HELLO FORT WORTH TEXAS

HelloFortWorthTexas@gmail.com www.HelloFortWorthTexas.com
As a native Texan, with over 23 years of experience in both general real estate and new home sales, my resume boasts a diversified professional background; including 12 years selling for a national home builder which gave me formal training and an in-depth understanding of the overall construction process.
At the heart of my business is a deep desire to help others; to provide information, to be a resource, to educate, to be your Trusted Real Estate Advisor. Providing you with the market data and historical expertise to help you make informed decisions while providing you with a roadmap and managing the details to help you achieve your real estate goals I am dedicated to acting as YOUR fiduciary representing YOU and YOUR best interests.
I’ve made three major cross-country moves (Austin, TX --> Orlando, FL --> Bend, OR --> back to TX) I personally know how difficult it is to move, set down roots, and get established within the local community When our family moved to Oregon, I created a widely read and award-winning blog, Hello Bend Oregon, which grew into a resource for the community It brought me joy to help so many people! I am in the process of launching Hello Fort Worth Texas, my new local sister blog, so I can continue to share information, build connections, and provide value
Whether you’re looking for a new construction home, a luxury home in a golf course community, lakefront property, a downtown condo, a hobby farm/ranch, or anything in between; it is imperative to find someone who will focus on your best interests and match your needs/goals with the opportunities available within our local market. I would be honored to be considered your Real Estate Resource and help you achieve your real estate goals!
The goal is to sell your property for the highest amount possible in the shortest amount of time. My proven Strategic Marketing Plan guarantees maximum exposure – getting your property in front of as many potential buyers as possible As a Sotheby’s International Realty agent, I have access to extensive technology platforms and full-time support staff that allows me to provide you with a customized, highly targeted “boutique” experience. I hold the Seller’s Representation Specialist (SRS) designation to take your property selling experience to the next level. I have MANY positive testimonials from satisfied clients, including some that were unsuccessful in selling their house with a different REALTOR, after sitting on the market with no offers I am here to get your property sold and manage the transition to your next home so you can stay focused on beginning your next chapter
With a passion to help others embrace and call Dallas/Fort Worth home, I’ve combined the resources of the blog with my real estate expertise to help make your transition to, or move within, North Texas as easy and seamless as possible I am an Accredited Buyer’s Representative (ABR) and completed specialized training designed specifically for assisting and representing you as a home buyer I started my career working primarily with first-time home buyers, and I love the process of educating and guiding clients when buying their first major investment. I spent 12 years of my career selling new homes to "active adult" retirees, giving me a unique perspective on how to help my clients navigate a major life change, often from across the country I am the very definition of a "Relocation Specialist"!
at Every Price Point
I pride myself on offering Professional Luxury Real Estate Services for all my clients at all price points I hold the Accredited Luxury Home Specialist (ALHS) and Certified Luxury Home Marketing Specialist (CLHMS) designations, both of which require minimum production levels, within the local luxury price point, to obtain. My experience includes marketing and selling multi-million dollar properties, waterfront homes, and equestrian estates I have experience and success marketing to, and networking with, HNW individuals and Targeted Consumer Groups in this demographic I look forward to assisting you with ALL your real estate needs!
As an Army Veteran spouse, I have a high level of respect for our veterans and all Heroes that serve our country and our community I have chosen to partner with the Homes for Heroes program On average - I give back over $30,000 a year to our local heroes including military members, law enforcement, firefighters, EMS, teachers, educational support staff, and all healthcare and dental workers I am proud to help those that help us all, and I would love to help you too!

