PRIMARY SCHOOLS PRESSURE Greg Hadfield @BrightonIndy Nearly half the primary schools in Brighton and Hove are oversubscribed with applications simply from parents who put them as their top choice. New figures provide powerful evidence of the pressure on primary school places caused by some of the highest birth rates since the post-war baby boom of
the 1950s. In some cases, children need to live less than 400 metres from the school of their choice, if they are to stand a chance of a place. Only 82.5% of parents were offered their first-preference school - significantly down from 84% last year. About one in 16 parents (5.8%) - accounting for 169 children - did not get one of their top three preferences. Last year, the proportion was less than one in 20
(4.85%). The number of applicants increased to 2,933, compared with 2,763 last year. The Brighton & Hove Independent has analysed data from the 48 primary schools - 23 of which were over-subscribed with first-choice applications alone. Some of the most intense pressure is in south Hove and in Saltdean. The surge in demand for >> Continued on page 3

Free parking for hotel guests A six-month trial scheme offering free parking to hotel guests will be start from Good Friday. It would mean staying visitors could park for free all weekend in Hove’s Norton Road car park. Under the plan, hotels would register the guest’s car number with the Pay by Phone service. This would exempt them from getting a parking ticket as enforcement staff can check registered car numbers on their mobile devices. All the hotel has to do is go onto the council’s website and fill in a simple online form at www. brighton-hove.gov.uk/content/ parking-and-travel/parking/hotelweekend-parking A 15p administration charge is expected to be borne by hotels.
Free parking for hotel guests at Norton Road would be available from 8pm on Fridays to 8am on Mondays. Norton Road is currently operating under capacity at weekends. Take up of the hotels offer would be monitored over the first six months to see if any adjustments were needed to preserve space for other drivers. The council says the scheme is a novel and environmentallyfriendly use for a car park and is being made possible by our use of new technology. It is hoped it will encourage visitors to leave their cars in Hove for their stay and get about the city by bus, taxi or walking. Lead councillor for transport Ian
Brighton and Hove features in national campaign for better cycle facilities Brighton and Hove is cited in a national campaign for best practice in encouraging cycling, launched this week. New cycle lanes in Brighton and Hove feature on the campaign website for Space for Cycling, organised by national cycling charity CTC. The campaign challenges local councils to provide better facilities for cycling. The CTC says thousands of councillors from across the country will be asked
to create the conditions where anyone can cycle anywhere, as CTC and local cycle campaign groups join forces to demand space for cycling. Getting more people on bikes will mean better health, reduced congestion and lower emissions, says the charity. With a public health crisis linked to physical inactivity rapidly rising up the political agenda, local councils can use cycling to improve health, say organisers.
Davey said: “Norton Road car park is pretty quiet at the weekends so we hope that this trial will prove successful by making better use of the facility, while helping to support local hoteliers and other businesses. Hotel visitors can leave their cars for free over the weekend and walk, or take a bus or taxi, to get around the city during their stay. This will relieve pressure on road and parking space elsewhere, particularly in the busy city centre.”
The council car park on Norton Road, Hove, will be free at weekends for hotel guests

St George’s Day - England’s notional national day approaches, but do not get too excited. It is easily missed. Other countries mark these occasions with public holidays, parades, flypasts, floats, fireworks, fairs, food, music and dancing, traditional costumes, heroic intoxication. There are no half-measures about Bastille Day or St Patrick’s Day or Burns Night or Fourth of July. We English, by contrast, scrupulously ignore our ascribed day. A lot of us have no idea it even exists. A few public buildings hoist the flag, and that is about it. We seem curiously modest and self-effacing about being English. Whereas foreigners often mistakenly refer to the British as the English, the English themselves, asked what nationality they are, will often reply British. April 23 happens aptly to be the birthday of England’s greatest poet and greatest painter, Shakespeare and Turner. But notice that it is also the day on which Shakespeare, Wordsworth and Rupert Brooke all died. There is a kind of glorious fatality about it, so typical of the English. It is as if our poets had a patriotic duty to die on this date. What would we actually do, if we were indeed to celebrate this day? We have no national songs for such occasions. We have no

as a people, except our modest self-effacing reluctance to admit we are a people. It is hard to define just what it is that makes the English English. Politicians sometimes injudiciously have a try. John Major, in 1992, spoke wistfully of “long shadows on county cricket grounds, warm beer, invincible green suburbs, dog-lovers and as George Orwell said - old maids bicycling to holy communion through the morning mist”. Yes, and the warm beer nowadays is probably German, that invincible suburban greenery is covered with “Prescott” housing, cats outnumber dogs, while the

