A VICTORIAN LODGE HOUSE WITH A COUNTRY S E T T I N G O N T H E E D G E O F H AW I C K

Built in the late 1800s as the lodge for Lynnwood House (converted in recent years to make three properties), this C -listed two bedroomed detached house may not have the size and grandeur of the ‘big’ house it once served, but then it offers accommodation on a more suitable scale for modern day requirements – and it has a simply stunning setting, with large gardens, woodland, and the picturesque Slitrig river flowing past the bottom of the garden. With its own stable block/tack room/workshop in the grounds, it’s also an ideal property for equestrian enthusiasts. Present owners Jim and Sheena Hogg currently have four horses and when they bought the house 28 years ago it was the setting that proved the main attraction. “We loved that it felt as though it was in the country while being only ten minutes from the town,” Sheena recalls. In recent years the couple have upgraded the property, which included a new bathroom and kitchen, living room fireplace and living flame gas fire, carpets, and redecorating throughout. They also erected two stables incorporating a tack room and large workshop area in the garden grounds. The result is a modern and well -equipped home but with the character of a property from the Victorian era.

The ground floor layout includes a reception hall with under-stair storage that houses the combi boiler and an open archway leading to the kitchen and bathroom. There’s also a spacious living room with a bay window to the front, and a rear hall, the latter former outhouses incorporated into the main building to create a useful extra area to house a freezer, boots, shoes, coats etc. A cream carpeted staircase with the original cast iron balustrade opens on to a landing area that could be used as a study area, off which are two double bedrooms with purpose-built wardrobes/storage. The dining kitchen has been well planned to accommodate dining furniture in addition to attractive wood-effect wall and base units with contrasting cream worktops /splashbacks and appliances – integrated electric hob, oven and fridge included. Where this house really excels is outside. Screened by a mix of fencing and mature trees and hedges, a path winds down to the stable block adjacent to an attractive shrubbery, where there is also a shed.

It’s an ideal location, leafy and tranquil but comfortably within walking distance of the town and its many attractions. Hawick is famous for many things in addition to producing some of the finest knitwear in the world; the award-winning Wilton Lodge Park on the River Teviot has over 100 acres of beautiful walks, recreational facilities and a walled garden, while the town centre offers a good variety of shops and historic attractions. Hawick’s High Street has many unexpected paths and wynds, almost on a par with Edinburgh.

The Tower Mill, which has retained its original stonework and water wheel as a reminder of the past, houses a modern civic arts centre, cinema, theatre, cafe, and exhibition area; and the former Corn Exchange has been given a new lease of life as the Heritage Hub, which houses a family history centre and regional archive providing climate-controlled storage for thousands of local manuscripts and records dating back to the 1500s. Lynnwood Lodge is a property with widespread appeal but perhaps especially to potential buyers looking for a property that is suitable for horses while not being too far removed from the amenities and facilities of town.