The Pool & Spa Cover is only a few months old
Not only does it keep debris out of the pool, it does a tremendous job retaining water to mitigate evaporation, which saves on chemicals!
The cover hooks into latches throughout the entire perimeter and anywhere a gap occurs, the cover was manufactured with excess material to serve as a gap filler by bunching the excess material between the cover and the wall for a more protective barrier (see photo below)
The spool, which is used to store and install the cover, has an anchor which hooks into another receptacle on the deck. The pool cover is fed through the square opening in the front. That helps prevent the pool cover from spreading out while being installed or removed.
We felt like we hit the jackpot when we found over 4000 ft.² all on a single level -- It is so nice to not have to go up and down the stairs anytime we want something.
The house is very unique in layout It wraps around in a “U” shape to create a private courtyard oasis offering tranquil views from many rooms
The covered patio faces East so it’s nice to enjoy morning coffee or spend the late afternoon in the shade enjoying a beverage
The primary bedroom is tucked away in the back of the house When a guest visits, there is a nice separation of space overlooking the pool for the owner and guests alike
As the second owner, since there are so many rich and well thought designs into this home, we can understand why it was featured in a design magazine years ago!
There have been a lot of modernization attributes added to the home. Some the original owners added, and some we’ve added.
Our gated private drive and three-car garage gives us plenty of space to do whatever we want without ever feeling cramped.
We have so many unique trees around the perimeter of the property that we really do feel a great sense of privacy even more than when we used to own over an acre of property!
Amazing Fun Fact: We are only 12 minutes from the center of the Dallas/Fort Worth (DFW) airport terminals, yet this home is in a location outside of the flight paths so it is amazingly quiet over our community.
We love the convenience of Colleyville--within a 10-minute reach of everything!
Timarron Cascades is a very well-knit community even though it’s fairly small.
We have neighborhood events, progressive dinners where we all get to know each other better, and we have a Fourth of July celebration down at the pond each year.
We love having access to the Timarron amenities including the clubhouse, community pools, tennis/pickleball courts, fishing pond, walking/bike path, and parks
Top-rated schools, fine dining, upscale shopping, and entertainment are nearby
Two blocks away is the renowned Cotton Belt trail for biking, walking, and jogging!
If you enjoy the water and fishing, Timarron Cascades has its own large pond!
In case you didn’t know, Colleyville is now rated by Niche com as the #1 best place to live in Tarrant County!

Timarron is proud to feature two Neighborhood Centers, where the bulk of the Timarron amenities are located:
Bent Creek Neighborhood Center - 1240 Bent Creek Drive, Southlake
Wentwood Neighborhood Center - 700 Wentwood Drive, Southlake
The Timarron Fitness Center, located at the Bent Creek Neighborhood Center, is adjacent to the Bent Creek Clubhouse. It has a separate entrance, accessible via an electronic key card. The fitness center is available to all residents 24/7. However, residents under 16 years of age must be accompanied by an adult.
Timarron features two community pools. The first, located at the Bent Creek Neighborhood Center, is known as the Bent Creek Pool. The second, called the Wentwood Pool, is situated at the Wentwood Neighborhood Center. The Bent Creek Pool operates without lifeguards and is accessible to residents from mid-May to the end of September using an electronic key card. The Wentwood Pool, is staffed with lifeguards, and is open from Memorial Day weekend through Labor Day.
Timarron Country Club, located in the heart of Southlake, Texas, is a prestigious community landmark. Established in 1994, the Club is celebrated for its golf course, exclusively designed by the legendary Byron Nelson. The golf course includes 18 holes, along with a Fitness Center, Restaurant, Social Events, Family Centered Activities, Clinics and Lessons for all ages.
One of the most popular amenities at Timarron is the lighted tennis and pickleball courts. Timarron has lighted pickleball and/or tennis courts in 3 locations. The pickleball courts are lined over the existing tennis courts and use portable nets.
All courts are for the exclusive use of Timarron residents and their guests.
Reservations can be made on a portion of courts.
There are currently 8 tennis courts and 8 pickleball courts spread over three locations:
courts are open from 7:00am to 11:00pm daily.
The four tennis courts at Bent Creek and two of the pickleball courts in the Cascades Neighborhood can be reserved through an online reservation system.
The Tennis & Pickleball Committee occasionally schedules clinics and other social events (e.g., glow-in-the-dark pickleball) for residents. Please consult the Community Events page for details. For additional information or questions you may have, please contact the Tennis & Pickleball Committee.
Timarron features two clubhouses: one at the Bent Creek Neighborhood Center and another at the Wentwood Neighborhood Center. These clubhouses host various TOA meetings, functions, and events throughout the year. They are also available for rent by Timarron residents for private events.
Timarron residents and their guests have access to a full-size basketball court at the Bent Creek Neighborhood Center. The court operates on a first-come, first-served basis and cannot be reserved.

