The government has thrown a £420-million lifeline to guarantee the 10-year modernisation of the Royal Sussex County Hospital. George Osborne, the chancellor, made a flying visit to Brighton yesterday (Thursday) to end the uncertainty surrounding one of the oldest hospital buildings still in use. The huge scheme will mean the demolition of the original hospital - the Barry Building in Eastern Road, Kemptown - which took its first patients in 1828, before Florence Nightingale began nursing. Another 19thcentury building, the Jubilee Building, from the Victorian era,
will also be demolished. The Royal Sussex has grown over the succeeding years with a mish-mash of buildings squeezed uncomfortably onto the cramped site. The trust that runs the hospital - Brighton and Sussex University Hospitals NHS Trust - will end up with an extra 100 beds when the scheme is completed in 2024. It currently has 753 beds. The scheme - known as the 3Ts (teaching, trauma and tertiary care) - will also involve transferring neuroscience treatment, such as brain surgery, to Brighton and upgrading the Sussex Cancer Centre. A unique analysis of Land Registry data for the first three months of the year shows that the price of an average home has never been higher, at £307,539. Prices for most types of property are at record levels, according to the analysis by Brighton & Hove Independent. The surge in prices is sharpest in detached homes, the average price of which hit a record £557, 430 - 17% higher than in the first quarter of last year. In five years, the price of an average detached home has soared by more than 57%, up from £354,545 in 2009.

No change for Conservatives With almost exactly a year to go to the next city council elections - to be held on the same day as the general election - Councillor Geoffrey Theobald has been re-elected unopposed for the third successive year as Conservative Group leader. The group’s two deputy leaders Councillor Dee Simson, who represents Woodingdean, and Councillor Garry Peltzer Dunn, who represents Wish, were also re-elected without challenge. The Conservatives are the official opposition on the city council, holding 18 of the 54 seats spread across 21 wards: nine in Hove; seven in Brighton Pavilion; and five in Brighton Kemptown. Cllr Theobald became Conservative Group Leader following the last council elections in May 2011; he is the longest-serving of the three party leaders. He said: “Unlike the other two political groups, I have a united team behind me and we are confident as we begin the countdown to the 2015 local elections.” For a full list of the candidates so far selected by the Conservatives and by Labour to stand in the elections on May 7 2015, see page 16. The Green Party has yet to begin its selection process.

High drama and high stakes as Albion battle for last play-off place Brighton and Hove Albion head to Nottingham tomorrow (Saturday) knowing they are potentially just four games from promotion to the Premier League - and a massive cash boost for both the club and the city. The Seagulls know they will clinch the final play-off position if they can better Reading’s result on what promises to be a dramatic final day in the Championship. Should head coach Oscar Garcia mastermind a successful promotion bid by securing the all-important sixth place and then negotiating the play-off minefield, the Albion will be quids in. Earlier this season, the club posted an annual loss of approaching £15 million for the period covering last campaign and Paul Barber, the chief executive, has regularly spoken to supporters about the need for the Seagulls to become more selfsustaining and hit strict Football League guidelines about the amount of acceptable losses. Those concerns could be kicked into touch by promotion to the top flight, with a top football finance expert estimating promotion would net the Albion a minimum of £66 million more next season.
Kieran Maguire is a lecturer at Liverpool University, working in its prestigious football industry’s group. He told Brighton & Hove Independent that television income alone would rise from £5 million to at least £63 million upon promotion. And he said commercial income would likely go up from £4 million last season to more than £10 million. Match-day income - covering tickets, catering and retail - would also sky-rocket by about £2 million, despite the fact the Seagulls would play four fewer home games. Season tickets - of which the Albion currently sell more than 20,000 would increase by an estimated 15% and the new shirt deal with Nike, in tandem with promotion, would provide a significant number of shirt sales. Mr Maguire said, however, that almost every penny would be needed for the club to compete with the giants of the English game. He said: “£66 million is a huge potential financial boost for the Albion, but expect most, if not all, of that money to be swallowed up in transfer fees and higher player wages. “The Albion had a wage bill of £22 million last season. But, in the Premier League, comparable clubs such as Stoke and Southampton paid out £53 million and £47

The Rose Hill Tavern is to close after being sold by Enterprise Inns, the latest Brighton pub to be offloaded by the chain. The 144-year-old pub in Rose Hill Terrace, off London Road, will hold a series of events to mark its final weekend from Friday, May
16 to Sunday, May 18. It was put on the market last month for £350,000, with potential for residential conversion. It is now listed as sold, subject to contract. Residents are attempting to save it from being turned into flats by petitioning the council to make it a community asset. If successful, this would hold up any sale for six months to give them the chance to raise the money to buy the pub themselves.

