Congratulations to the BOMA OEB 2021 Outstanding Members of the Year, who received their honors at the Walter Finch Spring Golf Tournament. The Principal Member Award went to Lucinda Alipio, Property Manager for KGIP. She has chaired the BOMA Bay Area Awards Committee and served on a number of committees. Michael McCormick, Business Development Manager for Monarch Landscape Companies, was presented with the Associate Member Award. He has served on several workgroups and now leads the Education Workgroup for BOMA OEB. “We were thrilled to celebrate these dedicated members who give so much of their time and expertise to BOMA,” said BOMA OEB President Jenna Hattersley. Building a Community of Equity and Inclusion in CRE BOMA OEB’s May luncheon program focused on building a community of equity and inclusion in commercial real estate— and examining some issues and perspectives from a major industry survey. A presentation about the survey was followed by a look at some of the initiatives our local BOMA is undertaking and resources we are providing to our members.

2 President’s Corner The Omicron variant’s rapid spread in the last month has heavily impacted society, and our industry continues to feel the effects of the pandemic as leasing activity remains slow and tenant demand is down. The desire to work from home has lingered, prompting employers to rethink their need for office space. The good news is we have seen an uptick in employees returning to the office in the last few months, increased traffic on the roads, and greater use of public transportation. With COVID restrictions loosening and employers implementing return to office plans, we remain hopeful that the number of tenants returning to the office will continue to increase through the summer. In better news, BOMA OEB held its first in-person luncheon in May at Rosewood Commons — the first in-person lunch in two years. The topic was Diversity,

Equity, and Inclusion in the workplace. We discussed how the workforce has changed over the years, how the face of commercial real estate is changing, and how we navigate through those changes. We had lively table discussions in which BOMA members shared what they are doing at their companies to implement a cultural change. Several members discussed bringing in outside vendors to partner with their firms to implement DEI plans which include training, quarterly presentations, and hiring practices. It was exciting to hear about all of the positive steps that companies within our industry are taking to create inclusion initiatives. We also discussed what steps we have taken at BOMA OEB to implement DEI initiatives. We made a conscious decision in 2016 to diversify our Board of Directors, with the goal of having our board represent the demographics of the membership. In the past, our board lacked diversity and did not represent the amazing diversity of our membership. We changed our criteria for the board and the way that board members were elected to the role. As a result of these changes, we are happy to say our board now fully represents the diversity of our membership. We hope to continue our work at BOMA OEB to implement positive change to ensure the longevity and vitality of our organization. If there is anything to be learned from the last few years of the pandemic, it is to be flexible, open to change, and willing to challenge the status quo. At BOMA OEB we continue to grow and change to meet the needs of our members. Your BOMA staff, board of directors, and workgroup members work diligently to bring relevant content on the latest trends and changes in the industry. I want to say thank you to all our volunteers who run our workgroups, serve on the board, and attend our events. We could not do it without your dedication to BOMA OEB. Our volunteers have organized some great events such as the luncheon on June 9 at Lake Chalet on “Water Wise: Saving at the Building Level” and the Backpack to Briefcase Series program on “How to Read COI’s” on July 14. We also have the annual Innovation Showcase on August 3 at Faction Brewing. I look forward to seeing you at our upcoming in-person events! BOMA Presents a Full Slate of Summer Events By Julie Taylor, CAE, Executive Director, BOMA Oakland/East Bay Happy June! It’s been so nice to see our members in person at the Walter Finch Spring Golf Tournament and our first indoor education luncheon last month. We’ve got some great sessions coming up, too! We returned to Lake Chalet for our June luncheon program: Water Wise. We heard from water professionals from East Bay Municipal Utility District and Contra Costa Water. They were joined by Manny Moreno, who shared a property manager’s experience doing a major conversion.

We’re not done with our work! We need your help as we continue to grow our community of inclusiveness. Be sure to complete our DEI survey.

