Major changes for homes over $2 Million - Don’t get caught! As of 1st July, all residents selling a home in excess of $2 million will need to obtain a Clearance Certificate from the Australian Tax Office (ATO) before they sell. This Certificate will be available via online lodgement from 26th June (Talk about last minute!). If you don’t obtain this Certificate prior to sale, the ATO will take 10% of the sale price. Settlement agents are compelled to send these funds to the ATO. Sellers can only then get a refund from the ATO by lodging a taxation return that year!
The legislation is brought in to ensure Non-Resident sellers pay capital gains on the sale of their homes but it catches all sellers under the same legislation.

RIVERVALE
Recapping on our last issue of the Springs Development, it is the area bounded by the Graham Farmer Freeway, Great Eastern Highway, Brighton Road and the Swan River foreshore. We mentioned last issue we would discuss the story behind the street names. Riversdale Road was named after a theme from Melbourne’s road systems but was actually the name of this part of the Belmont suburb around the 1900’s. At the time, other areas close by were known as New London and Redcliffe. Lauterbatch Way is named after a pioneering family of the Belmont District and in actual fact one of the Lauterbatch Family still lives in the Springs area. Hallam Way was in recognition of a used car salesman Jack Hallam who lived in the area for nearly 50 years from the late 1930’s. There is a character home on Riversdale Road that is recognised as the ‘Jack Hallam’s Residence’ Regatta Terrace of course, follows on from the Springs being a popular site for rowing during the 1920’s and 30’s. Homelea Court is from the nursing home (Homelea Convalescent Home) that was run from 1948-1968 and later became occupied by the St Columbians Mission. Aboriginal significance: within the Springs Development is an Aboriginal Heritage site to acknowledge the long and continuing relationship with the river and nearby sites that the Aboriginal people have. So next time you are walking, riding or travelling through the Springs Development and look up at a street sign, know that you are looking at a piece of history frozen in time.