These playgrounds are located at the Bent Creek Neighborhood Center, the Wentwood Neighborhood Center, and in the Cascades Neighborhood in Colleyville at the end of the cul-de-sac on Balmoral Drive, near 7408 Balmoral Drive. Safety rules for using the equipment are posted at each playground.

The first gazebo is situated at 625 Regency Crossing, in the median between Avon Terrace and Regency Crossing. The second gazebo can be found at 505 Queensbury Turn, in the median between Regency Crossing and Queensbury Turn. For additional locations, refer to the Community Map page.
Timarron boasts a vast network of paved walking trails that connect to the extensive sidewalk systems in both Southlake and Colleyville. Please be aware that the golf cart paths at Timarron Country Club are private property and not accessible to walkers or bikers; these paths are clearly marked with signage.
A catch-and-release fishing pond is located at the Bent Creek Neighborhood Center.
The arbor at the entrance to the Crescent Royale Neighborhood features a beautiful wisteria canopy that typically blooms in May of each year. It is located at the intersection of Byron Nelson Parkway and Villa Promenade in Southlake. Due to a renovation of the arbor in 2023, the wisteria has been trimmed back. We look forward to its eventual return.
The arbor between the cul-de-sacs on Regency Court and Kensington Court in the Crescent Royale Neighborhood in Southlake has an overlook featuring a pond and the 18th green and clubhouse at Timarron Country Club. The approximate address can be seen 1329 Regency Ct, Southlake, TX 76092
The Cascades Neighborhood features a paved overlook of the Cascades pond. It is located at the end of Majestic Manor in Colleyville near 1800 Thames Trail.
The Timarron Tigersharks is a competitive swim program that operates at the Bent Creek Pool each summer. Approximately 300 swimmers, ages 5 to high school, convene starting just after the school year ends in May through mid-July. They practice 4 mornings per week by age group. Wednesday afternoons the Tigershark swimmers compete at the Carroll ISD Aquatic Center in summer-league swim meets. Most of the Tigershark swimmers are Timarron residents, but the program is open to non-residents as space allows. Non-residents pay an additional registration fee per swimmer that is then passed on to the Timarron Owners Association. Timarron residents receive preferential enrollment and pricing.
The program has been run by Kevin Murphy, the award winning varsity swim coach at Southlake Carroll High School, since May 2006. He is helped by several assistant coaches. In addition to the swim team, Coach Murphy also offers a Learn-to-Swim program exclusively for Timarron residents. The swim lessons are typically offered in three sessions for beginner to advanced swimmers and are held in the afternoons at the Bent Creek pool following the swim team practices in the mornings. Residents may sign up for either the swim team, swim lessons, or both.
For additional information, including program dates, times, and registration procedures, please consult the Timarron Tigersharks web site.

If you are new to Timarron or perhaps considering a home purchase here, there is much to learn about setting up your life in Timarron. This site is primarily intended to inform you about the Timarron Owners Association (TOA), which is the homeowners association (HOA) that runs and manages this master planned community. Outside of Timarron, there is a city (Southlake or Colleyville), county (Tarrant), and state (Texas) with many services, rules, and procedures that will also require your attention and understanding as you are getting established.
Most of Timarron is in the City of Southlake. Two Neighborhoods (Cascades, Chadwick Crossing) are in the City of Colleyville. School districts in Texas are
generally “independent” of any city or county and are known as an Independent School District (ISD). Most of Timarron is in the Carroll ISD (a.k.a., Southlake Carroll ISD). The Cascades Neighborhood is in the Grapevine-Colleyville ISD.
The City of Colleyville and City of Southlake have set up pages on their respective web sites to help convey information to new residents. As much of this information changes over time or is newly developed, even established residents can learn something new on these pages. While not a complete list, these pages include information on setting up utilities and trash/recycling collection service, locating and enrolling in public schools, signing up for emergency alerts, and the location of city offices. The links for both these pages are below:
City of Southlake New Resident Info and Links:
