The Mortgage Process, Step by Step

Before you purchase a home, get acquainted with the basics of the home loan process. Follow these steps to familiarize yourself with common terms and milestones, and for a smoother overall buying experience. You’ll be glad you did!

Preapproval:

A preapproval helps you know in advance how much home you can afford. To start, you may be asked to complete a loan application. Completing this step will also increase your negotiating power when making a purchase offer.

Documentation: Paperwork supporting the application must also be submitted, which includes income

and asset documents.

The Hunt: Begin shopping for a house. Once you find the right one, the terms of the sale will be negotiated, including the price and potentially the terms of the loan being sought. A professional real estate agent can make this part of the process fun and less frustrating.

Inspection and Appraisal: Lenders require an appraisal and may require certain inspections on all

home sales. By knowing the true value of the home, the borrower is protected from overpaying. During this time, a title examination is also performed to determine whether any liens exist on the property’s previous owners.

Loan Decision: The loan is approved or declined. A conditional loan approval may be contingent on additional documentation or actions. In some cases a counter approval may be provided with alternative loan options.

Closing: All final loan and escrow documents are signed. The lender confirms and completes the transaction with the necessary loan funds.

BRAD ROCHE For Brad Roche, the mortgage industry has become something of a family tradition. Brad is a Loan Consultant with Element Funding in the Lake Norman/Charlotte area of North Carolina. He learned about the industry from the ground up by working at his father’s brokerage company. Brad grew up in Michigan, where his father owned a mortgage company called Mortgage Plus. It had a staff of around 100 and eight offices located in Kalamazoo and its environs. Brad began working at Mortgage Plus when he was a junior in high school. He did simple administrative tasks, like putting together first time home buyer booklets and other types of marketing documentation. As he got older, his father gave him more and more

responsibilities until he was ready to become his father’s assistant. By the year 2000, Brad had truly learned and worked in all aspects of the business, including how to underwrite FHA loans, and his father made Brad a partner. When health problems caused his father to take a leave of absence from the business, Brad became in charge of the company. With his deep knowledge of the mortgage industry, Brad was a recognized as a local expert in the field and was invited to become a part-time senior coach at a leadership training company called The Core Training. Brad loves working with people and is a natural teacher. He enjoyed his coaching duties for 10 years while running his company. Michigan was badly affected by the recession that began in 20082009, and Brad was forced to merge the company with a larger lender. During this time, the owner of The Core Training wanted to set up a mortgage business in North Carolina and invited Brad to come down to run an office in 2009-2010. North Carolina’s economy was in


much better shape at the time, and Brad jumped at the opportunity to continue doing the work loved in a new environment that offered greater opportunities. Brad also continued his coaching and mentoring activities, and he once again established himself as an expert in the local market. When Element Funding wanted to set up an office in North Carolina, they asked Brad for help. Element Funding has offices throughout Georgia and Florida. The office in Charlotte was their first foray into the state. He liked the company’s systems and approach to branch management,

so he joined Element Funding at the very beginning of 2015. It’s a great opportunity for both Brad and Element Funding. Brad has earned numerous awards and citations over the years, including being cited as one of the top 1% of loan originators for three consecutive years by Mortgage Executive Magazine. Working for the company is giving Brad the opportunity to expand his offerings.
