6 TIPS TO ENTICE BUYERS IN RECORD TIME Most homeowners about to put their place on the market are most concerned with two things: getting a good price and unloading their property as quickly as possible. After all, time is money, right? The last thing you want is for your home to sit on the market for months without any viable offers. Below are six shortcuts you can take to make selling your house easier and faster. None of ‘em will break the bank. In fact, some of these efforts don’t require any cash at all.

1. Shrink your staging costs

Staging your home, which entails hiring a decorator to make your house aesthetically appealing to a prospective buyer, usually pays off big-time. On average, staged homes sell 88% faster and for 20% more than unstaged ones. But staging can be expensive . If you’re on a budget, there’s a cheaper alternative. Virtual staging is a service where tech-savvy professionals take photos of empty (or poorly furnished) rooms and then use photo-editing software to add pretty couches, tables, and other furnishings. These doctored photos can make your online listing more appealing to home buyers. The best part? There’s no extra charge per month, because you’re not renting furniture.

2. Boost curb appeal

Home buyers form their first impression when they pull up to your house. It’s no surprise, then, that curb appeal— how your home looks from the outside—can boost your property’s sales value by up to 17%, a Texas Tech University study found . Yes, primping your home’s exterior can set you back, moneywise. For example, professional landscaping (which can include installing a stone walkway, planters, shrubs, and trees) costs an average $3,219, according to HomeAdvisor.com.

To cut costs, you can opt for a less-intensive standard lawn care treatment—including six applications of fertilizer and weed control—which costs on average $330 but yields a whopping 303% return, according to the National Association of Realtors® 2016 Remodeling Impact Report. Or roll up your sleeves and tend to the front yard with your own two hands.

3. Forget about snail mail marketing

While some real estate agents still recommend sellers send mailers to people in the community to announce their new listing, direct mail costs money. A free alternative is social media marketing—promoting your listing on Facebook, Twitter, and Instagram. You could even create a Twitter account for your house like this savvy real estate agent in a Chicago suburb. To increase how many shares your listing gets, include a video tour, floor plan, and professional photos with your listing.

4. Brighten up the living space

No buyer wants to walk into a dark, dreary house. Fortunately, there are several low-cost ways you can improve the lighting in your home. Wall mirrors amplify light, so install a few throughout the home (for example, over the fireplace, behind the dining table, in the master bedroom). Swapping out lightbulbs for ones with higher lumens can also up the intensity of light in the room. And make sure you remove or push aside heavy drapery in order to let in more natural light.

5. Promote energy-efficient upgrades

Making your home more energy-efficient—say, by insulating the attic, installing a programmable thermostat, or weatherstripping doors and windows—can be a huge selling point to home buyers. After all, a

typical American fami ly spends nearly $2,000 a year on their home energy bills, according to Energy. gov; much of that mone y , however, is wasted on air leaks and drafts. So, if your home’s energy bills are considerably low, you can provide prospective buyers with an energy audit— a $200 to $400 report from a professional that shows just how energy-efficient your home is. In fact, home buyers are willing to pay more for a home that has lower utility costs; on average, they’ll shell out an additional $10,732 upfront to save $1,000 a year in utilities, the National Association of Home Builders reports. That might explain why 94% of home buyers recently surveyed by NAHB said they want Energy Star–rated appliances.

6. Build buzz in advance

You need to do everything you can to get people talking about your house before it hits the market. This includes promoting your home on all your social media channels, sending a mass email to your network, and knocking on neighbors’ doors. Another clever way to build buzz is to have a garage sale, where you can drum up interest and sell some of your old “junk.” (Bonus: Clearing out your house will make it easier for you to move later.) Meanwhile, your real estate agent should be spreading the word that your home is coming on the market soon to clients, investors, developers, and other agents. The night was still as he gazed out across the landscape. A light fog hung in the air with each breath, providing the only company he hoped for this Christmas Eve. Like a family member being received for the party, each listless breath slowly dispersed into the night as another arrived in its place. The young soldier’s eyes traversed slowly as he surveyed the bleak terrain. In the distance he spotted a small child taking refuge under a tree, playing peacefully with a doll. A peculiar sight in the eyes of anyone else. The blackness of the night began to ease as blue and green lights adorning the small, yet proud, pine illuminated the horizon. The child played alone, but was content in his solitude. The orange glow of a small fire flickered brilliantly off of the tinsel, dancing gleefully along a shroud of warmth that surrounded the boy. A soft breeze passed through the branches carrying the scents of freshly baked ham and apple pie towards the tower. The soldier inhaled deeply as he savored the aroma. Beyond the berm he could hear the faint ringing of bells. Gradually, the bells faded into joyful voices carrying familiar Christmas carols from afar. The chorus was pleasant, but distracting. This was his watch and his focus was on the boy. Would he be all right? The young soldier squinted intensely, trying to bring his vision into sharper focus. He watched as the child moved the small soldiers limbs around, testing the agility of his new gift. He could see that the child loved the soldier and beamed when he hugged it tightly. And as quickly as his breath dispersed, the night was still once more.

