It’s safe to say that the market no longer tells a story of doom and gloom. With rates still remaining remarkably low there has been a large pool of buyers available to purchase. Combine those low rates and that spring fever to move (especially for first time homebuyers) and you’ve got a spring of activity! Here’s the icing on the cake for you as a seller. Homes have simply not been coming on the market quick enough to meet the demand of this large pool of buyers. We are seeing a slight shift in the market because of the “shortage” in housing.

What does this mean for the seller? An increase in purchase prices, quicker sales, less seller concessions and opportunity for multiple offers if your property is priced right. If you are thinking of selling your property it’s a good idea to talk to an agent you trust to look at all your options. You may be able to get more for your property now than you thought. Here are some TIPS that will help you prepare your property for a quicker, hassle-free sale: 1. Evaluate Your Investments – It is easy to get carried away with remodel jobs around the house wanting to list a perfectly beautiful home. Talk to an agent before you start these projects. It’s important to evaluate how much time and money you are putting into the property and how much you will get back out of it once it is sold after negotiations, closing costs and moving costs. 2. Make It Your House…Not Your Home – Neutralize the property while keeping it warm and inviting. Freshen the paint with warm yet neutral, earthy tones. If you are unsure consult your agent on the colors beforehand. Remove family photos and minimize décor to items that are appealing to most. You want the home to feel welcoming to others so they can visualize themselves living there…not feel like they are invading on someone else’s home. 3. De-Clutter/Start Packing – You are moving anyway, right? Remove furniture that is too large for the room and put it into storage. You want to maximize you space. Pack away access clutter and nic-nacs and try to use the rule of only 3 to 4 items per surface. Put all the other items and things you do not use on a regular basis in boxes and put into storage. 4. Make It Sparkle – Give it a good cleaning from top to bottom. Windows, baseboards, carpets, cabinets, everything. Clean up landscaping. Remove any odors and anything that may be causing that odor. IMPORTANT: Smoke smells and animal smells can kill your sale. During the time of your listing I would suggest removing the animals and smoking outside. It’s only temporary and it will get your home sold for more money and sooner! If you do this quality cleaning once you will only have to do the upkeep from then on. 5. Pre-Inspection/Prepare For Your Buyer – You know you will have an inspection and the buyer will ask for repairs. If you are in the lower price range (typically under $200k) you may very likely have a FHA buyer. Start working on minor repairs around the house and anything that may come up as a safety hazard. Ie. Broken window panes, chipping/peeling paint, unsafe electrical outlets. This will save you time and money during the inspection process.
