THE BSPC PROPERTY GUIDE / FEATURE PROPERTY
A spacious detached villa in Duns that combines home comforts indoors with an outstanding garden and rural outlook Bordering open countryside and surrounded by particularly large established gardens, Lyndene is an attractive detached villa situated in a quiet cul-de-sac within one of Duns’ most sought after residential areas. Anne and Alan Murray bought the property 11 years ago, a decision made by dint of the fact that it provided the main things on their individual wish lists. For Alan it meant having a bigger garden – now a major feature – a workshop, garage and not being on a main road; for Anne it was being close to a railway station (at Berwick-on Tweed, 15 miles) and Edinburgh and Newcastle airports to enable her to visit their children, and space and scope to install en suite and additional washroom facilities for guests to stay and for entertaining. “We both also liked Duns, it’s a lovely community and the house is within walking distance of local facilities,” Anne adds. Built in mid 1960s the two-storey house is deceptively spacious with a layout that includes a part-glazed entrance vestibule opening into a central hallway, 21ft living room, dining room, good-sized kitchen with access to a small adjoining utility/sunroom, double bedroom, and off a rear hall, a large ‘wet room’ style shower room, the latter conveniently located close to the garden door. The rear hall also has a door into the integral garage. Upstairs are two further double bedrooms and family bathroom - the main bedroom includes extensive built -in storage and an en suite shower room.
Lyndene Todlaw Road, Duns
In move-in condition throughout and decorated in a neutral colour palette that complements the interlocking wood floor that extends from the hall through to the dining room, Lyndene ticks all the boxes for modern day family living, while having the third bedroom on the ground floor provides ample scope for guest accommodation or for use as a study/office. A less obvious attraction perhaps, compared to the garden, Lyndene’s design is such that the interior receives a lot of natural light, which is particularly noticeable in the large living room, where a formation of large triple windows overlooks the rear garden and countryside beyond. This room also has a white marble fireplace and fitted Living Flame gas fire. Unusual in that it overlooks the front garden, the large, almost square kitchen is well fitted with wall and base units, co-ordinating worktops and tiled splashbacks, while appliances include a ceramic four-ring hob, overhead extractor, eye-level oven and grill, leaving plenty of space for a slot-in dishwasher, washing machine and fridge. The adjoining sunroom is a useful addition. Glazed on two sides with a door to the garden and fitted with a Belfast sink and tiled floor, it doubles as a useful utility and sitting area where Anne takes her morning coffee.

The Murrays installed the upstairs en suite bathroom and wet room facility on the ground floor. The en suite shower room has a built-in storage cupboard - the main bathroom has an over-bath shower - while the wet room downstairs also includes non-slip flooring, built-in storage, heater and wall-mounted heated towel rail. Storage in this house exceeds usual expectations, particularly in the two upstairs bedrooms. Outside, the wrap-round garden created by Alan and now maintained by Anne is an absolute delight and undoubtedly a key attraction. Far from simply being one garden, it’s more a series of smaller, different gardens ranging from a vegetable plot to a beautiful and sheltered stone paved seating area. There is also a potting shed, timber shed and workshop with light and power. Within walking distance of Berwickshire High School, primary schools, and all the many amenities the town of Duns has to offer, this house has widespread appeal.
