Brentwood Chamber names Citizen, Business of the Year BRENTWOOD The votes are in and the Brentwood Chamber of Commerce has named its Citizen and Business of the Year for 2020: Seana Fippin won Citizen of the Year, and Red Box Business Solutions, Inc., the business she owns with her husband, Brett Fippin, won Business of the Year. “It’s a shock and an honor, and I am very humbled,” Seana Fippin said of being recognized. “I am in awe. My husband is the cofounder of Red Box so he is the force behind the scenes and we are honored.” Seana and Red Box will be honored at the Chamber’s Celebrate Brentwood dinner on Oct. 21. The Chamber hosts the event each year, and Chamber President Gerald Johnson said it is an important way to recognize those who serve. “Celebrate Brentwood is an opportunity to honor the men and women who make our city great through their actions,” said Johnson. “These are everyday citizens who pour their hearts and souls into everything they do. They care deeply about our city and we are gathering in October to honor these exceptional citizens.”

FIPPIN Seana and Brett moved their lives and their business to Brentwood 16 years ago. Since then, Seana said they have worked hard

to become part of the community and serve those in need. They joined the Chamber immediately upon arriving in East County, then later joined the Rotary Club of Brentwood and began volunteering time and resources. “We weren’t super active, but I got significantly involved with the community seven years ago when I joined the board of Directors for the Rotary club,” said Seana. “The chamber is about promoting business and economic development, but I ended up with a huge heart for service and the principals and values of Rotary are all about that.” Seana served as president of the Rotary club during 2020 and said she was inspired by the example of her fellow members to begin Brentwood Strong in March of 2020, just after the world went into shelter-in-place because of COVID-19. “Brentwood Strong involved the whole community,” Seana said. “We connected with some community leaders and they wanted to jump on board, and it was a couple friends see Chamber page 22

Park district makes plans for Roddy Ranch by Dawnmarie Fehr Correspondent

REGIONAL The East Bay Regional Park District (EBRPD) has begun making plans for the Roddy Ranch golf course property. Park staff is still working on a land-use design, which will have to be approved by the EBRPD board as well as three other agencies, and it will be approximately 4-5 years before the park is open to visitors. The Roddy Ranch property was purchased in 2014 along with the Dainty Ranch property, comprising 3,600 acres of land in southern Brentwood that will eventually become Deer Valley Regional Park. “That’s the ultimate goal,” said Eddie

Brentwood: Developers must help with fire costs by Tony Kukulich Correspondent

BRENTWOOD Last week, the Brentwood City Council approved a mandate that developers agree to help fund fire service for any new developments before the city will issue building permits. The East Contra Costa Fire Protection District (ECCFPD) established a community facilities district (CFD) in April of this year, which set a fee schedule for residential and business development that offsets the district’s expenses resulting from new development. The fire district is not a land-use agency, and it doesn’t have the ability to directly tax residents. The fee assessment must be administered by land-use agencies within the district’s borders – namely the cities of Brentwood and Oakley, and Contra Costa County. Up to this point, participation in the district’s CFD has been voluntary. “Brentwood has taken the first step in having our CFD mandated on future developments to ensure that the ramifications of new development on our service are mitigated,” said Shayna van Hoften, ECCFPD legal counsel. “…While we’ve been generally pleased with the voluntary annexation into our CFD, knowing that new development is required to be annexed into our CFD will provide sufficient comfort for the see CFD page 22

Dolphin Park to reopen Saturdays in limited capacity “ Based on the amount of

by Jake Menez Staff Writer

BRENTWOOD The Brentwood Parks and Recreation Commission moved in a Sept. 23 meeting to relax restrictions on Dolphin Park’s water feature after much deliberation on possible solutions to ongoing complaints regarding park etiquette. Municipal violations, such as littering, caused by parkgoers drawn to the park for its water feature have been a problem at Dolphin Park since it opened roughly five years ago. As a result, the Park Commission decided at their Aug. 26 meeting to close the water feature on Saturdays while also reducing the Sunday hours with the intent to explore possible long term solutions at a later date. Since the change in hours, local residents had expressed both support for and frustration with the implemented restrictions. “Based on the amount of resident feedback, staff is recommending reopening the water feature on Saturdays for the remaining six weekends left in this operating sea-

resident feedback, staff is recommending reopening the water feature.

Aaron Wanden, parks manager son,” said Aaron Wanden, parks manager for Brentwood, at the start of the meeting. The water features at Brentwood’s multiple parks are seasonally functional, shutting off during colder months. Once the meeting was opened up for public comments, residents of the Prewett Ranch subdivision, in which Dolphin Park is located, expressed concerns regarding the potential reinstatement of the amenity on Saturdays. “The city made a mistake here and you need to do something about it. [The commission] tried something and you seem to be giving up awfully quick,” said Rich Oas, one such resident. “You’re not taking care of it. You

don’t clean the streets that are full of garbage. People come and literally clean their cars out into the street. People dump ashes from their barbecues that they’re not supposed to have in the streets. It’s just not fun.” Other residents expressed frustration that the city has not been more proactive in the situation, with enforcement of municipal codes taking a backseat to actions such as posting signage about the codes and the installation of more trash cans in an effort to curb littering. “I’ve been the police chief coming up on five years now. I’ve worked for the police department for 27 years now and I have to say that this park has been a problem park for our department over the last four years,” said Police Chief Tom Hansen, who was also in attendance. “Personal thoughts here: this was an inappropriate park to be put in the middle of a neighborhood. This problem will not go away until that water feature is taken away — it’s too nice of a park.” Once public comments closed, the panel deliberated on possible solutions, from downsizing or removing the water fea-

ture to implementing a reservation-only system for the park. It was quickly determined that both options were not viable. Removing the water feature was deemed to be too labor-intensive while a reservation system for the park would seemingly solidify it as a destination location for gatherings — one of the issues the meeting was intended to solve. After ruling out these options, the council voted 5-1 to continue with a modified version of the current program that would see the water feature open from 11 a.m. to 4 p.m. on both Saturday and Sunday for the final six weeks of the season with plans to enforce infractions when possible while also spreading awareness of similar area parks better designed to host crowds, such as Blue Goose Park and City Park. As the meeting drew to a close, the commission thanked attendees for their input on the subject and reaffirmed their plans to continue working on the issue to determine a long-term solution, including a potential town hall meeting in November, that best benefits the community. Ceremony christens new playground Staff Writer

