Re-caulking around the tub and shower area is a requirement, according to Lyon. • Mirror, mirror, on the wall If the mirror is looking corroded (delaminating silver), it’s time to replace it. You can either put in a wall-to-wall beveled mirror or frame a mirror and hang it like a piece of artwork for a one-of-a-kind look. Fixtures can start at about $20, but make sure the metal in the lighting matches the metal in the faucets. Remove large, billowy window treatments to let natural light shine in. White plantation shutters are a great choice for bathroom window treatments. • Countertops If, after clearing the countertops, they still look dated and worn, consider replacing the top with a new laminate. When selling your house, there are ways to improve the master washroom’s appearance without being taken to the cleaners. A bathroom’s design should be both practical and pleasing. “A bathroom should be light, bright and white,” says Clay Lyon, owner of Lyon Construction + Design in Kansas City, and President of The National Kitchen & Bath Association’s Builders and Remodelers Advisory Council. “Money spent in the master bath is money well spent, because it’s likely to increase the selling price and the home’s appeal.” While a complete bathroom renovation can cost up to $40,000 (and up), Lyon says that persons trying to sell their home can do simple things that can cost as little as $1,000 without seemingly pouring money down the drain. • Clean, clean, clean Lyon says if you do nothing else to a master bath – it must be sparkling clean. Remove EVERYTHING from countertops (yes, even the toothbrush holder). The aim, according to Lyon, is for the potential buyer to visualize using the master bathroom. • Flooring Clean tile/stone, especially around the tub and toilet. If it doesn’t come clean, remove old grout and re-grout using a darker color (NEVER use white grout). Replace dingy, worn vinyl flooring with new vinyl at prices that start

There are also paints that have anti-mold/anti-fungal agents mixed into them. A semi-gloss paint works well for the trim, says Lyon. • Cabinets Give your masterbathroom’s cabinets a facelift, by first cleaning them out and then re-staining or painting the front of them. Replace knobs and pulls with a metal that matches the lighting and plumbing fixtures. • Fixtures Faucet fixtures on both the tub and sink that are leaky or corroded can be easily swapped out for new ones. Satin nickel fixtures are especially in-style, according to Lyon. • A New Loo (or Toilet). If your 1950s toilet has you seeing pink, it’s time for a new one. Spend a couple hundred dollars for a new white toilet, or, at the very least, a new neutral toilet seat and cover (under $20). • Hands off Hang decorative hand towels near the sink for display only.

water and the fumes associated with drains. Most older homes use a combination of cast iron, lead and galvanized pipes for drains and vents. As these systems age, like the galvanized mentioned above, they tend to clog and develop pinhole leaks. Some good replacements for these products would be ABS plastic and CPVC plastic. These materials won’t rust, don’t promote clogs and are easier to install than the metal products listed above.
Many older homes have supply pipes that are galvanized pipe. This was a perfectly acceptable material but over time these pipes become clogged with hard water deposits and eventually fail due to this clogging and rust. One of the replacements for the galvanized pipe is a rigid copper product. The rigid copper is a good value because it allows sufficient volume and doesn’t allow build up of the hard water scale . Two of the more recent products for water supply systems are CPVC pipe and fittings and PEX plastic pipe and fittings.
Older homes were built with a house trap at the point of egress from the house. This trap allows easy cleaning of the main sewer line and prevents sewer gas from entering your house. The house trap, when it fails, can be replaced with a wye and a cleanout buried beneath the floor. The vent system in your home allows the escape of sewer gas developed within your home and prevents the siphoning of water from the traps and various devices throughout your home.
The most common type of water heater in residential use is the gas water heater. A similar heater uses electricity. These both typically have a tank for storage of heated water that is available upon demand. Some newer types of water heaters use a point of demand system that heats only the water you need when you need it. Even though this supply of heated water is unlimited, the cost is lower because you don’t maintain a quantity of heated water.
Water and sewer lines can only function as good as the faucets, devices and drains attached to them. The least expensive faucets and fixtures are seldom the best value. The interior of these devices is usually of poor quality and will fail long before the exterior appearance fades. High quality faucets, tubs and toilets are wise purchases.

