Thursday, that will continue to be the case. You may be used to traditional owners of "big media" telling you how to vote. Explicitly, or implicitly. Insidiously, and selfishly.

In the heart of Brighton Pavilion where Caroline Lucas is seeking reelection as the country's one and only Green MP - it was apparently an opportunity some of her more enthusiastic and more juvenile supporters could not resist. On the reception desk in the entrance to Sussex Heights, the tallest residential building on the south coast, was the regular delivery of Brighton & Hove Independent, the city's favourite weekly newspaper. There was, however, something that did not find favour with a trio of visitors, including one who appears to be wearing a Green Party badge. They are thought to be Green activists down from London - and among 40 or so who had earlier picked up leaflets from an apartment occupied by a local party member. What had caught their eye?

So proud were they of their actions that the two young women took photographs of the carefully-arranged mess. Unfortunately, they did not realise that they, too, were being filmed (see above). After we showed the video to some of Ms Lucas's closest advisers, the party's response was unequivocal: "We know that passion is important in politics. But however strongly we oppose

the policies and rhetoric of UKIP, we will condemn any attempt to prevent them from having their fair say in this election. "Opposition is crucial to democracy, and something we have consistently championed. If these campaigners are connected to the Green Party, we apologise, as their actions in no way reflect its values or position.” Kevin Smith, UKIP's parliamentary candidate for

Energy co-op aims at £1m share offer Frank le Duc @BHcitynews An energy co-op aims at raising £1 million from the community to fund ambitious projects that will make Brighton and Hove cleaner and greener - while earning returns for all who invest. Brighton and Hove Energy Saving Co-operative (BHESCO) is opening a share offer today (Friday) that will work along the same lines as the “community shares” schemes used to fund The Bevy community pub and the purchase of the Exeter Street Hall. The £1 million will be used to fund up to 10 renewable energy projects. They include the installation of a biomass boiler at the Montessori Place School in Hove. The school will also be retrofitted with energy-saving t e c h n o l o g y. In addition, the cash will fund solar panels for The Werks, a social enterprise, also in Hove. BHESCO said: “When people put money into the co-operative, they become members and buy shares, giving each investor a 5% return on their investment. For a minimum investment of £250, investors

will have the opportunity to support an innovative business model that forms a blueprint for energy groups across the country.” Kayla Ente, the energy coop’s founder and director, said: “This is a really exciting opportunity for Brighton and Hove. Not only will city residents be able to make money while doing good, they’ll be part of a community that acts to lower energy prices and lower their carbon footprint. “In order to have the biggest impact, we need mass uptake from individuals and businesses across the city.The great thing is anyone can get involved. “We’re used to thinking that doing good and making money are often opposed, especially when it comes to energy, but that doesn’t apply here. This is a win-win-win – the city gets more renewable energy and properties are made more efficient, cutting our carbon footprint and energy bills.” “Businesses and organisations we work with get cheaper energy and the people whose money

makes it happen receive an interest rate that’s 10 times better than what they’re getting on their bank savings.” Revenue and Customs has provided advanced assurance for EIS tax relief for investors bringing the annual return to over 7% for qualifying individuals. This means that people who invest £500 will be able to claim £150 of that straight back in their next tax return. BHESCO added: “If the interest rate continues into subsequent tax years, investors will have doubled their money within 11 years. Moreover, they will become part of a movement that helped to make the city cleaner and greener, leaving a lasting positive impact on the local community.”

Greens publish easy-read and Arabic versions of manifesto Brighton and Hove Greens have created an easy-read version of their manifesto for people with learning disabilities and have also translated it into Arabic. The party said that Arabic was the most widely spoken language in Brighton and Hove after English. The local party’s equalities and diversity officer Matthew Moors, who is standing for the council in Goldsmid ward, said: “Brighton and Hove Green Party are strongly committed to making the local democratic process as inclusive as possible for potentially marginalised groups in our community.” Mr Moors has a personal motivation for making politics easy to understand. The elections next week offer his 22-year-old daughter Ushka, who has Down’s syndrome, her first chance to vote. The Greens worked with Mencap to produce 10 election pledges from their manifesto in an easy-read format. The party said: “There are around 6,000 people in

the city with learning disabilities so the easy-read manifesto is an important document for them to make the right decision for them in the local election. “It’s also important to note that there are many more voters who have reading difficulties so the document could be beneficial for a significant amount of people in the days before the local election.”

