Annual Meeting Celebrates 2024 Highlights & New Leaders
BOMA OEB members gathered to celebrate the past, embrace the present, and look forward to the future at the Annual Meeting & Celebration held on November 14 at Rosewood Commons.
“This celebratory event is one that our members look forward to each year,” says Executive Director Julie Taylor. “We paused to reflect on our organization’s accomplishments, honored the dedication of our 2024 leaders and partners, and applauded the graduates of this year’s Leadership Academy.”

Year-End Reflections and Looking Forward
As I sat down to write my final column and reflect on my year as BOMA Oakland/East Bay President, I felt the same nervousness reminiscent with my first column. The analytic in me struggles (agonizes) over the correct words to adequately capture this past year. Fortunately, publishing deadlines are the perfect push along with being at peace with the fact that my words will never be perfect, but they will certainly be genuine. This year has been a testament to our resilience, innovation and unwavering commitment to excellence in “the commercial real estate industry.
Community and Collaboration
Our community is the heart and soul of BOMA OEB. While the commercial real estate industry continues to work through the post-Covid shift, we have fostered stronger connections through numerous sold-out events, educational seminars, and international achievements. Our members have generously shared their time, expertise and resources, creating a supportive environment where everyone can thrive.
Pushing Our Limits
From a centennial celebration, inauguration of Manny Moreno as BOMA International Chair and an International TOBY win (to name a few), the milestones achieved in this one year should not be taken lightly. However, the biggest strength in all of this is our motivation to keep climbing. Trust me when I say, our members do not suffer from complacency. The dust can barely settle on each achievement before we are on to our next!
Strategic Planning and Looking Ahead
2024 has been a year of significant change and
adaptation. We have navigated the complexities of this market, embracing new strategies and sustainable practices that have redefined our industry standards.
As noted in Julie Taylor’s article, the Board’s annual review of our strategic plan revealed specific areas of focus for 2025. I encourage each of you to participate and continue to move our mission forward.
As we look to the future, we will continue to see the following as points of importance:
w Workforce development across all fields
w Continual involvement in the California and national legislation affecting the CRE industry
w Adoption and leveraging new CRE tech, including incorporation of AI into all facets of our organizations.
In closing, I want to extend my heartfelt gratitude to all of you at BOMA OEB for your dedication.
I feel especially privileged to have served with the dynamic Board of Directors and Executive Committee members, both past and present. Calling it a “working” board is an understatement. These industry peers never hesitated to meet the very demanding BOMA OEB needs and as a group, they truly embodied the concept of stewardship.
The diverse perspectives combined with collective enthusiasm created a powerful force. Working with all of you will truly be one of the highlights in my career. This extends to Past President Elizabeth Despins, who taught me the incredible power of harnessing vulnerability as strength through her unwavering leadership.
I also cannot end this year without thanking the true linchpin our association, BOMA OEB Executive Director Julie Taylor. Her ability to support our members through her association expertise, all while staying committed to our industry mission is incredible. An extra thank you to Julie for being very patient through the consistent battle this year between my career and presidential responsibilities.
I am confident and excited that with our shared vision and collaborative spirit, we will continue to achieve great things in the next 100 years to come.

And Just Like That, 2024 is Nearly a Wrap!

2024 was a remarkable year as we celebrated the 100th anniversary of BOMA Oakland/East Bay (OEB). This milestone not only honored our history, but also showcased why our community remains such a vital force in the industry. Reflecting on the past year, I am reminded how our vibrant membership and commitment to excellence keep us thriving. While the highlight was undoubtedly our 100th Anniversary Celebration, our annual events continue to create lasting memories and impactful connections.
The Annual Showcase, held at Faction Brewing in August, offered stunning views and even better opportunities for connection. Over 150 building members mingled with vendors at our sold-out associate booths, exchanging ideas and solving challenges for their buildings. The energy and collaboration underscored the value of these in-person gatherings.
At the Showcase, this year’s CREATE Wine Vault was bigger and better than ever! With Metro Services as our Gold Sponsor and Century Commercial and LandCare as Silver Sponsors, the event raised an impressive $2,500 for CREATE. An alliance of industry associations, CREATE (The Commercial Real Estate Alliance for Tomorrow’s Employees), educates a diverse workforce and connects career-ready candidates to employers in commercial real estate. Members donated over 120 bottles of wine, allowing us to add a Wine Cart as a second prize. Congratulations to Kate Edstrom, Overton Moore Properties, who won the wine refrigerator, and Tucker Gordon, Cushman & Wakefield, who claimed the wine cart. Our annual Building Engineers Luncheon in September celebrated the professionals who ensure that our buildings operate efficiently and safely. 2025 Goals
As we close our centennial year, we’re already planning for the next 100 years of growth and change. During the Board’s annual planning retreat, we assessed the current strategic plan and evolving economic conditions to set bold goals for 2025:
• Implement Peer Mentoring Program: Implement a mentoring program.
• Engineer Engagement: Focus on growing engineering involvement through educational offerings, including quarterly virtual brunch/lunch and tours.
• Membership Growth: Evaluate Medical Real Estate and Industrial categories for membership growth. What types of education, products and services would attract them?
• Implement a Leadership Ambassador Program: Establish and implement the Leadership Academy Ambassador Program.