OAKLEY The City of Oakley broke ground this past Tuesday on their new all-abilities playground at the Civic Center Park. The playground’s opening was attended by Oakley City Council members, those who helped with the planning and building of the park and many children and families. “I was delighted to see the positive community response to this playground,” said Mayor Sue Higgins. “Even before the ribbon was cut, the playground was being used and enjoyed. It’s certainly a project I’m proud of, encompassing fun and inclusion!”. After the fall of a 200-year-old oak tree, the new improvements to the park were made to fill the void that the old tree had left behind. “This is a wonderful example of public service at work,” City Manager Josh McMurray. “While we lamented the loss of our 200-year-old oak, the addition of a playground at the Civic Center is fitting as this campus is home to many events year round. The Parks and Public Works team, in collaboration with contractors, developed a renovation plan and design. The council reviewed it, further refined it and provided additional monies to accomplish

the many features, which make it enjoyable to all children.”. Following the ribbon-cutting ceremony, children flocked to the new playground to find the hidden “Bee” that Higgins hinted at near the end of her speech. The playground also consists of visual, tactile and audible stimuli for children of all abilities and ages. It is also introducing a digital component through an app named Biba. The new playground is next to the Oakley Civic Center at 3231 Main St.. For more information about the park, go to the Oakley Recreation website: https://www.ci.oakley.ca.us/recreation/. She has 100 years of memories Local resident to celebrate her centennial by Kaitlyn Gleeson Staff Writer

Nancy Lawrence, a longtime resident of Contra Costa County and the Bay Area, turns 100 on Oct. 3. “I feel very good for my age, really, so I am very fortunate,” she said in an interview on the Press’ podcast. “God has been good.” Lawrence spoke much about her experiences throughout the last 100 years, as well as on the differences between life now and life back in her youth. Lawrence said she experienced many significant events and was witness to incredible moments in American history. To name a few: the Great Depression, World War II, the colorization of television, the assassination of President John. F. Kennedy, the Civil Rights era, the building of the Golden Gate Bridge and more. Lawrence said she even met and played tennis with famed singer Bing Crosby in Golden Gate Park, where she regularly played with her family and friends. “I remember walking across the Golden Gate Bridge when it was first open and

“My sister was number two in the country,” Lawrence said as she spoke on women’s tennis before it was made into a professional sport. “She was very good. I remember the time when one of the ladies – I can’t remember her name – became involved in making tennis professional,

which to me changed the whole atmosphere.” Lawrence, who was an avid tennis player, regularly played with some of the best national players of that time. “You couldn’t take a penny,” she explained when asked about the rules regarding women making money off of tennis. “If you did, you couldn’t play in the tournaments if they found out about it.” Despite having to pay to compete in tournaments and not making any money off of it, Lawrence, her sister and other women in that time continued to play not for compensation or recognition, but for the love of the game. When asked for wisdom that she would share with those of a younger age, Lawrence mentioned not only her faith, which was a driving force and core aspect of her identity and life, but also the need for people to enjoy their lives. “Just enjoy life,” Lawrence concluded. “Be grateful. I’m just so grateful for my health and that I’ve gotten this far and I’m still amazed. I realize that I’ve said ‘why’ in the past to God and I’ve been told not to say that and I’m here for a reason. And so I just hope I can fulfill whatever He has me to do.” Anyone interested in hearing more about her life can tune in to hear the whole interview on the podcast, “Clocked In with the Press.” To comment, visit www.thepress.net

Clients often ask how often they should review and update their estate planning documents. The American Bar Association Commission on Law and Aging recommends a review of your Advance Health Care Directives upon the occurrence of any of the “5 D Events”. However, the “5 D Events” are also a good time to review your estate planning documents. These are the “5 D Events”: DEATH - Has there been a DEATH of a family member or friend? Did you provide for this family member or friend in your estate planning documents? Did you appoint them as an agent under your Advance Health Care Directive or Financial Power of Attorney? DIVORCE – Are you getting DIVORCED? If you are getting divorced, you should review your estate planning documents with an attorney. They are some restrictions that limit your ability to change your estate planning documents while you are getting divorced. DIAGNOSIS - Have you received a new DIAGNOSIS? If so, you may want to update your Advance

c Finan

Health Care Directive to specify any new wishes. DECLINE - Are you experiencing a significant DECLINE in health? If so, you should meet with your estate planning attorney and agents to discuss your wishes and review your documents. DECADE - Have you reached a new DECADE? This is a good time to review your documents to make sure they still reflect your wishes. You should review all of your estate planning documents, including your Revocable Living Trust, Advance Health Care Directives and Financial Power of Attorneys upon the occurrence of any of the 5 D’s. OAKLEY An Oakley man was part of the search-and-rescue team at one of the biggest disasters in the U.S. this year -- the collapse of Champlain Towers, a 12-story condominium building in Surfside, Fla.. Jeff Qunell was deployed to Surfside in June as part of his role as a member of the Urban Search and Rescue (US&R) program due to the overwhelming nature of the disaster there. Although there are 28 individual Federal Emergency Management Agency US&R Task Forces across the country that respond to domestic disasters, larger scale collapse-type disasters can require additional rescue engineering support if more manpower is needed. That is where Qunell entered the picture. “One of the key roles for a Structures Specialist is being an advisor to task force leaders,” explained Qunell. “For a situation like Surfside, in a chaotic environment, it’s our job to size up what’s safe for rescue teams. As hard as it is, we have to determine whether rescue efforts are going to put them in harm’s way and try our best to mitigate that. Sometimes that means making the tough calls.” Following intensive rescue efforts, the final death toll was listed at 98 with 126 survivors, making it the third-largest building failure in the country’s history, behind only the Oklahoma City bombing of the Alfred P. Murrah Federal Building in 1995 that killed 168 people, and the attack on the twin towers of the World Trade Center on Sept. 11, 2001. The cause of the collapse of the building in Florida is still unknown. While some elements of the job can be difficult, such as quick decisions made in the field, there are parts of his role that Qunell enjoys as well. “Working with people is the best part

