Way bigger than it looks, this recently-built family home in Hawick has the potential to be more
Steven and Shona Irvine ensured they got exactly what they wanted in a family home, by undertaking a self-build project that gave them a say in the architect-drawn design. Built in 2005, the location, on the northern edge of Hawick, is within walking distance of the town centre, while views of the surrounding countryside give this property the best of both worlds, helped considerably by having a plot that gets the sun from dawn to dusk – note the seven -person outdoor hot tub is a negotiable extra! “We had three children living at home at the time, so it was important for us to have versatile and adaptable accommodation,” explains Steven. “With four en suite bedrooms, this could be a perfect house for a B&B business. Alternatively, the upstair rooms could be a self-contained granny flat or similar.” Now that the children have left home the couple are looking to downsize – and don’t let external appearances misguide you; this is a very sizeable house, a veritable Tardis if ever there was one. It’s also immaculately finished, decorated and presented, requiring nothing more exerting from a buyer than a change of furniture and personal possessions.
The layout comprises entrance vestibule and large hallway with feature archways leading to the staircase and ground floor rooms – sitting room, conservatory, dining kitchen, slightly smaller front conservatory/day room, utility, family bathroom and four bedrooms (two with en suite facilities, one interlinking to the main bathroom). Unbelievably, that’s not all. Upstairs is a study (would also make a lovely nursery), and two very large bed/sitting rooms with Velux windows and built-in wardrobe storage – both rooms also have en suite bathrooms. The attention to detail and quality of finish in this property speaks for itself in things like solid oak internal doors, skirtings and facings, while the sitting room has a lovely bespoke fireplace that incorporates a multi-fuel stove, chunky wooden mantel and slate hearth.
Kitchens being all-important, this one doesn’t disappoint. Fitted with cream units and granite-style worktops, it includes a spacious dining area and connects via French doors to the front conservatory, where another set of French doors opens out on to the hot tub area – perfect for parties and summer entertaining. The kitchen work area also has attractive stone tiled splashbacks, plumbing and space for a dishwasher and space for a slot-in cooker. Having two conservatories is a huge bonus and a great way of bringing natural light into the house. Built in the same style and materials for visual continuity, both have stone-effect laminate floor tiles and are fitted with blinds.
Teriburn 4 Hislop Gardens, Hawick
Outside, behind traditional drystane walls, the gardens have been designed for ease of maintenance and year-round colour and interest. The monoblocked driveway at the front can accommodate up to four cars and leads to an integral garage with attic storage accessed by ladder. The hot tub is positioned at one side, while the rear garden includes a patio and decking outside the conservatory. For sale below the Home Report valuation, this is a deceptively spacious family home with the potential to be more. And it’s in a great location.