He spoke of the shipping forecast, bus queues, the NHS and the BBC, of our wearing of t-shirts and flip-flops in winter, of the Premier Peague and of cups of tea. Yes, and we now drink more coffee than tea, bus queues disappeared yonks ago, to be replaced by a sharp-elbowed scrum, while both the NHS and the BBC appear to be in meltdown. Increasingly, I think of Englishness as something nostalgic, fading, either fast going or already gone. I recall Philip Larkin’s 1972 poem “Going, Going”. Already, four decades ago, he had this premonitory sense: “And that will be England gone.” Many English cities are nowadays so multi-cultural, multi-lingual, mongrelised and internationalised, that their very Englishness is in question. Streets that a short while ago were still recognisably England are now globalised hotchpotches. The very concept of England becomes abused, the flag of St George the adjunct of the fascist, the football fan. Well, I take Larkinesque refuge in ages past, values mislaid, certainties lost. The music of Elgar and Tippett, Blake’s “Jerusalem”, the books of AC Benson (born one day after St George’s Day) and PG Wodehouse, our castles and cathedrals, seaside piers, and red roses and honeysuckle, and downland and watermeadows where nothing much has happened since Domesday Book, with the sound of the Spitfire engine in a blue English sky.

Goth Girl and the Ghost of a Mouse by Chris Riddell I chose this book for one of the top 20 Christmas gift books in this very paper. How right I was, because he has only gone and won the Costa Award with it. And quite deservedly so. It is a cracker of a book. Witty, charming, and with the most stunning illustrations, it tells the tale of Ada Goth, who is the only child of Lord Goth. The two live together in the enormous Ghastly-Gorm Hall. Lord Goth believes that children should be heard and not seen, so Ada has to wear large, clumpy boots so that he can always hear her coming. This makes it hard for her to make friends and, if she is honest, she is rather lonely. Then one day William and Emily Cabbage come to stay at the house, and - together with a ghostly mouse called Ishmael - they and Ada begin
to unravel a dastardly plot that Maltravers, the mysterious indoor gamekeeper, is hatching. Ada and her friends must work together to foil Maltravers before it is too late. Goth Girl has to be one of the most gorgeously-produced books I have ever seen - with a tiny mini-book tucked into the back of it, with the Memoirs of a Mouse by the now-infamous Ishmael Whiskers. cross-party meeting was held on Saturday, April 12 at which police, local activists, councillors and MPs met with organisers of the march in attempts to convince them to call it off, but with little success. The organisers of the ‘March for England’ response was that, while they encounter ‘violent demonstrators’ trying to stop them
march, they will keep coming, leading some to call for the event to be banned all-together. However, Police have made it clear that this is currently not an option, saying that this type of extreme action can only be taken, ”when serious disorder cannot be prevented with the resources and legislation already available”.
As in previous years then, a heavy police presence and protest infrastructure will be implemented along the route of the march between Aquarium roundabout and West Street on the Brighton seafront, and protesters and marchers will be separated by strong barriers and a legions of police officers.

Why do businesses set up call-centres in other countries?
could not help but look back at the much simpler days gone by. Before all this ridiculous privatisation took place. Before all this socalled healthy competition, with all these wretched high-pressure sales people pretending they are the answer to your prayers and are going to save you a fortune. I am also sick of hearing from some opinionated political type telling us that competition within the utility companies is healthy and good for us. It is not good for us at all and has achieved little more than to raise everyone’s stress levels even further than they were before. I surely cannot be alone in wishing that the gas company supplied gas, the electric company supplied electricity, and BT provided you with a telephone. Then, instead of reading endless bumph about who is going to give
you the best deal, thereby leading to worrying about whether we are getting the best deal, it actually might be possible to get back to the real business of earning a living. I have long wondered why companies such as BT ever thought it was a good idea to set up callcentres outside the United Kingdom. I personally think it is downright immoral and that if you are doing business in this country then you employ people in this country. If you want to employ people in India, or any other country, then set up your business in that country. For my part, if I want to speak to someone from India, I will go there on holiday or have a night out in my local Indian restaurant. I certainly do not need someone ringing me on a Saturday morning asking if I live in Briggtun.

The team of officials working on plans for the Greater Brighton area have been shortlisted for a national award. Their efforts, including the work of officials from Brighton and Hove City Council, have been recognised by the Royal Town Planning Institute. The institute, in its centenary year, has included the strategic planning and investment framework for Coastal West Sussex and Greater Brighton on the shortlist for its awards for planning excellence.
The Conservative MP for Hove, Mike Weatherley, is to tackle the new culture secretary on the issue of ticket touting. Tickets for sell-out events, such as major football matches, concerts and festivals are often resold by touts for many times their face value, sometimes costing thousands of pounds. The new culture secretary, Sajid Javid, who took the role on Wednesday, has previously supported touts, calling them “classic entrepreneurs”.