At BOMA OEB, diversity has been a focus since 2017. We held several education sessions during 2020 and 2021 and are continuing our leadership diversity initiative. The May luncheon covered diversity, equity and inclusion (DEI). Peer-to-peer table discussions were very robust, with more than 80 members in attendance contributing their experiences and thoughts. Each table discussed starter questions and shared nuggets with the group. (See box at right for some nuggets from members.) We’re not done with our work! We need your help as we continue to grow our community of inclusiveness. Be sure to complete our DEI survey. As a BOMA OEB member, we’ve sent you an email with the link. Building a Community of Inclusion Table Nuggets w Not enough office interaction in small companies. How can small companies build DEI programs? w Some have MBE/WBE requirements, others make decisions on budget/finance w Have mentor programs, but they could use more structure w Uses outside firms for DEI training w Difficult to find diverse vendors w Old habits and mindsets are hard to change w Those not impacted by lack of diversity don’t get involved. Meet Gabriel Escobedo, BOMA’s New Member Services Manager There’s a friendly new face at BOMA OEB! Gabriel Escobedo has joined our association as Member Services Manager, bringing several years of experience in client services to his new position. He graduated from San Francisco State University in 2018, with a double major in political science and history. Since then, Gabriel has provided communications, direct assistance and workspace management services for members of Congress, criminal/immigration defense attorneys, and businesses. He is skilled at developing and implementing projects and furthering established goals in his roles. In his free time, Gabriel enjoys creating multimedia art and being an online radio DJ.

Gail Ringer, RPA, General Manager, The Key at 12th RiverRock Real Estate Group

Gail Ringer, General Manager of The Key at 12th, is proud to represent such a great new addition to downtown Oakland. “I have always loved historic buildings — the style, workmanship and history make them so special and worth preserving,” she says. “The Key Building has a great history, and melding the old with the new keeps urban areas interesting. The building sustained extensive damage in the 1989 earthquake and sat dormant until the developer restored it and brought it into the 21st Century for future generations to enjoy.” The Key at 12th incorporates both the historic structure and a new building. “From the inside the transition is virtually seamless — only the historic windows give away the true age of the building,” Ringer notes. The new building includes all of the best features of a Class A office building and was designed by Gensler. The office space is fully leased to the University of California Office of the Presidents and Credit Karma. “Much like the building itself, the tenants represent a classic California institution and a ‘new’ of a fintech business,” she observes. This year Ringer started a two-year term on the BOMA OEB Board. A Chicago native who has called the Bay Area home for almost 20 years, until recently she had never worked in Oakland. They already do such a great job — I’m looking forward to learning from them.” Away from the office, Ringer and her husband love relaxing in Palm Springs and traveling as much as possible. “Last year we visited Belize, Panama and Central Mexico,” Ringer says. “I have a 28 year-old son who lives in Scottsdale — so spending time with him there (and day to day with our senior shih tzus Jester and Bear) is a joy. Appreciating good wine, food and friends are other favorite pastimes.”

Hiring New Staff? Tap Into CREATE’s Resources Are you looking to augment your staff with job-ready new hires who are committed to careers in commercial real estate? Look to the resources of CREATE (the Commercial Real Estate Alliance for Tomorrow’s Employees). BOMA OEB is a partner in this industry-wide alliance, which prepares students through instruction at SF State and Merritt College, internships and mentoring opportunities. Other alliance partners are BOMA San Francisco, IREM San Francisco and NAIOP. BOMA OEB held a recent webinar on hiring new staff that focused on CREATE’s opportunities for employers. Noting that “the workforce landscape is an employees’ market,” BOMA OEB President Jenna Hattersley observed that “there are more jobs than people available.” Derrick Gardner with La Bay Properties, an instructor in the program at Merritt College, said that “CREATE has been phenomenal for his students.” Many students are also studying residential real estate. CREATE gives them another pathway — they may pivot to commercial real estate. Associate member Tyler Morley, Vice President at METCON, teaches students about construction manage-

The Commercial Real Estate Alliance for Tomorrow’s Employees (CREATE) educates a diverse workforce and connects career-ready candidates to employers in the Commercial Real Estate (CRE) industry. Since 2011, CREATE has educated hundreds of students from San Francisco State University and Merritt College, recognized as having among the most diverse student populations in the nation. Approximately 50% of these students have been hired directly into the industry upon graduation. CREATE’s signature program is the 16-week, 32-hour Fellows program led by industry subject matter experts. Student Fellows learn fundamentals of the industry and about career opportunities available in commercial real estate. The experience is enhanced by mentoring, job shadowing, building tours, internships, and networking as well as the free career portal that connects students with employers offering internships and entry-level jobs.