QUNELL of my job,” he said. “I love the camaraderie among the team when I’m delivering training or at an incident. It’s a lot of intensive work in a short amount of time and that seems to bring everyone closer together because of a common goal.” Qunell has been involved with the searchand-rescue program since he began volunteering as a Structures Specialist in 2005, but his passion for helping others can be traced back much earlier to his high school graduation. He admits that after high school, he nearly became a firefighter and even did some of the training required to do so. Ultimately Qunell, a Washington native, ended up not pursuing that avenue and instead earned his bachelor’s degree in civil engineering from Seattle University. “Becoming a Structures Specialist for the USACE US&R Program was a perfect fit for my mutual interests for structural engineering and rescue service,” Qunell said. “I maintained the passion and interest through the years. Plus I began assisting with delivering the training for the search and rescue program while I was a volunteer. So when the previous program manager retired, it just felt like a natural progression to take on the role.”

The House just revised their proposed tax changes to help pay for the two big spending bills currently being considered in Congress. Remember these are just PROPOSALS. If either or both of the spending bills don’t pass, they may go back to the drawing board on everything. There are some “experts” shouting that you need to take drastic financial steps BEFORE these become effective to avoid some of the higher taxes, but my point is that no one knows if they will even pass and what the final version will be. I just find it interesting to see what they are even proposing. The highest capital gains and dividend tax rates on high-income taxpayers would go from the current 23.8% (20% capital gains plus 3.8% Obamacare tax) to 31.8% (25% capital gains plus 3.8% Obamacare tax plus 3% surcharge). The top individual income tax rate would go from 37% to 39.6%. This may also apply at a MUCH lower income threshold than before. Plus an extra 3% surcharge to high-income individuals. One area of immediate local concern is in

regards to S.A.L.T. which stands for “State and Local Taxes.” In 2018, the maximum S.A.L.T. deduction was capped at $10,000. This was a substantial tax increase for many property owners in states with high real estate prices and/ or high real estate taxes. There was some talk earlier this year of eliminating this $10,000 cap, but that’s not in the latest proposal. There was initial talk of doing away with the 1031 exchanges for real estate and steppedup basis at death and also drastically lowering the estate tax exemption. These changes are not in the latest proposal. If passed, it’s unclear WHEN these changes would take effect. may be misplaced. “Ageism makes many assert that student drivers are the problem, but in my experience, the parents of students are more aggressive and think their time is more important,” Cribbs argued. I always correlated the aggressive driving I witnessed to student drivers, not considering the impact a school environment can have. Pressure to both students and parents can cause overall increases in poor driving and a lack of courtesy. “The main issue for student drivers is that we’re inexperienced. If you take a look at the Spruce Street walls you can see marks where we’ve all hit it once or twice,” Cribbs said. While it is undeniable that students tend to show off in the student car park by revving their engines or honking their horns, their reason for doing so may not be as foreign as we are led to believe. Cribbs was asked if she considered herself a courteous driver. “In the mornings, especially if I see someone trying to get in line, I usually just pull forward,” she said. Despite complaining about other drivers cutting me off or not leaving me enough space, I do too find myself hypocritically performing the same behavior. If I rant about having to do certain maneuvers and then force others to do the same, am I really any better? It must then be understood that we all have places to be and they are all individually important to us. So, rather than edging forward in line and saving all of five seconds, instead consider letting in a driver or two and accentuating your intrinsic values and morals by practicing courtesy on the road. – by: Ria Sanghera

Speeding away from school, blasting music, and ‘feeling the wind in your hair’, are classic experiences for the average American teenager. However, an increase in student drivers’ recklessness questions these norms that have been passed down decade after outh decade. An analysis riter from the U.S. Department of Transportation’s Fatality Analysis Reporting System (FARS) reported that “In the United States, the fatal crash rate per mile driven for 16-19 year-olds is nearly 3 times the rate for drivers ages 20 and over.” Of course, in mandated driver’s education classes, young drivers are told over and over (and over) again that “driving a car is like owning a loaded gun.” However, does instilling a fear to drive really decrease the likelihood of collision? Or should this be replaced with more necessary information? “Many students don’t even know what to do if they get in a crash or how to use their own insurance,” fellow Liberty senior Faith Cribbs said. Essential skills are then not learnt nor focused on, which compromises safety when driving. In my personal experience, I feel as if I leave every day with a new “driving story” of being cut off, not let into traffic, or “almost” crashing with another. “I was in the student lot with my blinker on to indicate I would turn into a space and someone else took it right in front of me,” Cribbs said. The lack of courtesy between student drivers is common. At a high school level, this is especially disturbing. The people of tomorrow’s world are already so inherently selfish that they will not wait for just one car in front of them, though, this blame

