Q &A With Marc Barkdull, Newly Elected President of BOMA OEB
Q
Congratulations on assuming the role of President of BOMA Oakland/East Bay at a time when the East Bay is booming. Please share your vision and goals for leading the association. truly an honor to serve BOMA Oakland East Bay as President. A It’s I have received so much benefit over the years, and it’s rewarding to give back now. BOMA OEB has had a great run of competent and dynamic leaders over the last several years and is in a great position fiscally and has an excellent reputation among East Bay professionals as well as respect from BOMA International. I tip my hat to those who preceded me as well as Julie Taylor, our Executive Director, in making my job easy. One thing I would like to focus on is getting more involvement from upper management and C Suite professionals in BOMA. We would benefit tremendously from their experience and ability to mentor young professionals. A major focus for the next two years will be the fight to oppose the “split tax roll” legislation that is on the horizon. This will entail mobilizing real estate owners in the area and raising funds to educate the public and lawmakers on the effects on the economy and small businesses that will result.

You have served on the BOMA OEB board and the Advocacy Committee and participated in legislative trips to Washington and Sacramento. What public affairs issues should members be aware of in the near future? Any developments that might threaten the current strong CRE scene? tax roll” is at the forefront of our concerns. A
BOMA is a great place for the mixing of principals and associates. My philosophy of doing business has always stressed relationship over price, and BOMA is a great way to build those relationships that lead to business. You’re active in both participatory and spectator sports. What activities have you been involved with recently? Any predictions for the Warriors’ success this year?
am currently trying to improve my golf game. A ILike anything it takes practice and practice and more practice, and I’m a little frustrated that It’s not coming as quickly as I would like. I have been fairly athletic all my life but this sport just kicks my butt! I have been a Warriors season ticket holder since 1994 and remained steadfast through all those lean years. It has been a fantastic ride and a blast to be enjoying the success right now. Funny thing is I grew up in Boston, so a Celtics vs. Warriors series is very appealing to me. Leigh Renard, Property Manager Cushman & Wakefield
Cushman & Wakefield Property Manager Leigh Renard stays busy overseeing an industrial portfolio of more than 1.5 million square feet for multiple clients. She likes the challenges of problem-solving and collaborating with her team to fix issues at the properties. “I also enjoy learning about the tenants’ operations that are taking place at the property,” she adds. “From cabinet makers to coffee roasters, food transporters and donut operations…getting to know the tenants and their operations is really interesting and definitely boosts tenant relations. I’ve always been curious about how things are made, so that part is a fun bonus.” Renard’s days are a balance between meeting the needs of tenants, keeping the client happy, and working with vendors to complete projects in a timely manner. As she describes: “There’s the monthly routine of accounting mixed in with the chaos that construction or weather issues can bring...there’s no monotony here.” Renard enjoys weekend and international adventures. Since moving from BOMA San Francisco to BOMA OEB in 2014, Renard has chaired both the Community Outreach Committee and the Emergency Preparedness Committee. She is now serving on the BOMA OEB Board of Directors. Her commercial real estate career began soon after she graduated from Cal State Sacramento, when a friend introduced her to the property management field. “I really enjoyed learning an industry I literally knew nothing about. It was a natural fit, and I’ve continued to learn since then.” Renard finds a variety of ways to unwind. “Cooking really is my passion, and I am always cooking for my friends and family. I’ve even started an Instagram just for my cooking and food adventures (@glutenfreeleigh),” she says. “I also have a travel bug and try to get away whenever I can. Last year I went to Mexico and was out of town almost every other weekend. This year I’m slowing down a bit, but hopefully will go international by year’s end.”