The 2025 program will provide BOMA OEB Partners with the ability to meaningfully connect, engage and influence our members at our events, in our publications, on our website, and more. The offerings include exclusive sponsorship of events, with your logo on all emails, website pages, and communications about the event.
The top-level sponsors will pick an event from each of our major categories of large social events, luncheons, education sessions, and mixers. Your team will welcome attendees and be recognized at the event.
In her role as commercial property manager for Dalfen Industrial’s Western U.S. region, Tamika Edwards is responsible for the day-to-day management of Dalfen’s California and Nevada portfolio, including oversight of operations and tenant relationships for current properties and those being turned over from development. Two of the East Bay properties she manages are 6838 Las Positas Road in Livermore and 1880 N. MacArthur Drive in Tracy. Edwards brings more than15 years of property management experience to her position, after earning her MBA from Holy Names University and an undergraduate degree from San Francisco State University.
Edwards is excited to have been elected to the BOMA OEB Board of Directors at the recent annual meeting. “I’m looking forward to helping shape and enhance the educational resources offered though BOMA to our members,” she says. Prior to joining the board, she notes that she “attended many BOMA workshops and events and participated in one of the first Leadership Academy classes. I’ve met a lot of great people through BOMA. Some became long-time friends and some I ended up working with. I’ve also met trusted vendors and have maintained strong working relationships with many of them throughout my career.”
During her leisure time, Edwards says she “loves spending time with my family, especially my niece and nephew. I also like volunteering and attending concerts and live events.”
Be sure to look for Edwards at a future BOMA event and share your ideas about the association. “I’m thrilled about being on the board and look forward to doing whatever I can help BOMA OEB continue to be successful!,” she adds.

Charlie Booth, Chief Engineer ABM Engineering, Harvest Properties
Chief Engineer Charlie Booth wears many hats in his role with ABM Engineering working for Harvest Properties. Currently based at 1814 Franklin Street in Oakland, he manages all maintenance and engineering services for an 11-story, 150,000 square-foot former hotel converted to offices and ground-floor retail spaces. “I’m responsible for all common area equipment, in-house property managers, safety training, purchasing, budgeting, energy management and utilities administration” he says. His other responsibilities include reviewing drawings and overseeing tenant improvement construction management, with particular attention to code compliance and adherence to building standards.
Booth was recently elected to serve as one of the Associate members on the BOMA OEB Board of Directors. He says that one of his goal is to get more stationary engineers involved in BOMA. “I also look forward to meeting people from all kinds of organizations, providing any insight or knowledge I can and just enjoying all the activities,” he adds. “I am extremely honored to be selected to serve on the board of such an amazing organization and can’t wait for the experience to begin.”
Throughout the years, Booth says he has found many BOMA events to be beneficial for both education and networking. “I also participated in many lunch and learns, the awesome golf tournaments and the always-extravagant holiday party,” he adds. What keeps him busy outside of work? “I love the outdoors, really enjoy golf, and participate in a few bocce ball leagues,” he says. “I also enjoys Saturday morning adventures to the farmers’ market and traveling with my family.”
Booth is a proud part of a multi-generational ABM legacy: he follows in the footsteps of his father who was the company’s senior vice president of engineering for more than 33 years. His daughter, Annabella Booth, recently joined ABM Industries as a project manager working with key accounts in the Bay Area. She is active in BOMA as well.

Government Affairs Update Focused on CRE Issues
BOMA members were updated at the October luncheon program about various government affairs issues that are important to the commercial real estate industry. Speakers included BOMA International Chair Manny Moreno; Paymon Hifai, Partner with Horner Law Group; and Jenny Fothergill, who handles government relations issues for the Northern California Chapter of NECA. Their presentations provided invaluable insights into the complex landscape of current government affairs. Moreno emphasized the importance of contributing to the California Business Properties Association (CBPA) PAC that represent our industry. BACKPACK TO BRIEFCASE SERIES
The October 24 Backpack to Briefcase program on Variance Reports was an incredible session, bringing together emerging professionals eager to deepen their knowledge and enhance their skills in financial analysis. Attendees explored effective strategies in variance analysis, best practices in financial reporting, and ways to apply these concepts to real-world scenarios.

Members commit to participating in the Leadership Academy meetings for approximately 90 minutes each. The collaborative and interactive lunch meetings will be facilitated by members of the OEB Board of Directors and cover different leadership development topics at each gathering.
