Project Introduction This project will be a detailed proposal of a Demystified Rx, LLC hospitality lodging goods and services opening in seven created U.S. hot spot destinations March, 2026. Locations include, but are not limited to: California, Utah, New Mexico, Arizona, Colorado, Texas, and Georgia. The concept behind the proposed project derived from the idea of creating remote “Utopian” communities within nature– building upon ancient techniques with modern innovation and sustainability. Each destination will house campgrounds, huts/suites, tree houses/villas, and hiking trails. Recreational activities will include, but are not limited to curated events, ATVs, dirt and mountain biking, paint ball, canoing, zip lining, kayaking and archery. These luxurious hot spot destinations will give travelers with ranging budgets access to the first of its kind healing and wellness hospitality service that also provides its goods. Demystified Rx, LLC already caries: healing moisturizers/oils, herbal remedies, restorative teas, recipes and much more. The seven locations all posses unique terrain, warm climates, and a sense of community that draws in millions of travelers a year. The opportunity for the project lies with the vast remote access to land available in areas where many would ignore. These regions include the northern and southwestern regions of the selected states. Lastly, by analyzing the Demystified Rx, LLC clientele list past and present, in addition to studying its Online presence, loyal customers are willing to travel for Demystified Rx products and services– and with the proposed locations being travel destinations for millions, this project allows opportunity to seek out a more culturally diverse and health/spiritually inclined clientele, all while offering each guest an healing and engaging lodging experience.

Executive Summary Company Overview/ Proposal Demystified Rx, LLC (established. Jan 2021) is a privately owned holistic and future hospitality startup company based in San Francisco, CA. We are dedicated and driven by revitalizing the holistic and hospitality industries through healing goods and services, bridging the arts of science and nature. This project seeks to fulfill this mission by Demystified Rx, LLC creating seven destination “utopias” throughout seven states, where travelers are able to get our holistic goods and services in paradise settings not actively recognized by travel guides in March 2026/27. To begin, this project requires $360 million in funding (with constituents receiving a 5% annual revenue commission over the course of five years immediately following the initial openings)– funding will go towards: legalities, destination costs & development, third-party services, operating costs, marketing and promotion, online channels, incidental costs, and pop-ups (including vending, and gallery events). Project Management Structure This project will be led by Demystified Rx, LLC CEO’s, Brian G. Edwards and Kamani Edwards– with a B.F.A. in Marketing and Management, Brian G. Edwards has over nine years of art direction experience, overseeing large scale projects; and with a B.A. in Anthropology, Kamani Edwards has six years of experience in holistic health and human behavior. Joining will be a team of seven accomplished creatives (at least three years of experience in field) with degrees ranging from sustainable architecture to public health. Unique Value Proposition Demystified Rx, LLC will be the first and only Black owned holistic and hospitality company in the world providing its 100% natural, healing products, and services. Alongside the product line, Demystified Rx, LLC offers healing sessions, nature excursions and custom regimes– and these holistic services will be translated into our hospitality sector.

Target Market Our target market are consumers 23-72 years of age, with an average annual income of $60k-10m. They are health/spiritually inclined travelers who seek out new and exciting experiences, and are dedicated on maintaining an active, healthy lifestyle. Marketplace Needs • 20.4% of U.S. adults have chronic pain • One out of three people in the U.S. are seeking holistic solutions • 92% of people suffer from at least one mineral or vitamin deficiency • 87% of people say that they want to travel more sustainable • 81% of people want fun and exciting memorable travel experiences Market Analysis With the acceleration in vaccine distribution during Q2 2021, and the rapid decline in the Covid-19 infection rates, the U.S. developed an economic and lodging recovery this summer– causing the demand for business travelers and groups to improve. Experts predict that once the pandemic ends, over 70% of consumers plan to spend in a cautiously extravagant way with more health & wellness activities and leisure vacations. Scope of Project The project from start to finish will take approximately four years (accounting for delays) to complete. There will be deliverables throughout the scope of the project to ensure deadlines are met and the grand openings are on schedule. Risks This sector faces a variety of potential threats that our lodging establishments will contend with, such as data security, guest behavior, staff. Exit Strategy Should both CEO’s decide to step away from daily operations, Demystified Rx, LLC will operate as a cash cow– and a board of directors will be appointed, while Brian G. Edwards and Kamani Edwards retain ownership.

We are dedicated and driven on revitalizing the healing processes through holistic remedies and services by bridging the arts of science and nature.

