BOURKES BLOG WELCOME FInally we are seeing the first green shoots of Perth’s property recovery. It started in February with considerably strong sales due to larger numbers through home opens. I remember the words of an economist from Domain when he said 2 years ago, “Just as Victoria and New South Wales start to correct downwards, Western Australia will start to improve.” It was a wise prediction. Often Western Australia and the Eastern States are counter cyclical. Confidence is building up with buyers picking the best of the available stock and multiple offers on many of the homes when they sell. This improvement is also being felt in the rental market with vacancy levels on the way down and multiple applications on the same property.

Sale prices won’t rise in the short term as stock levels are still high but we are on the improve. FINANCE UPDATE There has been recent press about how some of the banks are increasing interest rates, independent of the RBA, especially for investors. This is a result of APRA banking regulations to lower the banks percentage of their loan books allocated to investment loans. Even though there has been huge press, the shift in rates were slight. In some cases 0.03% for occupiers and up to 0.23% for investors. For principal and interest home loans, up by 0.03% for every $100,000 borrowed, equals $30pa. For investment loans, increased by 0.23% for every $100,000, this equates to $230pa.

Community Update As you know there are a lot of people in Rivervale who care about our community, well now there is a new community initiative that has been in the making for over 2 years and is about to come to fruition. The Rivervale Community Centre on Francisco Street is about to become the home of the Belmont Community Growers Inc. We have set up a committee and have secured a plot of land at the back of the Community Centre at Wilson Park, thanks to the City of Belmont, to start growing our own plants and involve the community in this.
