monitors single-family home sales in 20 major U.S. cities. Another valuable resource is the Metropolitan Median Area Prices and Affordability tracker from the National Association of Realtors®.

3. Mortgage rates matter, too

Generally, more people buy homes when mortgage rates drop, historic data shows. As a result, prospective sellers should be monitoring the mortgage market, says Jack Guttentag , author of “The Mortgage Encyclopedia.” Need help keeping an eye on interest rates? Realtor.com has a mortgage rate trends tracker, which lets you follow interest rate changes in your local market.

4. Wait until your home’s in good shape

To fetch top dollar for your home, the property must show well. This may require you take time to make repairs to your house. Any defect or condition that affects the intended function or operation of a major house system should be fixed. Translation: Taking care of leaks, built-in appliances not functioning properly, insect infestations, plus any imminent safety or environmental hazards, is crucial before listing your home. Even making cosmetic changes (e.g., repainting the kitchen or sprucing up the property’s landscaping) can make your home significantly

more appealing to home buyers. Keeping up with your neighbors is also important. If all the houses on your block are beautifully furnished and landscaped, then it’s likely worth it to spend the extra cash—and the time—primping your own home for sale.

5. Your personal preparedness is a priority, too

Yet no amount of timing should eclipse what time is right for you —personally, professionally, and otherwise. Are you ready to move on, or up into bigger digs? Many homeowners sell when they change jobs or when their children switch schools, or when the kids fly the coop and the parents are ready to downsize. So, take stock of your own situation when deciding whether to put your house on the market now or wait -By Daniel Bortz | Realtor.com

The strength of the U.S. housing market as a whole certainly plays a role in home prices. According to a realtor.com analysis of annual price growth rates, a home’s value generally increases 3% to 4% a year when the economy is strong, driven by inflation and natural population growth. From 2011 to 2016, the national housing market was recovering from the bubble at a slightly higher speed: 6.3% a year, on average. You’ll want to assess your local economy’s conditions when figuring out when to list your home. One benchmark you can use is the S&P CoreLogic CaseShiller National Home Price Index, which

1. Spring isn’t always the best season to sell your house

Though conventional wisdom maintains that the spring home-buying season (April to June) is the best time to sell, that’s not always the case. In fact, one recent study even found that sellers typically net more above asking price during the months of December, January, February, and March than they do from June through November. Surprised? One reason may be that the spring home-buying season generally means you’ll have more competition from other home sellers—and that may require you to price your home more aggressively in order to attract buyers. Listing in the spring means you are positioning yourself to compete with several other homes. So as a seller in the spring, you have to price and market your home flawlessly to show buyers that your

home is more desirable than the place next door. Additionally, a number of experts recommend listing a home in February or March so that the property hits the market before the competition ramps up—which may explain why a 2018 study by ATTOM Data Solutions of 14.7 million home sales from 2011 to 2017 found the second-best day of the year to sell a home is Feb. 15, with sellers netting an average premium of 9% above their house’s estimated market value on that day. (Sellers nab a 9.1% premium above market value on June 28.) Winter is also a hot time of year for people relocating for jobs. One of the biggest months for corporate relocation is January-February, so those buyers who need to move quickly are out in full force looking for new homes.

Different campaigns have different measurable metrics and working with information you can provide gives us the data that will help us refine and craft your campaign to the best it can.

WHEN? n There are two distinct ways to reach out to audiences - remaining at the forefront for when they are ready to buy, and to place a well crafted call out to those are are ready to buy now. CHRISTMAS

