W E LC O M E 2018 IS GONE AND WE WELCOME IN 2019! Our sales and property management teams are witnessing increased numbers of attendees of home opens already this year. This has resulted in a strong start for sales and letting properties. Buyers are shrugging off the negative news coming from Sydney and Melbourne. They understand the East is experiencing now what we have gone through for 4 years. Perth is coming off the cycle that they are going into. We predict house sales are now stable and as cheap as it will ever be. In addition to this, with the possible change of Government in May, there are important reasons to bring forward investment purchases. The ALP is looking to reduce concessions for negative gearing and capital gains if they gain power but they have agreed that purchases made before they pass legislation will not be affected. The message is to buy sooner rather than later! Farmers will welcome a good harvest and strong prices this year (finally) and we are seeing them already starting to buy off-farm assets. Confidence is returning to both consumers and business so we expect better results for 2019 than for 2018. Happy buying!

Finance rates will continue at current levels with some speculation they may even drop, if the Eastern States real estate market corrects significantly. Investors are being advised by banks to move from interest only loans to principal and interest loans. This may put extra loan pressure on some investors. The increased rents will then be very welcome. Lastly, I am delighted to introduce two new members to the Bourkes team. Humans error causes 95% of the cyber-attacks. Out of the 95%, 70% of those are due to weak passwords! In this day and age where cyber criminals are earning $96bn a year globally. Cyber criminals lure you into making a mistake and attack when you least expect it. There are some very simple steps you can take to make your technology more robust for yourself. 1. USE LONG PASSWORDS. Once it gets to 14 characters, it becomes almost impossible to hack. It is best to join two passwords together, with capital and lowercase, and a symbol. 2. USE LASTPASS. Their tag line is it is the last password you will ever need to remember! Once you remember one master password, all your passwords are stored in a single, secure location. How secure is that you ask? Some military departments around the world use LastPass, so I think you can too! 3. USE MULTI FACTOR AUTHENTICATION. This will send your phone a text to confirm that you’re the one logging in. Once you enter it once, it saves it for 30 days but if someone from another computer tries to login, it prompts on your phone to verify it; at which point you know that someone has used your password.
