Larger than it looks, this one-off home in Eildon Village is as aesthetically appealing as its location
Fallwood is a modern, bespoke, house situated in the picturesque village of Eildon, near the abbey town of Melrose. It was built four years ago by the present owners who wanted, above all else, to create a home that was filled with light and space and incorporated high-tech energy efficiency features to ensure a comfortable home environment while keeping running costs at an absolute minimum. From the front, the design of the deeply sloping roof would lead you to believe this was a bungalow and not a very spacious four bedroomed two-storey home. There are many special features, not least an impressive double-height hallway with a hardwood floor and oak staircase and stunning black and cream contemporary kitchen. What is perhaps more important are those features you don’t see, such as the energy efficient ground source heat pump that runs the heating – all under-floor on the ground level –and eco-friendly Biodigester drainage system (who would ever have thought drainage would become a notable feature?).
This is a truly spacious home, with a layout that includes a cloakroom, formal lounge with a brick inglenook fireplace and wood -burning stove, dining kitchen with patio doors opening onto decking at the rear, utility, family bathroom (bath and doublesize shower cabinet), and two ground floor double bedrooms, one of which could also be a study.
The gardens are equally sizable and provide a wonderful environment for children and pets, the rear garden being particularly private, with mature trees and shrubs. The raised timber deck at the back of the house also extends round to the front, making a very attractive covered front porch with space for seating alongside the front entrance.
Upstairs, the sizable gallery landing doubles as a second family/sitting room (a space larger even than the main lounge).
The location is as aesthetically appealing as the property.
In addition, there are two further double bedrooms – master bedroom with built-in mirror-fronted wardrobes along one wall and an attractive en suite shower room with double-sized shower cabinet. The dining kitchen has real wow factor, a large space fitted with contemporary high gloss black wall and base units, contrasting grey worktops, black tile-effect flooring wood in the dining area) and appliances – two built-in single ovens, six-burner gas hob, and space for a freestanding fridge freezer. Fallwood has a large gravelled driveway with enough parking space to comfortably accommodate five or six cars.
The picturesque houses that make up Eildon village are dwarfed by the bulk of Eildon Hill, which is usually pluralised into ‘The Eildons’ because of its distinctive triple peak. In the first century the Roman army built the massive fort of Trimontium, named after the three peaks, at the foot of the hill on the bank of the River Tweed.
Eildon village is close to Melrose, which is one of the loveliest towns in the Scottish Borders and highly sought after for its mix of good schools, independent shops and restaurants and historic abbey. As a place to live it’s hard to beat – and Fallwood is the ideal family home for anyone looking to enjoy the many opportunities afforded by a rural lifestyle – yet still be within easy commuting distance of amenities.