Tory poster ‘vandal’ in court A Hove man who defaced a poster promoting Conservative candidate Graham Cox has pleaded not guilty to a charge of criminal damage. Nick Morgan appeared at Brighton Magistrates’ Court yesterday afternoon. Morgan, 47, of Westbourne Grove, Hove, was caught redhanded scrawling “lies, lies, lies” on the poster in Kingsway near the King Alfred Leisure Centre in the early hours of Tuesday 31 March. Morgan admits that he defaced the poster but not that he damaged

The Humans is chosen as book for City Reads Greg Hadfield @BrightonIndy One city. One book. A thousand conversations…Such is the goal of City Reads in Brighton and Hove, which is marking its 10th anniversary this year. That makes it the longestrunning "big read" in the United Kingdom. Delivered by Collected Works CIC, an award-winning literary organisation, the annual event aims at spreading a love of books and ideas to the widest possible audience across the city and beyond. Sarah Hutchings has revealed that The Humans, by Matt Haig, has been chosen as this year's book. Everyone in the city will be encouraged to read it, discuss it, debate it, and creatively engage with it in a series of special events, workshops, and performances. Ms Hutchings explained the background: “It all started in 2005, with Alice in Wonderland. I was working at Brighton Festival as a literature programmer and

was approached by Penguin Books, who were celebrating their 70th Anniversary. They asked me if I thought a ‘big read’ would work in Brighton. I said ‘yes’ without hesitation and City Reads was born. "I was taken aback at how quickly and enthusiastically Brighton and Hove took to the idea. This year’s choice is a lifechanger. The Humans is funny, sad, and profound - the city is going to love it." Described as a laugh-and-cry book, published by Canongate, has attracted praise from leading writers, including Jeanette Winterson and Stephen Fry. The film rights were recently sold to Tanya Seghatchian, a producer known for her work on Harry Potter films and the BAFTAwinning My Summer of Love producer.

As part of Brighton Fringe, there is a cracker of an event coming up on Wednesday, May 20. Working together is key in an age of collaboration Jason Kitcat @jasonkitcat

This is my final column as council leader. It has been a pleasure sharing a weekly slice of my thoughts with you here. At midnight on May 10, I will cease to be a councillor and so cease to be council leader. I’ve had eight fascinating and busy years on the council, with the last four in minority administration. In that time, we have experienced emergency budgets, huge cuts in funding, a move to - and from - the cabinet system of governance, the creation of the Greater Brighton city region, numerous council by-elections, industrial actions, acres of media commentary, and a groaning shelf of awards. On becoming the biggest party in 2011, more than half of our group were first-time councillors and our party had never led a council in the United Kingdom before. It was a steep learning curve, but thanks to plenty of support and

advice - we were able to face up to the significant challenges facing the city. We’ve delivered some huge achievements, including finally dealing with equal pay and allowances for men and women across the council, the dirty secret that had been left to fester for far too long. We set about making our roads safer and transport more sustainable. This work is paying dividends, with fewer casualties, cleaner air, and record use of buses and bikes. We also unlocked developments, affordable homes, and kept our economy strong. Our ambition and delivery for Brighton and Hove has been recognised in many ways including as the world’s first One Planet City, the 2014 CIVITAS European City of the Year for Sustainable Transport, and as part of the UK’s first new UN Biosphere Reserve in more than 40 years. Our work on the Living Wage and apprenticeships not only brought them to the council, but also encouraged partners in the city. Now, one in five (20%) of all

UK Living Wage firms are in our city, thanks to that leadership and a great partnership campaign with the Chamber of Commerce and UNISON. Indeed, that success points to an essential truth of this role. Even when leading a big organisation like the council, there is little that we can achieve alone. This is an age of collaborative leadership and partnership working. As with the Living Wage campaign, we make the biggest difference for citizens by working together with partners across the public, private, and third sectors. We are lucky that, in Brighton and Hove, we already have so many great people working across the sectors who are passionate about this essential partnership working. As I pass the baton on, as new challenges inevitably arise, I believe I leave the city and our council in a better condition than they were four years ago. No matter who or what comes next, in me you will have a lifelong champion for the great city of Brighton and Hove.

