W E LC O M E Welcome to Issue 32 of our Bourkes Magazine! The current sales market sees a need for strong agent marketing to promote your property ahead of your competition. With over 17,000 properties available for sales, there’s never been a better time to talk marketing strategies. It’s publications like the Bourkes Magazine which are delivered into over 20,000 homes and cafes that promote property further than traditional marketing methods. Also we sold two properties this month from our database alone without the need for extra marketing. Social media strategies are now important in “finding eyeballs” for your home. We are keen to discuss marketing options with you when you are ready. Another new initiative this month has been the creation of ‘Bourkes Projects’. Our team are marketing developments such as “The Brixton” in East Victoria Park and “Parallel Apartments” in Rivervale. They also provide advisory services for land owners keen to maximize the returns on their land. They are next door to our office at 272 Canning Highway, Como.

Property Management The first Quarter of 2019 saw strong leasing activity with vacancy rates dropping to 2.5%. In the latter few weeks though we have started to see vacancy rates starting to rise and number of tenants at home opens slowing. We recommend owners to not necessarily start to raise rentals. If you have a great tenant, at a fair return, it would be better to try and retain them. Election As discussed in our previous issue, part of the election will be fought on the subject of property. The Coalition are promoting the status quo whilst the ALP are focused on reducing both Capital Gains and Negative Gearing allowances. The message is if you’re thinking of buying an investment property it might be prudent to do so before the May election.
