Brighton area named as positive investor hotspot Richard Morris @BrightonIndy Brighton and Hove and nearby Lewes are among the UK’s top areas for positive investment. A report by Ethex, the first online exchange for positive investors, found that local residents in the city and neighbouring town - grouped together for the purposes of the study - have invested £1.2 million in local community projects and businesses since 2012. The Make Money Do Good study was launched to coincide with national Good Money Week, which runs from Sunday until October 25. And it revealed that local community-owned renewable energy schemes have played a major role in making Brighton and Lewes leading hotspots. In 2011, Ovesco, created by Transition Towns Lewes, installed the UK’s first community-owned 92kW solar power station on the roof of the local Harvey’s Brewery, subsequently raising a further £70,000 across three other projects. Meanwhile, the
Brighton Energy Co-operative has raised £630,000 to install solar panels on roofs across the city. That has helped build more than 500kWP of solar, making the Brighton Energy Cooperative the biggest renewable developer in Brighton and Hove. Members who have invested receive a 5% return on their investment and a 30% tax break. Locals in Brighton have also invested in amenities that support the community, such as the Exeter Street Community Hall and the Bevendean Pub. Exeter Street Hall was put up for sale by the church in 2012 and a group of local residents banded together to save the community space. Eighteen months of campaigning and give months of fundraising later they had the £180,000 needed to buy the hall and establish it as a community asset, run by a 50-strong team of volunteers. The Bevendean Pub was closed in 2010 as a result of anti-social behaviour associated with the bar, which was the only pub serving the Moulsecoomb and Bevendean estates. Four years later, however,
it reopened following a successful £200,000 share offer scheme and is now the UK’s largest membership community pub. In Lewes, the communityowned football club, Lewes FC, raised more than £200,000 from local supporters to build an all-weather pitch to provide sporting opportunities for young people. Commenting on the findings of the report, Jamie Hartzell, founder and managing director of Ethex, said: “Brighton and Lewes are at the forefront of a movement where people are investing their money to create environmental and social change in their community. “A growing number of people are taking control of their money and making it do good, choosing to save and invest directly in businesses that deliver not only a financial return but also demonstrable benefit to society. “Positive investing is emerging as a broad and unstoppable movement, a popular response to the financial crisis. People today want a more direct and immediate relationship with financial institutions that can be trusted, and that are transparent and accountable.”
Charity awarded £15m contract for drug and alcohol services Frank le Duc @BHcitynews A charity-led partnership has been awarded a £15 million contract to provide drug and alcohol recovery services in Brighton and Hove. The Pavilions Partnership, led by Surrey charity Cranstoun, beat three other bidders to win the three-year contract, which has a potential two-year extension. The winning bid was evaluated on price and quality, with price being given a 30% weighting. The decision - made by the Brighton and Hove Health and Wellbeing Board - was to be ratified at a meeting of the Brighton and Hove City Council Policy and Resources Committee. The Health and Wellbeing Board is mostly made up of representatives of the council and the Brighton and Hove Clinical Commissioning Group (CCG). The contract decision is also subject to the director of public health Tom Scanlon being satisfied with the arrangements being made by the Pavilions Partnership. The partnership is made up of seven organisations in addition
to Cranstoun. They are: Surrey and Borders Partnership NHS Foundation Trust, Equinox Care, Brighton Oasis Project, Brighton Housing Trust (BHT), SMART Recovery, Cascade Creative Recovery and Mind in Brighton and Hove. The decision to award the contract to the Pavilions Partnership was criticised at a meeting of the Health and Wellbeing Board. Nick McMaster, branch communications officer for the union Unison, said that the service was being taken away from “an established and confident local NHS provider”. He said that it appeared to be “a risky proposition with little impact assessment on the local health economy”. Council leader Jason Kitcat, who chairs the Health and Wellbeing Board, however, defended the process and said that the new contract involved a move from harm reduction to focusing more on recovery. Cllr Kitcat said: “It will represent a significant service shift. We do not set the national laws of contracts (but) it’s been an exemplary process.”
Should the poorest pay more tax? > Continued from page 1 to claim CTR. As a result, it is estimated that two self-employed people earning £85 a week, with £14,450 in savings currently pay £2.23 a week in council tax. From April 2015, they would have to pay £26.20 a week. By law, the council must have a council tax reduction scheme in place by January, before next year's council tax increase is agreed. Yesterday, however, Green Party leaders said they would not countenance changes that will make
the poorest pay for government cuts in funding. Councillor Ollie Sykes, lead member for finance and resources said: "I would like to make clear now that Green councillors will not support any change to the scheme. We want to keep the current levels of support to help the poorest with their council tax.” A spokesperson for Warren Morgan, leader of the 14 Labour and Co-operative councillors, said: "The reduction scheme is out on public consultation at the moment so, unfortunately, we are not in a
position to give a comment on it at this stage. Once the results of the consultation are published, however, we will be happy to comment on it." In the run-up to this year's council budget, the council asked 3,280 citizens about their spending priorities. Reducing the council tax reduction scheme was the most popular option for funding cuts, with more than one in three (35%) wanting it reduced. Citizens have until October 31 to take part in the consultation. For information, visit: www.consult.brighton-hove.gov.uk.

