CAN A FOREIGNER BUY HOUSE IN ORLANDO? Can I buy a House here in Orlando? Today, this is a very frequent question you hear of people residing in Brazil here passing vacation, which enchanted with the beauty and quality of life in this town and want to create a closer relationship with this region. Also hear this question from people still in Brazil, many don’t even know Orlando, but already have plans for a possible future change here, excited by reports of friends about the safety, quality public schools, cost of living, job opportunities and many other benefits here offered in comparison with those found in Brazil. Well, the answer is Yes! Any Brazilian can buy a property here in Orlando, and for that, you don’t have to have all the money for payment out of the building, because there are specific funding programmes for foreigners with input from 30% and balance funded by up to 30 years .

And what do I need to buy a property? If you have money and want to pay the property in sight, just an identification document (passport). Of course, despite the simplicity with which the purchasing process, it be certain particularities and peculiarities, which require monitoring, since the beginning of the process, a business professional (Broker or Realtor), in order to avoid delays and losses as well as take advantage of any benefits that a seasoned professional can bring not only at the time of negotiation and closing of the purchase, but also in seeking and selecting the appropriate property. Remember that normally does not require any payment for this professional that you provide all the advice, since the same will receive a Commission from the seller of the property, already provided for in the transaction. There is also the American legislation, certain fees that may, in the future, affect who is buying the property or his heirs, such as the inheritance tax, which can easily be avoided with the accompaniment of a competent professional real estate area that elucidarĂĄ about the possible alternatives. When the closing of the transfer of ownership, plus the total value of the property to be paid there are still closing costs on a purchase in sight, usually get close to 1% of the property value. If you do not intend to buy out or do not have enough money, the alternative is buying financed the property desired. For foreigners there is a possibility of purchase of property with minimum input of 30% and the rest financed by up to 30 years. For the implementation of the funding is necessary for the foreigner proves the existence of the input value and condition, in the country of origin, to pay the monthly installments. We caution you that the purchase financed the value of closing costs will always be higher than the purchase in sight, due to the exis-

Moreover, with the growth rate that currently on the values of the rents, it is quite possible that in two or three years is going on a positive balance in income after payment of all expenses. In this way and with appreciation of properties in this region that today is one of the tallest of the United States, we can say that buying property in Orlando is without a doubt a great deal.

Brazilians gain more and more the american territory
he search for an opportunity to better life outside of Brazil is not new. However, due to the economic crisis the country faces, this movement has intensified. Who ever dreamed of opening your own business in the United States? According to data from the American Consulate in Sao Paulo, the Brazilian investment in native American lands increased 89% over the past five years and the trend is that these numbers continue to grow. The reasons range from the current economic crisis that takes care of the country to a more favourable business environment and the desire for a better quality of life. While in Brazil the deadline to start a business is at 100 days, depending on the State, in Florida, the same official recognition procedure takes from two to four business days. To ease bureaucracy causes open your own business many Brazilians, regardless of company size. The specialist in corporate law, business expansion and internationalization, Eliete Negrão, remember that a survey conducted by Hogan Assessments/HR Workshop showed that Brazilian and American professionals have more similarities than differences . In the case of Brazil, the study revealed that the
professionals are typically emotionally stable and have self-esteem. However, also have an ambition equally average, indicating a competitiveness contained, in addition to prefer the role of supporters, without the exposure and without wanting to control the situations. On the other hand, in the case of the Americans, became clear similarities with the Brazilians in terms of sociability where the professionals of the United States also are introverts and extroverts. And just like the Brazilians, also prefer to act with prudence and pragmatism. According to a survey made by two Brazilian researchers from us Government data, the brazilian community in the United States is more qualified and is more integrated than the average of other immigrants in the country. The Brazilians have a lower unemployment rate and a higher household income, not only in relation to all immigrants, but also to the American people. The Brazilians, according to the data, has a higher educational level than the average of all immigrants. Eliete Negrão believes that the market in the United States underwent a change in relation to foreign labor. For her, the companies began to realize, especially in the provision of services, the Brazilians began to win each time the market and American confidence. “I think this transformation and this new world that the American comes living, IE getting the Brazilian that service with a distinctive excellence, went on to make a big difference in the American market. This made what the receptive gets too good for us, Brazilians”, explains Eliete Negrão. According to the expert, anyone can invest in the United States and the Brazilians are increasingly conquering this space. For her, this is because the soil has been fostered by a dynamic and entrepreneurial intelligence brought by Brazilians. The forecasts for those who want to undertake and live in Florida are wonderful.