Economic outlook for 2017 By Renee Richardson Brainerd Dispatch Managing Editor Momentum from 2016 is carrying into the new year with multiple projects in the lakes area promising to bring in additional jobs, create new shopping and eating destinations and build on a wave of economic development flowing into the new year. Among proposed projects is a 4,000-squarefoot, sit-down restaurant, which could be constructed on wooded land just south of Frandsen Bank and Trust near the intersection with Highway 371 and Excelsior Road in Baxter. This land, called the Fruth property, is the last undeveloped land on the highly coveted Highway 371 and Highway 210 corner. Panera is what has come up as an unconfirmed but anticipated name behind the new restaurant. The sit-down restaurant

was described to Baxter officials as a high-turnover eatery. A 3,000-squarefoot retail store is proposed next door, potentially a Sleep Number store. Wayzata-based HJ Development recently confirmed the entire list of stores planned for its retail center to be constructed on 8.87 acres between Costco and J.C. Penney Co. in Baxter. Dick’s Sporting Goods will be joined by previously announced tenants - T.J. Maxx, ULTA Beauty and PetSmart. All have signed leases for the 90,000-square-foot project and expect construction to be completed by the fall of 2017. Tenants T.J. Maxx, ULTA Beauty and PetSmart plan to open in the fall with Dick’s Sporting Goods expected to open in the spring of 2018. In addition, HJ Development confirmed plans to build a 7,000-square-foot

retail strip center nearby on the southwest corner of Highway 371 and Glory Road - by Wal-Mart and across the street from Olive Garden. Construction of that building is also expected to start in the spring of 2017. This past summer, Oppidan - owner of the retail space that is home to Gander Mountain in Baxter - released a new proposal to construct two new buildings in the parking lot facing Highway 371 in front of Gander Mountain. The proposal called for a coffee shop, dental office and retail and restaurant space. A couple of names were dropped regarding tenants, including Aspen Dental and Caribou Coffee. Names of the possible restaurants were not disclosed. The plan is for two retail centers, one with 9,000 square feet and one with 6,000 square feet. One building would

include three tenants of two restaurants bordering a single retail store. The southerly most building would house Aspen Dental and the Caribou coffee shop with a drive-through window on the south end. In addition, Oppidan stated there are plans to redevelop the Gander Mountain site as well in the near future. Expectations were for construction in 2017. Brewery options expanded throughout the lakes area with redevelopments such as Roundhouse Brewery at the Northern Pacific Center in Brainerd and the current construction of the Jack Pine Brewery in Baxter, along with the construction of the Dennis Drummond Wine Company south of Brainerd. Ground was broken for the wine company and work on the site to include a bistro and event center began in the summer of 2016.

The Wells Fargo Bank building by Menards in Baxter was torn down to make room for two planned retail sites as part of the Northwoods Crossing development. Plans call for two restaurants without drive-thrus (with 40 seats each), a 25-seat restaurant with a drivethru and a 20-seat coffee shop with a drive-thru. There were remodels such as Cub Foods in Baxter and redevelopment of existing sites like the new Royal Tire in Brainerd. The landmark Bonanza was torn down and a new Riverwood Bank is now in its place in Baxter. Mattress Firm built and opened in Baxter in 2016, and the Tim Hortons eatery opened in Brainerd in its push to expand its footprint in Minnesota. A number of restaurants either opened in 2016 or moved closer to doing so from The Local 218 on Mill Avenue in Brainerd

to 612 Station Bar & Grill in downtown Brainerd to work currently on Burritos California Mexican Grill, which is remodeling the former Daylight Donuts shop on Washington Street in Brainerd. Lakes area entrepreneur Cathy Hughes, who has had stores in Baxter, Brainerd, Nisswa and Pequot Lakes, recently opened the specialty store Bette Mae’s in the Westgate Mall in Brainerd/Baxter. Hughes said this opening has been her strongest in 15 years. Hughes expanded to open Sweet Beans Coffee next to Bette Mae’s. Construction wasn’t limited to the Brainerd and Baxter area with projects like Dollar General in Pillager.