Nancy Platts, Labour’s parliamentary candidate for Brighton Kemptown, said: “I welcome the news of the funding but it raises questions about why it has taken so long. The previous Labour government laid the foundations for this work years ago, but the government is only approving the funding now.” Caroline Lucas, the Green MP for Brighton Pavilion, said: "This is fantastic news for the city and a real success for the cross-party community campaign. Brighton and Hove deseserves a 21st-century hospital and a strong NHS that puts the public first.”

Recruitment for the person tasked with preventing further citywide bin strikes is costing £11,500. Brighton and Hove City Council confirmed the sum as applications for its new head of Cityclean and City Parks closed. The figure was paid to external recruitment consultants and includes the creation of a specially-created website (www.brightonhcp.co.uk) to advertise the post, with a salary of up to £75,000. The news comes as the threat of a further bin strike was averted after union representatives and council officials reached agreement.

She is urging people to sign a petition to oppose a fire engine being lost from either Preston Circus or Hove. Recognition at last, I thought, as I picked a copy of the gaily-coloured "Draft Masterplan Consultation" document about the Stanmer Estate Restoration Project. Right on the front cover was Stanmer House itself. The building I had spent several million pounds of my own money lovingly restoring - and now let to Whiting and Hammond, who serve the most amazing food and beverage that side of the city. It is, in fact, one of my pleasures, while sitting in the garden on a sunny day, to hear the constant remarks from visitors telling each other how marvellous it all is and do they remember what it used to be like when the council were letting it rot. My company, Cherrywood Investments, took the house on in 2005 and since then has restored not only the house to its current popular use, but also the surrounding gardens and derelict buildings. In partnership with Adenstar Construction, we undertook the adjoining courtyard development of seven houses, which are now all let. Currently, Cherrywood is a good 50% of the way through restoring the derelict stable block; we are turning it into another eight houses for the rental market and will be releasing the first four in the coming weeks. Also excitingly, we have just taken back the running of the little Stanmer Museum, which is directly next to the stable block. We are making this far more interesting than it has ever been while saving the best of what was already in place. Many of the volunteers have been

50 jobs to go at City College as unions expose 'financial crisis' Greg Hadfield @BrightonIndy The announcement that City College Brighton and Hove is seeking to cut up to 50 full-time jobs has triggered a series of remarkable allegations about what union leaders describe as the college's "deepening financial crisis". Officers of the two unions at the college - UNISON and the University and College Union (UCU) - have accused Lynn Thackway, the principal, and her management colleagues of telling "a string of lies". They claim that suppliers including examination boards are owed hundreds of thousands of pounds. Some local suppliers are reportedly refusing to do business with the college; at least one has threatened legal action to recover a debt of less than £200. Separately, the Brighton & Hove
Independent has seen a letter from Teachers' Pensions, dated April 10, warning the college that pension contributions owing for March were still outstanding. Most bizarrely, an email from Rebecca Conroy, the assistant principal, suggested sending “between £300 and £500” to the editor of The Argus newspaper "to keep Michael [Beard] on board!" From notes on a printout of the email, dated October 1 2013, it appears £300 was sent to The Argus Appeal (see below). Yesterday, a college spokesperson was unable to explain why it gave the money. Although one union officer likened the payment to a "sweetener", there is no suggestion Mr Beard or The Argus did anything improper. Staff, however, are furious that Ms Thackway gave an exclusive interview to The Argus - under an agreed embargo - well in advance of them being told on Wednesday their jobs were at risk.
Dr Alison Kelly, UCU co-branch secretary, said: "We heard rumours - at least we hoped they were just rumours - that a senior manager had told finance staff to ‘borrow’ from staff pension contributions. Some of us contacted the Teachers' Pension Scheme (TPS) this month and - to our horror - the TPS confirmed that they had not received the latest pension contributions, and that because of that the College is being charged interest payments on the outstanding amounts."