Apartments being built in Brentwood by Jake Menez Staff Writer

BRENTWOOD Construction is already underway at Brentwood’s newest apartment community ahead of an event to commemorate it. Silvergate Apartments is a new complex by Claremont Homes being built in Brentwood off of Business Center Drive. Investors and stakeholders were invited to tour the site of the future complex, where construction was partly underway, to get an idea of what the completed project would look like. “We thought something like this would be more exciting than a regular groundbreaking event,” Ryan Lorenzini, vice president of Claremont Homes said. “We thought it would be interesting to see more of the process.” The process being used for this project is described as component construction by Art Lorenzini, the managing director of Claremont Homes and father of Ryan Lorenzini. The components of the buildings are created off site by Entekra, a manufacturing company that specializes in this procedure, known as the Fully Integrated Off-Site Solution (FIOSS). Measurements are taken and the components are designed with the help of computers for precision accuracy before being shipped to the construction site for assembly. Component construction adds to the efficiency of the project, according to Lorenzini. Phase 1 of the Silvergate community, consisting of 96 units across eight buildings, is expected to be completed by summer of 2022, with the rest of the units to follow by November. Once finished, the community will feature 14 residential buildings and a leasing office on an eight-

Each residential building will be three stories tall with either 11 or 12 units for a total of 166 apartments. About 80% of the units will be two-bedroom apartments while the remaining units will be one-bedroom homes. Rent for each unit has not yet been determined. The complex will feature amenities, such as a private dog park and community swimming pool, as well as environmentally conscious design elements, such as charging stations in the parking lot to accommodate electric vehicles and energy-efficient LED canned lighting in units. “[This project] brings some reasonably affordably priced rental housing to the city of Brentwood,” Art Lorenzini said when asked what he found exciting about Silvergate. “We’ve been here building in Brentwood since the early 2000s...we really enjoy Brentwood and we really enjoy the opportunity to be able to do this.” More information about the Silvergate community, including the original project proposal, can be found online at https://bit.ly/39MILMM To view a video and a slideshow, visit www.thepress.net/multimedia

Ghostlight Theatre Ensemble to present 12 Angry Jurors this weekend and next East County’s Ghostlight Theatre Ensemble is presenting its fall main stage production of 12 Angry Jurors, directed by Salim Razawi, and produced in association with El Campanil Theatre. Performances will be held at El Campanil Theatre, located at 602 W. 2nd Street in Antioch on Oct. 1, 2, 8 and 9 at 8 p.m, and Oct. 3 and 10 at 2 p.m. 12 Angry Jurors was adapted from a 1954 teleplay, which was later produced as a feature film in 1957 called 12 Angry Men. The film was nominated for three Academy Awards, including Best Picture, and starred Henry Fonda, Lee J. Cobb and Jack Klugman among others. A compelling remake came out in 1997, starring Jack Lemmon, George C. Scott, Courtney B. Vance, Edward James Olmos, Hugh Cronyn, and more. The play was first staged in London, and finally came to Broadway in 2004. A more recent adaption of the play is 12 Angry Jurors, enabling theatre companies to have roles for more than one gender. “We all know that if someone is accused of a crime, they have the right to be tried by a jury of their peers,” said Jennifer Finetti, Ghostlight’s marketing & media director. “But if you were accused of committing a heinous crime, if your life was on the line, would you trust a jury to deliberate the facts and evidence to come up with a just result? And if you were a member of a jury, making a life or death decision about someone else’s fate, would you trust yourself to make the right decision?” Ghostlight’s artistic director, Kathryn Lopez, is grateful to see a return to local indoor live theatre after a long absence due to the COVID-19 pandemic. “Over the past year and a half, Ghostlight has kept the light on local live theatre with our youth academy productions of Heroes & Villains and The Wind in the Willows, as well as an outdoor performance of Vintage Murder, and our first Zoom production, Vintage Hitchcock,” said Lopez. “It hasn’t been easy, but thanks to the support of this community, we’ve survived, and are so excited to bring this thoughtprovoking play to our audience.”

From left to right: Chuck Phalen (Juror 9), David Ghilardi (Juror 3) and Robert Marcus (Juror 2) of the cast of Ghostlight Theatre Ensemble’s ’12 Angry Jurors.’ Lopez is also pleased that this show brings both new and returning faces to the Ghostlight family. “The director of 12 Angry Jurors, Salim Razawi, has directed shows for theatre companies throughout the East Bay, including for Contra Costa Civic Theatre and Berkeley Playhouse,” Lopez said. “He’s also a teaching artist with experience teaching youth programs, improv and Shakespeare, with stints at ACT and Berkeley Rep. We also stepped up our efforts to reach underserved and marginalized communities during the audition process, and are so glad that our efforts were

worthwhile, helping our cast to be more reflective of the communities we serve throughout the Delta region.” The standout cast includes Heather Taylor (Foreperson), Corey Navarro (Guard) and Juhandryn Dessames, David Ghilardi, Nancy Hemsley, Robert Marcus, Chuck Phalen, Linda Pauline, Troy Pauline, Lucy R. Rodriguez, Natalie Tichenor, Amy Waldeigh and Michael Wilson (jurors). Lopez notes that the cast and crew are fully vaccinated, and masks have been worn during rehearsals except when publicity photos were taken. Per Contra Costa County guidelines, during live perfor-

mances, cast members may perform without masks, but audience members do need to wear masks to ensure the health and safety of all in attendance. Tickets are $22 for adults, $20 for seniors, and $18 for youth. Per Contra Costa County guidelines, all persons age 12 or older must show proof of vaccination upon entry. Negative COVID tests are not accepted. Masks will be required for all audience members, regardless of age or vaccination status. OBITUARY

