midtown Atlanta’s arts district, a cultural array of art galleries, theatres, art cinemas, music venues and fine dining. The building is located across 15th Street from the Arts Center MARTA Station and the Woodruff Arts Center campus. Resting diagonally to the street grid, clad in warm subtle hues of Indian Adoni granite and a distinctive, highly reflective copper speckled glass curtain, its ziggurat-like tapering spire ornamented with aluminum lanterns, uplit at dusk, gives Promenade a unique profile, creating a memorable silhouette on the Atlanta skyline. The Class-A, 40-story building is entered from the southwest through a stunningly unique garden of blooming annuals, perennials and shrubs with contrasting foliage color and texture including lush, ornately manicured fescue and zoysia grasses and walking paths crafted of natural river sand pebbles.Teak brown-wood benches, tables and chairs are located on asphalt paved resting spots shaded by towering oak trees, mature arborvitae, Japanese maples and aged hollies. RENOVATED BUILDING CATEGORY
University Park Building 100 & 200 Orlando, FL MANAGEMENT: Yahrah Yisrael, Crocker Partners OWNER: Crocker Partners V UCC LLC SQUARE FEET: 186,392
University Park Building 100 & 200 are four-story, mixed-use buildings located in East Orlando. Crocker Partners recently completed a $5 million renovation program at the newly rebranded complex. Improvements include: new landscaping, tenant and building monument signage to rebrand the park, renovation of all building entries, main lobbies, restrooms and common areas. Building systems such as rooftop HVACs, fire alarm panels, access control and energy management systems were modernized. The investment in the office center near the University of Central Florida (UCF) campus comes as the company has partnered with the University for a collaboration titled: UCF Visual Art Exhibit. Through the ongoing program, students showcase their work in each building’s lobby semi-annually. This collaboration gives talented artists exposure, and adds a new dimension to the workplace experience for tenants and visitors. University Park is home to a vibrant base of highly recognizable and credit worthy tenants including: Apple, Regus, Zenith Insurance, Tony Roma’s, high-tech related companies and governmental agencies such as the Social Security Administration. It is currently 90 percent leased, up from 65 percent since Crocker Partners acquired the property in 2013. Constructed in 1988 and 1989 respectively, these two suburban office buildings totaling 186,392 square feet has become East Orlando’s most sought after office campus since its renovation. Situated on 12 acres, University Park is a short distance from Orlando’s International Airport, 417’s Greenway and Interstate 4 via the East-West 408 Tollway. The park offers plentiful surface parking with a ratio of 4-to-1 parking spaces. SOPREMA Pompano Beach, FL MANAGEMENT: Joanna Carbone and Raquel Eagle, SOPREMA OWNER: SOPREMA SQUARE FEET: 18,080
SOPREMA is a single-tenant, owned and managed industrial building that is 18,080 square feet building constructed in 2001 with building occupancy of 125. It has class-A office space, classrooms and warehouse spaces. The building is situated on two acres of land on the southern portion of the property. It is surrounded by 132 parking spaces with a majority of the spaces located on the northern side of the building. The weight load for our parking lot and loading area is 40,000 pounds. The building’s three loading dock doors are located on three sides of the building. SOPREMA sits parallel to Interstate 95 to the east, a beautiful lake located to the west and other industrial buildings located to the north and south. The building space employs a distinctive glass, steel and concrete stucco design. The building’s landscape and modern architectural lines are distinctive in the industrial park. The contemporary glass and professional designed interior brings beauty and a rich corporate feel to the office, classroom and warehouse interior. The roof has a new reflective cool roof coating over and existing SBS system. Our interior designer and architect created beautiful and useful architectural spaces that are spacious, ergonomic and bring aesthetic appeal which is inviting to guests. Our architecture team is using modern architectural lines, metal, stone and glass finishes to reflect the color pallet and flow of the entire building in the restrooms which will be completed in the summer of 2017. The 30-foot glass atrium on the north side of the building allows natural sunlight to fill the lobby, saving valuable energy resources. A matching color palette was used in SOPREMA’s warehouse using the company’s corporate branding. We took a relatively plain and dated industrial park building and turned it into a show piece of the community. Through the use of a four-color paint scheme, SOPREMA was able to accentuate the modern design of the building exterior definition and very bold curb appeal. The Shops at Sunset Place is a regional shopping center situated on a 10.36 acre site, prominently located along busy U.S. 1 in the heart of South Miami. The Center has an architecturally modern design consisting of a three level, open-air building with courtyards, sidewalk kiosk vendors, a large waterfall feature and a landscaped courtyard plus an attached 8-level parking garage. The building and parking garage are linked via pedestrian sidewalks and bridges, and there is a pedestrian friendly street running down the center of the property. The Center is one of the preeminent shopping and entertainment destinations in South Florida anchored by a Barnes and Noble bookstore, a 100,000-square-foot, 24-screen AMC Theater, a 33,000-squarefoot GameTime, Splitsville, a luxury 13-lane bowling and dinner lounge, and a nearly 50,000-square-foot LA Fitness. There is a variety of restaurants and cafes. Complimenting these entertainment venues are national retailers one would expect to see in a typical regional center. The Center is heavily landscaped with lush greenery and seasonal color with soft seating throughout the common areas. There is a dramatic, two-story waterfall feature, a broad, sweeping stairway with stage area and a greenspace courtyard with bandstand. The Center regularly features live music from local schools, including nearby University of Miami, as well as a variety of professional performers. The BAC Colonnade is comprised of a Class-A, two-story Rotunda built in 1926 and an 11-story office building completed in 1989, with a total of 205,295 rentable square feet. This is a unique building for many reasons. The Rotunda is one of the original buildings in Downtown Coral Gables. It served as the original sales office of Coral Gables when the city was first being developed by Edward “Doc” Dammers and George Merrick. It later served as a parachute factory in World War I and the Miami headquarters for Eastern Airlines. It’s no wonder the City of Coral Gables designated this a historic landmark in 1984. The building has seen several eras come and go, and now houses offices, restaurants and serves as a grand ballroom for the Westin Coral Gables Hotel, which is the other member of the Condominium Association to which the office tower belongs. Unforgettably luxurious weddings and events happen here every day. On the corner of Miracle Mile and Ponce de Leon, the building boasts a fabulous location on Main and Main. The building is in walking distance to a myriad of restaurants and shops and has a Coral Gables trolley stop on-site.