Albion in the Community coach managing England at Homeless World Cup
Laura Lockington @bookloversupper
The Missing One by Lucy Atkins
Richard Morris @BrightonIndy A football coach from Brighton and Hove Albion’s charity wing Albion in the Community (AITC) has been named manager of England’s team at this year’s Homeless World Cup. Nathan Bowen is a health and development officer with the Seagulls’ award-winning AITC scheme and will coach the England team in Chile during the competition, which runs from October 19 until October 26. Mr Bowen volunteered to take charge of the Three Lions - a team he has had plenty of experience with in the past. He played and captained the England team in the 2007 version of the Homeless World Cup in Copenhagen after enduring his very own fight with homelessness. Speaking before heading to Chile, Mr Bowen said: "To represent your country in anything is a really proud moment. "AITC has been very good to

me. I feel I've been very lucky, but it's also good to show the young people I regularly work with that if you work hard and 'stick with it', then you will get more opportunities." The annually held football tournament allows teams of homeless people to compete, using football as a way to improve their lives, and the lives of others who struggle with homelessness. A total of 63 teams from 49 nations, boasting more than 500 players will compete in the tournament, playing more than 350 matches. Mr Bowen impressed the Homeless FA during a training centre held locally earlier this year and he was recently sent
to South America to represent AITC at the international Global Youth Forum on Football for Social Change. AITC also runs various projects and sessions aimed at giving homeless the opportunity to play football. Michael Edwards, chief executive of AITC, was delighted to hear about Mr Bowen’s selection. He said: "Nathan's story is a shining example of the work that we do, so he is the ideal person to represent us in Chile and be part of this project. "The fact that he has been chosen speaks volumes for what he has achieved and is also global recognition for the work of AITC."

Set in the far reaches of a distant speck of an island off Seattle, this book will grip you from the very start. After the death of her mother, Kali discovers a batch of postcards written by the same woman on the same day and posted every year. Yet her mother had never mentioned a "Susanna". Who was she? After a bit of Googling (what did we do without it?), she traces Susanna as a gallery owner in the far-flung outposts of Canada. Without stopping to think too much, Kali jumps on a plane with her small son, Finn. The trials of long-haul travel with a toddler are brilliantly conveyed, as is the atmospheric island. Kali
has time to reflect on what she has so rashly done, by blowing the joint savings of her (and, she suspects, of her erring partner) on an air ticket to the middle of nowhere with a fractious toddler. But, it’s too late. She’s nearly there. The hired car and the prebooked B&B are a series of disasters and - at night, in thick fog - Kali arrives at the gallery of the mysterious Susanna, who seemed to play such a large part in her mother’s life. She is unexpected, uninvited, and it seems - most definitely not welcome. Susanna is a creature that you won’t forget in a hurry. Tall, bare-footed, seemingly impervious to the biting cold, with pale eyes like a wolf, she is the stuff of nightmares. Brilliantly chilling.

The Sassoons: A family that brought exotic glamour to the city Graham Chainey
Someone once described Brighton as “a sea-coast town, three miles long and three yards broad, with a Sassoon at each end and one in the middle”. Which was both apt and also inaccurate - in more ways than one. Those three Sassoons were Sir Albert Abdullah David Sassoon, a wealthy merchant and philanthropist, who lived at 1 Eastern Terrace in Kemptown from 1876 until his death in 1896; his half-brother Reuben Sassoon, who lived at 7 Queen’s Gardens in Hove; and another half-brother, Arthur Abraham David Sassoon, who lived in grand style (with 13 servants) at 8 King’s Gardens, Hove. So to be pedantic, there was a Sassoon at one end of town, and two at the other. Albert was the eldest son of one
Edward VII at Hove
of the richest men in Bombay. The Sassoons were an ancient Sephardic Jewish family, originating in Spain, that had settled in Baghdad and Persia before establishing themselves in India, from where they seem to have controlled trade all over the globe. One of Albert’s brothers, Sassoon David Sassoon, was the first to move to London; Albert soon followed, having a mansion in Kensington Gore as well as the one in Brighton. The Sassoons soon controlled the important eastern cotton trade to Britain and moved in the highest social circles, Albert entertaining the Shah of Persia at Eastern Terrace in 1889, and being created baronet in 1890. In 1892, Sir Albert built himself a mausoleum behind his house, on the corner of Paston Place and St George’s Road. This curious structure, looking like some bastard offshoot of the Pavilion, with its pagoda roof and Indo-Saracenic motifs, held his own remains, and those of his son Sir Edward Sassoon, who died in 1912, until 1933, when his grandson, the diplomat and politician Sir Philip Sassoon, sold the structure, and the bodies were reburied in Willesden Jewish cemetery. Thereafter, the building went through a variety of roles, as furniture store, air-raid shelter, ballroom and, after integration with the adjoining Hanbury Arms, as the Bombay Bar. Grade 2 listed, and owned by the Proud Group, it currently houses a “retro supper

club, with cabaret and burlesque performances”. The Sassoons were part of a wave of wealthy metropolitan Jews who in Victorian times migrated to Brighton or, more often, Hove. They included the Goldsmids and Cohens. To this day, the city’s Jewish population numbers well above the national average. Arthur and Reuben, both bankers, at first lived next door to one another at Queen’s Gardens (Kingsway Court now occupies the site), Arthur moving to King’s Gardens, on the corner of Grand Avenue, in 1883. Arthur and his glamorous wife Louise were intimate friends of King Edward VII, who several times stayed with them. These visits were both social and for the sake of his bronchitis and asthma. The king would be seen strolling with Sassoon on the prom, or sitting in his favourite shelter. After the king’s death, Sassoon contributed towards the Peace Statue as a memorial to him. He is himself commemorated by four stained-glass windows in the Middle Street synagogue which he and the other Sassoons did so much to beautify. A fourth local Sassoon was Flora Reuben Sassoon, widow of Sassoon David Sassoon, sister-in-law of Albert and Arthur, grandmother of the poet Siegfried Sassoon. She lived at 37 Adelaide Crescent, and in 1913 bought and donated an acre of land that became the croquet lawn (later bowling green) of St Ann’s Well Gardens (a plaque by the entrance records her benefaction). Remembered as “an elegant little old lady who asked questions in a strange sing-song voice and rarely listened to the answers”, she died in 1919.

