BOURKES BLOG Spring Approaches With Winter on its last legs, the days are lengthening again and the property market is gearing up for Spring, a season that is traditionally very popular when buying or selling. Many potential sellers are already discussing the styling of their home to be in the best possible position when their house hits the market in the next few weeks. A word of advice though. Spring is a popular season: days are longer, temperatures are milder, gardens are at their best, so if you intend to sell, keep in mind that you will not be the only one taking advantage of this season’s appeal. Yes, buyers are still buying, but sellers must remember that there are a high amount of houses currently for sale. That directly impacts buyer activity; more choice means that not only do buyers take longer to see the range, they are also pickier and choose to place offers on properties

that present the best value for the best price with the best presentation. In other words, good presentation and styling has never been as important as in today’s market. Substandard presentation simply will not cut it. Overpricing is a bygone luxury. Properties must be very competitively priced to attract buyers and to spur interest. Auctions will return in Spring due to their ability to sell properties faster than the private treaty method. Currently auctions are selling houses in 39 days on average compared to 71 days. For sellers looking to close the deal quickly, this method is often highly cost-effective.