In her Argus interview, Ms Thackway said: “We are
determined to ensure that the college remains strong and serves the city and all of our current and future students. “The restructure is not linked to our capital development plans. This is about realigning the staff costs at a time when funding is being cut or reduced with many of our costs rising.” Ms Conroy, the assistant principal, told the newspaper: “We have been upfront, honest and transparent about the fact that we have to make savings.”

Detached homes The average price of a detached home - based on 94 transactions, with an aggregate value of £52,398,450 - was a record £557,430, which is 17% higher than the figure for the first quarter of last year, which was £476,608 (based on 79 transactions, with an aggregate value of £37,652,070). It is 57.2% higher than five years ago, when the average price was £354,545. Semi-detached homes The average price of a semidetached home - based on 148 transactions, with an aggregate value of £55,282,775 - was a record £373,532, which is 16% higher than the figure for the first quarter of last year, which was £322,121 (based on 155 transactions, with an aggregate value of £49,928,775). Hundreds attended a fundraising event for Rise, the Brighton-based charity that helps people affected by domestic violence. The event - called "End Of" and the idea of Julie Burchill, the writer and journalist -
raised more than ÂŁ15,000 at Hove Town Hall. Performances included: a poem read by Suzanne Moore, the award-winning columnist for The Guardian; music from Linda Lewis; and a reading by Tracey Thorn from her book Bedsit Disco Queen, which included her Ode to Ms Burchill. Alison Moyet, the singer who moved to Brighton last year, performed a set that included her first two singles
with Yazoo - Only You and Don’t Go. She was followed by another Caitlin Moran, the author and columnist, who read what she called her "two greatest hits". March For England say they come to Brighton and Hove to celebrate St George’s Day. But of course they do not. They come here to provoke and insult anti-fascists and fight with anarchists. And to annoy the Guardianistas and libertarians they think run the place. I have been on the anti-fascist side every year for the last six and I have had enough. It was bad enough to spend four hours getting wet - and having a police horse ridden at me (again). But it struck me clearly for the first time that we in this city are being taken for mugs by a bunch of testosteronefuelled outsiders - fascists, police, anarchists, and probable agents provocateurs alike. The vast majority of protesters opposing the march were local people who were peaceful, albeit noisy and often insulting.
Almost everyone arrested that day, however, whether a marcher or counter-marcher, was from outside Brighton and Hove. In addition, Sussex Police were completely outnumbered by officers from out of area - some of whom were themselves provocative and aggressive, others of whom sat around in police vans reading The Sun. As a taxpayer, I resent the fact that we will foot the bill for enlisting the “help” of outside police forces to control the behaviour of opposing groups who do not live here. As someone who is concerned about high levels of domestic and sexual violence in the city, it infuriates me that money can be found to police this nonsensical march, but not for things that would improve the safety of women and children at risk. I note that a recent damning HM Inspector of Constabulary report stated that Sussex Police’s response to domestic violence needs “considerable improvement” and that its arrest rate lags behind those of most other forces. I also recall that,
just a couple of months ago, I made a Freedom of Information request to Sussex Police in regard to investigation of female genital mutilation. The information was refused on the grounds that it would take 18 staff hours to collate. I find it extraordinary that we can meet the overtime costs of hundreds of officers to police a march, but cannot afford 18 hours of staff time to investigate why vulnerable children and adults haven't been protected from torture and mutilation. Some suggest a ban would infringe MfE’s right to free speech, but that is not so. They are free as individuals to speak and write and even visit the place. To allow them to march and bring mayhem in their wake is to give them control of our streets and that is just not acceptable. So I call on councillors and police alike to cease libertarian procrastination, stop hiding behind spurious legal arguments, desist from wasting money on needless police overtime - and ban the march.