Instead of being the registered nurse who readied the operating room for patients, she found herself in the role of the patient under the OR lights. As the date of her partial mastectomy and lymph node dissection surgery approached, friends, family and co-workers rallied around her with love and support. After a successful surgery and a report that her lymph nodes were also clear, she began chemo in May. Her chemo consisted of four rounds, each round five hours long, every three weeks, a process she finished up in July. “I am so blessed to be a part of the CRMC team and also to be under their care as a patient,” Sarah revealed. “It’s given me a chance to see patient care through a new lens and I know this experience will make me a better nurse. I am grateful for the talents and compassion of my Care Coordinator Jill Witlock, my surgeons Dr. LeMieur and Dr. Shawn Roberts and physicians Dr. Westin and Dr. Kara Maucieri. But I am most grateful for the fact that I listened to my gut. Because my breast cancer was fast-growing, I know my outcome would be very different if I had ignored those feelings or even waited a few weeks to go back to my doctor.” As the next leg of her treatment begins, six weeks of radiation beginning the first week of September, this ambitious mom’s laser focus on getting well has not wavered. Her busy life at work and home continues and so

Many women avoid mammograms out of fear of the pain and discomfort associated with the procedure. Here's some tips that can help.

- Sarah Oehrlein Whatever God lies in front of us we would get through together as a family.” As an operating room charge nurse at CRMC, Sarah soon found herself in an unfamiliar position of being the patient instead of the caregiver. Instead of being the registered nurse who readied the operating room for patients, she found herself in the role of the patient under the OR lights. As the date of her partial mastectomy and lymph node dissection surgery approached, friends, family and co-workers rallied around her with love and support. After a successful surgery and a report that her lymph nodes were also clear, she began chemo in May. Her chemo consisted of four rounds, each round five hours long, every three weeks, a process she finished up in July. “I am so blessed to be a part of the CRMC team and also to be under their care as a patient,” Sarah revealed. “It’s given me a chance to see patient care through a new lens and I know this experience will make me a better nurse. I am grateful for the talents and compassion of my Care Coordinator Jill Witlock, my surgeons Dr. LeMieur and Dr. Shawn Roberts and physicians Dr. Westin and Dr. Kara Maucieri. But I am most grateful for the fact that I listened to my gut. Because my breast cancer was fast-growing, I know my outcome would be very different if I had ignored those feelings or even waited a few weeks to go back to my doctor.” As the next leg of her treatment begins, six weeks of radiation beginning the first week of September, this ambitious mom’s laser focus on getting well has not wavered. Her busy life at work and home continues and so

We at the Brainerd Dispatch and Echo Publishing are committed to providing an excellent product to all of our customers. To ensure excellence to our advertisers, we have set the following advertising policies. All advertisements are accepted subject to the approval of the publisher. Brainerd Dispatch and Echo Publishing reserve the right to refuse or cancel any advertisement at any time. Rates charged for advertising are for space only and do not include any compensation for the right, title and any interest to layouts, composition, material, or labor of advertisements created by and placed with Brainerd Dispatch/Echo Publishing. All advertisements remain the sole property of Brainerd Dispatch/Echo Publishing. Brainerd Dispatch/Echo Publishing reserve the right to copyright any ad produced by its staff. Copyright and Third Party Publication Information Advertisers who wish to purchase copyright to paid ads may do so at the standard labor charge of $50/labor hour for each individual ad they wish to purchase copyright for (refer to Attachment A for labor hour estimation). The purchase of an ad’s copyright is for the final ad product, delivered in high resolution PDF, and does not include any production/creative assets and/or non-transferable materials used in creating the ad. Advertisers who wish to use a third party publishers must provide, or have on file, a written authorization from the advertiser if the third party publisher is requesting the high resolution PDF directly from The Brainerd Dispatch/Echo Publishing. Third party publishers may not purchase the copyright to any ad without the express written consent from the advertiser and must adhere to copyright-purchased compliance (see Attachment B). The advertiser, and any third party publisher, who uses the ad agrees to indemnify and hold harmless The Brainerd Dispatch/ Echo Publishing for any inaccuracies or fallacies resulting from alteration, modifica-

