BOURKES BLOG WELCOME The bottom of the market is now in the rear vision mirror rather than the windscreen. Activity in October and November showed improvement after a long, cold winter.
We still have enough listings to satisfy buyer demand but many owners are announcing they’re not going any lower so will wait to get their prices.
I believe the bottom of the market will be seen to have been September 30, 2016. It’s a brave move to call it but there it was. Will prices now start to surge? No.
Traditionally, we see the market taper off late December, everyone has a Christmas break and the market starts strongly from mid January. 2017 will be better than 2016 and many agents happy to celebrate its passing!

The History of Rivervale As you may remember from our past issues we have spoken about the history of Rivervale, developments occurring in our neighbourhood and the some of the stories behind how the streets were named. This issue we will look at the recreation areas we can enjoy within and on the boundaries of the suburb. Starting at the top end on our beautiful Swan River we have the famous Cracknel Park, which I spoke about in other issues. If we travel along the river towards Ascot we hit upon Adachi park. Adachi Park has Japanese themed gardens and a tea house, children’s playground, dolls house made from Bristile Bricks (former factory on the adjoining land). It is a great place for picnics and has boat access to the river. Adachi Park is named after Belmont’s Sister City, Adachi in Japan. There is also a Belmont Park in Adachi. We come down the leafy street of Toorak Road and the band of grassed and tree lined, Copley Reserve. It was originally a road named after a last century top horse breeder and was closed to create the picturesque reserve it is today. If you take a stroll there today, you will see major works the Council is putting in to make it even more family friendly. If you take a small detour down Kooyong Road and then Clague Street you will find Jack Ring Park at Surrey Road named after a very famous councilor who did a lot of work creating the reserves and parks throughout the City of Belmont. His story and his naming as Citizen of the Year will be in another issue. Now we turn east down Surrey Road and cross over Francisco Street and come to Wilson Park with its netball centre, tennis courts and the iconic jacaranda-lined portion of Surrey Road everyone knows about. (Absolutely spectacular purple blooms at this time of year that nearly stretch from Francisco all the way to Campbell Street). This is the main recreation park within Rivervale. We do have another small park hidden away between Roberts and Alexander Roads on St Kilda Road that affords another inviting open space to take the kids or spend a quiet afternoon reading. So there you have it just another few reasons Rivervale is a great place to live.