Some city architectural gems in need of tender loving care Graham Chainey
It is depressing to see a beautiful building suffering neglect. There always seem to be too many such cases in our city. At a recent meeting of the ever-vigilant Regency Society, six disparate properties in need of intervention were highlighted. Of the six, I am personally glad the 1977 American Express building in Edward Street is scheduled for demolition. Unfortunately, I believe its recently-completed replacement to be an even more monstrously inappropriate edifice, the excessive height of which has been allowed to compromise views from Pavilion Gardens. The White Lodge at Roedean, designed by Edward Lutyens, now converted into flats, has been the victim of a recent makeover in which the roof of one wing turned bright green. This should not have been allowed, but is reversible damage. The Royal Spa Portico in Queen’s Park is a curious relic of the days when a German entrepreneur sold
“spa” water to wealthy visitors (there was never any actual spa there). This listed structure is currently in poor shape and cordoned off. Number 2, Portland Place in Kemptown is a family house built by Charles Busby in the 1820s that has apparently recently been subjected to an inappropriate attempt at renovation, with “11 skips of period interior” thrown out. One worrying case is 87 London Road (between Emporium and the new Alcampo Lounge). Probably also by Busby, with fluted Ionic pilasters and an ironwork porch, it is the finest building and last surviving residential house in the road. Formerly known as Cambridge Lodge, it served as a school and then as the vicarage for St Bartholomew’s Church. But now it is unclear who owns it or why it is so neglected. Windows were apparently left open throughout the recent tempestuous winter. Who would not wish to live in such an elegant house? Not, apparently, its owners. I hope it can be saved and a new use found for it. Finally, there is Marlborough
House in Old Steine, a Grade I listed building that Nikolaus Pevsner called “the finest house in Brighton”. Built in 1769, it was bought in 1771 by the fourth Duke of Marlborough. (Although extremely wealthy, he is said, when not in residence, to have let out its rooms.) The duke and duchess were “quiet folk, and their habits in marked contrast with the majority of fashionable folk who came to Brighton soon after”. I quote a contemporary newspaper report: “His Grace walked for some time yesterday upon the Steyne; the company consisted chiefly of opulent Jews, needy fortunehunters, broken-down Cyprians [lewd women], fishermen’s daughters, and several fat city dowdies.” The quiet life, indeed! The house was sold in 1786 to WG Hamilton - known as “single speech Hamilton”, as he only ever made one speech in parliament - who employed the celebrated Robert Adam to upgrade it. Adam gave it an octagonal dining room and a drawing room with a Sicilian marble fireplace depicting Venus in her chariot. After several subsequent owners, it eventually

became a local education office, and then the tourist information centre. After a plan to convert it into a pub was thrown out in 1999, the council sold it to the nearby recruitment company Eurolink, whose founder, Tony Antoniades, promised to restore it to its former glory. But in 2004 its four Adam fireplaces perished in a blaze at
a storage depot, while in 2005 a proposed car-wash service in the forecourt caused outrage. Fifteen years on, the building still looks desolate, its future uncertain (a fresh planning application has just gone in), its vacant rooms walked only by the ghosts of former days. Greens to begin selections soon The Green Party in Brighton and Hove opens its internal nominations for council candidates in the next few days. Lisa Murray, chair of the local party, said: "We take our civic responsibilities seriously. They're the priority, rather than electioneering. At the moment, our councillors are busy with the administration of the city. Until now, it's been too early for them to start thinking about the next council term." Ms Murray also said the party had a process to follow: "Unlike other parties, we don't decide in a smoke-filled room or parachute likely candidates in and then try to find them a seat. “We have a democratic process that considers the feelings of our members in their local neighbourhoods and citywide, and the need to aim for gender equality. In fact, I think we're the only party in the city setting out to achieve at least 50% representation for women while making the selection process welcoming and supportive to everyone." So when will the full slate of candidates be known? "Not soon. Depending on the number of candidates coming forward, selection can involve several rounds of voting, to ensure fairness. It could continue well into the summer or beyond."