tion, or attempted redesign of the purchased high resolution PDF. This includes, but is not limited to, claims for libel, copyright infringement and trademark infringement. Attachment A: Labor hours will be based on a rate of $50 per hour, and the following guidelines will be used for time estimation. • One (1) hour per Total Ad Column Inch size of 25.2 inches. • Minimum labor time is one (1) hour • Any ad larger than 126 Total Ad Column Inches in size will be estimated on a separate proposal- this will include any multiple page ads • This rate is only applicable for design time and does not include any time, materials or services of photographing, video work, or other content. These services require a proposal for Content Services Attachment B Copyright-Purchased Compliance Third Party publishers may use advertiser-purchased copyright ads as long as: • Advertiser has provided written authorization that third party publisher in question may receive the copyright purchased ad • Third party publisher will not alter, modify, or attempt to redesign the ad either in its entirety or any portion • Advertiser has authorized the third party publisher to utilize the copyright-purchased ad in the publication each instance any copyright-purchased ad is used • Third party publisher will retain written record of authorization and be able to provide a tearsheet of the ad as it was published. All advertising is cash with order except when credit has been approved by the company. When credit is allowed to an advertiser, accounts are due on receipt of statement. A service charge of 1.5% per month (annual rate 18%) will be charged on accounts more

than 30 days past due. In double truck ads the gutter is billed as one column. Advertising rates may be revised from time to time. Advertisers under contract will be given 30 days notice. Advertising deadlines are set well in advance of publication to ensure an excellent product for the advertiser. Proofs for the purpose of correcting errors in production will be e-mailed or faxed to the advertiser. Once a proof is submitted to the advertiser, the advertiser takes responsibility for errors not marked on the proof. Correctness of ads submitted after deadline is the responsibility of the advertiser. However, if there is an error that is the fault of the Brainerd Dispatch/Echo Publishing, the ad will be re-run (or credit given for) that part of the ad containing the error. Cancellation deadlines are the same as ad order deadlines. Because of the expense involved in the production of ads, cancellations after deadline may be billed for time and materials. The labor charge is $50 per hour. The advertiser agrees to indemnify and hold the newspaper harmless for any claims arising out of the publication of copy submitted by the advertiser. This includes, but is not limited to, claims for libel, copyright infringement and trademark infringement. Position requests will be granted, but not guaranteed, when possible and will not be considered a condition of acceptance for publications. Failure to meet these requests will not constitute cause for adjustment, refund or rerun of the advertisement, unless a positioning surcharge has been paid. Brokered Advertising: Brainerd Dispatch and Echo Publishing work directly and individually with advertisers and do not accept local brokered advertising.

REQUIREMENTS- THE FINE PRINT

Specs For Sending Ads Our preferred ad delivery format is PDF Version 1.3 (Acrobat 4 Standard). • Due to the nature of the newsprint printing process rich black or black made up of CMYK should not be used. • Type that is overprinted should be no smaller than 5pt, type that is knocking out of more than one color should be no smaller than 8pt. • When using type at the minimum sizes take into account the fonts you are using as some script and thin bodied type may still be too thin at these sizes. • Do not use ICC or embedded color profiling as there could be a potential color shift from what you see on your screen versus what you will see on the final piece. This is due to the fact that your profiles may not match our profiles during final output causing

the colors to shift to try to match our profiles. • All fonts must be embedded. • OPI cannot be used. • Any images used in your original document should be at a minimum resolution of 200 dpi. • All PDF’s created from software that supports layers and live transparencies (i.e. Adobe CS Suite, Quark, etc.) must have all layers and live transparencies flattened within the final PDF delivered to us. If this is not done we can not guarantee your transparency settings will match ours during the digital work flow. This could potentially create undesired effects in the final output of your ad. • PDFwriter is not acceptable for creating a PDF for print production. At our discretion we may occasionally choose to work with PDF’s created from Microsoft Word, Excel,

Publisher, or other office applications as best we can, but can not guarantee final output. They are designed for Desktop Publishing not Print Production and typically are missing important capabilities for producing CMYK color, correct font embedding, etc. • We also will accept native files which must include all supporting fonts and graphics. Please call ahead to be sure we have compatible versions of software to open and work with the files. • Any copy not sent as a digital file will be converted digitally (scanned) and will probably suffer a loss of quality in the conversion. • If you have concerns or questions regarding any of the above please feel free to call.