Ronald Pellegrini

February 9, 1941 – September 12, 2021 What a daunting task to pay tribute to a person who touched so many lives. Ron’s passing away on Sunday, September 12, 2021 was the culmination of 23 years of innumerable medical challenges, which he battled so tenaciously and successfully for the sake and love of his family and friends. He was the poster boy for medical miracles. His family meant the world to him, and he was so fiercely proud of them. He is survived by his devoted wife of 36 years Cathy and his two loving sons, Damon and Kent; beautiful daughters-in-law Alyse and Lisa; wonderful grandchildren Nicholas, Kelly, Katie, Ryan, and Olivia; loving sister Roberta Waterman; his much loved nephews Keith, Craig, and Kirk and his wife Stephanie and grandnieces Shannon, Alyssa, and Summer, and grandnephew John; his beloved niece Darcy and husband Bruce and their son DJ and wife Brianna and their son Donovan; a myriad cousins Esther, Ruth, Mark and his wife Linnea and their children, and Gloria Vallerga and her husband Fred and their children; his steadfast and very supportive sister-in–law Gloria Pickhover, and his much-adored nieces Allison and Shelby. He was born on February 9, 1941 in Beaver Falls, Pennsylvania (same hospital as Joe Namath, as he would say) to a very loving, but strict, father Elvidio, and adoring mother Armandina. His sister Roberta was the first-born, and with a chuckle, he always had to remind everyone that she was older than him. The family migrated

from Pennsylvania to Southern California where he grew up during his formative years. As a Catholic school student, he sometimes misbehaved and was readily disciplined by the priests and nuns. He claimed he had the scars to prove it. He graduated California State University in Los Angeles with a BA in Sociology (one semester during his tenure they asked him not to return, having had too much fun as a Sigma Nu member). Finally, having to support a family and get a real job, he found his passion and penchant for selling Telecommunications services and worked as a marketing manager at AT&T, PacBell, and MCI. Before developing and launching his own practice Pellegrini & Associates, he was a consulting director with Coopers & Lybrand, KPMG, and Price Waterhouse.

He met his wife Cathy at Coopers & Lybrand, San Francisco where they were both consultants. After stalking her in the coffee room and by the copier, he asked her out on a date to a Halloween party. Four years later, they were married. He adamantly claimed that he had to save her from life-long spinsterhood. Despite his health complications, he had a rich and very large life. He loved to travel and seek new adventures. He and his friend Ken Hilden would often take roads (sometimes alleys) less traveled to see what kind of trouble they could get into. He loved to cook and try out new and daring recipes but was never one for cleaning up. But most of all, he loved people; he adored his family. He mastered the art of insulting someone directly to their face, but at the same time, making that person feel special and thankful that he did that. His dear friends Patty (his second sister) and Joanne (along with his wife) would say that they sometimes found him quite irritating, but couldn’t help but love and adore him . As he profoundly loved and cared for people, they, in turn, deeply cared for him. With great love and gratitude the family thanks Dr. Alan Uyeno for saving Ron’s life 23 years ago and

tirelessly trying to save his life on September 12. Ron was so very blessed to have had Alan’s ongoing and caring friendship throughout the years. He was also so very fortunate to have Alan’s wife Patty as a second sister and friend. She was always there to help him. The family would like to also thank some special people who loved and supported him: Ken and Linda Hilden, Ken and Joanne Smith, Alberto Delgado, Maureen and the late Joe McGinley and family, Mary and the late Larry Watkins, Larry and Nancy Lewis, Ray and Pat McCaskey, Jody and Ron Bruckel, Gerard and Toni McNulty, the late Dr. William Sweezer, Dr. Murray Sheldon, Dr. Sylvia Chi, Dr. Yulie Hadi, Leann Hervey, Edison Franco, Melecio Aspuria, Kathy Mercado, and last but not least, all of the gentlemen in the Discovery Bay Friday Golf Group and their spouses as well as all of his poker buddies and Catholic school friends. The family is forever grateful and blessed that he continues to have such a large circle of love and prayers. A Celebration of Life will be held on Saturday, November 20, 11:00 AM to 2:00 PM, at Discovery Bay Country Club. Please bring your joy and share your happy memories.

Heritage golf team wins 9th straight BVAL championship For the ninth straight year, the Heritage High girls golf team has won the Bay Valley Athletic League title, securing its outright league title with last week’s sweep against Antioch. With a title streak that dates to the 2013 season, the Patriots own the third-longest such streak on campus, and have accomplished the feat with a program that embodies the ideals of interscholastic athletics. “Golf is a difficult sport that requires perseverance,” said senior captain Geraldine Critica, who has earned medalist honors in all but three dual matches this season. “I love the bond and friendships that we have made as a team. We hold each other’s heads up when we reach a low point in our game, and we have done that for all four years I have been on the team.” At the upcoming BVAL Championships, which determine all-league selections

and individual berths to the postseason, Critica will look to use the form she exhibited in an early-season dual match against Freedom, when she carded an even-par 35 at Lone Tree Golf Course, the host course for the league tournament. As the league champions, the Patriots are assured of a berth in the North Coast Section Division I Championships Nov. 1 at Diablo Creek Golf Course. Despite that assurance, the Heritage team will once again test itself mentally and physically with the 18-hole competition at Lone Tree on Monday, Oct. 11. “I love how the expectations in this program are high, as they help me to perform better,” said ninth-grader Ashlyn Sunga. “This being my first year in high school, it has been a blast, and playing on see Golf page 14

Shooting for the win Liberty’s Riley Morris gets ready to shoot during the Lions’ 16-2 win over Deer Valley on Sept. 22 to open league play. Liberty (7-3) has the best record in the Bay Valley Athletic League this season. The Lions were scheduled to travel to Pittsburg on Sept. 29.