Business Course inspires mother and daughter to launch own designer clothing brand A mother-and-daughter team from Brighton has launched a new designer clothing brand thanks to an adult evening class at City College Brighton and Hove. Specialising in vintage-style bridal and occasion wear, Pink Collar Workers is run by Joanna Manley and her daughter, Reenie Freeman. Before starting their City College dressmaking course with tutor Julia Hincks, neither had actually used a sewing machine. Reenie said: “We both had lifelong passions for art history, costume, film and vintage clothing, but were unable to turn the creative visions in our heads into real life garments. “Joining the course, and having Julia as our tutor, changed everything. She was fantastic and we owe her a lot. She taught us all aspects of dressmaking technique, such
as sewing in zips to the more advanced skills such as adapting patterns. Her confidence in our ability was inspiring. She gave us free reign to experiment and never put the brakes on us. "After we got started, the only clothes we enjoyed wearing were the clothes we’d made and they were getting a great reaction from people when we wore them. It was only when we were being approached regularly by strangers asking where we’d bought our dresses that we realised we were onto something.” Ms Hincks said: “Joanna and Reenie were really keen and committed students and the more confident they grew with their dressmaking skills, the more their creativity was able to flourish. HiSbe exceeds its sales targets as it makes short list for award HiSbe, the ethical supermarket, has announced it exceeded sales targets by 10% in its first quarter of trading. At the same time, it was revealed that it is one of five organisations on the short list for Retailer of the Year in The Observer Ethical Awards. The winners, based on public votes, will be announced next month; supporters can vote online for hiSbe until Thursday, May 22, by visiting: www.theguardian.com/ observer-ethical-awards. Others on the short list are: Growing Communities, a social enterprise in Hackney, London, that runs the UK’s only all-organic farmers’ market; Babi Pur, a family-run online retailer, based in Snowdonia and selling baby and early-years products; Riverford, a “vegbox” company specialising in ethically-produced organic meat and vegetables; and RoCo, an Irish “eco-organic” hairdressing salon. Hisbe, since opening last December, has expanded its range of products available in-store by a third. Existing suppliers are also receiving larger orders for a wider range of produce, with new suppliers being sourced weekly; 24 producers now provide goods from a 30-mile radius.

UK dairy farmers receive, on average, 19p a pint, compared with hiSbe dairy farmers who receive 41p from every 50p pint of milk.

You can even view the chefs at work through a large, open-plan hatch; it is great to pop over and watch them carefully assemble your meal, if you so wish. The team has also ensured that people calling in for a post-work pint are catered for, with the Preston Park Tavern selling a selection of homemade bar snacks that include pork scratching with a fennel and rosemary salt and sausage roll with sesame seeds. This, coupled with a huge selection of British and world craft beers, alongside Sussex ales including Brewdog, Meantime, Darkstar and Firebird, makes you ask why bother going elsewhere for that swift one on the way home.

The Preston Park Tavern has undergone some major changes since being taken over in March by Indigo, the independent pub group. Some changes have been welcomed by the community; some people are still unsure. What has not changed, however, is the welcoming atmosphere, great service, and high-quality gastro and pub food. Preston Park Tavern stands bold as brass on the corner of Havelock Road, unmissable and basking in sunlight. A mix between a familyfriendly pub and a sit-down gastro experience, Preston Park Tavern was heaving with all walks of life, even on a fairly average Wednesday. Couples, family gatherings, groups of friends drinking pints, and copious amounts of laughter. Sat in the more formal area of the pub, we looked at the menu before ordering at the bar. Serving a mix of quintessential gastro-pub dishes and traditional pub food, the Preston Park Tavern has clearly worked hard to provide a menu that caters for all. Dishes include spiced South Downs lamb kofta, sautéed squid and chorizo, roast fillet of gurnard,

