OLEAN — Kenneth Bailey started part time as a real estate agent in 2007, but little did he know, he would quickly have an agency of his own. “Once I got into real estate more, I realized it was so rewarding to work with buyers and sellers and to meet their desires for home ownership,” said Ken Bailey, now the owner of Real Estate Pros & More in Olean. Bailey started out in Portville at Randy Pepper Realty. And just after a year of working there, Randy Pepper, the owner of the real estate agency, had planned to move to Oklahoma, and he told Bailey he could either work for someone else or buy out the company. “I know I didn’t want to work anyone else, so I bought it out,” Bailey said. Bailey changed the name from Randy Pepper Realty to Real Estate Pros & More in 2012. Ray Pepper, the son of Randy, owned Pepper and Crandall Real Estate, which Bailey bought out as well just two years ago. Bailey bought out both of the Pepper’s family agencies. And now, Real Estate Pros & More is located where Pepper and Crandall used to be, at 401

ences between selling in the two places. “The only thing that’s really different is that Pennsylvania has longer closing contracts and that the requirements for selling a property are different,” Bailey said. “And the property taxes are different,” he added. In New York, all contracts need to be approved by an attorney, while in Pennsylvania, an attorney is not necessary. The agency also has six part-time brokers, as well as an on-staff forestry timber consultant, and an auctioneer who handles estate sales, farms, auctions and complete sales. “We are the only company in the area who offers both a timber consultant and auctioneer,” Bailey said.

They agency is also independently owned without any affiliate franchise. Bailey feels educating his customers is a crucial part of being in this business. Their online marketing and website gives plenty of resources to their customers, ensures Bailey. “Education is key for any buyer or seller,” Bailey said. “It is a tricky process, so our jobs as agents at Real Estate Pros is to help make people understand the complete process even before they get into it so there aren’t any surprises,” he added.

When to tackle weeds in your lawn Weeds are the bane of lawn and garden enthusiasts. Weeds can spread rapidly and overrun pristine grass, choking lawns and robbing them of their lush green look. In garden beds, weeds can steal water from thirsty plants, threatening their survival. A proactive approach that prevents weed growth is easier and less frustrating than dealing with weeds after they have sprouted. That means addressing weeds before they release seeds, and not waiting so long that the damage is already done. According to the home and landscape experts with This Old House, spraying herbicide for weeds in June and July can address weeds before seeds are set. Tilling and installing a new lawn in late August or the beginning of September can help the lawn establish itself before the first frosts arrive, all the while
avoiding weed growth.

The weed control experts at Roundup also suggest a springtime application of weed killer if this is the desired route. Early treatment can prevent weed roots from spreading too far in the soil, which can reduce the chances that weed remnants will be left behind to grow at a later time.
The UK-based company Lawnsmith also suggests a mid-spring weed killer application. This ensures that all weeds that have surfaced are addressed and that none are missed by weeding too early.
Homeowners with small lawns or gardens or those who prefer handweeding or using nonchemical ways to treat weeds must take steps to address the weeds early. Gardeners can try suffocating weeds by placing wood, blocks or plastic over them. Wet newspaper used as mulch can block weed formation and also clear patches of unwanted grass so that garden beds can be mapped out. Pouring boiling water on weeds or pulling them by hand is more effective when roots are

Select the right fertilizer for your needs For plants to truly flourish, the right growing conditions and soil that offers the right nutrients is of paramount importance. Fertilizer enhances soil so that plants and flowers can thrive. However, fertilizer is not a one-size-fits-all mix. Choosing fertilizer can be a little overwhelming thanks to the variety of formulations available at neighborhood lawn and garden centers. Shelves contain all-purpose products, such as those billed as vegetable fertilizer, and even formulations geared toward specific flower varieties. Others may feature buzz words like “all-natural” or “organic,” and consumers may not be sure just what they need to keep plants healthy. The following guidelines can help any would-be gardener or landscaper grow more vibrant plants.

A cursory knowledge of the plants being planted in the garden also can be helpful. Gardeners must recognize that some plants will not tolerate excess amounts of a particular fertilizer component, while some may need more. How to avoid electrical mishaps around the house Accidents around the home happen. Some are minor and easily brushed off, while others can lead to serious injury or financial peril. Many accidents, even those that are relatively minor, can be prevented. Such is often the case with electrical accidents, which may be more common than many people think. According to the Electrical Safety Foundation International, home electrical fires account for an estimated 51,000 fires each year, resulting in roughly 500 deaths and more than $1 billion in property damage. Homeowners who want to do all they can to reduce the likelihood of electrical mishaps at home can employ various strategies. • Be mindful of cords and plugs.
Cords and plugs can be found throughout the typical home. While few people may perceive cords and plugs as threats, they can serve as catalysts for accident and/or injury. Cords and plugs should always be kept clear of heat and water sources, and cords should not be placed in areas where they can pose any tripping hazards. Even if residents grow accustomed to cord locations and know to maneuver around them, guests won’t be as familiar. When pulling plugs from outlets, always pull the plug, and not the cord, to reduce injury risk. • Periodically take inventory of electrical appliances and components. ...continued on next page

should turn off appliances on blown fuses before flipping those fuses back on. Leaving appliances running when flipping a fuse can increase the risk of fire or accident. Turn off appliances, unplug them and then turn them back on one by one after the fuse has been flipped.
Some electrical appliances age well, while others may not. Periodic inspections of appliances and their components, such as their cords, can reveal wear and tear that can lead to fires or injuries. Replace any items that pose a threat and stop using these items immediately.
• Be especially cautious if anyone smells gas. Gas leaks are often detected by the aroma of the gas in the air. When such leaks are detected, homeowners should not touch or turn any electrical switches. Doing so may create a spark that can react with the gas in the air, leading to fire. If a gas leak is detected, go outside and contact a local emergency service.
• Avoid DIY electrical work. Many homeowners are handy with hammers and other tools, but professionals are better trusted to perform electrical work on a home. The risk of accident or injury when working with wiring and other electrical components is simply too great for untrained homeowners to do on their own. • Unplug appliances before flipping a fuse. Fuses blow from time to time. Some may be knocked out by especially powerful storms, while others may blow because they’re overloaded. Regardless of why fuses blow, homeowners
