A look at the life of a
Real Estate Agent... BY ROSS GEBERT I suspect most people assume a typical day in the life of a Real Estate Sales Representative consists of copious cups of coffee and long lunches… and you would be right! A sales rep generally spends most of their life on the road, doing what they do best, meeting potential buyers and showing them through what could be their new home. The real estate industry is a people business, you have to genuinely like people and have a genuine want to help. Money cannot be the only motivator. You need to be highly self-motivated, prepared to work ultra-long hours including weekends and evenings – and continually look for ways to improve yourself and your business. Because essentially, you are self-employed.
Weekends are mostly taken up with home opens. Personally I prefer to keep Sundays free to get things done around the house and spend time with family. Choosing the right company to work for is paramount, real estate can be quite stressful so having the support of colleagues and a great office is absolutely necessary and will almost guarantee your success. Having a patient and understanding wife also helps! A good agent must also be able to read the market, have an ability to get on with everybody, be gentle where necessary and tough when required and above all be truthful and honest. The best agents don’t have to go out looking for business, it comes to them through referrals from past clients.
What does a typical day look like for me? Well keeping fit is a priority. I am up at 5:30am every morning and at the gym by 6:00. I am then home by 7:00 and at work by 8:30am. My day consists of making phone calls (there are a lot of those) and taking to the road to attend appointments. This often continues until about 8:00 or 9:00pm at night. I somehow find time to take Brian my Staffie for a run, grab some dinner and then to try to be in bed by 10:00pm.

Q: We want to downsize in the near future and have a bit left over for travel. Preferably single level and low maintenance. We don’t want to move twice and are worried about selling first and then not finding a suitable home or vice/versa. Where do we start? - Mr and Mrs Adams
A: This is such a common and very real fear for any seller, especially when you are looking to fund your retirement. There are many ways that we can protect you from both being ‘homeless’ or dealing with the financial strain of owning two properties. Remember that you only sell it if ALL of the conditions, dates and price are acceptable to YOU! Our job as your agent is to find you a buyer who can accommodate your timeframe – and to make sure that the contract is watertight.
Q: I want to move closer to the city and it looks like I will have to buy an apartment or townhouse in a large group to stick to my budget. What do I need to look out for when faced with a strata arrangement and so many other owners? - Rebecca A: It’s important to ask these questions now, before it’s too late! The easiest way to find out what is really going on in a complex is to ask for a copy of the last AGM minutes. (Annual General Meeting). This will show you what issues the owners are currently facing (e.g. pest/ structural problems) and should include a copy of the financials. Sellers do not always disclose every issue to their agent so by doing your own research you are protecting yourself and avoiding any surprises af after settlement.
Q: My brothers and I recently inherited our father’s house with instructions in the estate (of which I am the executor) to sell the property and divide the proceeds equally between us. Two of us agree with the pricing suggested by the agents but the other believes it is worth considerably more. When we suggested a licenced valuation he argued th that they are too conservative. I am worried that by overpricing it initially we may damage our final sale price. How do I convince him that it may not be worth as much as he thinks? - Ashley A: This is one instance where I would seriously consider the auction process as a method of sale. The absolute transparency of the process – and the fact that the price is taken out of the equation entirely – should satisfy him that the maximum price has been achieved. Alternatively, you could simply get him more opinions. I often invite the Bour other Bourkes agents along to help price properties that do not have enough comparable market data. Why on earth would you go to Nepal? To see Mt Everest, the Peace Pagoda, Phewa Lake, wild rhinos at Chitwan National Park, a 15th Century palace (a UNESCO World Heritage Site), and stunning Bodhnath – Asia’s largest stupa. The very friendly locals and fantastic food make this a place I can’t wait to visit again.

What were the highlights of the trip? Paragliding in Pokhara... as beautiful as it was terrifying. I also learnt to cook traditional food in local houses with an organisation called Backstreet Academy. They work with di disadvantaged people in various countries to provide employment by hosting classes in cooking and local arts. Where are you taking the hat next? - BY ALAN BOURKE I started in real estate on April Fool’s Day 1980 and my first sale was to my parents, on Market St in South Perth for $42,900. At the time I was armed with just a moped and a walkie talkie. Last year we appraised that same property for $990,000! On the same day I juggled my iPhone, iPad and computer, gained 6 new Facebook ‘friends’ and had 43 people ‘like’ a picture of my holiday. In truth though I leave most of the social media to my younger staff. I prefer to be out on the road, meeting clients and having an old-fashioned chat over a cup of coffee. Over the Christmas break I was sorting through old archive boxes and discovered some real treaures! These pictures are from real estate brochures printed in 1918 and 1935. It fascinating to look back and see It’s how far South Perth has come.
Did you know? You could get South Perth land for a one pound deposit in 1918. Como Beach was a popular holiday spot and was refered to as “The Children’s Paradise”.