Vintage motors Hundreds of pre-1915 motorcycles have made the run from Epsom to Brighton for the 75th Pioneer Run. The first bikes left Tattenham Corner at 8am and arrived at Madeira Drive in Brighton at around 10.30am. The ride was promoted by the Sunbeam Motorcycle Club in 1930 and has run nearly every year since, breaking only for WWII, 2001's Foot and Mouth crisis and last year’s bad weather.

The vineyards that are putting Sus Sussex: Flying the flag for British wine-making

Telephone: 01825 791561 I am sure, when you think of vineyards, you think of the sunflower-filled fields of the south of France, the rolling hills of Tuscany, or the sun-baked planes of the Spanish Rioja. Not the rolling hills of the South Downs. You may be surprised then to hear that in our very own county there are scores of wine-makers currently making a name for themselves on the world wine scene. Britain has a long history of making wine for - ever since the Romans set foot on these lands bringing with them the civilising influences of empire - the Britons embraced winemaking. Although our climate was declared "objectionable" by Tacitus, the Roman writer and historian, there is evidence to suggest that from the early years of the Roman occupation, wine was being produced on land such as that found at Wollaston, Northamptonshire. Wine became the staple drink for the "well-to-do", it being seen as more refined than the ale or sack that the common folk drank. By the time the Domesday Book was compiled in 1085-6, there were 42 areas documented as producing wine; because the three centuries that followed saw the climate steadily improve, there was a huge growth in wine production and popularity. Sadly, in the centuries that followed, a workforce decimated by the plague, along with a fundamental change in the climate and agriculture of England, meant that wine was no longer a viable crop. This, coupled with the increasing

Divergent delivers teenage kicks Divergent (12A) Running time: 139 mins Director: Neil Burger Starring: Shailene Woodley, Theo James, Kate Winslet Divergent is all about identity about searching your soul and determining who you are and how you fit in as you emerge from adolescence to adulthood. So it's all too appropriate that the film version of the wildly popular young adult novel struggles a bit to assert itself as it seeks to appeal to the widest possible audience. It's the conundrum so many of these types of books face as they become pop-culture juggernauts and film franchises: which elements to keep to please the fervent fans and which to toss in

Beyonce Pop Goes BBC Two BBC2, 10.30pm Just because BBC Two is celebrating its 50th birthday this weekend, doesn’t mean it isn’t still down with the kids. In fact, as this one-off special reminds us, the channel has always been at the cutting edge when it comes to music – while BBC One was bringing us Top of the Pops, BBC Two was home to live performances and album tracks on the Old Grey Whistle Test. This programme looks at 50 of the most iconic moments to emerge from the channel’s musical output, from John Lennon reciting poetry with Dudley Moore on Not Only But Also, to Beyonce headlining at Glastonbury in 2011.

Billy Bob Thornton Fargo Channel 4, 9pm What made the movie Fargo such a success? The script and direction by the Coen Brothers, the plot, and the outstanding cast all deserve their due, but for some viewers, the snowy Minnesota setting, and the contrast between the homespun friendliness and sing-song accents of the locals and the unfolding horror, was also a big part of the appeal. And it’s that ambience which carries over into this new TV series. Billy Bob Thornton stars as Lorne Malvo, a malicious drifter, who enters the life of smalltown insurance man Lester Nygaard and changes it forever.

Grape of the Week Trebbiano Toscano
The Trebbiano variety is one of the most widely planted grape varieties in Italy, and its Tuscan offshoot the Trebbiano Toscano dominates the vineyards of Tuscany and most central regions. It is also a major contributor to the production of Cognac’s eponymous spirit, and in France it goes by the name of Ugni Blanc. This varieties ability to provide high yields, its hardy nature, and naturally high acidity are the main reasons it enjoys such widespread popularity today. It has been a pillar of the Italian wine market since WWII helping to rebuild the decimated production with a solid and reliable foundation. The light golden wines this grape produces are perfect for the spring/summer months, with light flavours of melon, sparkling citrus and the pleasingly refreshing acid notes. Perfect when matched with grilled or fried fish, it also perfectly highlights the sweetness of fresh seafood. Roasted white meats like pork or chicken are another option, and of course, nicely chilled, by the glass on a warm spring afternoon.