Opting for the Chicken, Pork and Pistachio Terrine with piccalilli and toasted sourdough (£6.50) to start and the Roast Lamb Chop, with wild garlic mash, asparagus and red wine jus (£13) for main, proved to be wise choices. Scattered with crunchy pistachios, compact and compressed with a combination of meats, the terrine was a thing of beauty. Too thick for any spreading on the Flint Owl Bakery sourdough, the terrine was gobbled up in slices alongside a sweet-yet-sharp homemade piccalilli. Brilliant texture and a glorious after-taste, the terrine at Preston Park Tavern already had me hooked. Following the wonderfully-meaty terrine with the lamb chops was a bold move, as both dishes were cakes too. So if you’re seeking a venue in which to nurse a bottle of water for 3 hours whilst writing your blog, watching Justin Bieber videos or Skyping that guy you met in Thailand, you’ve come to the wrong place. You could just go home (a much more suitable location for unsociable behaviours) or perhaps to a faceless chain where nobody will notice when you outstay your welcome. If you’d genuinely like
very meat-centric. And I am not exaggerating when I say the chops were over an inch thick. Keeping the Preston Park Tavern as local as possible, the team source their meat from Barfields, the local butcher, and it is of a very high quality indeed. The lamb was cooked until just pink in the centre and lightly scorched on the outside, giving it an almost smokey flavour. Served on a bed of wet-yet-creamy wildgarlic-tinged mashed potatoes and seasonal asparagus, the lamb was drizzled in a sultry, fruity jus; it was the perfect accompaniment to the bottle of Rioja we were drinking (£13.95). The only thing letting this dish down was the presentation; more care and attention to detail and this plate would have been spot on. Preston Park Tavern is not reinventing the wheel with its range of gastro-pub food. It is, however, of a higher quality than most residential pubs, especially those in the Fiveways and London Road area. This unsung hero of the wine world is one of the main staples of white wine production in the southwest of France. Its golden, thickskinned fruit is used in a wide range of wine around the world, but is most commonly part of a blend. In France - home to 72% of all Semillon vines - it is mixed with Sauvignon Blanc and Muscadelle to create some famously-rich and perfumed Bordeaux whites. Semillon’s most famous role is due to its susceptibility to noble rot (Botrytis), a fungus that concentrates the grape’s sugar and flavours. The concentrated juice is then used to produce some of the world’s most famous sweet wines, including Sauternes and Barsac. The rich Bordeaux and lighter Hunter Valley whites are a great accompaniment to seafood, white fish, and fresh summer salads. The golden sweet wines complement desserts - warm apple tartetatin or a fruity summer pudding, for example.

BMW i8 hybrid - can a real sports car be eco-friendly?
BMW i8: Aiming to match the performance of a Porsche with the fuel efficiency of a Toyota Prius
The entire world of sports car makers is pinning its hopes on the i8, and not just BMW. It can run as an electric car, as a fuelsaving plug-in hybrid or as a sports car pumping both electric and three-cylinder, turbocharged petrol power to its wheels. It drapes concept-car-for-the-road skin over a four-seat carbon-fibre chassis and it even introduces laser-fired headlights to the world. It’s supposed to be an eco-friendly Porsche 911 hunter and is priced to match. Can it really do all of that in one car? There is a lot riding on the i8, and not just for BMW. More than anything else, it’s an attempt to convince the world’s naysayers that even something as selfish as a sports car has a future, without the loss of any of the fun stuff, if the genre steps up to its social responsibilities. It’s BMW’s supercar; super for its technology even more than its 4.4-second sprint to 62mph. It takes the i3’s lessons and tacks 911 speed and eye-magnet style onto it. It features laser headlights with high beam clarity at up to 600 metres. It delivers better economy than a Prius, so you can be sexy
and fast without feeling guilty. Its combinations are, by now, well known: a four-seat, carbonfibre tub atop an aluminium chassis (very much like the i3), plus a five-link rear suspension. A 96kW electric motor up front and a thumper, 170kW version of the MINI Cooper’s 1.5-litre three cylinder down the back. A 7.1kW/ hour lithium-ion battery pack stuffed into the transmission tunnel and wire-frying brainpower. Electrical regeneration on the go via the front electric motor and the option of simply plugging it into the wall. And it’s supposed to do all of that and still deliver a cracking drive that will pull even passionate Porsche drivers out of their 911s and Cayman S models, all while shrinking their running costs with a combined fuel economy number of only 2.1 litres/100km. It is supposed to be a pure sports car drive at anywhere between a third and a half of the fuel consumption, along with the ability to commute emissions-free for most people. How can that go wrong? Well, complexity, for one thing. Electronics and software

For starters, there is an electric mode, which runs the car as a pure electric vehicle to allow you to plug it in at home or work, then drive it for 37km (on the NEDC numbers) without paying for fuel. Then there’s a Comfort mode, which runs the car as a hybrid, with the petrol motor (or ICE - Internal Combustion Engine - as BMW calls it) chiming in and out as the computers see fit. Sometimes it’s churning more grunt to the rear wheels, sometimes it’s off.

