CHEERS & CELEBRATION was the upbeat theme of BOMA OEB’s Virtual Annual Membership Meeting and Election of Directors on November 4. “While our annual meeting was virtual again this year, we enjoyed networking and reminiscing about some of the experiences we shared this year,” said BOMA OEB Executive Director Julie Taylor. Oh What a Year...Unexpected Events at Every Turn! A slideshow tour offered a look back at 2021 — from the earliest virtual events to live, safe ones as public health conditions improved. Members were able to meet in person for Spring Golf, the outdoor Showcase Showdown at Alameda’s Faction Brewing where associate members exhibited, and the October luncheon on a gorgeous fall day at Rosewood Commons in Pleasanton. Throughout 2021, our association persevered to keep members informed through online educational programs, including: a CRE market report, Covid updates, advice for charting a path to the future office, a tech trends presentation, an interactive DEI workshop, a CAMs workshop, and much more. We also continued advocating for our members on important local issues and collaborating with BOMA Cal and BOMA International on state and federal issues. Volunteers: We Need You! The annual meeting also celebrated our dedicated volunteers and Partners who found so many creative ways to contribute. If you’re looking to get more involved in BOMA, there are four workgroups for you to consider: Stakeholder Engagement (Awards, CREATE, Membership, Mixers, Golf, Holiday Party), Education & Careers (Luncheons, Tours, Backpack to Briefcase), Strategic Planning (Continued on page 8)

Hope for the Future As we speed towards the end of 2021 and yet another year plagued by the pandemic, I am reminded how important it is to take a moment to appreciate everyone. I am grateful for all our amazing BOMA partners and associate members who work tirelessly to deliver quality products and services for their commercial real estate clients in addition to going above and beyond to provide creative and new ways to keep us all engaged and networking. I am inspired daily by the resilience of my fellow BOMA principal members for managing assets through some of the most trying times. I do not dare wonder what the past year would have been like without this beautiful BOMA network of industry colleagues and friends always present to support, encourage and strengthen our drive to succeed. I have learned that we are all capable of adapting, more so than we ever imagined. Throughout the year we have taken up new hobbies, attended virtual events, dipped our masked toes back into in-person events, and realized the importance of a healthy work-life balance. My hope for next year is that we take the lessons learned and continue to grow our organization into an even stronger community filled with new voices and new ideas. We want to continue to adapt our events, education and other content to ensure we are engaging with our members on every level. I hope that we see an influx of new and existing member participation in our BOMA workgroups. Workgroups are open for all members to join and can be a great opportunity to have your voice heard and influence content creation. We as BOMA members are what make this organization a thriving community. It’s been my pleasure to serve you as President of BOMA Oakland East Bay through year two of this roller coaster ride. I can’t tell you how much I appreciate working with every one of our associate, principal, board and BOMA staff members. I look forward to seeing you all at the Winter Wonderland Holiday Party on December 9. And I hope that we can all take the following weeks to rest and recharge for what I am sure will be yet another busy and eventful year in 2022. Veni, vidi, vici! Mic drop… (exit stage left). BOMA International Conference Enlightens Members and Presents Best Practices & Solutions The BOMA International Conference & Expo returned live in October, with more than 2,500 attendees gathering in Boston. The Expo showcased innovations, while a full array of educational sessions informed conference-goers about best practices for their buildings or organizations.

Boom. Everything’s different—but everything can be better. Henry Chamberlain, president and COO of BOMA International, shared this optimistic message at a General Session of the conference. He noted that, despite the challenges of the past 18 months, one thing property professionals do better than anyone else is create value. “This is an inflection point,” Chamberlain said. “We are going to be making lots of different changes. We’re going to be looking at space, we’re going to be looking at technology, we’re going to be looking at lifestyle and how we create those experiences. This is a time for us to learn from each other and get out of our comfort zones.” Experiences are the key to bringing people back to commercial buildings, Chamberlain explained. People are capable of working from anywhere, but they’ll choose to come back to the office if it offers something they can’t get anywhere else. “This underscores that you have to be competitive and come up with something that’s a little different to attract folks,” Chamberlain said. “Creating that flexibility, that environment, that experience is what everybody’s going to need to concentrate on.”

Safe Conference Procedures In order to ensure a safe event, attendees were required to be fully vaccinated or provide proof of a negative Covid test taken within 72 hours of arrival at the conference. “BOMA International also rolled out a new badging system to respect everyone’s interaction preferences as indicated by their badge color,” said BOMA OEB member Manny Moreno, who serves on the BOMA International Executive Committee. “Green meant okay to shake hands.

Moreno shared these conference highlights: range planning workgroups have finished up their work, with recommendations for education and training, workforce development, communications, membership, and support for BAEs and local associations. Report from PSW Meeting Pacific Southwest (PSW) President Sarah MacIntyre reported that “the PSW meeting was well attended with more than 80 people— a welcomed sight. We filled several PSW positions with BOMA Bay Area members. Rebecca Aguilar from Vornado was elected PSW Secretary, and Cortney Shadel was named incoming TOBY Chair. CAMs to Cocktails BOMA held a workshop on October 21 which covered the basics of CAM expenses and the reconciliation process. They also went through several relevant case studies. Both associate and principal members benefited from a better understanding of how expenses affect the financials of a property and its tenants. Newsmakers: BOMA OEB Members and Companies Twitter is expanding its footprint with a new lease in Downtown Oakland in a BOMA OEB member building! In September, TMG Partners and KKR announced the execution of a lease transaction under which Twitter will lease 66,000 square feet on four full floors at 1330 Broadway. The new office will span four floors in the 18-story, 320,000-square-foot skyscraper. “The Oakland office market has maintained strong tenant demand from companies both growing their footprint in Oakland and those looking to move to Oakland for its strong workforce, diverse lifestyle, entertainment options, transportation and ample housing options,” said David Cropper, TMG’s director of development. Since being acquired by TMG and KKR in 2018, 1330 Broadway has undergone renovations that include a new main lobby and building entrance, new common area finishes, as well as the modernization of building systems, elevators and conference facilities.

ABM Industries announced in late September the closing of its previously announced acquisition of Able Services, a leading facilities services company headquartered in San Francisco. The transaction adds scale to ABM’s core businesses and key geographies and bolsters ABM’s engineering and technical services, which are expected to generate almost $2 billion of combined annualized revenue. In addition, Able Services further expands ABM’s sustainability and energy efficiency offerings amid growing demand for environmentally responsible solutions. Scott Salmirs, President and CEO of ABM Industries commented, “We are pleased to announce the completion of this strategic acquisition and we welcome Able’s talented team to ABM. Together, ABM and Able can more fully address our clients’ needs for innovative and cost-effective solutions, supported by our national footprint, comprehensive facility services expertise and dedicated team of more than 100,000 employees.”