Tahiti, in the French Polynesia, is the stuff of travellers’ dreams Tom Gallagher @GallagherTDG
Tahiti, French Polynesia; whatever you wish to call it, the southern pacific archipelago is the stuff of travellers’ dreams. Halos of incandescent white sand beaches ring emerald green islands and the blue of the ocean is preposterous in its clarity. In whatever context you might speak of or imagine a desert island paradise, Tahiti is what you’re talking about. Tahiti consists of 118 Islands across five large archipelagos. The destination’s beauty is matched by its relaxed and friendly charm and here, amid the Pacific Ocean, a wealth of active events are on the horizon including the World Pétanque Championships. As a representative of the Tahiti Tourist Board says: “The events present an opportunity for visitors to experience the vibrant Tahitian culture and join the locals in a celebratory festival atmosphere.” From Moorea to Bora Bora and Rangiroa to Manihi, the events are set to showcase the incredible environment and indelible hospitality.
Heiva i Tahiti 3-19 July 2014 Taking place in Papeete, the capital of Tahiti, Heiva i Tahiti celebrates traditional Tahitian music, dance and song. Local and international dance troops compete to win many coveted prizes, presented during an awards ceremony.
Tahiti - the largest island in the Windward group of French Polynesia - is the stuff of travellers’ dreams
Live music and traditional songs accompany the dancing, and there is also a singing competition including a cappella in “reo ma’ohi” (Polynesian language). One of the most exciting elements for spectators is the traditional sports segment. Based on ancient athletic activities, the event includes a stone lifting competition, a javelin- throwing event, outrigger canoe races and a fruit carrying competition. Popular with the locals, the festival has become a symbol of Polynesian heritage and a great chance to interact with local people whilst learning the sacred Tahitian past-times.

Drink plenty of water and wear a decent hat out. Re-apply products frequently and carry sachets or a travel mini to avoid being caught out by the South Downs microclimate. UVB rays can reach the skin indirectly by bouncing off concrete and sand. Dry flaky lips will burn up fast, so carry an organic salve to regularly refresh. Most high-street brands still use the chemical-based formulations, but the market for mineral sunscreens based on UVA-blocking zinc is established and growing. Unscented or sensitive Aubrey products go up to SPF45. Natural suncare prices are keener and the products are greener. So do not get into the red when the skies are blue.

The highly anticipated 2014 Nissan Qashqai
Do not neglect your health over the Easter holidays Paul Coneyworth @BeauPilates
Nissan have released the Quashqai sequel – following the sale of over 2 million first-gen models
It’s impossible to underestimate the significance of Nissan’s new Qashqai. Like Apple’s ability to deliver a product you didn’t know you needed until you saw it, Nissan’s first-gen crossover was what thousands of drivers decided they needed. It was a phenomenal success. And it was a popularity that blind-sided even Nissan: initially it expected to shift just 100,000 units of its highriding-Almera-in-drag. Over the last seven years, the Sunderland plant has run almost constantly at twenty-four-seven capacity to build over 2,000,000 Qashqais. Last year, in its final year of production, Britain still purchased just over 50,000 models, making it the sixth bestselling car in the country. Imagine, then, the pressure to deliver an equally appealing and successful successor. What’s in the cabin? Like the exterior, the cabin looks good and feels better. Superbly supportive front seats, intelligently configured centre console, tactile plastics, a spot-on driving position, good visibility – everything inside makes for a comfortable place to spend time,
with a generous dollop of feelgood factor thrown in. The old seven-seater Qashqai+2 has been dropped – those drivers wanting more than five seats will be ushered in the direction of the new X-Trail, which has abandoned the outgoing model’s set-square design and looks like a Qashqai that’s been put through a photocopier at 120%. What can I expect for my money? The 1.2-litre DIG-T petrol with six-speed manual transmission, comes with a £20,995 price tag. Equipment levels are very generous – that price includes satnav, a fulllength sunroof, reversing camera, Bluetooth, DAB, 17inch alloys and an impressive raft of safety gear. Traffic sign recognition, auto hi/ low beam lights, lane departure and front collision warning systems, Active Ride Control, and an army of three-letter safety acronyms are all standard specification. As a result, the Qashqai feels pleasingly sophisticated and technically advanced. Sure, we know that £21k is a huge chunk of money for most families to spend on a new car, but those that do will not feel short-changed in the slightest.