The last four years have been the busiest, most rewarding and, at times, the most frustrating of my working life. I led the Greens to the party’s first local election victory in 2011, served a year as council Leader followed by a year on the Chain Gang as Mayor. For the past two years I’ve chaired the Housing Committee and looked after the communities portfolio. I’ve enjoyed the support of the great many dedicated public servants who work for the council. It’s not easy for any minority administration, particularly one led by a convenor, rather than a leader, that reaches decisions by consensus

and without a party whip. I have no complaints. Most politicians, national or local, would rather be in power than opposition, however tough the circumstances. Despite constant practical difficulties, it has been possible to achieve some political goals. I’m proud of starting the work that has seen the blossoming of the UK’s most successful Living Wage scheme, of helping to restart the regeneration of the city, and playing a key part in seeing Brighton and Hove established as a nationally recognised Film City. Controversy has erupted around some decisions we have taken. Dire warnings were made about visitors turning their backs on the city because of parking charges, but last year we had a record number of visits and life is safer for

cyclists, pedestrians and motorists. Like administrations before us, we have not cracked all the refuse and recycling problems. But residents, the Greens and Labour are working together in Hanover and Elm Grove to produce a locally-led scheme to reduce parking problems. I suspect voters are sick to the teeth of parties constantly attacking each other, particularly in the long run-up to the election. The truth is, certainly at city council level, everything works better when everybody works together. It’s not always possible. However, a general agreement is reached on many issues, among them the cross-party Estate Regeneration Working Group, which has guided the development of a programme of more than 200 new council homes.

I am hugely excited about the prospect of leading the city council for the next four years. By working positively with partners in the community, voluntary, public and private sectors, and with the other councils in the Greater Brighton area, there is a great opportunity to help Brighton and Hove - its residents, businesses and visitors to achieve their true potential. I am proud that we have one of the youngest groups of candidates I can remember who are all keen to drive forward our agenda. Working together nationally in parliament with Simon Kirby, who has been such an excellent hardworking Brighton Kemptown MP, Graham Cox with all his expertise as a former police chief in the city, and Clarence Mitchell, who has huge experience on the national and international stage, I can guarantee that we will provide the positive vision and dynamism needed to take this great city forward over the next four years. To do this we must build on the economic success that this city has enjoyed in the last few years thanks to government support. Surveys shows that Brighton and Hove is one of the best places to set up a business. Unemployment is at record low levels. We will continue to support

major projects that will drive growth in the city and restore our vitally-important seafront, such as the redevelopment of Churchill Square and a new conference centre at Black Rock, New England House, and Preston Barracks. These will be a priority. The Greens quite rightly talk about the £100 million in outside investment that has been brought into the city in the last four years. Most of this has come from the government or its agencies such as the Coast to Capital Local Enterprise Partnership. This investment has been possible only because the Conservative government nationally has taken the tough decisions to turn around the country’s ailing economy. Now is not the time to put the economic recovery and jobs at risk. A Conservative government will take us to the next stage in this recovery, which will enable, for example, the £480 million investment in the Royal Sussex County Hospital. It is only the Conservatives that have the ideas and conviction to reform the city council and turn it into the efficient, modern, commonsense organisation that residents deserve. Our manifesto - which can be downloaded from www. brightonandhoveconservatives.com - sets out our proposals. Our refuse and recycling operation is a classic example. We want to see Cityclean become employee-owned and led, like John Lewis; we want to see street-

sweeping mechanised and coordinated with refuse collection; we will tackle fly-tipping, retain weekly refuse collections, and introduce a paid for garden waste recycling service. And we want to put an end to the city’s unenviable reputation for ripping off the motorist. We will: freeze car parking charges; reduce the cost of residents’, traders’ and business parking permits by 10%; abolish the 15p pay-by-phone tax; and have summer parking charges that start in summer, not March. Secondary school performance could be so much better. We will focus on eliminating the scandalous gap in performance between those children from more deprived backgrounds and those from betteroff families. One of the biggest headaches for young families wanting to live in Brighton and Hove is the lack of truly affordable housing. We will put rocket-boosters under the new affordable building programme on council-owned land that was started under the previous Conservative administration in 2009 and which has faltered over the last few years. This is our positive vision for the city with which we will restore civic pride and return to a beautiful Brighton and Hove. Labour has a positive, realistic and ambitious plan for Brighton and Hove. Labour has the leadership, the candidate team and the unity to deliver it. One green and two reds: Compass points to a city with non-tribal politics Colin Miller @pacesmill