Andrew Gardner, Director of Marketing & Business Development, Peacock Construction
Directing the marketing and business development efforts for Peacock Construction gives Andrew Gardner a front-row seat for the booming Bay Area construction scene. He is excited about where the firm is heading. “We’ve grown significantly over the past few years and are building a foundation that’s going to support our operations and make us more effective as we continue to grow. And we are growing fast,” Gardner says. “Working as part of a team that’s motivated around a common goal is a fun thing to be part of, especially when our plans comes together.” BOMA principal members can benefit from Peacock Construction’s approach, he notes. “We pride ourselves on our self-performed work. We have around 40 carpenters who are true craftsman and are Gardner enjoys cooking passionate about their trade. This model allows us to be extremely competitive in the market and also affords us a high level of control and flexibility in the field.” Some recent projects include a two-floor renovation for UCSF Benioff Children’s Hospital, the new headquarters for Newmark Knight Frank and the new location of the Museum of Children’s Art (MOCHA). Peacock Construction is known for its commercial interiors work, as well as capital improvements, building infrastructure and healthcare work. Gardner was elected to the BOMA OEB Board of Directors for 2019/2020 and serves on the governance work group. “Through my involvement with BOMA I’ve developed some great professional contacts and also met some of my closest friends,” he says. What does he do in his downtime? “I am an intrepid traveler and seek out destinations that push the limits of my comfort zone. I also consider myself to be an outdoorsman and love the challenge and fulfillment that comes from harvesting my own food and preparing it for family and friends.”

2019 Year in Preview for BOMA OEB By Julie Taylor, CAE, Executive Director, BOMA Oakland/East Bay Over the past two years, your leaders and volunteers have been working on developing a new strategic focus that included building collaboration and engaging among all our members and leaders. 2018 was a year of transition from the committee model to strategic workgroups and the development of new opportunities for our members to grow and learn together. This year we’ll bring you newly formatted education offerings, our traditional luncheons are being re-framed into Brunch with BOMA and other formats. We’re still doing seven of these shorter education and networking events, we hope that these will continue to give you the education and connections with your peers. Our stakeholder engagement workgroup is planning our social events that include the Spring Walter Finch Golf Tournament (details below), New Member Mixer and our yearly Holiday Party. New events like the BOMA OEB Field Day and wine tour are in the works. Stay tuned for more events and fun coming your way! We’re also continuing our partnership with BOMA San Francisco to offer BOMI RPA courses throughout the year. This partnership has ensured that we can offer the courses and certification to advance your career. BOMA International and BOMI recently announced a partnership to develop a new certification body that will develop entry level career path micro certification options.
With this new entity, new education will be developed to support it. Collaboration is growing within our industry. Your leadership and I attended the recent BOMA Winter Business Meeting in Miami and enjoyed some sunshine and beach time between sessions, as you can see from the photo above. We participated in industryfocused sessions and received updates on the latest in government affairs. You’ll find a some insights in this issue from Manny Moreno and Liz Despins on their take-aways from the three-day event. (See page 13.) Check out our website for some summary documents on government affairs issues, both national and California-focused (2018 BOMA Cal Summary). Finally, congratulations to our BOMA OEB Member of the Year winners and our winning TOBY building, 555 City Center in Oakland. We were impressed with the creativity of the entrants for this year’s competition,” noted Lucinda Alipio, chair of the committee. “The winners truly excelled in making their properties outstanding and we’re looking forward to each of them winning at Regionals!” Bay Area TOBY winners advance to the Pacific Southwest Region to compete for the honor of moving on to the international competition, with winners announced at the BOMA International Conference in June. Member Services Manager Noelle Blanchard Brings New Skills to Her Enhanced Role Recently promoted Member Services Manager Noelle Blanchard is enjoying her new role at BOMA OEB and putting some of her talents and knowledge to work. “I have more ownership of the BOMA Oakland/East Bay event planning, marketing style and our communications strategy. I’m working directly with the Marketing Communications Work Group to work more strategically on our messaging, so that the members stay engaged as well as informed,” Blanchard says. “I’m excited to see our new ideas come to fruition.” Blanchard is BOMA members’ first point of contact for most concerns. She will still be