home is often a family’s single largest asset, so making investments with upgrades and home improvements is almost always a good idea. However, knowing when and where to make those improvements isn’t necessarily a simple decision. Budget and space most often dictate the direction, but keeping function and your lifestyle needs in mind can help create a space that makes for an allaround smart investment. Add technology in unexpected places. With the surge in smart devices, it’s becoming increasingly common to add technology throughout the house, and the bathroom is no exception. the latest technology can bring function and a whole new level of style and elegance to your home. When choosing your upgrades, set a budget and then let your imagination soar to create a spa-like retreat you can experience without ever leaving home. Keep in mind that not all smart devices integrate seamlessly, so do your research before buying to ensure a convenient connected setup. Go green for the earth and savings. Appliances and climate control systems are often the first features homeowners consider when it comes to environmentally friendly upgrades, but windows and window treatments are another way to make a big impact. In a similar vein, skylights are a surprisingly affordable upgrade for the functionality and aesthetic benefits they provide, especially in the bathroom and kitchen where ventilation is as important as ample lighting. A basement is the perfect location for expanded room to live and entertain, and if you have egress or other windows, adding extra bedrooms may also be an option. rooms can be costly if the plumbing isn’t already in place, but having ready access to those facilities may pay off if you plan to spend lots of time downstairs. Also keep climate in mind; in many parts of the country basements tend to be damp, so be sure to use materials that can withstand the conditions during the rainy season.

Choose the Right Skylight Skylights can serve multiple functions, depending on your home and needs. Understanding the different types of skylights can help you choose the right fit. Fresh Air Solar-powered fresh-air skylights rely on the sun’s energy to open and bring air and natural light into your home. Some models, such as those offered by Velux, feature a rain sensor that automatically closes the skylight at the first sign of precipitation. Fixed An economical choice, these static skylights are intended to fill a room with natural light. Energy Performance Adding a solar blind to a skylight can result in more savings via potential tax credits, as well as reduced energy usage. The blind blocks heat, but when open allows warm rays to supplement the home’s heating system.

Create outdoor living space for all year long. If a basement renovation or addition isn’t practical for your location or budget, you may be able to create additional living space in an area you already have – outdoors. Even small patio spaces can become cozy gathering spots with the right furnishings and decor. For a larger yard, create destinations that make it comfy to congregate, such as a fire pit or grouping of chairs with overstuffed cushions. This is another area where climate will play an important role in your plans; adding a well-constructed enclosure to a patio can make it usable during all but the coldest months, while a pergola or other shading can lend necessary relief to an area that bakes in the summer sun. Aside from the hardscaping, look at other ways to soften your outdoor space and enhance livability, such as functional shade trees and flowering vegetation that attract birds and butterflies. Add curb appeal. While you’re considering the upgrade options outdoors, don’t forget to think about your home’s overall exterior appearance. Not only is it the first impression guests have of your home, it’s your own view every time you pull into the drive and it’s one that should make you proud. Reworking the landscaping to highlight architectural features and freshening up the paint can make a big impact. f you’re thinking of updating your home, now might be a good time. Real estate prices are higher than ever and interest rates are still low, so that can make financing a renovation relatively easy. What might be more difficult is finding the right company for the job, to come into your home and start turning things around. Phil Ratelle, of Coastal Dream Builders, knows all about that. He grew up in the business, with a father who was a plumbing distributor in Montreal. Ratelle says his company has been going “flat out” ever since he started it in 2006, and especially since moving to the Coast from Whistler three years ago. Coming out of his broad experience, Phil has some good advice. Sunshine Coast Homes & Decor Magazine (SCHDM): What should people consider when they’re choosing a renovation contractor? Phil Ratelle, Coastal Dream Builders: First you want to look at their references and their experience. What have they done, and what kinds of jobs appear to be their strengths? What subcontractors do they work

with; which plumbers, which electricians, and are they qualified, licenced? Even minor changes must be done by licenced tradesmen. If something goes wrong into the renovation, and that an unlicensed subcontractor is at fault or the proper permits haven’t been secured, insurance may not cover the damage. We have liability insurance, we provide Workers Compensation coverage for our employees, and we do criminal record checks on everyone who works with us, to make sure our clients don’t have to worry about who works in/on their home. When checking references, ask if the contractor treated the homes of previous clients respectfully. Did they protect the floors and/or make an effort to contain dust, for example? These are some of the many things people may not know to think about before they start a renovation. It can be a source of real frustration later on if they don’t check these things out first. You might be out for an evening, talking with someone about your renovation plans and they say, “Oh I can do that for you cheap.” But later on, that “cheaper” person might soon be in over his head with something he’s not qualified for and he’s gone,