Company DNA By using wholistic methods learned and self taught over the years, we have incorporated ancestral ways of healing into our products, all non-invasive, and ALL without the harmful side effects attributed to prescription drugs. With a B.A. in Anthropology, Kamani Edwards (owner/herbalist), realized early– humans often neglect that our diet (in conjunction with our spirit and mind) is paramount to our overall state of health; and with a B.F.A. in Marketing and Management, Brian G. Edwards (owner/creative), began to help rebuild these connections by using innovative methods to drive the mission forward.

The Art of Nature & Science Through independent studies, we find nature enhances our wellbeing and provides the essentials for our survival, so we applied art to it. Assessing art accesses both mind and body to promote the healing process as well– forcing consumers to forge these connections between mind, body, soul and spirit. While science ensures a longer and healthier life, monitors our health, provides medicine to cure our diseases, and alleviates aches and pains.

This mission came about when noticing the lack of lodging establishments offering more than a place to lay your head, utilizing nature as the destination, and as a means to heal; while none provide a holistic environment, where healing is the focus. Offering a first of its kind experience for health/spiritually inclined travelers, this project seeks to correct this by Demystified Rx, LLC creating seven remote destination “utopias” throughout California, Utah, New Mexico, Arizona, Colorado, Texas, and Georgia, where travelers are able to get our holistic goods and services in paradise locations not actively recognized by travel guides– eventually leading to these locations becoming hot-spot destinations. Beginning January 2022, the project will take up to four years from conception to completion, anticipating an initial launch in March 2026. These “utopias” will contain campgrounds, huts/suites, tree houses/villas, nature trails, fresh produce markets, shops and recreational facilities. Goods and services will include: Demystified Rx, LLC products, food and beverage options, recreational activities, therapies, and consultations. Travelers will be able to use a single app (website included) to book all accommodations/sessions/services/activities and purchase available Demystified Rx, LLC products and merchandise. Objectives and Goals: Problem

No lodging experience(s) exists where tailor made holistic environments are created around products and services offered by the same company within a natural, blissful setting. This project will be led by Demystified Rx, LLC CEO’s, Brian G. Edwards & Kamani Edwards, and a team of seven accomplished creatives. Our objective is to create seven destination “utopias” in seven states for health and spiritually inclined travelers within a natural remote setting. These “utopias” will be lodging destinations and will eventually lead to becoming hot-spot travel destinations for both baby boomer’s (52-72 yrs old) and millennial’s (23-38 yrs old). The goal is to alter the perception of the hospitality industry by Demystified Rx, LLC being the first of its kind holistic hospitality company that also provides its goods and services. Goods will include Demystified Rx product offerings, merchandise, etc. Services will include Demystified Rx: nature excursions, muscle/ energy/massage/aroma therapy techniques, interactive healthy cooking/ living classes, and therapeutic consulting.

HEALING EXPERIENCES Beginning Q3, 2026 Demystified Rx, LLC will host a “Demystified Trails” where we take up to 50 participants on a multimile off road nature excursion. Offerings will include: products, spiritual cleansing, breathing and stretching meditations, giving/ offerings from/to Earth, and vegan snacks. By end of Q4, 2026 Demystified Rx, LLC owners plan to begin hosting healing retreats once a month where participants come to our communities from around the world for a healing and relaxing environment. Offerings will include a more detailed selection of “Demystified Trails” Demystified Rx, LLC will offer a number of healthy cooking/living classes, where we demonstrate how utilize our products in everyday life. As well as a number of specialist sessions where we will utilize specific techniques to unblock Qi, allow energy to flow, and restore balance within– also through consultations.

OUR USER APP 61% of people want to change their lifestyles and 31% say they have made major changes to live healthier due to online channels. For this, Demystified Rx, LLC will offer a user friendly app to streamline consumer’s health journeys and increase awareness and profits. Through our user app, consumers will be able to book all travel accommodations/ classes/sessions, track company updates and promotions/incentives, place and track product orders, obtain room access, connect with us, and donate to our cause. One of the most important features of our mobile app is that, it offers awareness and recognition to our brand, and to the consumers– a streamlined interactive experience. SUSTAINABILITY Beginning Q1, 2026 Demystified Rx, LLC will to be completely sustainable, expanding on the mission of bridging the art of science and nature. Local and imported materials will be used to ensure Demystified Rx, LLC remains an Eco-friendly company.