Managers Access Talent Pool BOMA member Samantha Stires, Associate Director of Property Management at DivcoWest, enjoys working with students in the program. She has hired three employees from CREATE and noted that the alliance’s updated website offers a job bank portal. Students post their resumés, while employers may list job and internship opportunities. Nicole Price, Associate Director at Cushman & Wakefield, is an instructor as well as an employer who has hired a half dozen interns from the program. “CREATE has been a valuable resource for talent. I’m thankful this program exists, and I hope it continues and expands. I will continue to hire from the CREATE talent pool,” she said. Price has also benefited from instructing students. “As an instructor I’ve enjoyed a direct line to students, but also appreciate the alliance partners promoting the internship and job opportunities to the current and alumni Fellows.” CREATE Director Tory Brubaker encouraged attendees to harness the resources offered through the Career Center. The job bank portal lets employers post entry-level jobs and internships at no cost. She noted that internships can start at any time— they do not have to be summer internships. You may structure internships any way you wish.

And to enhance their learning experience, BOMA OEB allows CREATE Fellows to attend its education programs. Some key findings: w Women respondents are more likely than men respondents to include most of the options listed in their definition of diversity within the context of the built environment. Options were: race, age, ethnicity, nationality, disability, socioeconomic class, gender identity, sexual orientation, religion, professional experiences, education, life experiences, immigration status, location/region, gender expression, political beliefs, thought, body size/shape, marital/relationship status, work setting, military service, mental health and employment status. Items listed above are ordered by the percentage of respondents who selected such options; i.e. race, age and ethnicity were the top three considerations. w Almost four in five women respondents indicated that it is important or very important to increase diversity in the built environment. This is significantly more than the percentage of men respondents, although still more than half of men respondents indicated it is important or extremely important to increase diversity. w More than half of women respondents indicated they have experienced discrimination or prejudice in the built environment based on gender. And nearly one-third of women respondents indicated that they have experienced discrimination based on age. w Almost three in five men respondents indicated they have not experienced discrimination or prejudice based on any of the listed answer options.

BOMA OEB Diversity Initiatives At the luncheon, Executive Director Julie Taylor noted that over the past five years BOMA OEB has identified board diversity goals and undertaken steps to achieve them. The overall goal was to have the board represent the demographics of our membership. The nomination process was made more transparent, the application process was revamped, and criteria is now reset each year for the nominating committee.

As a result of theses initiatives, the 2022 board includes: 12 members (10 women and 2 men), three associate members, five people of color, a mix of CRE experience, and a mix of BOMA experience. 13 Newsmakers: BOMA OEB Members Take On New Roles Chris Nyberg has joined American Asphalt as its Director of Business Development, working with the sales and marketing teams to seek new opportunities. “We plan on teaming up with organizations like BOMA for building and retaining relationships with our partners,” he said. “American Asphalt has been a BOMA member for over 20 years. BOMA has helped to open many doors and convert many first conversations into long-lasting partnerships.” He adds that American Asphalt has implemented new software systems to streamline bidding, business processes and customer service. Arborwell, a SaveATree company, is a full-service tree care company now operating in 26 states. The company announced promotions for three local and regional team members who are active in BOMA OEB. Gina Phillips was promoted to Regional Business Development Manager–Western Region. Dan Franke was promoted to Operations Manager Northern California, and Klayton Soucy was promoted to Branch Manager East Bay. ABM Industries has welcomed several new members to its janitorial, engineering and marketing teams. Sam Shapiro has accepted a new role as Director of Marketing Strategy with ABM Industries. He has more than 10 years of experience in the industry and was recently appointed to the board of directors for the Building Skills Partnership non-profit where he will get to grow its Green Janitor Education program.

Jared Wight was promoted to ABM Branch Manager overseeing several marquee janitorial service contracts in the San Francisco market. Jared brings over 18 years of leadership and customer service experience to ABM through the merger with ABLE Services. Jared leads a team of District Managers and Project Managers.

Dominick Stallone has joined ABM Industries as its Regional Engineering Manager. When Dominick was an apprentice engineer, he was promoted to Journeyman within six months. Now with more than 32 years spent in the engineering and construction industry, he has worked in some of San Francisco’s most iconic buildings — including his role opening the CHASE Center as Chief Engineer.

Fun at the Walter Finch Spring Golf Tournament and Inaugural Fred West Memorial Wine Tour BOMA members brought their best game to the Walter Finch Spring Golf Tournament at Round Hill Country Club on April 5. Attendees enjoyed networking with sponsors, associate members hosting booths and other members. Proceeds from the event benefit the CREATE program that helps prepare a job-ready CRE workforce. While golfers enjoyed the sunshine, some members participated in the inaugural Fred West Memorial Wine Tour.
