Marketing Plan: The Strategy to Sold
Getting ready
• I will conduct a thorough analysis of comparable sold properties, market trends and competing properties currently for sale.
• Together, we will establish a pricing strategy.
• Together, we will strategize changes that can make the property more saleable, including repairs, improvements and professional staging.
• I will put together specific recommended steps to prepare your home for photography and videography.
• I will arrange for professional photography, including:
- Drone photos
- Full-length and short-form videowalkthrough tours for briggsfreeman.com and sothebysrealty.com, including for use
on social media channels - 3D “dollhouse” Matterport tour and floor plan
• I will create a features-and-amenities list.
• I will position the property with compelling copy that showcases the lifestyle and the neighborhood and speaks to the target buyers.
• I may opt to create professionally designed and printed brochures for strategic mailing.
• I will prepare an informational file with everything buyers would want to know, including the property’s survey, school information, the Seller’s Disclosure Notice, utilities and estimated costs, any homeowners’ association information and pre-inspection information.
• I will prepare a buyer profile.
Launching your property
• I will launch the property on briggsfreeman.com and sothebysrealty.com. On day one, your home will be featured on our unmatched network of top websites, including Zillow, realtor.com, The Wall Street Journal, Mansion Global and Nextdoor, among many others.
• I will list the property with the regional Multiple Listing Service (MLS), used by more than 27,000 real estate advisors across North Texas.
• I will place the iconic blue-and-white Briggs Freeman Sotheby’s International Realty yard sign at the property.
• I will place a lockbox at the property to inspire more showings and to gather information on who has seen the home.
Getting the word out
• I will expose the property via one week of social media and online advertising as soon as the listing goes live, with the opportunity to do more digital advertising immediately.
• I will showcase the property on my social media channels and explore the opportunity to be posted on our Briggs Freeman Sotheby’s International Realty social media channels.
• I will send a ‘Just Listed’ postcard to homes in a radius around the property as well as to buyer leads in my database.
• We will consider print advertising in North Texas’ premier local publications such as the Dallas Business Journal, 360 West, Southlake Style, Local Profile, PaperCity, etc. We will also consider a property ad on our very popular — and very widely seen — advertising page in each Friday’s Wall Street Journal and in our twiceyearly issues of Reside Magazine.
• I will host a special open house for agents (and their potential clients), promoted via e-blast and select personal invitations.
• I will host a public open house, promoted via signs, my network and multiple social media platforms.
• I will announce the listing to my professional social media marketing and networking groups — locally, nationally and internationally — through my personal Sotheby’s International Realty network.
• I will host a special property tour exclusively for Briggs Freeman Sotheby’s International Realty advisors.
• I will place the property on any MLS neighborhood tours, to expose it to other advisors.
• I will promote the property via e-newsletters to other Briggs Freeman Sotheby’s International Realty advisors, as well as to an extensive network of advisors who are active in the area.
Following up
• I will give you weekly updates on showings, potential buyers, the marketing being accomplished and the latest trends in the market.
• I will give you a monthly seller’s report that highlights website visits and activity, as well as promotion of the property.
• I will inform you of the responses and inquiries regarding the property and present all offers to you.
• Upon a contract being accepted, I will handle all the follow-up — including negotiating any repairs, communicating with the mortgage and title companies and handling every detail until your closing.