SMALL BUSINESS SATURDAY NOV 24TH

• Crosslake St. Patrick’s Day

Mary Jo McCarthy Age 69 Every Christmas, when I’m out shopping, I see beautiful Nativity sets, some made of the finest porcelain, others of wood or resin, or maybe even Waterford crystal. I’ve seen lovely life-size Fontanini renditions from Italy, Precious Moments, Hummel nativities from Germany, and I’ve seen a Native American set at the mission church in Red Lake. But, of all those beautifully crafted sets, my memory goes back to the Nativity set I had, growing up on a farm in Washington County, near Hastings, Minn., in the 1950s, with my seven brothers and sisters. My parents were married at the height of the 1930s Depression-era and they were practical and frugal in every way. Our home was a comfortable, rambling two-story farmhouse, full of love and the constant activity of eight children. Although it had a warm and inviting atmosphere, my mom spent little, if any money, on decorating styles or themes. If we were given a ceramic knick knack or souvenir, or saved enough Green-Stamps to purchase a new picture, that was fine, but practicality was the rule we lived by. It was as simple as that. At Christmas time, my dad would bring in fresh pine boughs for the Advent wreath and he made a birch log candle holder that we placed on the dining room table. But, my most precious memory was our Nativity set. And, it was made of cardboard, complete with a stable, Holy family, wise men, shepherds and many, many sheep. We would carefully remove it from the box and set the pieces reverently, to sit upon the coffee table or sometimes beneath the Christmas tree. Each figure came with a circle that could be attached to the base so each piece would stand on its own. In my eyes, it was the most precious Nativity set ever. We were allowed to move the figures in different formations, sometimes daily, and to me, it brought the sweet story of baby Jesus to life. I never considered that there was anything other than that simple cardboard set. As we sat, surrounding the tree on Christmas Eve, my father would ask us to sing familiar Christmas carols together and we would always end with “Silent Night” at his request. I can close my eyes right now and see all of my family together, parents, brothers and sisters and I can remember the tinseled tree and shining lights and I can recall that simple Nativity set. We were filled with the wonder of the true meaning of Christmas. Many years later, I received an unexpected package in the mail close to the Christmas season. To my delight and surprise, my sister, Barb, had sent me an exact duplicate of our cardboard Nativity set, a true antique by now. My

Christmas Blessings Molly Wells Age 17

As a frigid blanket of snow unfolds itself over a tranquil Christmas Eve night, every heart leaps. Eyes become brighter and smiles wider as one thinks of what is to come the following day. For the past month, precious time has been offered up for frosting cookies, carefully wrapping presents and decorating the evergreen tree with dazzling lights and radiant ornaments. Before Dec. 25, stockings have been strung, joyful carols have started to play (especially on 103.5), the potpourri wafts a smooth, cinnamon smell throughout the house and brilliant lights adorn houses and yards across the city. A jolly warmth fills the heart and soul with an indescribable happiness. Would this feeling persist if all the decorations and traditions disappeared? Would the holiday still hold the same value if such things as the cookies, the tree and the presents were no more? The answer is simple -- yes. All of the above things are not necessities, but blessings. Often, these blessings are taken for granted; more so, the author of these blessings is held runner up to the decorations and traditions. Whether or not one boasts the material items like presents, lights and stock-

Tips for your Mammogram

Many women avoid mammograms out of fear of the pain and discomfort associated with the procedure. Here's some tips that can help.

1. Time your visit. Breasts are not as tender one week after a period. 2. Dress well. Wear a shirt and bra that are easy to take off and put on. Consider a front button up shirt if you wear make-up or style your hair. 3. Pack the pain meds. OTC pain meds may help with discomfort. 4. Perfume negative. Things like perfume, deoderant, lotions and body powders can show up as false positives. 5. Avoid caffeine. Some women find that caffeine contributes to breast tenderness. Avoid caffeine a week prior.

Instead of being the registered nurse who readied the operating room for patients, she found herself in the role of the patient under the OR lights. As the date of her partial mastectomy and lymph node dissection surgery approached, friends, family and co-workers rallied around her with love and support. After a successful surgery and a report that her lymph nodes were also clear, she began chemo in May. Her chemo consisted of four rounds, each round five hours long, every three weeks, a process she finished up in July. “I am so blessed to be a part of the CRMC team and also to be under their care as a patient,” Sarah revealed. “It’s given me a chance to see patient care through a new lens and I know this experience will make me a better nurse. I am grateful for the talents and compassion of my Care Coordinator Jill Witlock, my surgeons Dr. LeMieur and Dr. Shawn Roberts and physicians Dr. Westin and Dr. Kara Maucieri. But I am most grateful for the fact that I listened to my gut. Because my breast cancer was fast-growing, I know my outcome would be very different if I had ignored those feelings or even waited a few weeks to go back to my doctor.” As the next leg of her treatment begins, six weeks of radiation beginning the first week of September, this ambitious mom’s laser focus on getting well has not wavered. Ernie’s Tropical delight: While the scallops are the highlighted protein, the contrast between the coconut risotto and Thai curry cream is a tango of flavors. The grilled pineapple salsa pushes this dish over the edge in becoming a tropical explosion. Ernie’s is brand new: The bar area has raised ceilings, new walls, new bar and back bar, new chef, new patio and deck and

dining area. Structurally everything is new. “I tell everyone it’s still the same old view,” owner Chris Foy said. “... Just a better version of it.” The main selling point isn’t new: Yes, food, views and ambiance are important. But sometimes even more important is the service. “Everybody knows our staff,” Foy said. “That’s as important as anything else.”

