Once again, we are excited to offer you the opportunity to view the very latest in new home construction, interior decorating, landscape design and sustainable building practices. We are confident that you will enjoy our 28th Parade of Homes. Regardless of price range, these homes offer a variety of amenities, design options, and value that enhances our community. As Montana moves ahead, the building industry looks forward to providing homes for the people that make this a truly unique place to live. As the home building industry faces unprecedented challenges and a new economy emerges, the participating Parade homes highlight why housing will always be a critical component of the American Dream. Speaking of challenges the industry faces, a thriving, knowledgeable workforce and availability of affordable houses are two important ones. SWMBIA will be rolling out a pilot program in the next couple of months aimed at helping with both of these. SWMBIA CARES is the philanthropic arm of SWMBIA. SWMBIA CARES will be teaming with a local high school and facilitating the construction of an affordable “tiny house” using students interested in the trades. Two of

the multiple goals of this program will be to educate students on the many career opportunities available in the construction trades, as well as learning first hand all that goes into turning raw materials into a family home. The students will actually construct an entire home during the course of the semester! Finding a suitable location for this home and having it provide affordable housing are two other goals of the program. SWMBIA CARES is in its infancy, but we here at SWMBIA believe the sky’s the limit. Wouldn’t it be great to have every high school in the area participating and building multiple affordable homes every single year while teaching the students valuable career skills to last a lifetime! Stay tuned for more updates, but now I need to take a minute to express my gratitude to those who make the Parade such a great showcase. The Parade of Homes has become a community-wide event and involves the support of so many to make it such a success. The 2019 Parade of Homes would not be possible without the time and energy of the Builders, Sponsors, Volunteers and the SWMBIA Parade of Homes Committee; to all of you, thank you, thank you, thank you. ET ON 20 ACRES ALONG THE BANKS OF THE YELLOWSTONE RIVER IN THE BEAUTIFUL PARADISE VALLEY! We met the owners at our 2017 Parade of Homes home up the valley and said they wanted a new kitchen and possibly an addition on their existing home they’ve owned for 8 years.

We did a walkthrough and after a couple meetings with my local architect we agreed on a plan to remove the main roof structure, add a few additions, a more inviting entry, and outside entertaining porches.

Finishes developed and we decided the home would use lots of reclaimed features such as coffered ceilings in the bedroom and dining room, hewn beam accents throughout, our shop built doors, plaster in a couple rooms, native Montana stone, shou sugi ban powder room; an ancient Japanese technique of burning wood and adds a nice mellow, soulful character. The expansive kitchen we built features a rustic walnut in a natural finish and the island is a distressed red paint over walnut with lots of new industry features. There are so many great features in this custom home “remodel” and shows what can be done with an existing home. This is far from a remodel but more of a transformation! This year we also plan to shoot a video for our Youtube Channel, Fishcamp Montana, during the Parade so may see yourself during the event!

GRIME – The effects of moisture from snow and rainfall from the winter months likely means an accumulation of dirt that has set in on your driveway, front steps, walkways and vinyl siding. VERYONE WOULD LIKE TO BUILD THEIR DREAM HOME ON THE PERFECT BUILDING SITE. But what happens if the building site is perfect but

has an existing home that leaves a lot to be desired. That was the dilemma that these clients were faced with when they found the perfect site for their new home at Triple Tree Ranch in Bozeman, Montana. They loved the spot with views of the mountains and mature landscaping. But the home was closed off from the beauty of outside. The rooms were chopped up and uninviting. Yellowstone Custom Country Homes teamed up with Montana Interiors and Bright Black Architecture to recreate this home in order to capture the homeowners wishes for a home that fit their growing family, love for the outdoors and their plans for the future. Working with the existing structure, we completely gutted the home and moved or removed interior walls, added larger windows, put a small addition, and added a large deck with fireplace for entertaining. The new home uses reclaimed oak floors, concrete countertops, steel beams, Shou Sugi Ban wood paneling and the entry door, camaru hardwood decking, a 4’ wide live edge maple barn door just to name a few of the things that make it uniquely beautiful. In addition, we added light to illuminate the photography Chris D’Ardenne, one of the owners. The result was a home the captures the beauty of its surroundings, is apportioned to entertain and enjoy family, and design to reflect the personality of the new owners. Each room is designed with unique textures that the define the space and purpose of the room. PET SAFETY DURING A HOME REMODEL

Creating dedicated areas within your home where your pet can eat, sleep and bathe tells them they are just as much a member of the family as everyone else. A built-in eating area beneath the kitchen counter, a custom napping nook under the stairs, or a washing station in the mud room are popular home improvements that can enhance your pet’s comfort as well as your home’s value. But embarking on such remodeling projects — even small ones like these — can cause anxiety for many pets due to the increased noise levels and the unfamiliar faces in the home. That kind of stress can be avoided if you take certain steps to prepare your pet before work gets underway.

BEFORE THE PROJECT • Prepare your pet as far in advance as possible by gradually minimizing the amount of time they spend in the soon-to-be project area. Especially if it is a space where they frequently like to eat or sleep, establish a different space within your home where they can temporarily do those activities.

• Have the space inspected for mold, asbestos or lead-based paint (homes built before 1978). The presence of any of those things requires the contractor to use specific procedures and special equipment to reduce the risk of exposure and protect your pet’s respiratory system. • Anticipate that there will be varying levels of noise during the project. Ask your remodeler for advance notice of which days are likely to be the noisiest, and make arrangements to have your pet stay with a friend, family member or at a pet care facility on those days. DURING THE PROJECT • Introduce your pet to the remodeling crew. Whether the project duration is brief or extensive, allowing your pet to become familiar with the workers early on will help alleviate much of their anxiety. • Restrict your pet to other areas of the house away from the project zone — just as you would if there are children in the home. Most projects require the use of tools or materials that could potentially be dangerous if discovered by a pet.

• Check throughout the home at the end of each day for any potentially hazardous items.