checking guests in at our events and working behind the scenes with work groups to plan and execute events. In addition to working with the MarCom group, she also attends many other work group meetings. “It’s really illustrative of how diverse a group BOMA OEB is when you work with so many of these groups,” she observes. “It’s an interesting challenge serving the needs of such different, yet interdependent groups.” Blanchard enjoys the many social events our organization holds. “This is a fun bunch, and I enjoy seeing everyone have a good time. BOMA Oakland/East Bay knows how to have a party!” A Bay Area native, Blanchard returned to the area after graduating from the University of Southern California and began her career as a copywriter and freelance content writer. “After that, I joined the marketing communications team at Onyx Pharmaceuticals, coordinating the final approvals of marketing collateral before going to print and managing the branded swag that the sales force utilized. When Onyx was taken over by Amgen, I found BOMA and the rest is history,” she says. Soon to be added to Blanchard’s resumé is an MBA from the UC Davis Graduate School of Management. She is excited about completing her studies in the spring. “My emphases are
on strategy and organizational behavior, but I’ve taken my fair share of marketing, statistics and leadership courses to round out my studies and give me ideas on how to improve my work/performance in the office.” She adds that “this quarter, I’m completing my capstone project, which is a consulting project involving international business development. It’s a ton of work but so interesting, and I get to take a trip to Chile! Overall, the biggest impact the program has had on my work at BOMA OEB is that it’s made me think more strategically about what we offer our members. My approach to events and programs is now much more about how a program can benefit our members and by how much.” Once she completes her MBA, Blanchard looks forward to getting back into baking and entertaining, reading books unrelated to business, taking long walks along Lake Chabot with her husband, and playing volleyball. In closing, she reminds everyone to keep their BOMA OEB user accounts updated: “It keeps the directory active and you in the loop.”

Report from Miami... Leaders Bring Insights from BOMA Winter Business Meeting I was honored to attend the Winter Business Meeting for the first time. Having the opportunity to attend the BOMA International committee meetings provided so much insight into just how much BOMA International does to support our local chapter. It was eye-opening to see first-hand the advocacy effort results from 2018 and to learn just how much BOMA does on our behalf for important legislative issues that affect our industry, our buildings and our careers. It was very exciting to hear about the new Certification Institute that has been formed in collaboration with BOMI to create a new certification for individuals just starting their property management careers. I was also able to sit in on the Asset Management Committee meeting, where I learned that BOMA offers an Asset Management Course series for local chapters to host. This three-part series is designed to help experienced commercial real
estate professionals to take a deep dive to better understand the asset management function. I think that this course would be very beneficial to many of our members, and I hope that we’ll be able to explore offering this series to our membership soon. These are just two ways that BOMA International’s Education Committee has found to provide continued support to the CRE industry. This initiative addresses our industry’s very immediate need to find and retain new property managers. BOMA International offers endless resources to assist us every day and I encourage you to explore the BOMA International website. Attending the Winter Business Meeting was an incredible experience and not just because it was in Miami in January, though that didn’t hurt! — BOMA OEB Vice President Liz Despins, RPA®, Senior Property Manager, The Koll Company
BOMAPAC had a record-breaking year in 2018, successfully raising $82,000, with $131,000 in cash on hand as of January 1, 2019. BOMAPAC contributed $75,500 to 40 members of Congress for their 2018 primary and general election campaigns. We saw a 76% increase in the number of contributions, a 91% increase in funds raised at the 2018 Winter Business Meeting compared to 2016, and raised 86% more at last year’s annual conference compared to 2016. This increase in resources has only further reinforced BOMA International as a key player on Capitol Hill. We will continue to advance our legislative agenda with the new Congress this year and make sure our members’ voices are heard. Our goal for 2019 is to raise $85,000, doubling what we raised just a few years ago. To reach this goal, we have issued a challenge to all local associations. Given that BOMA boasts 88 local associations across the United States, if each local association commits to raising at least $1,000 in 2019 we will easily surpass our 2019 goal. We are off to a good start, with over $18,000 raised at the Winter Business Meeting in Miami. We hope your local association will join us in this challenge.