The engine The 1197cc engine is incredibly refined and smooth. Below 4000rpm it’s all but inaudible, and it spins smoothly if a little slowly up to its low 5000rpm power peak. There’s a mere 115bhp on tap, but kept between 2000-4000rpm there’s a decent 140lb ft of torque available. So, progress is never anything but leisurely. Around town the engine feels alert and prompt, but keeping up with faster motorway traffic demands plenty of gear shuffling and working the engine. The verdict So has Nissan bottled it? Not at all. If anything it’s dramatically upped its game to create an heir worthy of its class king title. This 1.2-litre petrol may not be the best engine choice for the Qashqai, but it’s still a very impressive all-round package. Once production at Sunderland hits its stride, its production lines will spit out a Qashqai every 62 seconds. Which, on the basis of the allround excellence of this new model, might not be quite quick enough.
remember what the city used to mean to me, before I was a parent. My landmarks and points of reference were all different back then. I used to think of things in relation to clubs - The Event, anyone? - or bars. Now I speak about proximity to changing facilities or coffee shops with a soft play area. The Lanes used to be the place for me to go when I wanted to buy something a bit different or have a mooch about. Now they are the backdrop to teaching my son to swim and, if I want to buy
Easter Sunday and the surrounding bank holidays that sandwich it are cause for celebration - a celebration that can spill over into gluttony, particularly through the intake of chocolate, wine, red meat, and sugary sweets. While there is an obvious temptation to go overboard during the Easter feast, it is all about balance for both children and adults. And we are not talking about the balance between white and dark chocolate. So, the countdown is on; the eggs have taken over the supermarket shelves; and children are ticking off the sleeps until the Easter bunny arrives. While the long weekend affords us quality time to spend with family and friends, for some it may bring stress and worry about how we are going to resist the temptation surrounded by a plethora of chocolate. If you are concerned about yours and your child’s calorie intake, why not add a fitness activity to an Easter-themed treasure hunt? This will not only provide an element of exercise to the snacking, but will also inject a sense of education to prick your
offspring’s consciousness An active children’s treasure hunt may just be the answer: ■ Write concise fitness instructions on pieces of paper (for example, 10 star-jumps, five high-knees); ■ Place clues inside plastic eggs; place eggs in specific locations to be discovered by excitable children. Children must do the on-the-spot exercise and then resume their search; ■ Make sure there is an emphasis placed firmly on the enjoyment aspect, coupled with the awareness of diet guidelines, as well as the fitness and health benefits. For the rest of you, we fully anticipate you will be occupied by the gardening, cleaning, dogwalking, and possibly dancing. Once a good example has been set, one standard-size chocolate egg will then be required. When the bank holiday weekend is over, we look forward to seeing you in our new Hove studio. Dynamic Pilates will provide the perfect remedy to tight muscles and help burn a little of those unavoidable excess calories. Now I try to spend the least amount of time possible finding something like new pyjamas for Tibbons, which incidentally are almost never available in the right size, making this a particularly challenging task. Still, I like to be in and out within minutes, no more lingering
for me. Brighton used to represent a bit of freedom - somewhere I would go without my parents to do what I wanted, see my friends. It was somewhere I liked to be. Now, as I raise my son here and see things afresh through his eyes, Brighton has become somewhere I love and somewhere I want to stay. Seagull Love Review In its six years covering the Albion, The Seagull Love Review, or TSLR for short, became a firm favourite among Brighton fans. From its opening seasons in the rain at Withdean to the glory years at The Amex, TSLR proved the print fanzine was far from dead. Determined to bow out at the peak of its powers, TSLR’s editorial team decided to call it a day this season and the last copy went on sale at home to Charlton.

Brighton are entering the business end of the season, well-placed for a promotion push, but for a host of current Seagulls stars there is more at stake than a play-off place. An estimated ten first team players are out of contract this summer, including the goalkeeping trio of Tomasz Kuszczak, Casper Ankergren and Peter Brezovan. And they are joined by both right backs – Bruno and fans’ favourite Inigo Calderon – and the Albion’s Mr Consistency, Matthew Upson, who is many supporters’ pick for the Seagulls player of the year. Elsewhere it is believed Andrea Orlandi, David Lopez, Will Hoskins and David Rodriguez are also all only under contract until the end of June this year. Their futures remain uncertain – publically at least – and with a potential play-off bout on the horizon, it is not unreasonable to expect contract talks will be on hold until the Albion know for certain which division they will be in next season. The club has though already