along with your 50-per-cent deposit. Not to mention that you might now have to start all over because it wasn’t done properly in the first place. We hear about these things happening quite often unfortunately. SCHDM: When you’re putting a contract together with a client, what are your priorities? Coastal Dream Builders: It’s all about listening to our clients. People don’t always have the whole picture of what they want when they start out on this process. We’ll provide a lot of ideas and options, and we often hear from them, “Oh yeah, I hadn’t thought about that,” or “We forgot about that detail.” We need to hear their motivation, what they’re doing the project for, etc. So mostly, it’s about listening and delivering on dreams. SCHDM: What should clients know ahead of time to make the whole renovation experience easier? Coastal Dream Builders: Having a concept of what you want done definitely helps. Some clients come to us knowing they want a renovation, but don’t have a plan and are looking for ideas. That’s not a problem and we are happy to help. But please keep in mind that it can take

weeks to develop a concept. So, it’s a good idea for clients do a bit of homework first, have a look at what’s possible and get some idea of the feel or look they’re after. Also knowing that living in a house that’s being renovated is not always easy and takes time. SCHDM: We see on renovation TV shows that often projects end up costing more and taking much longer than originally planned. That might partly be drama made up for TV, but it does happen in reality, too. How do you avoid that? Coastal Dream Builders: We quote fairly. We don’t come in with a low price just to get a job. A contractor has to come in very honestly and explore every option. It has to be an open relationship the whole time. Some contractors will let hidden costs build and then come in with an unpleasant surprise bill at the end. We start with a plan, a concept; if that changes, we make sure to discuss any alteration in our quote with the clients as we go along. Say you’re doing a new kitchen, and want to do heated floors, tiles, cabinets. There’ll be drywall, painting, electrical, plumbing. We get each subcontractor to come and do a quote. So, we don’t run into any of those “surprise bill” issues. We know what we’re starting with and we stick to what we promise. If a client changes their mind halfway through and decides they want to put a marble floor instead of laminate flooring, then obviously we will make sure they are aware of the cost difference before we make the order or installation. We also have a contract with our clients, which clearly explains our terms and what we will provide so there are no surprises. If, say, we open a wall and see an old plumbing system, we show it to the client right away and explain the situation. If it is safe and still up to code, we then leave it

to up them to decide if they want it updated or if they wish to leave it as is. Keep in mind that on these TV shows that deal with projects in Quebec or Ontario, the buildings are often much older and that since we have milder weather on the Coast, the building techniques and codes are different. SCHDM: What do you like most about this business? Coastal Dream Builders: When we go in someone’s home, we know it’s usually a space they’ve been enjoying for a while, and they know what’s working for them and what isn’t. They have come up with an idea that will help them enjoy their home for years to come, and to have the privilege to help them develop that and to see how ecstatic they are when it’s done is such a great feeling. The satisfaction of the client, who had a vision and now sees it realized, is what it’s all about for us. 3 Ways to Throwback Style

W

hen it’s time for a bathroom or kitchen upgrade, some of the greatest inspiration may come from another time entirely. Some of the most on-trend styles of today are actually throwbacks to bygone eras.

Learn how to make your updated spaces pay tribute to re-emerging trends and add your own modern touches with these three new-again looks.

Retro-Modern A retro-modern design is unique in every way, with elements transitioning from the historically unfitted 1920s to 1950s charm and eccentricity. The result is a space that represents many eras and design styles, and the kitchen is the perfect space to bring this look to life. Start by establishing a focal point for your retro-modern design, such as a functional nod to the past. Long before modern refrigeration, iceboxes were used in many of the homes in the early 20th century to keep foods fresh. LIVE EDGE SLAB FURNITURE: Alive and well on the Coast.

W

hen you first set foot in Steve Willgoose’s shop / artist’s studio in Halfmoon Bay, the first thing you see, besides the large neatly stacked slabs of mostly Western Maple, are an array of perfectly preserved and totally functional classic wood cutting machines, some dating back to the 1940’s. It almost feels as though you’ve stepped back in time into a slice of BC history, as much a local museum as a working artist’s studio and wood shop. The spotlessly maintained, cavernous wooden barn-like structure where temperatures and humidity are carefully controlled to create what is essentially a giant walk-in kiln, is located on the upper acres of Steve’s family compound and is where this master craftsman creates some of the most unique and impressive-looking slab tables that you’re likely to find anywhere in the country. Although the walls are adorned with photos of some of Steve’s past creations, ranging from a small custom-built vanity to fireplace mantles and beautifully crafted wooden treasure chests, these days he focuses primarily on original, one-ofa-kind wooden slab tables, mostly of a proportion that you would likely find in a large luxury home or maybe the executive boardroom of a successful downtown tech business or prestigious law firm. For those that aren’t familiar, a slab table is created from one, or sometimes two, reverse matched slabs of handpicked salvaged logs. Steve uses mostly West-

