WELCOME to Issue 36 of our Bourkes Magazine! If you’d asked us in April, when we launched our last Magazine, what would the market look like in June we were much less optimistic. At the end of June we have seen the first 1,000 sales in a week in Perth for several years. This is a result of some clever Government stimulus (both Federal and State) to promote employment, optimism, and growth. JobSeeker & JobKeeper, though both hugely expensive, have done their job in keeping people working. The latest State Government incentive of $20,000 grant for building a new home (plus the Federal Government First Home Buyers Grant) has led to a massive surge in sales of land. This week saw 415 sales of land in Perth. The number of properties for sale dipped under 11,000 whilst sales surged. We are encountering multiple offers when properties sell.
Commercial Rents Many commercial tenants and landlords have been severely affected as a result of Covid-19 with many tenants having had to renegotiate rentals during the period to September 30. Auctions are back! With restrictions being lifted, public auctions are back! Our next is 68 Thelma Street, Como. Check our website bourkes.com.au for details. Virtual Inspections are over! During the quarantine period we conducted virtual property inspections with our tenants rather than intrude into their homes. We thank them all for their co-operation and now we’ve reverted to real time inspections.

Vacancy numbers have dipped to 4,000 (7,500 a year ago) and there are 1,000 letting per week. So, there’s only 4 weeks supply of rentals. This will lead to rents increasing over time.

The Farmers Market on Manning is still open and put in place a number of preventative and precautionary measures to ensure customers are in a safe environment. Trade begins every Saturday at 7:30am, offering an array of local fresh produce by over 80 stalls. This is the perfect place to stock up on your weekly seasonal produce, and you can even bring your dog!
We were wildly excited to see that the Perth Zoo re-opened on June 6th. There’s a few measures in place to avoid crowds and protect the health and safety of all Zoo friends. You must pre-purchase a ticket online before your visit, and ensure you bring your reservation confirmation along. Until further notice, Keeper Talks and Internal Exhibits will still remain closed. 2020 Verge Side Green Waste Collections for Spring are fast approaching. Green waste includes uncontaminated green/ garden waste, trees/branches with a maximum length of 1.5m. As we are in the middle of the July School Holidays, we thought we would map out some great activities to keep the kids busy until the 19th of July.
Sound & Light Show
Your local South Perth Libraries have a Winter Mystery Program, which aims to inspire and delight young minds. All the sessions are free, however bookings are essential. After dark, visit the spectacular sound and light show at Mindeerup (Min-dee-rup), the new gateway, located at the end of Mends Street, facing the Swan River. An innovative display projects onto the floor with an evocative soundscape to share ancient stories and represent the cycles and rhythms of country from an Aboriginal perspective.
Winter Mystery Program
Whilst on Mends Street, you can visit larger than life animal canopies at the Piazza. The giant numbat and frill neck lizard installations were conceived in consultation with the Perth Zoo. They stand 6.5m tall and are 23.5m in length, these sculpture’s are a sight to see. Stay tuned in September for our annual Father’s Day Competition.