GLOSSARY PCI (Per Column Inch)

The price you pay per column inch. A column inch is equal to the actual size of the particular publication column by 1 actual inch. See the specific publication for actual measurements.

ROP (Run of Press)

Run of Press simply means that a print ad can be placed anyplace that is convenient for the printer.

ROS (Run of Site)

Run of Site is similar to ROP except it refers to online advertising. Run of Site simply means the ad runs in rotation in a certain size across the entire website.

Social Media

Social Media is made up of any series of networks that consumers use to interact with each other. Social Media is a way that business can interact with their customers to create more personal interaction.

SOV (Share of Voice)

Share of Voice guarantees the frequency of your ad compared to other ads in that same category, either by size of ad, or section. An SOV campaign emphasizes the overall percentage of views

Unique User

Unique User refers to the number of different devices that have accessed a website. Typically identified by IP address, unique user information is useful for identifying audiences and device access.

Identifying unique audiences and marketing to them directly is called Target Marketing. This is an ideal way of marketing, as it will help reach existing, new and potential customers. Target marketing can be accomplished in a number of ways, from audience knowledge to specialized programs that can assist you in identifying your audiences.

TOM (Top of Mind Awareness)

Top of Mind refers to the idea that your brand/product/company is the first thing a potential customer thinks of when they have a relevant need. For example: TOM is accomplished when someone remembers your ad for financial planning as they are thinking, or speaking with others about retirement plans.

Tracking

Throughout your marketing campaign you need to establish progress by tracking your results. To do this effectively, your tracking methods need to have easily defined, objective goals that you can quantify.

GLOSSARY Ad Strategy

A subset of your Marketing Plan, Ad Strategy is identifying the different ad options you have and how you can use them effectively.

Audience

An Audience is a way to separate your consumer base into different categories that you can identify, target and track. Audience is important to identify when planning your marketing and evaluating your marketing’s effectiveness.

Behavioral Targeting

By tracking an individual’s activity online, search engines and other programs are able to assign particular behaviors, that when displayed, trigger ad delivery that is relevant to that individual based on those actions.

Blitz

A Blitz is a short marketing campaign that is focused on accomplishing, or promoting, a particular product or event. For example: if you have a sale coming, you may consider a blitz to create top of mind awareness for potential customers.

Brand, Branding

Your Brand is what consumers identify you as. Your Brand is a vital part of any marketing that you do and care should be taken to maintain your Brand integrity.

Budget

Refers to not only your dollar investment, but also your time. While some time can

be offset by increasing dollars (outsourcing ad design for example) time should certainly be considered.

Bundle

Bundling is simply packaging multiple types of marketing into one campaign or strategy using the same message. Bundling your print and online is a standard option that ensures you are maximizing your reach.

Campaign

A Campaign is a planned marketing effort that includes a predetermined goal, measurable progress, and clear messages. The campaign itself should have fairly clear start and end parameters to ensure that the measurable tracking is accurate.

Circulation

In print circulation, or reach of the subscribed users, is usually separated into weekday and weekend categories. For weekly newspapers there is just the one category.

Column Inch

In print advertising the size of an ad is determined by its column inches. A column inch is the width of one column and one inch in height.

CPC (Cost per Click)

This is a comparison you can use to determine the value (subjective) of each click your ad receives- for example: if you have 10 clicks and it cost you $100 then your CPC is $10. See also PPC

CPM (Cost per Mille)

Cost per Mille, or Cost per Thousand, is used to calculate the cost of impressions. Basically, for every 1,000 times your ad is shown (impressions) it will cost you a set amount. For example: if a certain online ad size has a CPM of $10, it will cost you $10 for every 1,000 times your ad is shown.

Demographic

Similar to Audience, Demographics refer to the specific identifiers that make up an audience. Examples of some demographics: gender, age range, income level, family, etc.

Fragmentation

This occurs when traits of your audience change and cause new groups, or subgroups, to be formed. It is important to keep track of fragmentation in order to maintain your marketing’s effectiveness.

Goals

Your marketing plan needs to have well defined, realistic goals. If you don’t have these it will be difficult to measure the actual effectiveness of any marketing you do. For example: I want to drive traffic vs. I want to increase unique users by 5%.

Impressions

An Impression refers to each time an ad is displayed. For example: if you had 100 impressions, that means your ad was shown 100 times.