ern Big Leaf Maple. The finished product maintains the natural beauty of the forest by preserving the tree in its circumferential entirety. The process of creating these unique tables is much like creating a vintage wine. It can take upwards of 4 years in total from the salvage of a reclaimed tree to the curing of the wood to the design and eventually a finished piece. The process begins with the gigantic industrial looking slab cutting machine where old growth salvaged logs are neatly dissected and sliced into thick slabs, then dried outdoors for up to a year. They are then moved indoors to the carefully regulated environment of the shop / studio /wood kiln for another 3 or 4 years until they are finally ready for the transition into a unique piece of functional art. Clients are encouraged to participate in the process by handpicking their own unique slab of wood that is the basis for each of these one-of-a-kind creations. riving a full electric Nissan Leaf charged by the sun is the coolest thing. The electric power that fuels my car starts as photons from the sun and then they are converted to electrons by the solar panels on the roof of my house. This energy is stored by BC Hydro during the day and downloaded into the car battery in the evening when I get home. This process has been going on for over 4 years now and has required zero maintenance. Really, the car is a 2012 model with 50,000 kms and the only expense so far has been new tires this year. No tune ups, no oil changes, no gas and the brakes are still almost at 100%. Also, the solar panels on the roof have not been looked at for years and have been maintenance free! Each panel produces 240 volts of energy from Enphase micro inverters and they send electrical energy directly to a 2 pole breaker in the house panel. The inverters are behind each panel on the roof. Therefore, there are no whirling sounds or boxes with flashing lights anywhere to be seen in the house. The panels continue to produce the same kilowatt hours each year without cleaning or maintenance. For more than 4 years my Leaf has carried me up and down the Sunshine Coast. Every morning the car is ready to go for the day. I just push a button and drive it. It’s incredible how inexpensive it is to operate. One kilowatt hour of charge gives the car 5 kms of range. The battery capacity is 24 kilowatt hours and it cost less than two dollars for a full charge. This is because energy from solar panels cost considerably less than BC Hydro. The average cost per kilowatt hour from a roof top solar array is .08 cents per kilowatt hour. I pay almost .14 cents for energy from BC Hydro and another 3% rate increase is coming soon. The cost of energy from a solar array will always be .08 cents per kilowatt hour. Solar panels work perfectly on the roof of many existing structures. The power from solar panels is often used a few feet from where it is produced. It’s used for lighting and appliances like your fridge, stove or hot water tank. Also, there is no rate rider or GST on sunshine. The logical extension of this low cost energy is to charge the batteries on our electric cars at home. My experience has been proof of this concept. My passion is to get others to see the many positive spin-offs of the electrification of transport and micro grid distributed solar. Bonus of BUILT-INS

O

ur spare room was never planned to be otherwise by my partner. That is before I came along. A re-evaluation was needed to accommodate my interior design practice on the coast, with portable drafting table, space for guests, massage table, and now my new birdhouse line “too fancy for my feathers”.

After graduating from the Ontario College of Art and Design, and one year in architecture at Carleton University, I designed custom homes, major and minor renovations, model suites, retail and home furnishing stores, funeral homes, hair salons, trade shows, and automobile introductions, as well as purchasing, renovating and selling over a dozen of my own homes.

I create all necessary drawings for obtaining a building permit, from inception to finished project. Material selection, site visits, and communication with the parties involved during construction is one of my strong points in ensuring plans are carried out as on paper. With four decades of experience in the design field, my work is both award winning and extensively published.

The answer was to sit down, evaluate our needs, be realistic about what we could achieve, establish a budget, and get it down on paper. A couple of working plans were drafted for discussion, and we decided on a queen-size wall bed with flanking bookcases, two ten foot long work surfaces, two file cabinets, and a large double dresser to fit the bill. In order to keep costs down, I sourced used file cabinets and an IKEA dresser for drawer storage, but all other components were supplied by the wall bed company in Vancouver. We chose hard rock maple to coordinate with the cabinets in the balance of our home, with matching countertops, then got to work getting the electrical changes done, full paint job, and then installation of all the factory ordered materials. We love it. We can be as messy as we want, and when it’s time to cleanup, everything has a place to return to. No need for additional storage pieces to be added to the room, it was planned to handle our needs. The birdhouses have taken over somewhat, but as they head out to new homes, the shelves will empty. The selling feature for rooms with built-ins is that a new owner does not need to buy furniture to fit the room. Built-ins are not a new idea…. just visualize the libraries of old mansions that reeked of substance and history, a purpose-built space for either a specific function, or a number of functions to work equally well. If your built-in furniture is wood and is paintable, you can have professional painters spray paint everything, which really gives a custom look, they have the right equipment, and correct primers and top coats to make the choice of paint last for decades. By the way, not all of your built-ins need to be the same colour, just check out how I added some interest with the floating shelves in a terracotta colour. You really get a custom look with the inside backs of built-ins in contrast as well.
