As 2017 BOMA Georgia President, I am proud of the legacy I inherited from 2016 as well as every prior year of our association’s tremendous history. It is a great honor for me to serve in this role. BOMA Georgia has provided me the opportunity to create strong relationships in the real estate industry. That opportunity had and—still has— a big impact in my professional and personal paths. The strong relationships that I developed with the 2016 executive team under the leadership of Ian Hughes, will allow me to better serve YOU, my colleagues in the industry. I am proud to say that taking this leadership role at BOMA Georgia in the year that the Foundation is hosting the Southern Region Conference has motivated me to serve in this role with full dedication and effort. The SRC happens in Atlanta once every decade. Update on Water Wars

I
n February, Georgia won a major victory in the state’s ongoing “water war” with Florida. For more than two decades, Georgia, Florida (and occasionally Alabama) have disputed water flowing out of Lake Lanier through Alabama and ultimately emptying into the Gulf of Mexico at Apalachicola Bay on the Florida panhandle. Our neighbors contend that Metro Atlanta withdraws too much water from the Chattahoochee and Flint Rivers, which jeopardizes the ecological and economic vitality of communities downstream. To more fully appreciate the conflict, we will travel back to 1985 and study oysters; reportedly, Apalachicola Bay produces some of the world’s finest. In September 1985, Hurricane Elena ripped through the Gulf of Mexico, devastating the oyster’s reef habitat. Just months later, Hurricane Kate struck the panhandle head-on, destroying what was left of shellfish industry. Fast-forward to 1989. The fishing industry was finally recovering from the trauma of the 1985 hurricane season. That same year, the
US Army Corp of Engineers recommended that some of the water used to generate hydroelectric power at the dam on Lake Lanier be released downstream to serve residents and businesses in the metro Atlanta region. As water was withdrawn, the amount allowed to flow downstream decreased and salinity levels rose in Apalachicola, threatening the alreadyfragile shellfish industry. Those prized oysters were in trouble again. Just a year later, Alabama and Florida sued the Army Corp of Engineers. Shortly thereafter, the three states suspended litigation in an effort to negotiate a solution. Negotiations continued through the 1990s and ultimately fell apart in the early 2000s. Then, in 2009, U.S. District Judge Paul Magnuson ruled that Lake Lanier was not properly authorized to supply water to Atlanta. That ruling was reversed by the 11th Circuit Court of Appeals in 2011, granting Atlanta lawful access and confirming that the Army Corp does have the authority to regulate water taken from Lake Lanier. In 2013, Florida sued Georgia directly in the U.S. Supreme Court. Rather than hear the case, in 2014 the Court appointed a special master to encourage the states to return to the negotiation table and find a palatable solution. After another round of failed negotiations, the case went to trial, with Special Master Ralph Lancaster overseeing discovery that included 2,400 exhibits, 32 witnesses and cost both Florida and Georgia millions in public money. Lancaster recommended in February that the Supreme Court reject the strict water consumption limits that Florida

advocated, in part because the Army Corp of Engineers was not a party to the case. Like many things in this ongoing water war, the good news for Georgia is only a temporary respite. The US Supreme Court must still determine whether to accept or reject Lancaster’s counsel. This will include a thorough review of Lancaster’s recommendation and examination of responses from the states. This will likely take months. Water litigation experts joke that conflicts like this are never resolved – at best, they are managed. That wisdom certainly seems to apply to the tri-state water wars. And Georgia has taken the advice to heart, working to better manage water resources, even during periodic episodes of drought. According to the Governor’s Office, Atlanta is withdrawing ten percent less water over the past decade despite growing by more than one million people. And statewide, Georgia has spent more than $250 million since 2011 in strategic investments in water supply projects. For its part, BOMA Georgia is proud to be a founding member of the Green Chamber of the South and annually co-hosts green real estate seminars with the Chamber. The Association is a leader in sustainability and offers a variety of green educational opportunities for real estate professionals like BOMI’s High-Performance (HP) Program, which enhances the competencies of professionals who are responsible for implementing sustainable initiatives, including water-reduction programs. n Feb. 8 at Atlanta’s Woodruff Arts Center, BOMA Georgia was pleased to honor Georgia’s top commercial buildings for their achievements in operational excellence at the annual TOBY and Association Awards Banquet, presented by 2017 Platinum Sponsor, EPIC Response. Eight buildings received The Outstanding Building of the Year (TOBY) award in various categories. TOBY Judges evaluate a building’s overall excellence in building standards; community involvement; tenant and employee relations; energy management procedures; building accessibility; and emergency evacuation and training for building personnel. All TOBY entrants
had the challenge of meeting a minimum building inspection score of 70 percent to be eligible for an award. Entrants then competed in their category based on the strength of their building as represented in their application—demonstrating the quality of their building operations and management practices.