On the eve of the closest election that many can remember, some reflection - about where we want to be in five years and how we get there - is essential. I am a self-confessed progressive lefty. So, for me, it’s simple to conjure an idea about a better Brighton and Hove - and a better United Kingdom. From a long list, I would prioritise greater economic and social equality, including making huge strides towards tackling the appalling levels of deprivation that shame us all in one of the wealthiest cities, in one of the richest nations in the world. I would also want to see genuine progress in making our city and our country sustainable, including moves towards de-carbonising our economy and putting measures in place to protect our air quality, countryside, and our biodiversity from fracking and other short-term plundering of the environment. I believe our constitution and political system is not fit for purpose; it is over-centralised, undemocratic, and disempowering. I want to see the abolition of the House of Lords, power devolved to regions, cities and towns, and – most importantly – to our neighbourhoods. And I want to see a fairer voting system so people

have a genuine choice. I hate the fact that there are hundreds of thousands of people so alienated that they refuse to vote. This is not “voter apathy’; it’s anger. This is also about what happens in our city. I want to see our council and public services revived - saved from the ravages of austerity and empowered to better serve and involve communities across the city. The hard part is knowing how to get there – largely because politics doesn’t work in the way that it did. In 1951, the Conservatives and Labour took 97% of the vote. Since then, the rise of the Liberals along with the SNP, Plaid Cymru, UKIP and, as we have seen dramatically in Brighton and Hove, the Greens, have shattered the old certainties and created a trend towards a more pluralistic party system, which makes hung parliaments (and minority councils) more likely. In this context, we on the progressive left of politics need to stop doing politics like we used to. We need to wake up to the fact that large majorities are consigned to history at local and national level. In the immediate future, in our city, this must involve several things. Firstly, it must include recognising the good points and similarities in the outlook and priorities of our main parties. For Green voters and politicians making their choices at the general election that should include recognising that the two big parties are not the same on austerity.

It’s very clear that the spending plans set out by Labour and the Tories are radically different and that the £50 billion extra cuts from the Tories represents the biggest choice on public spending and taxation since 1992. For Labour activists and voters, it’s about acknowledging at last what a positive thing it has been for our city and the role of our city in the wider scheme of things, in electing the UK’s first Green MP, MEP, and city council. The party has to take the positives from the Green Party’s analysis and agenda – thinking through how pluralism can be a force for good. With this in mind, I have been urging my Green and Labour friends in different parts of the city to support the progressive ticket at the general election – one green and two reds. We must work together to develop a shared vision for the city. This needs to happen at all levels, in our communities, and through institutional routes. It demands a lot of our politicians, who must abandon their tribal thinking. before the Greens took over. We will ensure a new secondary school is built and that all pupils have access to excellent and accountable education under powers restored by a Labour government. We will prioritise work on improving mental health, on tackling domestic violence, on combatting prejudice and on putting council services back into the heart of our neighbourhoods. Achieving all this under pressure from massive Conservative government cuts will be hard, but

we will work in partnership with communities, charities, businesses and others, providing leadership based on our values of fairness and co-operation, setting a new tone and direction towards a city that is cleaner, fairer and more prosperous, a city we can all be proud of, and a council that works for you. In the jargon, it was the Retail Distribution Review (RDR). But Mr Poysden, 48, doesn't do jargon. He speaks in straightforward language about complex subjects. So when RDR came into effect on January 1 2013 requiring financial advisers to be completely transparent about fees, rather than opaque about commissions - IEP Financial was ready: "It was quite an easy transition for us, because we'd traded that way for six years before. We were fee-led before that period. So we didn't really have to change too much." At the same time, the government brought in autoenrolment and workplace pension legislation. Rose Hill Tavern campaigners aim to raise £365k to buy former pub Jo Wadsworth @BrightonNewsJo Campaigners have just over five months to raise £365,000 to buy a Brighton pub that closed last year. It is back on the market after planners refused to grant permission to turn it into flats. The Rose Hill Tavern Action Group voted overwhelmingly to try to raise the money at a well-attended meeting at Calvary Church in Viaduct Road. Representatives from two comparable projects – The Bevy and Exeter Street Hall – offered their support for the group. The group succeeded in having the Rose Hill Tavern, in Rose Hill Terrace, Brighton, listed as an asset of community value (ACV) after it was closed and sold by Enterprise Inns. Evenden Estates, the new owner, challenged the listing twice, but each time the campaigners won the day. Evenden nevertheless asked Brighton and Hove City Council for planning permission to turn the pub into a couple of flats.