World Mental Health Day football tournament
Our exquisite designs and enthusiasm for our products and service, makes us the first choice for storage solutions!
Brighton and Hove Albion’s charitable wing, Albion in the Community (AITC), held a successful football tournament to celebrate World Mental Health Day. The event, which took place at the Seagulls’ state-of-the-art training ground in nearby Lancing, involved teams from 16 clubs, including Premier League Arsenal and Southampton, as well as QPR, Charlton, the Albion and .ventual winners Portsmouth. It was organised to provide competitive football for players involved in the AITC’s mental wellbeing football sessions and similar schemes at other clubs. Danny Mack, 34, from Brighton, who took part in the six-a-side tournament as part of an Albion team, said: "It has been really enjoyable and we had some great games. The tournament has brought people together all for a common cause and at the same time we're having a lot of fun. "An event like this is really, really important in raising the awareness of our fight against stigma." Ex-pros such as ex-Charlton keeper Bob Bolder and ex-Albion captain Danny Cullip were in attendance at the tournament,
lending support for their respective squads, with Cullip helping coach the Albion team. The tournament was arranged and run by AITC wellbeing coach Paul Brackley, who runs sessions that aim to use the power of football to help people overcome their own mental health issues and also challenging the stigma surrounding them. He said: "Events like this are so important to AITC, in letting more people know of the great work we do across Sussex, but also raising our status in the national game. "We're hoping to create a representative squad that could compete in tournaments like we've (AITC) held today, getting out there on more of a national scale and compete on a bigger basis."

Trust looks abroad
The Likely Dads
Commemoration service
A shortage of home-grown nurses wanting to work in Brighton and Hove is forcing the NHS trust which runs the Royal Sussex County Hospital to look abroad for new recruits. Brighton and Sussex University Hospitals NHS Trust (BSUH) is looking to hire nurses from Europe and the Philippines over the coming months to address the shortfall in domestic nurses applying for jobs. Sherree Fagge, chief nurse, told colleagues it was essential to help new nurses settle.
The Likely Dads started in early 2012, a few blokes quietly singing nursery rhymes in a school hall. They have now forgotten how to be ashamed - and have been unleashed on the general public. They also cover lots of hits from the 1950s to the present, And they are no longer quiet. OCD Brighton clinic
Meals served in Brighton and Hove’s schools are continuing to improve. Brighton and Hove City Council meals have been awarded Silver Status under the Soil Association’s Food for Life scheme. The upgrade will come into effect from November 2014, at no extra cost to the council. The award is the result of new standards introduced by the Green administration, which require caterers to provide more local, seasonal and organic ingredients.
Saltdean Primary School will be expanded from September next year, with three entry classes instead of the current two. Brighton & Hove City Council’s children and young people committee green-ticked the plans which were suggested in response to increasing pressure on primary school places in the Saltdean area. Because of the location of Saltdean, the nearest alternative schools where there are spare places would be more than three miles away for children living there.
People who suffer from obsessivecompulsive disorder (OCD) can now get support from a specialist clinic. Around 60,000 people suffer from the condition across Sussex and the new clinic will form part of the Brighton and Hove Wellbeing Service, which is run in partnership with the Brighton and Hove Integrated Care Service, Mind and Turning Point. Anyone experiencing OCD difficulties can refer themselves by calling the Brighton and Hove Wellbeing Service directly on 03000 020 060.

Unisex toilets for five-year-olds? Someone's taking the proverbial Mike Holland @RealMikeHolland
This must be the silly season, I decided after reading an article in another newspaper recently. This particular piece of stupidity was apparently dreamt up by East Sussex County Council and acted out in Harbour Primary School in Newhaven. It seems that some bright spark thought it would be a good idea to install unisex toilets in place of separate toilets for boys and girls. It was reported that the headteacher, Christine Terrey, wanted all children in school to feel safe and be happy. She went on to say that she wanted families to feel informed about how effectively to support transgender and gender questioning by their children, preventing any transphobia at the school. You could certainly forget about transgender and gender questioning, if I had young children at your school, Mrs Terrey. Far more to the point,
the real world. Another fact is that - like it or not - most boys stand to pee and, as most males will attest, it is pretty revolting whenever you enter a toilet cubicle and we will only use them in dire emergency. Are you seriously suggesting that girls from five to 11 should be subject to that degradation? Because, if you are, then shame on you. As for the reported spokesman from East I am mortified anybody Sussex County Council would suggest raising the who tells us that "unisex toilet blocks are question of transgender considered preferable with primary children?” in terms of hygiene, maintenance, and pupil brain think it's a good idea also behaviour", he should be named to remove urinals for boys. Well, and shamed. This twerp goes on to apparently Mrs Terrey does. She inform us that they feel this kind tells us that they no longer have of toilet block, which complies urinals because they were quite with all national guidelines, is an unpopular with the boys. As appropriate solution for children you are so intent, Mrs Terrey, on of primary school age. They are preparing our youngsters for the not apparently aware of any cases real world, I suggest you reinstate of children being reluctant to use urinals pronto - because your the new toilets. He waffles on pupils will find they have to use to tell us the feedback has been them everywhere when they enter overwhelmingly positive. I would be questioning the competence of any of you to be in charge of small children. In fact, I am absolutely mortified that anybody would suggest raising the question of transgender with primary children at all, as this is something that should be brought to their notice much later, when they are of secondary school age. Quite apart from anything else, would anyone with half a