The building is sited on the corner of Capitol Place and Capitol Square and was originally constructed for the State Department of Transportation in 1931. It has since been renovated and now houses the Office of Planning and Budget. It has an exterior marble façade on the public sides of the building and is connected to a parking deck. The building is a 5-story, 32,286-square-foot facility. The parking deck has 1,169 parking spaces within nine stories and a top level that houses two helipads. Additionally, he provides support and guidance for state, local, territorial and tribal government cyber security programs. Walker has previously held positions as an information systems security officer for the Department of Health and Human Services and chief information security
officer for the National Air and Space Intelligence Center (NASIC). The FBI selected Michael F. D. Anaya to serve as a Supervisory Special Agent (SSA) in the Atlanta Field Office on a Cyber Squad. He was chosen due to his outstanding work as a lead agent on several complex cyber cases and his reputation as a strong and dynamic leader. In addition, SSA Anaya has a breadth of knowledge (spanning 12 years) in various other investigations involving program fraud, extortion, terrorism, fugitive apprehension and counterintelligence. Prior to joining the
FBI, SSA Anaya worked as a lead application developer, designing and developing software for major commercial banks. In college, he studied business computer systems and finance at various universities. Work Looks Different - CRE Disruptors Mariel Ebrahimi with DisruptCRE discusses disruptions in the CRE industry. These include e-commerce, generation clashes, remote work and technology, transportation and work-life balance. Mariel Ebrahimi is the co-founder and CEO of DisruptCRE, a national technology and commercial real estate (CRE) conference series connecting industry professionals with emerging technologies and trends. Recently, Mariel has spoken for groups within CoreNet New England, Commercial Real Estate Finance Council, and at the NYU Tandon School of Engineering. Mr. Alexander is the director of the Atlanta Regional Commission’s Center for Livable Communities. Michael Cichetti

A
t the age of 16, most teens are looking forward to getting their hands on the steering wheel of their first car. Not Michael Cichetti, marketing manager with Sustainable Investment Group (SIG)—he was too busy wrapping his hands around the joystick of an airplane as a member of the Young Eagles program in Murphy, NC. The Young Eagles program consisted of a small group of retired Delta pilots and a couple of old planes. Cichetti soloed after only eight hours in the air. The pursuit of adventure has always been a part of Cichetti’s life. Growing up in Blue Ridge, GA, he spent his summers during high school and college as a river raft guide on the Ocoee River. For eight years, Cichetti guided passengers through the Class III and IV rapids. An avid learner as well as an adventurer, Cichetti began taking courses at Young Harris College while still in high school. After graduation, Cichetti attended the J. Mack Robinson College of Business at Georgia State University as a Vera Jackson Scholarship recipient. He also received the HOPE scholarship and a Pell Grant, and worked as a valet to help offset the expenses not covered by his scholarships. He graduated in 2010 with a BS degree in Business Administration. In 2011, he accepted a position at a real estate law firm. As a title paralegal, he was responsible for managing the life-cycle of a real estate title through the foreclosure process.
After two years at the law firm, Cichetti accepted a position as Parking Attendant Manager at the W Hotel in Buckhead. Looking back, Cichetti recalled: “I really excelled as a manager because I was pretty laid back and trusted everyone to do a good job.” Sustainable Investment Group came calling in 2014 with an offer to take over the marketing manager position. Cichetti learned that “SIG is a close-knit company. There is an importance on family and a level of earnest caring that’s evident throughout the office.” The company is based in Atlanta with 20 employees and maintains satellite employees in New York, Colorado and Minnesota. Cichetti’s love of learning led to him earning the LEED Green Associate designation; he is also considered a pioneer in the WELL Building Standard, having recently earned the WELL AP designation. The mission of the WELL Building Standard is to place health and wellness at the center of design and construction decisions. Cichetti sees a lot of value coming from this new program. “Wellness real estate is a buzzword these days,” he observed. “To be able to have a system to implement the best practices for designing and operating healthy buildings will allow for a great opportunity to track the improvements of building occupants’ health.” Cichetti feels he has found a home at SIG. “I love SIG and the work we are doing here.

I hope to help progress the green building movement until the word ‘sustainable’ doesn’t mean better or more efficient, but it actually means that a building can be completely selfsustaining for the useful life of the building. To me, reversing anthropogenic emissions of the industrial revolution over the last hundred or so years is the most important challenge and need that face our generation.” SIG has long been members of BOMA Georgia. For the last two years, Cichetti has enjoyed the professional education and development that BOMA Georgia has to offer. “Our company’s success is in a large part due to the support and strong partnership we have had with BOMA Georgia over the years,” Cichetti stated. “BOMA Georgia has been hosting and promoting our LEED exam prep courses for several years now. This has been a tremendous help in growing our network and the number of professionals that we have grown relationships with.” In addition to his new career in commercial real estate, Cichetti is enjoying his new role as a husband. He and Monica Munda, who works as a marketing analyst for UPS, were married in July 2015. Currently, their family consists of two dogs: a huge, completely white Siberian Husky/Alaskan Malamute mix named Mr. Grey, and a yellow lab named Koko.
