bourkes blog WELCOME to 2016! (The year of the Monkey) Apparently this February we have 4 of each day of the week, which occurs every 823 years! And you thought it was going to be the same as before! January sales started later, as we expected, as a result of people having their annual holidays in the first 2-3 weeks of the year. Listing numbers are starting to decline, which is a positive sign. We are down to 14,900 from close to 17,000 in December. Not all of these have sold - some have been rented out (to come back later and be sold).
Vacancy rates dipped before Christmas with the keenness of tenants to move into new homes for Christmas. The vacancy rate has now increased again to approximately 7% as transfers force mobility. 2016 will see the Perth market bottom out with price. Either mid year or the end of the year. Traditionally, investors are the first ones back into the market. They see low prices and realistic rents so if the rate of return is enticing now, it will improve over time as prices and rents improve. We hope 2016 is your year!

Crab, Pink Grapefruit & Fennel Salad Dressing
Ingredients - Serves 2 150g cooked crab meat 150g bulb baby fennel, thinly sliced 1 pink grapefruit, peeled and sliced baby (micro) basil leaves, to serve
2 tablespoons pink grapefruit juice 1 tablespoon white balsamic vinegar 1/4 teaspoon dried chilli flakes 1 tablespoon olive oil Sea salt and cracked black pepper
To make the dressing, place the grapefruit juice, vinegar, chilli, oil, salt & pepper in a bowl and whisk to combine. Set aside. Place the crab in a bowl, sprinkle with salt & pepper and mix to combine. Add the fennel and pink grapefruit, drizzle with the dressing and toss. Divide between plates and top with baby basil leaves to serve.
Crayfish in Green Pepper Sauce Ingredients - Serves 2 2 cray tails (uncooked), cut into medallions 20g butter 1 tablespoon sherry (brandy may be substituted) 1/2 cup white wine 1/2 cup water with 1 chicken stock cube 1 tablespoon (heaped) of green peppercorns (canned) 1/3 cup thickened cream Penne pasta Butter / chopped parsley Lightly toss the medallions in seasoned flour. In a heavy skillet, melt butter and saute crayfish until golden. Add sherry, white wine, stock and peppercorns – simmer gently until tender. Remove the meat and keep warm. Boil the sauce for 3 minutes, add cream and combine, add the crayfish to reheat. Serve over penne tossed with butter & parsley. Great with a salad.

Perth property market shows signs of stabilising!” This is welcome news after a turbulent 2015, highlighted by volatility in commodity prices and the “slowdown” in domestic mining activity. The latest preliminary data from the Real Estate Institute of Western Australia (REIWA) shows a fall in the number of properties for sale and a marginal increase in the Median house price, both positive indications that the Perth property market may be showing signs of stabilising. REIWA President Hayden Groves said “the total number of listings as at 31 December 2015 was 14,539, an adjustment from the November figure of 16,475...” This sharp decrease in the number of properties currently available for purchase means there is now less choice for buyers than there was for most of the last quarter of 2015. If you have been waiting for ‘the bottom of the market’ to purchase your next home or investment property, these latest statistics suggest that now may be the right time to buy, before the competition hots up and prices start to rise again.

Have you noticed how much Rivervale is changing? A week doesn’t seem to go by without a home being demolished or a new home being built somewhere in our leafy streets. If you think it’s only a recent trend then think again. Have a look at this picture and see if you can remember the building. You couldn’t drive down Great Eastern Highway and not notice the big painted sign on its walls. When did it disappear? 1996 when we had the start of the Graham Farmer Freeway road works. The building was thought to be one of the oldest buildings remaining in the district not just Rivervale. Built around 1897, it just missed out on its 100th birthday - it was still in predominantely its original condition. Used as a clothing store, owned by a butcher, owned by a ladies fashion retailer, it later became a General Store and when Foodland was granted a gallon license, it bottled wine in a building built at the rear. The wine was sold under the Vinwarra label. 1963 saw it become a liquor store specialising in fine wines. So change is always happening in Rivervale and you only have to look across the Great Eastern Highway and see the Springs Development to know changes for Rivervale are here to stay.
