NEW LISTING OUTLINE note: This is a very, very basic new listing checklist for an assistant. The list below assumes that the person doing each task is familiar with the internal steps of using each database & website. The list below is meant to eliminate having to keep going back and forth over and over again to the same databases thus saving you the most time if you go in order. Open a text file to copy & paste all the links onto to send to agent and/or sellers. 1. Receive completed FMLS Sheet & make note of any specific features that stand out and/or are important to the sellers for the photographer to highlight. 2. Photograph Property + Amenities + Subdivision Sign 3. Take pic holding lockbox showing serial number in front of home. Attach Lockbox to property 4. Place Sign 5. Process photos 6. Optimize photos for VT & FMLS (1280x853 = VT 640x427=FMLS) & export to a folder. 7. Choose & export to a folder the best 25 (FMLS) 8. Choose & export to a folder the best 18 (Postlets) 9. Choose & export to a folder the best 16 (GAMLS) 10. Create Virtual Tour (copy link to VT + download file for youtube upload 11. Upload VT file to YouTube 12. Create property website or blog post 13. Add link to YouTube VT and/or embed VT into website/blog post 14. Add blog post info, links, property info & agent links to YouTube video descriptions. Trying to link back to your personal websites and adding your keywords at the bottom. 15. Enter listing into GAMLS 16. Link VT into listing 17. Upload 16 photos 18. Enter listing into FMLS 19. Assign Lockbox 20. Link VT into listing 21. Upload 25 pictures to listing 22. Add listing & lockbox to Showing Suite or equivalent, upload 8 photos + link to VT + link to property website or blog post 23. Create PostletsPro post 24. Add pictures + YouTubeVT link & embed code + property website or blog post 25. Add basic picture descriptions (Kitchen, Great Room, etc) 26. Copy QR code 27. Copy HTML code for Craigslist 28. Post listing to Craigslist 29. Create Flyer 30. Add QR code from zillow or another generator & link to property site/blog post (get a TinyURL if you have to) 31. Add descriptions to photos in FMLS


Wait 24 hours…….. 32. Trulia: claim your property or manually enter it. Max pics, YouTube VT 33. Zillow: claim if active. If not… you need to wait until it is. 34. Realtor.com FMLS: Upload VT file under video, Add enhanced description, 2 headlines & agent special message box 35. Realtor.com GAMLS: Upload VT file under video, upload 9 additional photos, Add enhanced description, 2 headlines & agent special message box 36. Send YouTube link or blog post to seller to post on their personal Facebook page. 37. Check Zillow again. If posted, enhance, add max pics, basic photo descriptions & YouTube VT link. Take Zillow code & post listing to Craigslist. Wait another 24 hours... 38. Check on KWLS to see if it has been accepted. CHANGING OUT THE PRIMARY PICTURE IN FMLS note: I cannot put into words how insanely long it takes to switch out the primary front of house picture in fmls. Every time I have to change out ANY pictures in fmls other than the very last picture I want to stab myself in the eye just to offset the range and frustration I have with fmls’s extremely antiquated picture upload system. I remember this type of system in 1997!! I cannot stress any more for you to print this page and give it directly to your broker, other agents and demand that fmls spend the very tiny bit of money to upgrade their upload page. Their “cheapness” costs agents thousands every year to pay someone else to take the time to use their system. Now remember, the directions below are for ONE!!!! lowesy picture. SINGLE PROPERTY WEBSITES: tips: You should be posting all properties a minimum of twice a week. The max is every other day with one account. Also all links on your Craigslist postings (Agent site, youtube site, neighborhood site) need to be linking back to either YOUR YouTube page or YOUR personal website. Don’t waste this SEO helper by linking back to any other vendor sites. Always link to YOUR stuff! Another booster is adding the zipcodes, cities & subdivisions that you personally service and do actual business in at the end of the home description. like this: 30064 | Marietta | West Cobb | Saddlebrook | 30510 | Kennesaw | Signal Hill or if you are an agent that does a large volume, make the words at the bottom relevant to the actual property being featured on the page. 30064 | Marietta | Hayes Elementary | Kennesaw Mountain High | Pine Mountain Middle School | West Cobb | THEN start making those “words” actual links back to your “hyperlocal” webpages or blog articles!! Use Postlets Pro www.Postlets.com for FREE! It will push to Zillow days faster than listhub ever does. Use this code for your Craigslist postings & your CR code for your flyer. If you want a VT link right in the description, just modify the HTML code. It is NOT difficult! My 11yr old can do it!
