Sample the good life with a modern apartment in a very imposing period mansion house in Hawick

Built around 1900, in its day Netherwood would have been one of the most impressive mansion houses in Hawick. More than 100 years later it still is, albeit an earlier conversion in the late 1970s has since turned it into five quite unique apartments, each with its own share of the mature garden grounds. Raymond and Barbara Hogg bought their ground floor apartment 22 years ago, having been captivated by the property’s room proportions and original features. “The rooms are huge, with deep skirtings, wide doors and ornate plasterwork,” says Raymond. “We also loved the setting, which is very quiet and leafy with access off a private road – yet still within a 15 -minute stroll of the town centre.” In the last 22 years the Hoggs have carried out numerous improvements – their third new kitchen was installed just three years ago. They have also recently installed a new shower room and combi boiler (gas central heating). And by investing in quality carpets and predominantly neutral colour scheme they have ensured the property is in move in condition throughout.

Entered via a shared vestibule, the layout comprises an attractive hallway, large sitting room, contemporary-style dining kitchen, two large double bedrooms – one with an elegant front-facing bay window – and fully tiled shower room. While apartments can often lack adequate storage facilities, this home has abundant storage, including built-in wardrobes in the master bedroom (the second bedroom has cupboard storage) and a useful outhouse located at the rear of the property. Large picture windows - and lots of them - also serve to enhance the feeling of light and space. Apart from the property’s original period features, the sitting room has an attractive focal fireplace with marble hearth, timber surround and Living Flame gas fire. The room also has the traditional hallmarks of rooms from the period, such as a recessed display unit with cupboard below, plus another display cupboard also with storage below.

The kitchen exceeds expectations and is being sold ‘as seen’, which includes a stunning stainless steel range-style cooker with stainless steel splashback and matching extractor hood above, plus the washing machine and oversized American -style stainless steel fridge freezer. Other features include a tiled floor, attractive wall and floor units, decorative tiled splashbacks, windows to the rear and side of the house, and plenty of space for dining furniture.

Netherwood provides a taste of the elegant and affluent lifestyles of the past – but in a scaled-down apartment better suited to modern lifestyles. Its location ticks another box, as Hawick has many sports and leisure facilities and award-winning amenities and attractions, including Wilton Lodge Park on the River Teviot.

Equally modern, the grey and white tiled shower room incorporates vanity furniture with storage, a wall-mounted heated towel rail, and large-sized shower cabinet (electric shower). This apartment has an area of garden to the front of the property, plus a lawn at the rear which houses a timber garden shed. The driveway is communal, as is the parking and drying areas.
