A modern semi in Grantshouse presents an ideal opportunity for first time buyers and downsizers

Built in 2007, this attractive semi-detached house is in Grantshouse, a small village within easy reach of the A1 and the beautiful Berwickshire coast - a location that also provides quick and easy access south to Berwick upon Tweed, and north to Edinburgh, which is only a 30-minute drive via the bypass at Dunbar. However not everything in the village can be taken as fact; a pavement signpost inexplicably points the way to Berwick 17 miles, and Edinburgh 41 miles – but in the opposite direction!

The house also has traditional sash-and -case-style windows.

First owners John Gillie and his wife Angela fell in love with the house as soon as they stepped inside. “We couldn’t believe how spacious it was,” says Angela. “We also like the modern open-plan layout – and the village, which is quiet and rural with lovely views and walks, while the beach at Coldingham is only 10 minutes away.”

While the stairs are carpeted, the rest of the house features a quality oak-effect vinyl floorcovering, which provides visual continuity and also complements the neutral cream and white decor.

The house has been exceptionally well designed and finished, its exterior lifted out of the ordinary by the addition of a stone clad porch - the same attractive stonework detail is echoed in garden walls at the rear of the property - and large off-road monobloc parking area at the front.

In immaculate condition inside and out, the layout comprises entrance vestibule and hall, the latter open-plan to a large living room and open archway through to a good-sized dining kitchen – the dining area benefiting from French doors to the rear garden. There’s also a cloakroom / WC on the ground floor. Upstairs are two larger than expected double bedrooms and a well-appointed bathroom with over-bath shower and chrome accessories.

The front-facing living room area has an attractive timber fireplace with inset electric fire as a focal point – through the archway, the kitchen work area overlooks the rear garden and is fitted with a range of modern cream wall and base units and contrasting laminate worktops. Included in the sale is an integrated oven and hob with overhead stainless steel extractor. There is plumbing and space for a washing machine.

The back garden is arranged in terraced style and includes shrubs and plants, a rockery area, drying area. The area adjacent to the french doors in the dining kitchen is paved and includes attractive raised timber beds – ideal for growing herbs/vegetables.

This property would be an excellent opportunity for first time buyers or those looking to downsize to a modern and very easily run and maintained home.

The village of Grantshouse, which can trace its origins back to 1809 when a gentleman by the name of Thomas Grant presumably had a house, has a combined church and church hall, the latter host to a wide number of different activities and clubs ranging from archery and art to walking, Tae Kwon-do and ceilidh dancing – a very pretty country inn and beer garden, and a popular licensed cafe/restaurant. The local primary school is in Reston, a five-minute drive – the school bus picks up and collects children nearby – while the closest secondary school is in nearby Eyemouth (similarly served by a school bus). Eyemouth is also the nearest town for shops and social/recreational facilities.