moved quickly to secure two of the club’s brightest young stars. Rohan Ince – the emerging powerhouse of Oscar Garcia’s midfield – saw his fine form rewarded with a two-year extension until 2016, while the Albion recently announced a new four year contract for attacking starlet Solly March. Speaking on the club’s official website, March said: “I’m really excited; hopefully it’s going to
be a good four years with the new training ground and the club pushing for promotion. “The staff are working hard behind the scenes to get the best young players and hopefully more of us can come through from the academy to the first team. “A new contract does bring security, but we’ve got to keep moving forward. The main aim is to get promotion, so hopefully we can do that in the next few years.”
Albion in the Community at the Brighton Fringe Festival AITC is making its debut appearance at this summer’s Brighton Fringe Festival with two events announced this week. The Open Minds Living Library event, which will take place on Monday, May 12 at the University of Sussex is part of AITC’s Gamechangers initiative which aims to help beat stigma around mental health. The event will see Gamechanger volunteers, all with lived experience of mental
health tell their stories to the public alongside awareness workshops, an art exhibition and music from local band Tragic Roundabout. The Gamechangers project which has seen volunteers directly engage with over 700 people since its launch in April 2013 is funded by Time to Change, England’s biggest programme to end the stigma and discrimination faced by people with mental health
problems. The programme is run by the charities Mind and Rethink Mental Illness, and funded by the Department of Health and Comic Relief. For more details about the event and the project e-mail Caroline. orsola@albioninthecommunity. org.uk. AITC will also be part of a special street soccer event on May 31, between 1-5pm on the site of the city’s old Municipal Market on Circus Street.
this Friday. People often ask me what have been the best, worst, most difficult moments as a reporter. I could probably write a book about them but a trip to Huddersfield conjures up just one memory for me. 5 years ago Russell Slade’s Albion side lost 7-1 in League One on a Tuesday night with Michel Kuipers sent off in the first half. The post match interviews, it has to be said, weren’t much fun! Slade showed courage and apologised and I think Adam Virgo also came out to face the media. Expectation has last day at Forest but whatever risen but the club continues to happens the squad has evolved establish itself as a force in the and to be in contention again second tier. You only have to look at the game at Huddersfield this year is a tremendous effort. I think it’s all about peaking at the right time. In recent weeks optimism has grown once again for Albion fans who are back in contention for that final play-off spot. To be honest they were never actually out if it, but a run of 5 games without a win put the whole season in peril. With 4 games to there’s still everything to play for and the nature of the play-offs is such that anyone can prosper. It’s not the results that have changed for me. It’s

Big match preview: Brighton & Hove Albion v Huddersfield
Albion enter the crucial final stages of a push for play-offs
Jesse Lingard has helped himself to two goals in two matches
Lua Lua to support the previously too-often isolated Leo Ulloa in key areas. Lingard in particular has been in impressive form. Having gone nine games without a goal after arriving on loan from Manchester United, the highly-rated youngster has scored in successive games. He has also amassed three assists and was many supporters’ man of the match last time out against Charlton. Lua Lua has flourished in a newlook starting role which has seen him inter-change with March and Lingard and now leads the team in set-ups, with five assists to his name. The temptation must be to stick with a winning team for the trip

north tomorrow – a hopefully returning Tomasz Kuszczak aside but Oscar will need to be mindful of the fact his team faces two key games in such a short space of time. With the Seagulls gaining some all-important momentum, it could be the Spaniard keeps the same starting 11 for Huddersfield before assessing any walking wounded ahead of Blackpool’s visit on Monday. That could open the door for a return to first team action for Rohan Ince – so often the Seagulls’ star performer but who has found his undoubted defensive qualities momentarily sacrificed at the altar of attacking options provided by the current preferred double act of Keith Andrews and Dale Stephens.

There is still a long way to go. I know it’s a cliché but we have to keep our feet on the ground and take every game as it comes. “We will continue to work hard as we prepare for another massive game on Friday. If we win that then we will have two home games here which could be really vital ahead of a very difficult last away game. “We are going to have to keep grafting and it is a real tight end of season – but for now all we are focusing on is Friday’s trip to Huddersfield.” “All of the goals were good and if I was going to be hyper critical we could say that we had opportunities to have won by a greater margin – but our performance level was very good.”

Two matches in the space of four days should give Albion supporters a better idea of whether or not the Seagulls can clinch a play-off spot for the second successive season. Oscar Garcia’s charges face Huddersfield Town away today (Friday) before entertaining Blackpool at The Amex on Monday and the Albion head coach will be well aware that maximum points will surely see the Seagulls sitting in sixth spot with just two games to go. Reading, the team currently occupying the vital last play-off place, are just one goal better off than the Albion and have, on paper at least, two trickier games over the Bank Holiday weekend. The Royals travel to Wigan before hosting Middlesbrough. Much of Brighton’s season has been hamstrung by an inability to score goals – with just six teams having found the net fewer times. However, only Burnley have leaked less and following a frustrating run of no goals in three games the Albion have found the net ten times in four since – including seven strikes in the last two matches. That new-found attacking prowess owes itself largely to a slight change in tactics which has allowed the attacking trio of Jesse Lingard, Solly March and Kazenga
Albion Statistics:
For a long time tagged an impact player, Kazenga Lua Lua remains one of the Albion’s most potent attacking options. The jet-heeled winger has played a key role in the Seagulls’ last two victories and Brighton fans will be hoping for more of the same at Huddersfield. If Brighton are to sneak into the play-offs this season, much will rest on the form of Lua Lua and the creativity he brings to the team. SUCCESSFUL DRIBBLES*