In my view, Harbour Primary School should revisit their very own "Vision and Ethos" guidelines. They begin by stating: "We share a determination that all children will achieve the very best that they can in our welcoming, creative, inclusive community. We give every child every chance every day." They go on to say the school is "committed to the promotion of our children's spiritual, moral, social, cultural and academic development valuing all children, parents and staff equally as individuals". That being the case, no doubt these same unisex toilets are being used by staff and pupils alike. I also sincerely hope that East Sussex County Council have

installed unisex gender-friendly cubicles and removed urinals from all their own buildings. I am sure they will have led by example and not left the pioneering to five-yearold toddlers. I wouldn't, however, like to wager too much on that one would you? Newhaven has been neglected for far too many years by East Sussex County Council in favour of other areas - in particular, Lewes. While investment is undoubtedly needed for Newhaven, I doubt unisex toilets would be top of most residents' wish list. A couple of hundred years ago such silly suggestions would have resulted in a spell in the stocks. Now there's an idea...

¨ Give a dog a home
Br ighton & Hove
Independent
Bella the border collie Ever the community newspaper, Brighton & Hove Independent has teamed up with New Priory Vets, Vets 2 Home, and Dogs Trust Shoreham to help find homes for some of Brighton and Hove’s unwanted dogs. Each week the paper will feature a different dog currently awaiting rehoming.
About Bella:
Bella is an 18 month old female Border Collie and she is such fun! She is a very sweet and affectionate dog when she knows you and loves nothing more than to have cuddles. However, she can be shy of new people, so her trainer is working on introductions with her. Bella needs an adult only home and cannot live with cats or small furries, but she could live with another playful dog. She love, love, loves her toys and is very puppy like when she plays with them. Bella also enjoys her food and chews, so her trainer is pairing meal times with mental stimulation to keep her mind busy. Bella needs to be exercised in quiet locations, so it’s essential that owners have a car and a garden. New owners will need to be willing to learn and have an interest in dog training and who can go the extra mile.
Can you offer Bella a home? If you can, call the Rehoming Centre on 01273 452576. Information on all animals in need of a new home is online at: www.dogstrust.org.uk.
Senior pet parenting: our furry ‘children’ Susan Gregersen Vets2Home Being a parent is one of the most rewarding and amazing experiences we as humans could ever hope to achieve in this one short life. Stop right there, actually I don’t mean parenting those little mini adults with a smooth skin exterior - I mean being a parent to one of those lovely furry ones; mainly a canine, a feline or even a lagomorphs type (aka a rabbit) and smaller varieties of rodents that serve in this divine role. Because sharing a special bond with one such furry ‘child’ is really what life is all about in my slightly biased opinion, having indeed made my childhood love-interest my professional work. Well ok, I will make a compromise - it’s what life is also about. As an all-time animal lover myself, I know that the most rewarding relationship one could ever be lucky enough to experience, is being a pet parent. The ultimate difference to parenting a furry one versus a skin type (as one of my American colleagues affectionately refers to her
personal mix of both types) is the heart-breaking fact that the life expectancy of our furry ‘children’ is so much shorter than our own. Their sad demise and ultimate departure is part and parcel of the relationship we share. As a geriatric and palliative care end-of-life vet that specialises in helping elderly or terminally ill pets and their families say a peaceful goodbye at home, I know only too well that the most difficult time we as pet families can ever face, is the time when we have to say goodbye. Fortunately, often we have just a little bit of time to try and prepare for the forthcoming but inevitable heartbreak. Knowing time is running out potentially releases some of the most precious and memorable times we can ever spend with our special companion - whether just hours, days or even a few weeks or months. I hold a very special place in my heart for these wonderful, innocent creatures and I truly believe they most definitely deserve a peaceful and gentle end, without pain or worry. And is best done at home, surrounded by loved ones
when the time is right - and not before. This is surely one huge last gesture of our love - giving them the “gift of peace” when they need it most - and before uncontrollable suffering sets in. In the coming months, it is my hope to share many wonderful stories and ‘parenting’ tips for these precious senior animals and I would welcome any questions, comments or worries you may have being a senior pet parent. Helping families to have a happy as-long-as-possible end, leading to only happy memories, is my ultimate mission as a geriatric and endof-life specialist vet - having had my own soul awakened many times ever since I had my first “furry” love. Susan Gregersen is chief veterinary surgeon, managing director and co-founder of Vets2Home veterinary service, which offers geriatric & palliative end-of-life and inhome euthanasia services.

