A unique period home in Coldstream with great family space inside – and a breathtaking view from the reworked space outside
Only rarely does a house come on the market with as many outstanding benefits as number five Tweed Terrace, an exceptional three-storey Victorian townhouse in the town of Coldstream, only a stone’s throw from the border between Scotland and England – a location that offers easy commuting to both Edinburgh and Newcastle.

Built circa 1900 in what is now a conservation area of the town, for a large part of the time the house served as a solicitor’s practice prior to being converted and renovated to make the outstanding family home it is today. But while it would be perfectly easy to enthuse about this property’s attributes and accommodation from the ground floor up, there is one feature that stands out way above the rest – the uninterrupted vista over the River Tweed to the Cheviots from the back of the house.

5 Tweed Terrace, Coldstream “We bought the property quite simply because of the view, which is mesmerising, constantly changing and can be enjoyed from all three floors,” says present owner David Blackman, who bought the house with his wife, Patricia, in 2001. “The outlook is so amazing the very first thing we did after moving in was to replace the window in the kitchen with an even bigger one,” he adds. Since then the Blackmans’ have carried out numerous improvements – amongst other things, the house has been re-roofed, a new boiler has been installed and bespoke hand-crafted covers have turned mundane central heating radiators into features in their own right.

But the biggest transformation lies outside, where the couple has turned what had been a neglected south-facing vegetable garden into an oasis of tranquility. Completely private, the garden encompasses a seating area next to the kitchen, attractive pebbled area with dwarf walls (built by David), mature planted borders, flowerbeds, trees and shrubs – a vennel at the side also permits direct access to the front of the house.
Inside, the house offers an astonishing amount of family living space over three floors, all of it beautifully presented and carefully maintained, while retaining many fine original features – and a quirky extra in the form of a safe, a legacy from the solicitors office.“Housed in a cupboard off the dining room, the safe’s interior has two shelves and makes a great wine depository,” says David.

“We bought the property quite simply because of the view, which is mesmerising, constantly changing and can be enjoyed On the ground level is a welcoming L-shaped entrance hall, off which is a drawing room (with bay window to the front and focal fireplace) opening into a dining room a combined almost 30ft-long space that comes into its own for entertaining purposes. The dining room also has access to a superb openplan kitchen/dining/family room housed within a rear extension and designed to include a triple-formation window as well as garden access to make the most of the river views, while the work area is fitted with modern units, tiled splashbacks and includes a slot -in Aga cooker with chimney-style extractor. Completing the ground floor is a sizeable rear hall utility with built-in storage and space for laundry appliances, plus a cloakroom. A curved staircase leads up to the first floor landing – passing a picture window on the way up that frames a wonderful view of the picturesque River Tweed as it makes the final leg of its journey to the sea at nearby Berwick-upon-Tweed.
Exceptional
from all three floors”
There are two bedrooms and an exceptionally spacious family bathroom on a par size-wise with an average bedroom, as is the master bedroom’s en suite shower room, which boasts a double size shower enclosure. Both bedrooms also benefit from built-in triple wardrobes and large double windows. The bathroom is an unexpected delight, incorporating a freestanding roll-top bath and large corner shower compartment. Another staircase provides access to the second floor, which houses three further double bedrooms – two of which have front -facing dormer windows, while the fifth bedroom at the rear provides a glorious view over the river and beyond – and a second spacious bathroom with panelled bath and rear-facing Velux window.
This exceptional property offers abundant family living space – including two bathrooms, en suite shower room and cloakroom – but with the added wow factor that comes from the location – and a lovely garden from which to make the most of the panoramic views David and Patricia love so much. As they are now looking to downsize, their story could have a perfect ending as they hope to buy a smaller home nearby that will still give them a view of the river.