Lease plans for flats in Listed Buildings From B & H City Council website: Listed Buildings are of national importance and it is a criminal offence to carry out work without consent. There is nothing more annoying for you, the seller of a flat in a listed building, to discover, as you find a buyer, they or their solicitor raises the issue that the lease plan does not correspond to the layout of your flat.
Unfortunately this happens fairly regularly. Often it’s a case where a previous owner has made alterations without getting the required consents and so a fresh plan has not been drawn up. Our advice is: if you are thinking of selling your property in a listed building, you check that the layout and configuration of your flat corresponds to the lease plan.
If it does not, you need to speak to your solicitor or go to the conservation officers at Brighton & Hove City Council and seek their advice. You may get retrospective consent but it will take some time, therefore it is better to do it before you put your property on the market, rather than discover halfway through a sale that you are in an impasse with your buyer.
Although a buyer or their solicitor may be happy to proceed although the lease plan is defective, if they are borrowing funds to buy i.e. the buyer requires a mortgage, the lender will want the lease plan to conform. As a solicitor has to act in the lender's best interests as well as the buyer’s, they will require retrospective consent
to ensure that the building society and the buyer are fully covered and that the property has all the necessary paperwork. When you consider going on the market, if you use experienced agents, they can talk these issues through with you. Paul Bonett FNAEA MARLA

Paul Bonett @Bonetts
Where to start? Marketing is critical plus all the other stuff an agent does: in the shop window, online and in print. But…although you need to maximise your property’s visibility, getting moved is down to the people who look after you. In the crunch, a gobetween; showing people around, negotiating offers, handling complicated chains and people, a thoughtful, practical estate agent is what’s needed. That agent will help you achieve the best price the market will bear and can save a troublesome sale diving off a precipice at the last moment…a nightmare! Most buyers do their initial search online. If you are not promoted on major property portals, which only accept properties from agents, are you going to maximise the number of people seeing your property. Without an agent, you will have to show strangers around too… Personal security issues aside, are you really best placed to do that?
Your ideas about the selling points can be completely at odds with what a buyer is looking for…strange but often true. This is an agent’s forte. More practical points: Are you aware of your obligations under the new consumer protection legislation? Where do you go for an Energy Performance Certificate? How would you qualify would-be buyers, check their financial status and ability to buy? Where would you turn for all the advice and support you need to deal with all the stressful situations that can arise, e.g. resolving problems with transactions in a chain? Good agents do this every day. Ensure your agent works for you, charges a sensible fee, gets you the right price, doesn’t insist on a long sole agency with a long notice period (so if you have made a mistake with the agent, you can bail out and go elsewhere). Minimise the hassle, use a professional. It’s a lot better than taking that burden on your shoulders.