The 2 Capitol Square Building is a five-story 32,286 square foot facility located on Georgia’s Capitol Hill and is managed by the Georgia Building Authority (GBA). There is an attached parking deck comprised of 1,169 parking spaces within nine stories for the building tenants, the Capitol Hill Complex tenants, and the 236 State Legislators, as well as a top level that houses two helipads. Sited on the corner of Capitol Place and Capitol Square in downtown Atlanta, this structure, designed by A. Ten Eyck Brown in 1931, was originally a two-story building constructed for the State Department of Transportation. In 1954, architect Thomas Bradbury’s renovation design included three additional floors and relocated the entrance with a new portico to Capitol Square. In 2014, 2 Capitol Square was programmed and renovated for the Governor’s Office of Planning and Budget, the State Chief Financial Officer, and their respective staff who work to produce recommendations supporting lean and efficient government. The building renovations focused on preserving the 1931 structure and included saving the original entrance’s mosaic flooring. The original exterior Georgia white Cherokee marble panels were taken down, individually numbered, and sent to the Blue Ridge Marble Company. There, the slabs were refurbished with a diamond surface grinder, repaired with a Dutchman patch as needed, and polished. Once the restoration process was completed, the panels were then remounted according to their individual number and original location. 2 Capitol Square interior was stripped to bare walls and the mechanical, electrical, plumbing, fire/life safety, and elevator systems were updated to current building codes and energy efficient system specifications. 20 | BEST OF BOMA

Primera Towers I - V are class-A, mid-rise towers located in Lake Mary, Florida. Lake Mary is a suburban office market east of Orlando CBD. While it is not the largest suburban market for Orlando, it boasts the best occupancy rates. The high occupancy is due to the executive housing, ample retail and restaurant options in addition to the strong office market. It is a desirable work, live, play area with convenient access to most major highways. The towers are in a park setting of 49.62 acres and were built from 1997 to 2000 by Crescent Resources. Four of the towers are six stories and the fifth tower is four stories. The total rentable square footage is 771,826 and current occupancy is 95 percent. Windows are sealed insulated glazing with reflective thermal panel solar glass. The roofs are flat, single membrane. Building standard finishes include carpet tile, satin stainless steel hardware, and cherry wood doors. Each building has three elevators with one that has both front and rear opening capabilities for freight. There is a designated delivery area with oversize doors to make deliveries convenient. All five buildings have ample surface parking for tenants and their guests. The HVAC system for the building uses water cooled VAV units located on each floor. The systems are controlled by TRANE energy management systems. Life safety systems are state-of-the-art in the towers and are connected to the emergency generator in the event of a power failure. Each building has common area cameras which records to a DVD in the engineer’s office. Red Hat Tower is located in the heart of downtown Raleigh, just walking distance to a wide variety of restaurants, shops, family parks, live events and local theaters. The near 400,000-square-foot facility houses some of the tastiest foods in town on the ground floor, six floors of public parking above them, and twelve floors of corporate work space for the technology giant. Red Hat Tower was the first LEED Gold certified high-rise in downtown Raleigh. The building has a number of sustainability initiatives and milestones, such as having reduced its lighting power density for the building more than 35 percent, using high-efficiency water fixtures and automatic hand dryers to achieve reduced water use, and conserving more than 30 percent in energy savings with ENERGY STAR equipment. Red Hat prides itself on its inspiring work space elements, and this office is no different. It has not one, but two fitness centers, a fully furnished and Wi-Fi-capable outdoor patio space, advanced training rooms to house Red Hat University, a community space full of collaborative meeting areas, a full-functioning cafeteria, and an assortment of recreational games. 55 Allen Plaza is a best-in-class 341,741 rentable square feet office building located at the northeast corner of Williams Street and Ivan Allen Jr. Blvd. in the heart of Downtown Atlanta. The Class-A office building opened in 2007 as part of a groundbreaking, nine-block redevelopment project. 55 Allen Plaza is named in honor of former Atlanta mayor and renowned civil rights leader, Ivan Allen Jr., which lends the building instant name recognition. 55 Allen Plaza is a highly energy-efficient office building and has been an Atlanta Better Buildings Challenge Top Performer from 2012 to 2016 with an energy reduction of 35 percent. 55 Allen Plaza is LEED Gold since 2012 and currently recertifying for 2017; a BOMA 360 Certified building since 2013; and ENERGY STAR Certified since 2011 with a current score of 96. 55 Allen Plaza was also the recipient of the 2016 local (BOMA Georgia) TOBY award for buildings 250,000-499,999 square feet.