Business Pegasus wins prestigious national industry award Brighton-based independent health communications consultancy Pegasus was named Consultancy of the Year at the PR Week Awards 2014. And the firm was also successful in the Mid-Sized Consultancy of the Year category. It completed its hattrick by winning the Healthcare: Ethical & OTC Consumer award for its work on Bayer Animal Health’s Slimewatch campaign. This win marks Pegasus’s evolution from a traditional PR agency to an integrated communications consultancy that offers a multi-service approach to its clients, including; social, digital and creative services. It has seen five years of double-digit growth, with last year’s fee income totalling £6 million. With campaigns that span local,
national and international markets and the creation of a network of global independent affiliate agencies across five continents, it’s no surprise that Pegasus represents a raft of well-known companies and brands such as GSK, Pfizer, Bayer, Holland & Barrett, Bio-Oil and Danone to name a few. This was the third consultancy award win for the agency this year. Lisa Bradley, managing director at Pegasus, said: “We’re absolutely delighted to have won, not just one, but three awards at the PR Week Awards this year. In particular, the Consultancy of the Year award signals to us that our overall approach as a consultancy- putting health first, sector second - really resonates with consumers and is delivering in our mission to inspire healthy decisions.”
Women and pensions - time to get serious Ian Poysden @iepfinancial
The age at which people can start to take the state pension is changing and women are particularly affected. Until April 5 2010, women were still able to receive a state pension at age 60 but a woman currently aged 45 now has to wait until she is 67 for her state pension. Some studies show that women can be better money managers than men because they tend to be more conservative and do their homework. However, there does seem to be a major problem for many women when it comes to providing for their pension. A recent Scottish Widows ‘Women and Pensions’ report stated “by the time they retire, 41% of women have realised they didn’t prepare adequately compared with only 24% of men.” Someone retiring now may expect to spend 40% of their adult life in retirement. For women particularly, this time of life can be long lasting, enjoyable and fulfilling. The proviso is that there needs to be a sufficiently high income to allow for a desirable lifestyle. Single, separated, divorced and widowed women are in no different a position from a man when it comes to the need to provide for adequate income in later life. Any woman or man who relies on state pension benefits alone will be in for a great disappointment. Married women and those in civil partnerships or who are in long-term
relationships, may be relying on their partner’s pension to provide for them as well. This ignores the possibility of their partner’s death, or even divorce, separation or one of the many other potential major upheavals in life A divorced woman may receive some pension benefit if her former husband or civil partner had a pension. However, this is most unlikely to be anywhere near the real value of the income in retirement that she might have expected if they had stayed together. Women planning for their future also have to contend with the possible redundancy of a spouse or partner, or the failure of their business. In such events pension contributions naturally cease and any resulting pension would be very much reduced from that which would be otherwise expected. It makes a great deal of sense for women to make sure they build up adequate pensions of their own. For any advice on pensions or indeed any aspect of your financial planning, please give us a call on 01273 208813. We have a number of pensions experts who would be more than happy to help you achieve your financial goals. We still have spaces available at our complimentary breakfast investment seminar on Friday, October 24 at 9.30am held at Sussex CCC. This year, I have the exciting challenge of curating a session that delves into the many aspects and people that make up a community, a town, a group. The sub-theme for the session is "making things", focusing on the connection we seemingly have lost by being consumers and not makers or repairers. Among the speakers, we have Jacques Peretti - who recently fronted the BBC2 series, “The Men who Make us Spend!” - and Tom Lywood, the best Truffle Hunter in Britain. He tells me the South Downs are prime hunting areas. I am also particularly excited about James Otter (Otter Surfboards), who teaches people how to make the most beautiful wooden surfboards in a week, from scratch. You build it. You surf it. I was excited to spend the day with James and hear about all the fascinating transitions that happen leading to customers building what is seemingly an impossible product. For some, it literally changes their lives. Other speakers include Enrique Ardura, from Axalco bikes, and Ben Edmonds from Blok Knives. Marc Koska, TEDxBrighton