A view from the city As an independent estate agent, Jason Dean is passionate about the local community and its residents. This week Sarah Indranie, one of the directors, talks to Father Phil. Father Phil is the Vicar at All Saints Church, The Drive, Hove.
Father Phil Vicar at All Saints Church, The Drive, Hove 1. What’s your favourite street road and why? My road: Wilbury road. My wife and I moved to Hove in 1997. We found a wonderful flat in Clarendon Villas behind Woolworths as it was then! I needed to find some money to pay the bills. I spotted an advert for a ‘Newspaper delivery Technician’ and got the job. The next day I began as a thirty something newspaper deliverer in roads around Hove. The main road I delivered to was Wilbury Road which I loved. It seemed so typically Hove, a wide road with trees and lovely houses.
I certainly never dreamt that I would be living on it 11 years later when I became Vicar of All Saints on the Drive. 2. What’s your favourite building in Brighton and Hove and why? It has to be the church where I am vicar – but from the inside. From the outside The Vicarage where we live looks huge, however some of it is rented out to community groups, some of it is used for offices and the old nursery wing is now a flat. (The first vicar had 11 children!!) We love living there. 3. What’s your most memorable local event? I love all the great events that go on in Brighton. I especially enjoy the Festival in May - great Artists all over the city 4. What do you bring to your local community and how? We are part of the local church’s Nightshelter project for the homeless in winter and we run a monthly meal for the homeless and vulnerably housed. We also run a youth club for kids mainly from the local school and a Parent n toddler group on a Monday. Once a month we run Messy Church when over a hundred parents and kids come to sing/do craft activities around a Christian theme - we all end up eating pasta together. We are also part of Changing Attitude which
According to our clients, they love us for one fundamental reason. We keep our promises. I would wholeheartedly recommend Jason Dean estate agents.
Jason Dean made selling our house more convenient than other agents we had tried.
We had had trouble selling through other agents; little or no feedback on viewings and Saturday viewings failing to do our property justice because the viewing guide couldn’t answer people’s questions.
Viewings were arranged well in advance allowing us to juggle around the chaos of having a young family, and during the sale, Jason spoke regularly to the other agents and solicitors throughout the chain to make sure the sale progressed.
Jason and team were a breath of fresh air because they took the time to understand our property, both its good points and faults. As a result, our house was marketed effectively to the right types of buyers and their queries were handled effectively translating into more viewings and offers.
Easter Services: 10 am Easter Day - Come and join us!
Overall we were really pleased with the service Jason Dean provided. Great value and a really nice chap to boot.

that respect because I know a lot of people struggle to live around here.
5. If you could make one change to your home to improve its efficiency and make it more environmentally friendly, what would it be?
7. Has it effected you, if so, how?
Double glazing but we can’t as it’s listed. Or maybe solar panels. 6. What is your opinion of the current local property market? I don’t know really as I live in a vicarage, I suppose I’m very lucky in
We see a lot of homeless people in and around the church and we try to help through the Shelter and the Caritas Meal, but most of what we do is signposting to the excellent ‘First Base’ and other local projects for the street community. 8. Inheritance tax – keep or abolish? Keep.

Buying in a Boom: Be prepared to act quickly and decisively Almost every day there is a new article in the newspapers, or on TV or the radio about house prices going ever upwards at a rate not seen for many years. In the last 6 months, but in particular since the Autumn of 2013, the property team at Crosby & Woods have seen and experienced this first hand. We have noticed that almost all of our clients
who are selling have indeed found a buyer within a matter of days, in some cases on the first day their property has been marketed, and on a few occasions even before it was marketed as their proactive estate agent had buyers waiting. There is clearly a massive demand to buy which at the moment is simply not matched by the number
of properties for sale so the message we would give to all prospective buyers is to be ready to make an offer as soon as you see a property you like. As much as we all like to haggle over price to get a bargain, the stark reality at present is that even a single moment of hesitation can be the difference between getting your

The death of romance or just good open and prudent financial planning? The Pre-nuptial agreement has always been something that we in the United Kingdom think as being ‘so Hollywood’ and something that is only available to, and used by, the very rich and the famous (or infamous). Whilst historically this may have been the position, the courts and public opinion has started to move rapidly towards acceptance of such agreements to perhaps better reflect the way many people want and now choose to live their lives and as importantly, how this wish to ‘manage’ their relationships and their finances. With the divorce rate in the UK also currently creeping up towards 50% and with many people actively choosing not to take the marriage route, there are very real risks of not taking proper steps to ‘manage’ the issue of finances in a proactive way. At Crosby & Woods we have seen over the last few years far more clients asking us to discuss such agreements with them and this is a trend we believe will only increase. Not only is this a subject many find hard to raise, perhaps seeing it (rightly or wrongly) on some occasions as being a possible admission of doubt or implied, if unintended criticism of their partner, it has also been one where giving definitive answers has been all but impossible as the Courts in England and Wales have not wished
to see their powers to intervene restricted by such agreements. The shift to more acceptance of such agreements began with the guidance that there was discretion for Judges to consider (if not be forced to accept) the terms but the current proposals to formally legitimise them, if brought into force, are looking to actually give real teeth and enforceability. In our view this must only be a good thing for the far greater certainty it will give couples in the future. It is absolutely essential that any such agreement is entered to with both parties having their eyes wide open, with each party making an informed decision to sign based on a full and frank discussion on exactly what assets exist and which ones are intended to be protected/ retained and which ones shared. It is also essential that there is no coercion or undue influence placed on either party to sign. Therefore at Crosby & Woods we fully support the position that both parties should on all agreements receive independent legal advice only from experienced family law specialists. For a free, confidential and no obligation discussion on any aspect of relationship asset planning, including the preparation of a pre-nuptial agreement, please call Marie Stock or Gemma Thew on 01273 734 600.