A report backed the proposal, but councillors rejected their officials’ advice and threw out the plans. Now the campaigners have just under a fortnight to register their interest in buying the property and just under six months to raise enough money. They could still be outbid, but any rival buyer would almost certainly need to propose a community use for the property given its status as an ACV. Dave Boyle, one of the campaign leaders, said: “Where we stand now is at a crossroads. We either go forward or we go home. If we go forward, we have just five and a half months to come up with the goods.” He added that the pub did not have to be reopened as just a pub. It could be a community centre, a café, an arts venue, or a mixture of anything the group felt would be more useful than flats. Andrew Large, a campaigns officer from the Campaign for Real Ale (Camra), said: “It’s lots of very hard work and a daunting amount of money to raise but

very rewarding. There’s nothing like going into a pub and having your first pint knowing what you have done to get it going.” And Warren Carter, from The Bevy co-op pub in Bevendean, added: “The 200th pint still tastes really good. All I see down the London Road is exactly the same kind of venue. What you lot are trying to do is more than a pub.” Iain Chambers, from Exeter

Street Hall, which is run by residents who bought it from the Church of England, said: “However daunting it feels, you have almost got nothing to lose. It’s closed down anyway. If you believe in it, it’s worth giving it a shot.” He also offered practical support, saying that the hall would be happy to put on a fundraising event for the group.

Brighton i360 ‘cans’ due to land on beach next month Barges are due to land 17 steel cans on the beach in Brighton next month. The cans will form the tower of the i360 as construction work steps up a gear. The delivery from a specialist contractor in the Netherlands is scheduled to take place – weather permitting – on Thursday, June 11. It will follow the excavation of an 8.5 metre hole. Gravel, shingle and chalk are being sucked out of the ground as the i360’s basement takes shape. A vacuum extractor truck arrived yesterday and is being operated alongside the 80-tonne crane that was already on site. The truck also filters the air. Tests in London found that its exhaust was cleaner than the surrounding air. When the cans arrive, they will be lifted into place one by one by another piece of heavy machinery called a jacking tower. Eleanor Harris, the i360’s chief executive, said: “We already have a lot of people passing by who stop to watch the construction and ask questions but now the big work is getting under way there will be lots more to see.”

£240k crowdfunding

A fire in Hove is believed to have started as a result of the reflection of the sun’s rays. East Sussex Fire and Rescue Service said that fire crews were called to a property in Wilbury Road, Hove last week. The alarm was raised after a report of a fire alarm sounding and a burning smell. A small fire had damaged the curtains at the property and was found to be out when the fire crews arrived.

Brighton frozen yogurt firm Lick has beaten its £240,000 crowdfunding target as 250 investors have signed up to support its expansion. The company plans to use the money to take on more staff, spend more on marketing and start exporting its products. In the past few years Lick has supplied supermarkets such as Sainsbury’s and Waitrose as well as the online retailer Ocado and restaurant chain Yo! Sushi.

Business HiSbe among city businesses in Virgin Media Pitch to Rich Frank le Duc @BHcitynews

Brighton’s most progressive supermarket, a former Hove schoolboy with a debilitating illness, and two nutritionists are among hundreds of business hopefuls taking part in £1 million competition. They have entered Pitch to Rich, a national contest organised by Virgin Media Business, part of Sir Richard Branson’s corporate empire. Supermarket firm hiSbe – how it should be – is one of dozens of business ideas, start-ups, or growing businesses to have made their pitch. They are relying on a public vote, which closes on Tuesday (May 5), to reach the next stage of the competition. Ruth and Amy Anslow, founders

of hiSbe, said in their pitch that it was reinventing the way that supermarkets do business: “We’re smashing the mould with a chain of independent supermarkets that serve communities not shareholders. “We make good food more affordable. We put the happiness of customers, staff, and suppliers before profits. We stand up for a fairer, more ethical and more sustainable food industry. When you shop at hiSbe, you’re voting for how a supermarket should be every time you buy your food.” It hopes to use the growing business prize - a £250,000 marketing campaign - to help create a chain of regional stores over the next five years. There are two second prizes of a marketing campaign worth £100,000. Seb Tucknott, 28, hopes to win the start-up category. First prize is a marketing campaign worth

find ways of coping with their debilitating illness without just relying on drugs and surgery. Two women from Brighton Paige Kent and Ruth Ayuba - have entered the New Things category, chasing a £50,000 cash prize for the winner or £10,000 for the runners-up.

City bakery has veggie makeover A Kemptown bakery is to ditch the sausage rolls in favour of vegetarian and vegan fare. Gregory’s, at a site previously occupied by Threshers at the bottom of St James’s Street, has applied for permission to sell hot takeaway food. It said it intended to serve only organic natural food at affordable prices. Tim Barclay, the manager, said that if it was successful, the changes were likely to happen in the coming weeks. He said: “Me and my partner are both vegan. We don’t feel the market is quite ready for veganism yet, so we are going to be selling vegetarian food.” Further up the street, in St George’s Road, the Kemptown Deli and Bistro has been replaced by Egg and Spoon after the Deli’s owner retired. Egg and Spoon is run by Fran Soler and Ben Albertson, who met working at Mildreds in Soho in 1999. They then spent years on the road catering for music tours by bands such as Queen, Coldplay and The Police.