See our ad on page 12

Make yourself comfortable: Executive chef Bradley Simpson specializes in comfort food. So he took this traditional Canadian dish and made it Minnesotan with the help of a short rib pot roast, salted and given a hard sear before roasting in the oven for 12 hours with red wine, vegetables, water and thyme. A step above: Instead of fries,

deep fried fingerling potatoes are used to go with the Ellsworth cheese curds.

The proof is in the gravy: But not just the gravy, which is made from beef and veal stock and heavy cream. The dish is topped with a veal stock and red wine demi-glace. Sprinkle on parmesan cheese and chives and this appetizer is a solid main course.

About Bean Hole Days

The Pequot Lakes Bean Hole Days celebration in July originated in 1938. The huge cast iron kettles with fun names like Big Bertha, Thor, Sven and Lena are filled with beans, then buried and cooked overnight. The next day, the kettles are raised and the beans are served free of charge at noon. This tradition brings thousands together as they share a free lunch of baked beans, dinner roll, and beverage.

Whatever God lies in front of us we would get through together as a family.” As an operating room charge nurse at CRMC, Sarah soon found herself in an unfamiliar position of being the patient instead of the caregiver. Her busy life at work and home continues and so

The advertiser, and any third party publisher, who uses the ad agrees to indemnify and hold harmless The Brainerd Dispatch/Echo Publishing for any inaccuracies or fallacies resulting from alteration, modification, or attempted redesign of the purchased high resolution PDF. This includes, but is not limited to, claims for libel, copyright infringement and trademark infringement. All advertising is cash with order except when credit has been approved by the company. REQUIREMENTS- THE FINE PRINT

Specs For Sending Ads Our preferred ad delivery format is PDF Version 1.3 (Acrobat 4 Standard). • Due to the nature of the newsprint printing process rich black or black made up of CMYK should not be used. • Type that is overprinted should be no smaller than 5pt, type that is knocking out of more than one color should be no smaller than 8pt. • When using type at the minimum sizes take into account the fonts you are using as some script and thin bodied type may still be too thin at these sizes. • Do not use ICC or embedded color profiling as there could be a potential color shift from what you see on your screen versus what you will see on the final piece. This is due to the fact that your profiles may not match our profiles during final output causing

the colors to shift to try to match our profiles. • All fonts must be embedded. • OPI cannot be used. • Any images used in your original document should be at a minimum resolution of 200 dpi. • All PDFs created from software that supports layers and live transparencies (i.e. Adobe CS Suite, Quark, etc.) must have all layers and live transparencies flattened within the final PDF delivered to us. If this is not done we can not guarantee your transparency settings will match ours during the digital work flow. This could potentially create undesired effects in the final output of your ad. • PDFwriter is not acceptable for creating a PDF for print production. At our discretion we may occasionally choose to work with PDFs created from Microsoft Word, Excel,

Avoid

Publisher, or other office applications as best we can, but can not guarantee final output. They are designed for Desktop Publishing not Print Production and typically are missing important capabilities for producing CMYK color, correct font embedding, etc. • We also will accept native files which must include all supporting fonts and graphics. Please call ahead to be sure we have compatible versions of software to open and work with the files. • Any copy not sent as a digital file will be converted digitally (scanned) and will probably suffer a loss of quality in the conversion. • If you have concerns or questions regarding any of the above please feel free to call.

GLOSSARY Ad Strategy

A subset of your Marketing Plan, Ad Strategy is identifying the different ad options you have and how you can use them effectively.

Audience

An Audience is a way to separate your consumer base into different categories that you can identify, target and track. Audience is important to identify when planning your marketing and evaluating your marketing’s effectiveness.

