As an optimist I see an abundance of opportunity in today’s property market both at home and overseas. The current economic climate see’s developers and financial institutions experiencing a lack of liquidity and ordained to look for alternative solutions.
Prestige Brokers are committed to strengthening the standing of wealthy clients and those aspiring to become wealthier, through the procurement of secure property and alternative investment opportunities. We understand that wealth is more than money; it means something different to everyone and each individual has their own goals, ambitions and requirements.
When I set up Prestige Brokers in January of 2011, my vision was to exploit this gap in the property market. I couldn’t do this alone, what I needed was the strength of a team, a team of motivated property investors. Starting from a small two man team based out of Richmond, Surrey within a short span of time we have now built a powerful reputation as a dynamic and innovative, international property investment company. With an active consortium of over 2000 investors, we have been able to secure favorable investment projects in prime locations across the UK and overseas, completing transactions in excess of £25 Million in 2011. 100% Finance The 2008 downturn in the Spanish property market saw many developers over exposed and ultimately left local banks with an abundance of repossessed property. To many this may seem to be just another crisis story, to Prestige Brokers it presented a great opportunity. Capitalising on our contacts with European banks we are structuring highly lucrative investment opportunities, up to 50% below market value and leveraged up to 110%, covering the property price, IVA (local VAT), stamp duty and other transfer fee’s.
At present there are some fantastic bargains to be had including a selection of apartments with 110% mortgages available from just €65,000. If you are looking for golf properties Murcia and Condado de Alhama resort offers some of the most affordable options for golf resort properties in Spain.
What is 100% finance property investment? 100% finance property investment is the acquisition of property where the full purchase price and closing costs are leveraged by a financial institution.

Why are banks offering 100% finance? Most banks are not accustomed to hold fixed assets in their books (balance sheets) and therefore even the most prime property project on their books are classified as ‘non performing assets’. Not many banks has been successful with their Real Estate asset management desks and they cannot function as Landlords due to the cost ineffectiveness of setting up such corporate structures, recent attempts by many Spanish banks to set up Real Estate desks has not been successful. Thus mainly residential properties on their balance sheets remain as non-performing assets and banks are keen to convert them into performing loans such as mortgages. With banking reforms and monetary policy pushing financial institutions to minimize their market risk, banks are now motivated to clear their books of these ‘non-performing assets’ and to do so in the swiftest way possible. With a lack of liquidity in the institutional investor sector the banks are now offering credible individual investors with fully financed deals – making superior investments available to individual investors / buyers. These investors in turn benefits from the lucrative acquisitions and generate income by letting and managing these properties meeting the bank’s loan interest payments – making banks also a return of and on their capital.

A key criteria for Prestige Brokers is that we only work on projects where at least 65% of the development was sold by the developer and the reason for repossession was not due to the short comings of the particular project but rather the developers over exposure in other less popular projects. This can be seen as a cherry picking process where as we only invest and introduce our clients to the most prime projects with potential of both high capital growth and rental returns.

CONDADO DE ALHAMA GOLF RESORT Condado de Alhama is the largest resort built by Polaris World and hosts the only Jack Nicklaus “Signature” course. The full 18 hole course opened in December 2009 and has had some fantastic reviews with many claiming it now to be the best course at any of the resorts that Polaris World have developed.
The resort is the closest to the 1.1 Billion Euro Paramount Theme Park (under 2.5 miles), a 15 minute drive from the Mazarron beach and 20 minutes from the new Corvera International airport. Meanwhile Murcia (San Javier) airport is just 40 minutes away and Alicante 60 minutes. Other nearby attractions includes the city of Murcia, Cartagena and Sierra Espuna National Park. There has never been a better time to invest in this exciting location as the effect of the newly opened Corvera International Airport and under-construction Paramount Murcia will have on property prices are yet to be seen. When the theme park draws in the many millions of promised visitors, expect any property within an hour’s drive to have a significant premium added to the price tag.

Already there is a large supermarket open along with an Irish bar and two restaurants. The local town hall of Murcia has opened a tourist office in the town centre.