Heritage volleyball team off to strong start by Michael Dixon Correspondent

Far more often than not over the last decade, Heritage’s girls volleyball team has finished at the top of the Bay Valley Athletic League standings. Though much of the BVAL season remains to be played, the Patriots are the favorites to raise another league championship banner. What sets this group apart? Coach Janet Hannigan noted that many of the girls currently on the team were the same players who — going back to August 2020 — would show up for off-season conditioning and would continue to do so through January and February 2021. “They could be, as a whole, the hardest working group I’ve had,” Hannigan said. “They’re very cohesive. They seem to enjoy being here and with each other. Knock on wood, there’s no drama. That’s always a plus.” “Sometimes it takes a bit of a diva on a team to help you be successful. But I think the kids respect each other enough that we don’t really have that,” she added. “For someone like Sydney (Williams), an outside hitter, that would be a perfect position to be a diva. But she is the most humble, quiet, and kind person. Our setters are very giving. It’s good.” Williams, a senior, has notched 65 kills and 20 aces on the season, leading the team in both categories. But while

Williams is a focal point of the team, the Patriots are also deep. Junior Maddison Kruse has 39 kills, senior Enna Delic has 32 and sophomore Brenna Gleason has 29. Senior Rochelle Mosley has 19 aces, and senior Lauren Sobolik and junior Brooke Slous both have 19. Delic and Gleason lead the team with nine blocks, with Williams, Mosley and Kruse on five each. Junior Paige Slous leads Heritage with 63 digs, Williams has 50, Slous (Brooke) has 47 and Mosley has 43. B r o o k e and Mosley have shared setting duties. Slous leads the team with 121, and Mosley is second with 80. “I think we’re looking pretty good,” senior Devin Bradley said. “Our setting has gone really well and our hitting — we’re working on shots. We’re doing pretty good this year.”

Bradley and Sobolik are players Hannigan identified as having shown the most improvement since last season. Year-to-year improvement isn’t necessarily uncommon, but it was challenging this season. The girls volleyball season being moved to the spring last year left a far shorter offseason. That limited their club season, which is often where individual skills are honed. B i g games remain on Heritage’s schedule. Games that carry extra significance this year will come in tournaments. “They’re really important,” Mosley said. “The teams that we’re playing play at a higher level. It’s better competition and will prepare us for NCS.” More than half of the league season remains. Heritage’s home matches are against Deer Valley on Thursday, Sept. 30; Pittsburg on Thursday, Oct. 7; and Liberty

on Thursday, Oct. 21 for the regular-season finale. The Patriots will play at Liberty on Tuesday, Oct. 5; at Freedom on Tuesday, Oct. 12; at Antioch on Thursday, Oct. 14; and at Deer Valley on Tuesday, Oct. 19. All league games have 6 p.m. starts. And if anyone were to go to one of these games, what would they see? “I would say they would see a team with a lot of energy and passion,” Williams said. “Every player loves what they do.” One trait Hannigan says this team models is that the players have fun but they don’t fool around. Mosley shares that opinion. “I want it to be remembered as a fun season, but a season where we worked hard,” she said. “We did what we knew we could do and gave it all we could.” Beyond a long and successful season, the Patriots also hope to form a bond that extends beyond volleyball. “I want a good bond between us where we’ll be amazing friends, even after the season,” Bradley said. “We’ll still talk to each other, and when we see each other on campus we’ll say hi and hang out with each other.” “I don’t want them to just be people on my volleyball team. I want them to be my best friends,” she added. “I don’t want us to just be teammates. I want us to work further than that and be like a family.” To view a video, visit www.thepress.net/ multimedia

a winning team that is very supportive has been an amazing experience.” With a 10-0 mark in league play this fall, the Heritage girls program has now won 69 consecutive matches in the BVAL, with its last loss coming in its league opener against Deer Valley back in 2015. Yet, despite its regular success on the links, the Patriots are embracing far more than wins and losses, as the course and its required etiquette are a daily extension of the classroom. “Being on the team has given me the confidence to reach out to new teammates and become friends,” said sophomore Jiya Gamez, who earned medalist honors in a

victory over Liberty and has a low score of 43 this fall. “But the main reason why I enjoy golf as my main sport is because it reinforces the main core values of honesty, kindness, perseverance and sportsmanship. I don’t only use these for golf but also in school, work and life.” Gamez, Critica and Sunga will be joined on the links by teammates Allison Goyich, Reagan Wheeler, Paige Gibaut and Tiara Simonton as they look to record the low team score at the league championships for the 10th consecutive year, before representing Heritage and the BVAL at the section championships. – Courtesy of Heritage High School

Sudoku puzzles are formatted as a 9x9 grid, broken down into nine 3x3 boxes. To solve a sudoku, the numbers 1 through 9 must fill each row, column and box. Each number can appear only once in each row, column and box. You can figure out the order in which the numbers will appear by using the numeric clues already provided in the boxes. The more numbers you name, the easier it gets to solve the puzzle!