Behavioral Targeting

By tracking an individual’s activity online, search engines and other programs are able to assign particular behaviors, that when displayed, trigger ad delivery that is relevant to that individual based on those actions.

Blitz

A Blitz is a short marketing campaign that is focused on accomplishing, or promoting, a particular product or event. For example: if you have a sale coming, you may consider a blitz to create top of mind awareness for potential customers.

Brand, Branding

Your Brand is what consumers identify you as. Your Brand is a vital part of any marketing that you do and care should be taken to maintain your Brand integrity.

Budget

Refers to not only your dollar investment, but also your time. While some time can

be offset by increasing dollars (outsourcing ad design for example) time should certainly be considered.

Bundle

Bundling is simply packaging multiple types of marketing into one campaign or strategy using the same message. Bundling your print and online is a standard option that ensures you are maximizing your reach.

Campaign

A Campaign is a planned marketing effort that includes a predetermined goal, measurable progress, and clear messages. The campaign itself should have fairly clear start and end parameters to ensure that the measurable tracking is accurate.

Circulation

In print circulation, or reach of the subscribed users, is usually separated into weekday and weekend categories. For weekly newspapers there is just the one category.

Column Inch

In print advertising the size of an ad is determined by its column inches. A column inch is the width of one column and one inch in height.

CPC (Cost per Click)

This is a comparison you can use to determine the value (subjective) of each click your ad receives- for example: if you have 10 clicks and it cost you $100 then your CPC is $10. See also PPC

CPM (Cost per Mille)

Cost per Mille, or Cost per Thousand, is used to calculate the cost of impressions. Basically, for every 1,000 times your ad is shown (impressions) it will cost you a set amount. For example: if a certain online ad size has a CPM of $10, it will cost you $10 for every 1,000 times your ad is shown.

Demographic

Similar to Audience, Demographics refer to the specific identifiers that make up an audience. Examples of some demographics: gender, age range, income level, family, etc.

Fragmentation

This occurs when traits of your audience change and cause new groups, or subgroups, to be formed. It is important to keep track of fragmentation in order to maintain your marketing’s effectiveness.

Goals

Your marketing plan needs to have well defined, realistic goals. If you don’t have these it will be difficult to measure the actual effectiveness of any marketing you do. For example: I want to drive traffic vs. I want to increase unique users by 5%.

Impressions

An Impression refers to each time an ad is displayed. For example: if you had 100 impressions, that means your ad was shown 100 times.

GLOSSARY PCI (Per Column Inch)

The price you pay per column inch. A column inch is equal to the actual size of the particular publication column by 1 actual inch. See the specific publication for actual measurements.

rather than a set number of impressions. For example: an SOV campaign would be a purchase of 50% of total estimated impressions; whereas a CPM campaign would be based more on budget and available impressions.

PPC (Pay per Click)

Target Marketing

An ad model where instead of paying for a guaranteed number of impressions, you instead bid on each available impression and then are billed based on that.

ROP (Run of Press)

Run of Press simply means that a print ad can be placed anyplace that is convenient for the printer.

ROS (Run of Site)

Run of Site is similar to ROP except it refers to online advertising. Run of Site simply means the ad runs in rotation in a certain size across the entire website.

Social Media

Social Media is made up of any series of networks that consumers use to interact with each other. Social Media is a way that business can interact with their customers to create more personal interaction.

SOV (Share of Voice)

Share of Voice guarantees the frequency of your ad compared to other ads in that same category, either by size of ad, or section. An SOV campaign emphasizes the overall percentage of views

Unique User

Unique User refers to the number of different devices that have accessed a website. Typically identified by IP address, unique user information is useful for identifying audiences and device access.

Identifying unique audiences and marketing to them directly is called Target Marketing. This is an ideal way of marketing, as it will help reach existing, new and potential customers. Target marketing can be accomplished in a number of ways, from audience knowledge to specialized programs that can assist you in identifying your audiences.

TOM (Top of Mind Awareness)

Top of Mind refers to the idea that your brand/product/company is the first thing a potential customer thinks of when they have a relevant need. For example: TOM is accomplished when someone remembers your ad for financial planning as they are thinking, or speaking with others about retirement plans.

Tracking

Throughout your marketing campaign you need to establish progress by tracking your results. To do this effectively, your tracking methods need to have easily defined, objective goals that you can quantify.