John Copper Clarke is widelyregarded as one of Britain’s best-loved and most important performance poets - as vital now as he was in the late 70s when he was touring in support of iconic bands like The Sex Pistols, The Clash and Buzzcocks. His biting, satirical, political and humour-laden verse resonated with the punk movement and the new wave
genre which followed it. Joy Division, and later New Order, were huge fans and often supported Cooper Clarke when he began to draw large crowds as a headline act. Delivered in a unique, rapidfire performance style, Cooper Clarke’s poetry provided an angry outlet for a myriad of political and social frustrations - with his words every bit as potent as the lyrics of the bands he counted as his peers. Fast forward to 2014 and
Cooper Clarke remains an astute social commentator who still influences a raft of musicians and bands, not least the Arctic Monkeys, whose frontman Alex Turner often credits Cooper Clarke as a key inspiration. Can a previously instructed agent claim a fee when a property is subsequently sold to a buyer he originally introduced? A very interesting question indeed! In fact, this is something of a grey area as different agents have different perspectives on entitlement to a commission. Until a few years ago, many if not most agents used to include a “ready, willing and able” clause in their contracts. This basically meant that as long as they were responsible for originally introducing the buyer who wanted to buy your home, then they were entitled to their fee – irrespective of whether the actual sale was completed or not. Moreover, some agents weren’t above claiming that they were entitled to a fee purely on the grounds that they had advertised the property so extensively in the marketplace that the buyer must have become aware of it through their efforts...You could still argue as an agent that if you have a buyer at a price agreed with the seller and the seller withdraws, you have fulfilled your contract and should be paid. This is a message to sellers not to ‘play
the market’. In 2008 in a landmark case, the Appeal Court found against well-known London agents who had tried to sue a seller for their commission on the grounds that they had originally introduced the buyer to the property, subsequently sold to the original buyers by another agent. The judgement said that it was no longer enough to introduce a buyer to a property. The buyer had to be “introduced to the sale.” In other words, for an agent to be entitled to payment of their commission, they must be able to show that they were the effective cause of the completed transaction. However, even this ruling is not necessarily quite as cut and dried as it might first appear. If the first agent did no more than give out a set of details to the eventual buyer, then he may not have a case for earning a fee. But what if he did everything possible to progress the sale – arranged viewings, for example,
made regular follow-up calls, or perhaps even successfully negotiated an acceptable offer – only to lose the instruction at the last gasp when his contract lapsed? He would then have a rather stronger case for arguing that the eventual sale was very much the result of his own work. What is clear is that estate agents need to show they are effective in creating the sale, not just marketing the property in order to prove they have earned their commission. One issue that rears its ugly head from time to time is the seller who takes the property off the market after a potential buyer has viewed it through an agent then attempts to do a ‘private deal’ to avoid the agent’s fee. Agents are very hot on this breach of trust and contract and will pursue sellers vigorously through the courts if necessary to receive their rightful fee. What can happen is that innocent, amateur sellers, most people that is, can unwittingly
ask a second agent to offer their property for sale whilst still in an exclusive sole agency contract with their first agent. Agents should be really careful that their recommendation to a seller to jump ship and come with them to does not stray into harassment. The Property Ombudsman takes a very dim view of this and can fine an agent for continually calling and pushing a seller to come on board with their firm. The message is to take your time to read the terms and timing
of a contract carefully and, before signing, if unsure, ask your solicitor for advice. Whatever you do, do not feel you have to sign a contract just because the agent comes into your home and asks you too. A reputable agent will ensure you do not stray into this minefield! The places I eat
Not a soggy bottom in sight with our best cake-makers Claire Beveridge @placesieatbtn
The Great British Bake Off has sadly ended, leaving many at a loss without their weekly cake fix. One of the great things about GBBO is the temptation to give baking a go at home. I know I did - only for my "light and fluffy" apricot muffins turning out more like burnt rock cakes. Mixing bowl placed back in the bottom of the cupboard (until next year's series), I still have a strong desire for cake almost every week. Luckily for us, we have a host of excellent bakers roaming food markets, street-food events and baking straight out their own kitchens. All are aching to let you
have your cake and it eat. Here, we look at some of the cities finest: Mr Bake - mrbake.co.uk The Mr Bake team specialises in the biggest and boldest cakes in Brighton. Run by business-savvy Tommy and top baker Ed, the Mr Bake duo are responsible for not only bringing the CroDough to our city, but also pushing boundaries with their big flavours, refreshing ethos, and quirky bakes. Cakes include the Zippy, Bungle & George, Billionaires Boys Club and The Roger Rabbit. Great for office parties, quirky weddings and social events. As any parent will tell you, toddlers are full of surprises. Just this week Tibbons took me by surprise not once, not twice, but three times with the things he said. The first was when I was putting on my coat ready to go out and he came up to me and said “Ready yet?”, scrunching up his nose in a way that made it clear that waiting for me was not considered to be a good thing. I wondered for a moment where he had picked this up. Then I remembered that Daddy-O says it to me frequently - and usually before he’s even ready himself. Next, Tibbons and I were playing with his toy bus; the bus was repeatedly running over animals and people, even when they weren’t in its path. It soon became clear that this was so that Tibbons could tell me that they “Need a dok-tar” - that is, of course, “need a doctor” for the uninitiated. I’ve no idea where he got this from, though I can’t fault his logic. Unless it were to point out that an ambulance might be more appropriate - and the police to remove the reckless bus driver from the road. Finally, Daddy-O, Tibbons and I were mucking about before bed when Tibbons decided that Daddy-O was getting a bit big for his boots and instructed him to go to the corner. As with the dok-tar, we don’t know where he’s picked this up from and can only guess at nursery (or TV) as it’s not something we’ve ever said. It’s sweet but somehow startling, a reminder that you’re not the only influence in your little one’s life and that they have their own experiences independently of you even at this young age. Motoring Mazda man goes in search of a new car Greg Hadfield @BrightonIndy
In the 1990s, there was a fashion - beloved of politicians and other purveyors of snake oil - to stereotype voters and consumers by the sort of car they might drive. "Mondeo man", for example, had its beginnings in a speech by Tony Blair in the far-off days of the 1996 Labour Party conference. The story goes that an unnamed potential supporter in his Sedgefield constituency was a self-employed electrician who told Mr Blair he was an ex-Labour voter who had bought his former council house, owned his own car - a Ford Sierra, as it happens - and wondered what the Labour Party had to offer him. Mr Blair said: “His dad voted Labour, he said. He used to vote Labour, too. But he'd bought his own house now. He'd set up his own business. He was doing very nicely. ‘So I've become a Tory’, he said. In that moment, he crystallised for me the basis of our failure...His instincts were to get on in life. And he thought our instincts were to stop him. But that was never our history or our purpose.” And so, "Mondeo Man" came
brand has - unlike me - got only cooler and more stylish. I don't often buy a new car. My ever-reliable Mazda 323F Sport was bought in 2002, with barely 3,000 miles on the clock; it now has more than 90,000. It remains a dream to drive. (For the record, my second car is an N-reg Ford Fiesta, with 30,000 miles.) The search for a new car cannot be put off any longer. In the My ever-reliable Mazda coming weeks, I 323F Sport was bought in will try out any 2002, with barely 3,000 miles number of vehicles. To begin with, on the clock; it now has thanks to Rivervale more than 90,000. It remains Mazda, I gave the new Mazda 6 a a dream to drive” spin. Immediately, I realised how far top-of-the-range seven-seater Mazda has come. An amazingly Chrysler Voyager.) beautiful car, the Mazda 6 I confess I was happy, in the early 1990s, to be a Mondeo man. Briefly. Until I got my first company car, in 1995: a Mazda 626. I was immediately hooked - and have driven a Mazda ever since. I am Mazda man and proud of it. Suburban, maybe. But surely never dull or boring? In the last 20 years, Mazda as a to typify the sort of person New Labour sought to target in the 1997 landslide election. The rest, as they say, is history. Nobody mentioned at the time that the Ford Mondeo was...a bit dull and boring. A bit suburban. And never cool. To satisfy every desire, L’Occitane has conjured up a woman who enjoys everything: Arlésienne. The woman from Arles is quite a serious muse; she has beautiful satiny, powdered skin, velvet-soft perfumed hands, and irresistible lips. Her creativity has inspired artists (Van Gogh, Picasso, Bizet, and others). Her character has spurred the signature perfumers in Provence, L’Occitane, to create this light and pretty fragrance in line with their founding principles of "authenticity, sensoriality and respect". It’s easy to get swept up in the romance of perfumes - and the blurb for this November
launch conspires to send you giddily over the top: “In her wake, this woman leaves a distinct trace of her presence. You can still hear the whisper of fabrics, still smell the lingering trail of a new fragrance. Three floral notes, each one like a trait of her character, fuse together: the fiery temperament of saffron, the grace of rose, the mystery of violet.” The descriptions continue with head notes of saffron and mandarin orange to bring bursts of colour and joie de vivre: “Radiant and precious, the saffron flower in full bloom introduces its sensual, peppery and spicy notes. Elegant and
difficult to subdue, the Grasse rose at the heart of the scent is enhanced by a few sprigs of lily of the valley. The violet goes slightly astray, settling into enveloping, sensorial white wood.” The vibrant packaging is all in seductive corals with gold. The 75ml Eau de Toilette bottle is designed by Olivier Baussan, and retails at £39. I always enjoy the window displays at these shops, which looked very chic on the high street in Paris during a visit last week. I first discovered the perfumes of Grasse on a holiday in Marseille. Three years ago, I picked out the intense Amber and Jasmine singlenote sprays and remember being very disappointed that the shop had run out of Violette, as it is so enticing. Arlésienne is a deeply feminine scent. It could suit
does not shout or show off; it quietly communicates classic comfort. It is a big car with all the modern features as standard – features undreamt of in the 1990s: front and rear parking sensors; Smart City Brake Support (SCBS; integrated Bluetooth; the Mazda Multimedia System. And 17” alloy wheels. It rained a herd of cats and pack of dogs when I borrowed it for the day. But I have never felt safer - despite the (misplaced) anxiety as I parked it, tentatively, in a car park whose spaces seemed so much smaller than I was used to. Baldock return could prove key for goal-hungry Seagulls

