INTELLIGENT PRICING PRICING YOUR HOME TO SELL

Determining the best asking price for your home is both critical and challenging. As Figure 1 illustrates, more buyers purchase their properties at market value than over market value. a percentage that increases as the price falls even further below market value. Therefore, by pricing your property at market value, you expose it to a much greater percentage of prospective buyers, increasing the chances for a sale. Another critical factor to take into account when pricing your home is timing. A property is at its peak interest period when first listed (Figure 2). Improper pricing at the inital listing will discourage potential buyers, leading to a below market value sale (Figure 3), or even worse, no sale at all.Therefore, your home has the highest chance for selling when it is both newly listed and properly priced.