Are you motivated to exercise, but struggle to squeeze fitness slots into your busy weekly schedule? Being too busy to exercise is a common reason mothers, in particular, give for not achieving their weekly or even monthly workout. Life is hectic and it is always difficult to juggle work, social and family commitments, let alone find the time to squeeze in exercise. Experts agree that - to maintain a good standard of health - you are required to dedicate yourself to 30 minutes of daily physical activity. But, if you are a mother, you will find it hard enough to spare 30 minutes to yourself, let alone time to participate in an act such as exercising. You should not, however, forego the advantages of nurturing your mind and body through exercise, as they are numerous. So we have a few ideas to gently squeeze some exercise into your frenzied lifestyle. Two simple words a mum seeking to introduce exercise

Former England centre half Matthew Upson deservedly landed the Albion’s Player of the Year prize after winning an impressive 63 per cent of supporters’ votes. The defender, who joined the Seagulls permanently in the summer after a superb loan spell last campaign finished 47 per cent ahead of second placed Stephen Ward, who got 16 per cent of votes cast. Goalkeeper Tomasz Kuszczak was third with 12 per cent – beating Leo Ulloa and Rohan Ince into fourth and fifth place respectively. Ince, who has enjoyed a hugely encouraging breakthrough season in the Brighton first team, was named Young Player of the Year after head coach Oscar Garcia singled him out ahead of the Albion’s other young starlets Solly March, Jake Forster-Caskey and Lewis Dunk. The awards were handed out at a glitzy bash earlier this week which Brighton’s media team broadcast live on the internet for fans. Other prizes given out

including Women’s Player of the Season, which went to leading scorer Tammy Waine, Community Contribution Award, presented to Albion in the Community coach Nathan Bowen, and Fan of the Season, won by Harry Towner who was given a standing ovation. Upson revealed it was the first time in his professional career he has been given a Player of the Year gong but it will have come as no surprise to the 27,000 odd fans who regularly pack The Amex. The commanding and composed defender has been nothing short of a revelation since his arrival from Stoke City – drastically improving the Albion’s defensive record last season and providing a near-constant reassuring
presence this campaign. He has been a key part in the Brighton back four which boasts the second best defensive record in the Championship, behind only recently promoted Burnley and the best in terms of goals leaked away from home – just 18 all season. And his person stats are equally impressive. Only Jesse Lingard has a higher pass completion rate, with Upson successful with 85.7 per cent of his 2,063 total attempted passes. He has made 272 clearances, 25 blocks, 69 tackles and 108 interceptions. His contract expires at the end of the season and most Brighton fans will be hoping the club move quickly to secure his undeniable talents for at least another season.
Albion in the Community at the Brighton Fringe Festival AITC is making its debut appearance at this summer’s Brighton Fringe Festival with two events announced this week. The Open Minds Living Library event, which will take place on Monday, May 12 at the University of Sussex is part of AITC’s Gamechangers initiative which aims to help beat stigma around mental health. The event will see Gamechanger volunteers, all with lived experience of mental
health tell their stories to the public alongside awareness workshops, an art exhibition and music from local band Tragic Roundabout. The Gamechangers project which has seen volunteers directly engage with over 700 people since its launch in April 2013 is funded by Time to Change, England’s biggest programme to end the stigma and discrimination faced by people with mental health
problems. The programme is run by the charities Mind and Rethink Mental Illness, and funded by the Department of Health and Comic Relief. Brighton head north to Nottingham tomorrow (Saturday) knowing they need to better Reading’s result at home to Burnley if they are to sneak into sixth place and the final play-off spot. Oscar Garcia’s team currently sit in seventh place – one point behind The Royals with an identical goal difference of plus 14. That means that should Reading lose to second-placed Burnley, Albion will need a draw at the City Ground to clinch sixth. If Reading draw Brighton need a win while a Reading win makes the outcome of the match in Nottingham superfluous to the final standings. It leaves Oscar in a precarious position of having to balance the team’s generally cautious approach used throughout the season with the knowledge that the Seagulls’ priority has to be to try and beat a Forest team which, until their recent defeat at Bournemouth, harboured their own promotion ambitions. The Spanish head coach must be tempted to start Kazenga Lua Lua after a match-winning attacking turn from the bench in the vital home win over Yeovil. However, he may decide to continue using the winger as an impact substitute to be unleased on tiring legs toward
the end of the game. Lua Lua has made 31 league appearances for the Albion this season, but 20 have been from the bench. Andrea Orlandi enjoyed an encouraging return to first team action last time out – even taking into account a pair of missed opportunities in front of goal. His presence could prove vital if he recovers fully from the flulike symptoms which saw him withdrawn during the Yeovil game. Last season Orlandi led the Albion in assists (11) and scored half a dozen league goals, meaning he contributed directly to 17 of the side’s 69 goals. Keith Andrews will continue in midfield, with the Ireland international enjoying his best run of form since arriving on loan for the campaign. However, there are question-marks over whether he will again be paired with Dale Stephens, with the January arrival nursing an ankle injury. His absence would be a blow to Brighton’s chances as Stephens has begun filling the all-action void left by long-term injured Andrew Crofts. Jake Forster-Caskey or Rogan Ince will be standing by if Stephens does not recover in time for tomorrow’s lunchtime kick-off. Another injury doubt is the Albion’s Player of the Year Matthew Upson who sat out the win against Yeovil. A returning Upson would provide a significant boost but