com Room Amount of unpaid balance and other charges: $845,549.35 The purported property address is: 5233 FERN RIDGE CIRCLE, DISCOVERY BAY, CA 94514 Assessor’s Parcel No.: 011-500-054-9 NOTICE TO POTENTIAL BIDDERS: If you are considering bidding on this property lien, you should understand that there are risks involved in bidding at a trustee auction. You will be bidding on a lien, not on the property itself. Placing the highest bid at a trustee auction does not automatically entitle you to free and clear ownership of the property. You should also be aware that the lien being auctioned off may be a junior lien. If you are the highest bidder at the auction, you are or may be responsible for paying off all liens senior to the lien being auctioned off, before you can receive clear title to the property. You are encouraged to investigate the existence, priority, and size of outstanding liens that may exist on this property by contacting the county recorder’s office or a title insurance company, either of which may charge you a fee for this information. If you consult either of these resources, you should be aware that the same lender may hold more than one mortgage or deed of trust on the property. NOTICE TO PROPERTY OWNER: The sale date shown on this notice of sale may be postponed one or more times by the mortgagee, beneficiary, trustee, or a court, pursuant to Section 2924g of the California Civil Code. The law requires that information about trustee sale postponements be made available to you and to the public, as a courtesy to those not present at the sale. If you wish to learn whether your sale date has been postponed, and, if applicable, the rescheduled time and date for the sale of this property, you may call 800280-2832 for information regarding the trustee’s sale or visit this internet website http://www.qualityloan.com, using the file number assigned to this foreclosure by the Trustee: CA-16-737630-RY. Information about postponements that are very short in duration or that occur close in time to the scheduled sale may not immediately be reflected in the telephone information or on the internet website. The best way to verify postponement information is to attend the scheduled sale. NOTICE TO TENANT: You may have a right to purchase this property after the trustee auction pursuant to Section 2924m of the California Civil Code. If you are an “eligible tenant buyer,” you can purchase the property if you match the last and highest bid placed at the trustee auction. If you are an “eligible bidder,” you may be able to purchase the property if you exceed the last and highest bid placed at the trustee auction. There are three steps to exercising this right of purchase. First, 48 hours after the date of the trustee sale, you can call 800-280-2832, or visit this internet website http://www.qualityloan.com, using the file number assigned to this foreclosure by the Trustee: CA-16-737630RY to find the date on which the trustee’s sale was held, the amount of the last and highest bid, and the address of the trustee. Second, you must send a written notice of intent to place a bid so that the trustee receives it no more than 15 days after the trustee’s sale. Third, you must submit a bid so that the trustee receives it no more than 45 days after the trustee’s sale. If you think you may qualify as an “eligible tenant buyer” or “eligible bidder,” you should consider contacting an attorney or appropriate real estate professional immediately for advice regarding this potential right to purchase. The undersigned Trustee disclaims any liability for any incorrectness of the property address or other common designation, if any, shown herein. If no street address or other common designation is shown, directions to the location of the property may be obtained by sending a written request to the beneficiary within 10 days of the date of first publication of this Notice of Sale. If the sale is set aside for any reason, including if the Trustee is unable to convey title, the Purchaser at the sale shall be entitled only to a return of the monies paid to the Trustee. This shall be the Purchaser’s sole and exclusive remedy. The purchaser shall have no further recourse against the Trustor, the Trustee, the Beneficiary, the Beneficiary’s Agent, or the Beneficiary’s Attorney. If you have previously been discharged through bankruptcy, you may have been released of personal liability for this loan in which case this letter is intended to exercise the note holders

ceased loved ones, Kaza continues to provide evidentiary information in the hopes that the living and the dead truly are matched. Once the identity and connection is established, the personal messages are given. These messages ranged from being cryptic to straightforward, some even taking on a bizarre quality. While some of the living were confused, others were brought to tears. Some even cried out in joy as they heard from the ones to whom they were most eager to connect. Not everyone got a reading. A majority of audience members walked away without a message from a loved one. But this was something that Kaza had said would happen. She explained that if your loved one didn’t come through that day, then it means it wasn’t their turn to hear from their loved one. If you doubt the existence of the afterlife, being in a room with Kaza could make you doubt your own beliefs.

A large group of people sat in a crowded room at Cap’s in Brentwood recently, eager to hear from loved ones who have passed on. When Cindy Kaza stepped onto the stage, everyone’s eyes were stuck on her. Kaza is an Evidential Medium on the show The Holzer Files, which is featured on the streaming service Discovery+. The Holzer Files follows Kaza, Paranormal Investigator Dave Schrader, and cameraman Shane Pittman as they reopen the case files of Dr. Hans Holzer, who researched supernatural phenomena. Evidential Mediumship is focused on gathering information that focuses on validating the presence of a deceased loved one before communicating a message to the recipient. Kaza has a natural presence on stage, she stands confidently and immediately gains the trust of her audience. She sets down the ground rules for the afternoon and then begins her readings. Messages from the Spirit World brought tears to the eyes of the living. While the messages should be held private, the process doesn’t need to be. Kaza starts each reading by describing the personality traits of those long gone as well as other aspects of a person’s life. She was even able to approximate names. NOTICE TO POTENTIAL BIDDERS: If you are considering bidding on this property lien, you should understand that there are risks involved in bidding at a trustee auction. You will be bidding on a lien, not on the property itself. Placing the highest bid at a trustee auction does not automatically entitle you to free and clear ownership of the property. You should also be aware that the lien being auctioned off may be a junior lien. If you are the highest bidder at the auc-

tion, you are or may be responsible for paying off all liens senior to the lien being auctioned off, before you can receive clear title to the property. If you wish to learn whether your sale date has been postponed, and, if applicable, the rescheduled time and date for the sale of this property, you may call 800-280-2832 for information regarding the trustee’s sale or visit this internet website http://www.qualityloan.com, using the file number assigned to this foreclosure by the Trustee: CA-18840108-JB. There are three steps to exercising this right of purchase. First, 48 hours after the date of the trustee sale, you can call 800280-2832, or visit this internet website http://www.qualityloan.com, using the file number assigned to this foreclosure by the Trustee: CA-18-840108-JB to find the

date on which the trustee’s sale was held, the amount of the last and highest bid, and the address of the trustee. Second, you must send a written notice of intent to place a bid so that the trustee receives it no more than 15 days after the trustee’s sale. Third, you must submit a bid so that the trustee receives it no more than 45 days after the trustee’s sale. If you think you may qualify as an“eligible tenant buyer”or“eligible bidder,” you should consider contacting an attorney or appropriate real estate professional immediately for advice regarding this potential right to purchase. who reached out to seniors who were afraid to go to the store. So we put together a platform, turned out a website and gave people the opportunity to connect and it was wonderful.” Brentwood Strong began as a shopping service for seniors and the immune compromised who were unable to leave their homes due to the pandemic. Once the organization was up and running, it became more than a shopping network, using a web of service-minded individuals from the city of Brentwood and Rotary Club of Brentwood

Park

to organize food drives. Community service specifically related to the COVID-19 pandemic was one of the parameters listed by the Chamber when it asked for nominees. Chamber Chief Financial Officer Olga Vidriales said Seana exemplifies that service perfectly. “Seana is a businesswoman who has been extremely active in our community,” Vidriales said. “During COVID, when everyone was hunkering down and figuring out how to protect their families, she went out and started Brentwood Strong, which helps the underserved in our community.