Richard Morris @BHIndyAlbion Sam Baldock is set to return to the Brighton and Hove Albion squad for the home game against Middlesbrough - and not a moment too soon for the goal-shy Seagulls. The attacker has yet to hit top gear since arriving from Bristol City earlier in the season and has been suffering from a calf problem. He should, however, be available for selection tomorrow afternoon and will be pushing for a starting spot, with Craig Mackail-Smith struggling with illness. Brighton could certainly do with Baldock back in the team and firing on all cylinders. The Albion have chalked up an average of 17.5 shots per game - the secondhighest rate in the Championship - but have found the net on just 10 occasions. Only three clubs have registered fewer goals in the division’s opening 11 games, including the bottom two of Bolton Wanderers and Blackpool. Clearly, then, it isn’t through a lack of attacking intent that the Albion have struggled to trouble the scorer, more a problem finishing chances which come their way. They have also, in fairness, come up against some inspired goalkeeping performances, although that excuse is one that supporters will only accept for so long. The supporters have so far overwhelmingly remained patient. But they are hungry for goals. It is, then, important that Sami Hyypiä’s side start brightly against a Middlesbrough team with the third-best away record in the Championship.

I have always played for the national team. Now it’s a year that I’ve not been in the under21s and of course I want to play for my country. “Hopefully I will be back. It is hard because we have great young players like my friends in Portugal, but some of them play abroad as well. “But I will keep working to do well for Brighton and then get back into the national team. “I play number 10 behind the striker but sometimes they ask me to play more on the right or more on the left, but I’m not bothered about it, I just want to play.”

