Thomasville was built on design. After moving to Greensboro in 1937, Zenke took on as his first task a redesign of the Morehead house on Eugene Street downtown. Once the home of Eugene Morehead, son of former North Carolina Gov. John Motley Morehead, Zenke would make it into his home and studio before turning his eye towards Thomasville. Modern accommodations include new appliances and fixtures, and a two-car attached garage at the end of the circular drive. This is not just any home, and it’s not for just any family. The Deal Maker Sessions In last month’s Nest article, “Who Wants to be a House-Flipper?” we met John and Corinne Tesh of Citygate Homes. They spoke briefly about their success with the Greensboro Deal Maker Sessions. These monthly networking seminars are a place where real estate investors and wholesale property owners get together and present their deals; real estate is bought and sold following the sessions, and house-flippers, investors and wholesalers mingle. Nest Editor Alex Klein decided to attend the last Deal Maker Session on Tuesday, October 6, to see what goes on behind the big doors of the Wyndham conference center.

Just deals!

The conference room at the Wingate by Wyndham Hotel was big, but not menacing, and the people in attendance were casually dressed and friendly. Plus: Free cookies and coffee! Jim Williams of HomeVestors Inc. and one of the originators of the Deal Maker Sessions is a tall, slim, gray-haired man with a wide smile. He stood in front of the room and spoke to the full house that had gathered. Jim said a few words about the Sessions, and stated what John Tesh would later repeat when he took over as moderator: The purpose of the Deal Maker Sessions is for presenting wholesale properties around the Triad, and for making deals. No speakers, no selling of educational material, no submitting blind offers or bids. Just deals. Shawn Ribeiro got up first and talked about his recent success.

A very happy anniversary

In January of 2015, Shawn quit his job in apartment maintenance to begin working full-time in investment properties. He started his own company, Triad Home Savers, with his wife, Andrea. They went to a Deal Makers Session on May 2 and the very next day purchased one of the properties that had been presented there for $64,000: a house on BentBrook Drive in High Point. It was the definition of an ugly house — dark, closed-off rooms and old carpet with low, acoustic-tiled ceilings and a corrugated plastic roof. The appliances dated back to the 1960s. Andrea stated that although there were no major problems with the house, it was more than just a

cosmetic fix. Shawn and his team completely gutted the house and replaced the drywall and roof. They raised the ceilings to 11 feet, tearing down a kitchen wall in the process. The floors were refinished, a new kitchen and bath were installed, and the old HVAC system was replaced. He then added French doors that open to a deck and fire pit, and gave the property some much needed landscaping. The house was almost unrecognizable after the renovations. During the Deal Maker Sessions, it was estimated that the house would sell for $160-$170,000. The Ribeiros put it on the market and it sold four days later for $189,000. Shawn and Andrea will have their 17th wedding anniversary just a

couple of days after closing, giving them plenty to celebrate. The Ribeiros aren’t the only ones who have recently benefited from the Deal Maker Sessions. Kerri Craig Person and Bobby Sink joined forces to form Rent-A-Home of the Triad. They too purchased a home presented during the Deal Maker Sessions and, after some minor repairs, had it rented before closing.

completing her training along with her partner, Violante Schiano di Cola. These two young entrepreneurs are looking for their first rehab property. When asked why they were in attendance at the Deal Maker Sessions, they stated that in this business, knowledge is key. They were there to absorb as much information as possible relating to their new field and to learn from those who are already making a career in investment property. Reimagining Form and Function with Polished Concrete

When Krankies partners Mitchell Britt and John Bryan approached Tyler and Travis Reeder, of Perfection Plus, they had a big ask in mind: They wanted custom-blended concrete countertops for their new bar area and they needed them to be installed and cured in time for the new restaurant opening. The Reeders accepted the challenge, even though they had never poured that large an amount of concrete at one time and couldn’t be certain how it would perform. Four-thousand pounds of rapid set concrete gets extremely hot while curing, and there is a risk of shrinkage and cracks as water evaporates. In order to make it work, the Reeders used a wet curing tactic: basically using water-soaked blankets and plastic over the counter as it cured to lock in moisture.

Roman throwback

Concrete use dates back to the Romans, with notable examples being the Roman Pantheon and the Colosseum. Other famous historical structures include the Panama Canal and the Hoover Dam. Though in more recent history, concrete has not often been correlated with beauty, it has made many advances over the years and is at the forefront of the eco-friendly building trend not only for its durability, but for its transformative abilities. To make the countertops at Krankies look just the way Mitchell and John Bryan envisioned (Mitchell had even taken Travis Reeder to a spot up the road from Krankies

to show him the exact color and aggregate exposure he wanted), the Reeders had to mix several samples, adding different ratios of aggregate to get the exact look that Krankies was after. Aggregate is the rock that goes into concrete that is usually not visible, but with the grinding and polishing process Perfection Plus uses in its custom concrete blends, those rocks get exposed and their color variations make for a beautiful abstract piece of art. “It’s just math,” said Tyler, about the difficulty of reproducing their sample on a larger scale. But they got it just right.

Humble beginnings

Perfection Plus was started back in 1985 by Tyler and Travis’s father, Eric Reeder. In the beginning, Eric buffed and scrubbed Eckerd Drug stores, and was the first to use propane-powered floor buffers, basically cutting his work time in half. Due to this new technology, the business grew rapidly, eventually containing a full-service repair center for all major small engine brands, facilities-maintenance equipment rental, a sales and repair shop as well as a wholesale supply house. In the ’90s, the industry shifted away from vinyl flooring to more sustainable processes that required fewer raw materials, and less maintenance. Polished concrete quickly become Perfection Plus’s new path, and they have been following it to greener pastures ever since. Tyler and Travis are now at the helm of the business, and they plan on making

advances towards the eco-inspired industry, adding solar-panel installation as well as other environmentally friendly materials to their arsenal of goods and services.

Diamonds on the soles of their tools

The beauty and durability of a concrete counter comes from the polishing process. Tyler explained that polishing concrete is similar to polishing wood, except that instead of using sandpaper, they use metal and resin bits impregnated with tiny pieces of diamonds. They start with a low grit, which is more aggressive, and gradually work up to a fine grit that polishes the surface to a glossy, mirror-like finish. Polishing seals the surface so that it is no longer porous. Dirt, stains and spills are no match for this countertop, and it’s a good thing considering the action it will get at Krankies new kitchen and bar. More than 80 homes were showcased in the Piedmont during the past two weekends for the fall Parade of Homes, which is put together biannually by the Greensboro Builders Association in conjunction with the Winston-Salem Homebuilders Association. Most of the homes shown are new construction, but the one remodel that made it into the mix was completely gutted and restored by Ron William’s Building Co., which commissioned Solid State Tile for the kitchen and baths. The home is a ranch on Robinhood Road in Winston Salem, on the outskirts of the Buena Vista neighborhood, the interior of which looks like it came straight out of a West Elm catalogue, with transitional décor and clean design elements. The kitchen’s crisp white subway tiles are the perfect backdrop against the industrial stainless steel light fixtures and rustic kitchen island, stained to match the wood floors.

Revolutionizing the Tradesman Experience

A man with a mission

Darren Garcia has been working in the tile industry since he was a teenager. It all comes together

to accent the clean and polished aesthetic of the Robinhood Parade home.

Darren and his team are doing something right.