Growing demand for AGRICULTURAL AREAS in the United States
C
urrently, the housing market in the United States have experienced a phase that generates many curiosities. One is that some Brazilian States, focusing on agribusiness, have directed a lot of eyes to the native American lands. However, not only to keep their productions, but also to buy land and lease. The United States have, in total, 2.1 million farms, with average sizes of 176 acres. The country has the largest area of agricultural and livestock production in the world, followed by India, China, Russia and Brazil. The production area is approximately 370 million hectares. There is no doubt that Brazilian farmers have a great advantage in the number of crops that can be performed per year. Two or more crops can be grown per year in Brazil, while American farmers usually can only cultivate a-with some exceptions in the South of the country-and all this is due to the tropical climate present in Brazil. When it comes to soy, both the Brazil as the United States are close in terms of production and productivity. However, in the years to come the Brazil must continue to expand their areas of production, while any expansion in the United States will be limited. It is possible to say that today is just a matter of time before the Brazil turn the largest producer of soybeans in the world. On the other hand, when it comes to corn production the conversation is another. This type of pro-

duction is the most present in the United States, making the country the world’s largest producer, accounting for approximately 36% of all grain produced in the world. One of the major differences between American farmers for Brazilians is the cost of production. The Brazilians suffer greatly with higher variable costs compared to the Americans, mainly for chemical and fertilizer inputs. In the United States it is possible to have the confidence and physical security and your financial business. In addition to being a country where the quality of life is very present for whole family, without risk of robberies and acts of violence, the farmers feel safe financially with respect to stability in the values of the inputs. Agricultural real estate market in the United States is not much talked about by people, but currently has had a major growth and demand, mainly by Brazilians. In the State of Florida, for example, the search has been too large for areas to monetize capital. Not only in part, but also in the area of cultivation.

Decor
Designing a Vacation Home
I
f you are fortunate enough to own a vacation home, you may find it difficult and sometimes overwhelming to figure out how to decorate it accordingly, especially if you plan on renting it throughout the year. You need to find a way to balance your personal style and comfort so guests will enjoy being there with durable and beautiful furnishings that can withstand the wear and tear of your bookings. With the sharing economy in full swing, putting your property on the rental market is easier than ever. Furnishing that rental, however, isn’t always quite as easy. Interior decor makes a big impact—not only on first impressions, but also in attracting return guests and great reviews. The best advice I can give you, right from the start is to hire a professional, with experience in the area that can guide you through this new experience, to turn your house into a great investment, because location and the decor of the house is what makes it appealing to the eyes of the guests. Decide on a Design Theme To make informed home decor decisions, begin by figuring out the overarching design vision most appropriate for your target audience. When talking about vacation homes located in the greater Orlando, your target guest is the one enjoying the parks, usually traveling with the family, looking for a magical experience in the rental property as well. Deciding on a theme ahead of time can help streamline furniture decisionsso that by the time you start sho-

pping, you’re less likely to fall down the rabbit hole of picking up everything that catches your eye—including items that might not work well together! If you are working with a Professional Designer, you will most definitely be guided through the whole experience with easy and stress free. Stick to Neutrals For the Main Pieces Unless you’re targeting a niche audience, a neutral palette will have the greatest mass appeal. Subdued tones also makes it easier to layer over with pops of color or statement pieces that can be easily swapped out to keep your rental looking new. Show Personality Through Small Touches Home rentals are often preferred over hotels because they tend to show more personality. To create a memorable space, use select statement pieces and textures to add warmth and interest to a room. Low maintenance plants and carefully placed mirrors can instantly brighten up a space. Be careful not to over-decorate, and always remember to never leave your personal items out of sight. Living Area First impressions are often made in the living room. Since it’s the first space most guests will see, the living room should encapsulate your design vision and personality more than any other room.
Bedroom The bedroom is the most important part of any rental. Comfortable beds with quality linens are crucial as well as the bedside table and lamps. Minimizing clutter is an important rule to follow in every room, but it especially holds true in the bedrooms. Make sure there’s enough breathing room for guests to move around, unpack, and store their luggage without feeling cramped. And if a Magical Experience is what you are looking to provide, don’t forget about the Themed Bedrooms, a unique experience provided outside the themed parks where kids and adults can enjoy their favorite character every day, during their stay. Kitchen Many people prefer short-term housing rentals to hotels because of the access to a kitchen. Keep it stocked with appliances and tableware—and don’t forget the coffee maker. If hiring a professional interior designer or do it on your own, always keep in my mind that it should be a design aimed to please the guests, the more guests you please, the better it is for you!
