Joshua has over 15 years of experience in the financial services industry including residential mortgage, debt management, and property and casualty insurance. The Dean Team considers it an honor and privilege to be able to serve people and their families through the homebuying journey. Their ‘why’ is to create experiences that matter by helping people build generational wealth through homeownership. Joshua holds a bachelor’s degree in Early Childhood Education as well as a master’s degree in Theological Studies. Joshua, his wife, Tina, and their three children live in the North Georgia area.

DOCUMENTATION NEEDS LIST

Below are some of documents you might need to provide when applying for a home loan. Please work with your HFG Licensed Mortgage Professional regarding the documentation needed for your unique loan situation, as you may not need to provide any or all of the listed documents.

You may have already been asked for certain documentation or will be receiving a specific list from your HFG Licensed Mortgage Professional – please do provide these requested items as quickly as possible.

This list is not comprehensive and you may be asked to provide additional documents throughout the loan process.

Employment/Income

Provide most recent paystubs for 1 month

Provide W-2's for the past two years

Provide all pages and schedules of last two years personal Federal tax returns If self-employed, provide all pages and schedules of last two years business tax returns and corporate K-1's

If retired, provide benefit award letter, last two years 1099's, and all pages and schedules of last two years tax returns

Credit

Copy of driver's license

Letter of explanation for all credit inquiries within the last 3 months If VA, Certificate of Eligibility and copy of DD214

Assets

Provide ALL pages of most recent 2 months statements for accounts used for down payment and reserves if required (checking, savings, stocks, IRA, 401k, etc.).

The statements must show your name, account number and the name of the banking institution

Property

Homeowners Insurance Agent's name, address, and phone number for the subject property

If you’re retaining your current residence, provide mortgage statement showing taxes and insurance are included in the monthly payment

Mortgage statement for all rental properties and second homes (plus taxes and insurance) if not escrowed

What to Expect in the Mortgage Process

The Mortgage Process, Step by

Step

Before you purchase a home, get acquainted with the basics of the home loan process. Follow these steps to familiarize yourself with common terms and milestones, and for a smoother overall buying experience. You’ll be glad you did!

Preapproval:

A preapproval helps you know in advance how much home you can afford. To start, you may be asked to complete a loan application. Completing this step will also increase your negotiating power when making a purchase offer.

Documentation:

Paperwork supporting the application must also be submitted, which includes income and asset documents.

The Hunt:

Begin shopping for a house.Once you find the right one, the terms of the sale will be negotiated, including the price and potentially the terms of the loan being sought. A professional real estate agent can make this part of the process fun and less frustrating.

Loan Decision: Inspection and Appraisal:

Lenders require an appraisal and may require certain inspections on all home sales. By knowing the true value of the home, the borrower is protected from overpaying. During this time, a title examination is also performed to determine whether any liens exist on the property’s previous owners.

The loan is approved or declined. A conditional loan approval may be contingent on additional documentation or actions. In some cases a counter approval may be provided with alternative loan options.

Closing:

All final loan and escrow documents are signed. The lender confirms and completes the transaction with the necessary loan funds.