Willis, a planner with the park district. “In the meantime, we are focusing on the former golf course property which is a 230-acre parcel nestled within the foothills. We are focused on planning for that property first because it already has a parking lot and staging area, with well water on site so we can run drinking fountains, possibly flush toilets, and it already has golf cart paths, some of which we can repurpose into hiking trails.” Once the land-use plan is complete and has been approved by the park district board, it will also be vetted by the East Contra Costa County Habitat Conservancy, the U.S. Fish and Wildlife Service, and the California Department of Fish and Wildlife. Willis said the district is already working with the other agencies so there are no surprises or hold-ups once the plan has been created. Because the land will become a conservancy, the park district must ensure its plans do not include any features

district as it moves forward.” CFD participation remains voluntary in the City of Oakley and in the county. It remains to be seen if these jurisdictions will follow suit. The ordinance required approval by four of the five council members, and was approved unanimously during a special council meeting held Sept. 21. Taking effect immediately, it will remain in place for 45 days and can be extended for up to one year. City staff is expected to present a permanent, non-urgency ordinance that will ultimately replace the urgency ordinance. The permanent ordinance must follow a procedure that includes review and approval by the planning commission and city council, and is expected to be in place before the end of the year. “The urgency has always existed with the fire service response deficiencies, and we’re been working expeditiously behind the

that would conflict with the natural habitat. “So we can’t have things close to sensitive wildlife, we can’t disturb native species,” Willis said. “The main focus of this land is protecting habitat, and if appropriate, we can allow public access to certain areas. We think we can have a little more public access at Roddy Ranch because it’s a former golf course and has already been disturbed.” In addition to public access opportunities, the Roddy Ranch property offers important biological resources, three valleys flanked by ridgelines, and Deer Creek. The land is known to support habitats for the California redlegged frog, California tiger salamander, San Joaquin pocket mouse, American badger, burrowing owl, mule deer, coyote, and a variety of raptors including the redtailed hawk and red-shouldered hawk. Special status species with known occurrences in the surrounding area include the San Joaquin kit fox, Alameda whipsnake, golden eagles, northern harrier, and a number of species of bats.

scenes to bring our ordinances forward,” said Brentwood City Manager Tim Ogden. A developer’s participation in the district’s CFD is triggered when new residential units are added within the district or when more than 2,000-square feet of nonresidential floor space is added. According to Ogden, the city was careful to avoid triggering the CFD for small projects like the construction of a shed or a garage. “I really do appreciate the city working with the district to try to get these historically needed funds in place to be sure that future development does not put the fire district in a deeper hole,” said ECCFPD Fire Chief Brian Helmick. “The fact that their legal counsel, their city staff at all levels continues to work with us on a daily basis to bring this in front of council is something I do appreciate.” Income generated by a CFD can only be used only to pay for ongoing operational costs such as firefighter salaries. The district has been conducting public outreach to gather input for the land use design. On Saturday, Sept. 25, they held the first open house at Roddy Ranch, offering the public a sneak peek at the property and all it could become. Martina Diri was at the event with her family and said the short hike they went on had beautiful views. “We are very excited and wish it would happen soon,” said Diri. “We would love to see an option to connect to Old Empire Road but that might not work out. The Regional Park employees told us that they are eventually planning on connecting this valley all the way to Round Valley, which would make the hiking opportunities right next to our community.” For more information on this project, or to offer comments, visit www.ebparks.org/about/planning/roddyranch. penditures, including the construction of fire stations, the purchase of fire engines and other equipment is funded through impact fees. The city of Brentwood approved an updated impact fee schedule in August 2020 The fee schedule established in the CFD calls for a $318.60 charge for a single-family property, a $258.12 charge for a multi-family property and a $44.96 assessment for a mobile home. Commercial properties are assessed $352.08 per 1,000 square feet, while office and industrial properties assessed at $441.72 and $244.08 per 1,000-square feet, respectively. The fees are assessed annually and will increase at a rate of 5% per year. Analysis provided by the city estimated that in Year 3, residential development in Brentwood will generate about $240,000 for the fire district. “The City Council’s adamant support for the district’s CFD shows their unfailing determination to address development’s impacts on this emergency service,” Ogden said.

“These CFD’s will be critical in enhancing their fiscal sustainability and more timely response.” Prior to the city’s vote, the ECCFPD Board of Directors voted unanimously to approve a resolution authorizing Helmick to execute a community facilities agreement with the City of Brentwood. The resolution indemnified the city from any liability related to a legal challenge to the CFD and the urgency ordinance. It also established that the district would reimburse the city for any expenses incurred in the administration of the CFD. “I’ve said over and over again that we cannot continue to reduce response times and open up fire stations if we’re not putting these funding measures in place,” said Brian Oftedal, president of the ECCFPD Board of Directors. “I think that with the 5-0 vote, it was pretty straightforward that there is a sense of urgency.” To comment, visit www.thepress.net

We are in a CRAZY seller’s market! When will the bubble burst? This is the question we are asked over and over again. As many sellers are fleeing California, we have more people wanting to purchase here. Simple 101 supply and demand rule: when there isn’t enough inventory, whether gas, lumber or real estate, it drives the prices up. COVID has created a new market of buyers who were once only living in the

greater Bay area but now have virtual offices from home and take advantage of living in other communities. In listing your home, it is critical to pick the right realtor to represent you in an over-asking-price bidding situation. For buying in this market, having a good local agent is your best bet to defeat the competition and get you your dream home. We are located in downtown Brentwood, with an office of agents ready to serve you!