Well, I’m selling so I must be the client. That is the obvious response but there is a whole new approach appearing in the property market, turning this concept on its head. The proposition is: the agent visits you and suggests you pay a minimal or no fee to them when they sell your property but...when potential buyers want to make an offer to buy it, the agent charges them a fee. So, how will this work? The Property Ombudsman’s office and the National Association of Estate Agents are trying to get their heads around this conundrum at this moment. The issue is: who is the agent working for? If for you, the seller, surely you are the client and pay a fee. On the other hand, if the agent is charging the buyer, perhaps the agent is acting for them. So, who looks after
your interests? Most worryingly, we have heard that potential buyers are being stopped from viewing a property unless they agree to pay the fee or, if they want to make an offer, are being obliged to agree to pay a fee if they end up buying the property. Can this be in the sellers’ best interests? We can imagine the vast majority of buyers asking why they should pay when it is the seller that the agent should be charging as that is who they should be acting for. If they say they won’t pay, is the seller getting all the offers they could? Has this happened to you? Are you selling and paying nothing? Are you buying and being charged a fee by the agent? In whose interest is the agent acting? ■ Let’s see if this really is an issue in Brighton and Hove. Don’t lose confidence over your chance of getting a mortgage ■ Just watch what you spend your money on The new mortgage application system, which came into force on 26 April, ensures that lenders now conduct a full affordability check on all mortgage applicants. This will have practical implications for the amount of money that people can borrow and the length of time that an application might take.
The aim is to prevent any return to the pre-crisis mortgage lending practices that many described (with hindsight it must be said) as "reckless". Of course there are examples of people being lent large sums of money based on almost no actual evidence of income but that is the exception and the vast majority
could afford to pay and did pay on time and in full. Our assessment is that these changes do not automatically mean it will be much tougher to get a mortgage as lenders will still want and need to lend, at the end of the day that is what a bank does to make money. What it does mean however

So from now on any regular payments could be asked about in the application process, so the advice to potential applicants is to review your spending and do it well in advance of submitting any application. Lenders will examine your bank statements carefully to see what you spend your cash on and if there is a pattern of expenditure that leaves very little spare income for emergencies, increases in payments or just evidence of an excessively expensive lifestyle. Such matters are very personal, but the new rules specifically aim to ‘stress test’ if a borrower can actually afford the

So for now do not let the new so-called ‘stress test’ stress you out if you are considering applying for a mortgage, but do get all the receipts, regular payments and any outgoings collected together ready to make the application - and if you are considering betting on the FA Cup final or the Derby, pop down the high street with any spare cash; doing it online could go against you even if you do end up winning!