It can be landscaping that uses plants we are already accustomed to in the Kansas City area.”

Native prairie plants have deep roots that help water to filter into the soil, instead of running off into the stormwater systems. Since unveiling the project in January 2006, hundreds of Rain Gardens have been registered in the Kansas City area.
The use of native prairie grasses and flowers, such as Black-eyed Susans and Coneflowers, can replace water gluts, such as rhododendrons, hydrangeas and azaleas. Patton says there are seven basic steps to creating a “smart-scape” around your home: 1. Plan and beautifully design landscaping with water conservation in mind before planting anything. 2. Create practical lawn areas, using appropriate grasses in the right places. (Xeriscape does NOT mean you have to get rid of all the grass, but you don’t have to grow turf, where a natural path has been worn.) 3. Select native plants that have a low-water demand and group plants with similar watering needs together (called hydrozoning.) 4. Use soil amendments, such as compost or manure, which will help build the soil, and enable it to hold more moisture. 5. Mulch garden beds to reduce evaporation and keep the soil cool. 6. Water efficiently, using soaker hoses, and not during the heat of the day, when water is more likely to be lost to evaporation. 7. Maintain the landscaping by mowing, weeding, pruning and fertilizing properly

A burning fire indoors while it is snowing outside is an image that can make anyone feel a little warmer. For millions of people across the United States, starting that fire with the family gathered around is a tradition that so many enjoy winter after winter. Making sure that fire is safe should be an equally important part of planning for colder weather.
The inspection is only part of keeping people safe. To keep the fireplace working properly, it must be operated correctly. That means making sure the damper is open before lighting the fire, using properly seasoned and dried wood and keeping the fire screen closed when the fireplace is in use. The glass doors should be opened for proper ventilation. Never burn garbage, rolled newspapers, charcoal, plastic or the seasonal tree in the fireplace! Be sure to clear the area all around the fireplace of all flammable objects. That includes furniture, unburned wood and decorative items like lights, wreaths, or even those stockings hung by the chimney with care! A burning fire should not be left unattended and ashes should be stored in a non-combustible container with a tightly fitting lid. For extra protection, soak ashes in water. The ash container should be stored in a location safely away from the house. Firewood should also be stored outside the home, at least 30 feet away if possible.
Hiring a Chimney Sweep Fireplaces are designed to provide heat, ambiance and even a central meeting place in a home. If the fireplace is maintained and operated properly, it can be enjoyed for years! Disrepair can allow gases or even flames to seep into the rest of the home causing extensive property damage or injury to its occupants. More than half of residential heating fires occur in the chimney; nearly a quarter of these could have been prevented if the fireplace and chimney were properly cleaned. The US Fire Administration recommends having chimneys and wood stoves inspected and cleaned annually by a certified chimney specialist. You should ask these questions before hiring a fireplace or chimney service technician:
Protect the Outside of Your Home Tree limbs and other flammables that are hanging too close to chimneys, flues or vents outside the home can also be fire hazards. Keep trees clear of the ventilation system. Cover the chimney with a mesh screen spark arrester, and extend vent pipes at least three feet above the roof. Chimney caps also keep birds and rodents from nesting in the top of the chimney. That could impede proper ventilation.
• How long has the company been in business? • Do they offer current references? • Have any unresolved complaints against them been filed with the Better Business Bureau? • Does the company/individual carry business liability insurance to cover against accidents on the job site? • Does the company guarantee that a CSIA Certified Chimney Sweep will be on the job site at all times? Gas appliances should also be regularly inspected and maintained to prevent possible fires or carbon monoxide poisoning. Regular maintenance also helps ensure that the equipment is operating efficiently and providing heat as intended.

Back-up Safety Combination carbon monoxide and smoke detectors should be installed throughout the home as a back up safety system. It’s best that a fire never starts or that carbon monoxide never finds its way inside. However having detectors in the house may save lives!
