A modern detached villa in the pretty village of Clovenfords makes an ideal family home

It was love at first sight when Lesley Hardie and her husband, Davy, came to see a newly built house in the village of Clovenfords eight years ago. But once inside, what made it a ‘must buy’ was the space.

Positioned at the rear of the house, the 20ft plus open-plan dining kitchen also has French doors opening on to the patio and garden beyond, which makes it an ideal layout for summer entertaining.

“We had been looking to move for a while,” says Lesley, “but all the houses we viewed had bedrooms the size of shoeboxes.

The kitchen work area is fitted with attractive wood-effect wall and base units with granite-effect worktops and tiled splashbacks, and includes a built-in oven, hob, fridge freezer and wine cooler.

This one was different in that all the rooms are spacious – including the three double bedrooms. Also, Clovenfords is a quiet village, yet within easy reach of Galashiels, so for us, this property ticked all the boxes.”

A practical choice, the kitchen has stone -effect laminate floor tiles, while the adjacent dining area is carpeted. Equally practical, especially in bad weather, a door in the kitchen gives access to the integral single garage.

The Hardie’s home is an attractive detached villa built by Murray & Burrell, a long-established, family run construction company based in Galashiels – and in 1964 the first housebuilders in the Borders to attain NHBC status.

There is also a spacious en suite bedroom on the ground floor, which would make an ideal master bedroom or guest suite.

It’s a pretty house, but very deceptive in that the layout incorporates a spacious L-shaped hall, off which is a large living room that extends the full depth of the property and has a bay window at one end and French doors to the rear garden at the other end.

Positioned at the front of the house, it has under-stairs storage as well as a large built-in double wardrobe, while the recently re-tiled en suite shower room also has a door into the hall, enabling it to also be a cloakroom facility. Upstairs off the first floor landing is a bright space naturally lit by a Velux window and is large enough to use as a seating/study area.

There are two further double bedrooms with partly coombed ceilings, one with a large built-in wardrobe, the other with a Velux window. A family bathroom completes the first floor accommodation, its contemporary black and white colour scheme comprising black tiled floor and walls to dado level with white above and white high gloss -finish vanity units. There is also a chrome ladder-style radiator/towel rail. Outside, the level back and front gardens are attractive and easily managed – the front is mainly lawn adjacent to a monobloc driveway with sufficient space to park two/three cars.

The rear garden is fenced, making it a safe playground for children and pets, and includes a secluded patio that gets the sun most of the day. There are also two garden sheds. In pristine condition throughout and ready to move into and enjoy from day one, this is a very attractive – and spacious – family home in a quiet village setting. Clovenfords has a village shop for everyday necessities, a new primary school (which can be seen from the house) and an attractive hotel /restaurant. It’s also a convenient location for commuting to Edinburgh and other Border towns.