The Teessiders have conceded just three goals on their travels in five games and have grown used to dominating possession away from home, averaging 54.3% of the ball. If the Albion are to register a first league win since beating Bolton back on August 23, Baldock’s presence could be key. One player who is definitely available for selection is Inigo Calderon, who has now served his suspension following his sending off against Burton Albion. Bruno, however, is likely to continue in the right back position after impressing in recent weeks. Lewis Dunk should continue alongside Gordon Greer in central defence, with Greer no doubt full of confidence after getting the better of Bayern Munich striker Robert Lewandowski in Scotland’s recent hard-fought draw with Poland. And Jake Forster-Caskey will hope to continue where he left off

for England Under-21s, having played in both of the country’s European Championship play-off games with Croatia. The midfielder was widely praised for his performances, not least for his disciplined and controlled use of the ball. Having played so well for England and with Andrew Crofts ruled out for the season, it is surely only fatigue which could prevent ForsterCaskey making the starting lineup tomorrow. Middlesbrough will be without Damia Abella, who has been ruled out for the foreseeable future, but in Grant Leadbitter they boast one of the division’s form players. The midfielder has managed six goals and an assist already this season. Other threats will come from Spanish striker Kike, who has four league goals, Albert Adomah, and on-loan Patrick Bamford.

Brighton and Hove Albion’s international stars enjoyed a successful spell of games with their national sides as the Seagulls squad’s experience continues to grow. Gordon Greer and Aaron Hughes both featured in Scotland and Northern Ireland’s matches this week, while Jake Forster-Caskey was instrumental in England Under-21s two-legged European Championship play-off win over Croatia. Hughes in particular has become a stalwart for his national side. The defender clocked up his 93rd cap during Northern Ireland’s win over Greece. Greer, who successfully shackled Poland’s Robert Lewandowski after replacing Blackburn’s Grant Hanley in the Scotland line-up, was only making his 5th appearance for Scotland but the 33-year-old won rave reviews for his uncompromising performance.

And as for Forster-Caskey, the midfielder was praised for his role in helping England Under-21s negotiate a tricky play-off with Croatia. He played all 180 minutes of the tie. The mercurial Paddy McCourt was an unused substitute during Northern Ireland’s match but has 14 caps to his name. It means the current Albion side is one of the most experienced Seagulls squads ever - with 150 full caps shared among the players. Hughes obviously leads the way, but Andrew Crofts has 27 appearances for Wales, while Craig Mackail-Smith has seven for Scotland and Toko Nzuzi has four for DR Congo having previously been capped at youth level for Switzerland. Gary Gardner (five), Solly March (four) and Joe Bennett (three) have all also featured for England Under-21s, and Joao Teixiera has represented Portugal at every level from under16s up to and including the under-21 squad. Albion number one David Stockdale was previously called up to the full England squad for a

Few of the Brighton and Hove Albion players have adapted to new boss Sami Hyypiä’s style of play as effectively as Jake ForsterCaskey. Much of the midfielder’s best work goes unnoticed in the stands but the 20-year-old, who has established himself as a member of the England under-21s squad, is clearly rated by the Albion coaching staff. Tidy in possession and disciplined in terms of positional play, Forster-Caskey is one of Hyypiä’s most-trusted players.

Straight from the commentary box It is often the case that when a team is doing particularly badly or all particularly well the immediate response is for people to look at the statistics. So with around a quarter of the season gone do the numbers offer any enlightenment? So what are the bare facts? Albion are 19th in the championship table they have 11 points from 11 games. But what if we look a little further? According to statistics from Whoscored.com the case FOR would suggests that there are some promising signs from Sammy Hyypia's side. Possession: 4th. 54.7%. Shots per game: 2nd 17.5. Pass accuracy: 3rd 82.5%. The case against however would also be able to conjure some interesting ammunition. The same website suggests
the data indicates the Albion are 'Very Weak' at finishing chances and 'weak' at avoiding individual errors. They fail to appear in the top five teams for aggression or aerial duels won. This is all hardly surprising to those who have watched the Seagulls regularly this season. However, football is not decided on an Internet page or on a calculator it is decided on the pitch. Confidence remains relatively high amongst the squad and after an impressive international weekend for certain players, the Seagulls should feel in confident mood. However, looking forward with 18 league points available over the next 21 days they will be hoping for double figures across the next three weeks. I remember Sir
European Championship qualifier in 2012 but had to withdraw from the squad. In recent years the most experienced Albion players internationally included Matthew Upson, who won 21 caps for England, Wayne Bridge who played 36 times for England and Vicente, who amassed 38 caps for Spain. Of course, no current player can rival the number of international appearances made by current Albion manager Sami Hyypiä. The former Liverpool defender represented Finland 105 times, scoring two goals for his country in the process. The Albion may not have started this season in the way many supporters would have hoped, but the fact Greer, Hughes and perhaps more importantly, home-grown Forster-Caskey are all enjoying international recognition is surely a cause for some celebration. And the squad’s ever-increasing international experience has to be a positive as the Albion look to improve domestic results. Follow all the action, home or away, on BBC Sussex Sport or Twitter @BBCSussexSport @johnnycburger @BHIndyAlbion Clive Woodward once trying to dazzle me with the benefits to football of Prozone. I was a little cynical at the time but I feel the team can take a leaf out of rugby's book. I grew up watching the ruthless Aussies on TV with Michael Lynagh who managed to take any game away from opponents when his team were ahead and kill the opposition off. The Seagulls have dominated periods of games but have failed to wrench control away. If they can succeed in that over the next three weeks the mathematicians may have a field day. Of course the most important number is the points tally in May. Only time will tell if the numbers add up.