It happens every summer. Friends come down to visit and their first demand is always “let’s go to the seafront for fish and chips”. This poses a problem. I’ve lived here for nine years and I’ve never had good takeaway fish and chips on Brighton beach. This may have changed, though. Fish+Liquor, a restaurant and takeaway with loads of outdoor seating, has recently opened on the former site of the Seagull on Madeira Drive. It’s had a complete overhaul and is now a colourful mash-up of comic-book wallpaper and vintage knickknacks. The Seagull was a fairly ropey chippy that nonetheless did well due to huge tourist footfall. Some may suggest that Fish+Liquor will make money only for the same reasons. But I think that’s unfair. Their food is surprisingly good. The menu is small, with all

chip-shop staples covered: linecaught cod, plaice and haddock, fishcakes and goujons, a couple of burgers, saveloys and pies, even homemade curry sauce and pea fritters. My large cod and chips was pretty much flawless: batter was crisp, light and grease-free, coating a huge beautifully-steamed, wellseasoned fillet and served with homemade tartare sauce, mushy peas (not homemade, but that’s good) and “chippy chips” that are hand-cut on site every morning. The presentation was ridiculous - nobody needs their mushy peas served in a latté glass - but when I’m being fed well, I can overlook daft gimmicks. My friend’s “Mad Patty” burger arrived in a frying pan on a wooden board (it’s the kitchen porter I feel sorry for) and pronged with a deep-fried prawn. Silliness aside, she declared it faultless (and this girl knows her burgers), with a juicy patty, lovely gherkin-dotted mayo, leaves, cheese, chorizo, and a proper glazed brioche bun.

We were really impressed by the crunchy panko-coated fishcakes with red slaw, packed with fish and not at all stodgy. Onion rings were fat and moreish. Often a meal that consists entirely of deep-fried carbs gives a heavybellied feeling for the rest of the day, but this didn’t at all. Clearly someone in this kitchen is a dab hand with a fryer. The small cocktail menu, scribbled on a blackboard, is basic, with a handful of crowdpleasers. My mojito was tart and sweet, one of the best I’ve had for a good while. There are loads of beers available, too, and it’s great to see our very own Bison Beer and Brighton Gin on offer. All in all, it’s great to finally be able to recommend a good seafront fish and chip place, and I imagine I’ll be spending a lot of time this summer on the warm stones opposite Fish+Liquor enjoying a decent takeaway. Houston, we have a problem. One simply cannot expect an Italian to enter the final frontier without an espresso machine. We might not be able to hear her scream - it being space and all that - but we can certainly feel her pain. Samantha Cristoforetti is fluent in Italian, English, French, German, and Russian. She is an engineer, a captain in the Italian Air Force (and therefore a pilot), and she is not only an astronaut but she was also the first Italian woman in space. Virtual high five, Samantha. Lavazza (the coffee people), Argotec (nobody has - they're an engineering company) and the Italian Space Agency (NASA, with better food) all think Cristoforetti is pretty cool, too. They've been busy building her a coffee machine that will actually work in space. Since we took that giant leap for mankind, we've put everything we can think of in a rocket: dogs, monkeys, and even women. But is a coffee machine perhaps a tad pointless? Obviously there's always room for coffee-making apparatus in one's life, but we just can't help thinking that the engineering company and the space agency could find a more productive use of their time. Their first attempt to deliver Samantha's machine was unsuccessful, because the supply rocket exploded. Case in point. A regular espresso machine for us earth-dwelling underlings uses nine bars of pressure. A fancy espresso machine for alien-hunters will use 400 bars. A regular machine pours espresso into a cup, mug, or other suitable vessel. A machine aboard the Starship Enterprise will pour espresso into a pouch, not too dissimilar to a saline bag. Cristoforetti will then sip her morning macchiato through a straw. Very grown-up. Alongside an American and a Russian, Cristoforetti has been at the International Space Station (ISS) since November last year. They, umm...flew? Do you call it flying? Not really sure. Their, umm...ship? Is it called a ship? Really don't know. They've been in Deep Space Nine since they "flew" their "ship" there and it (the ship) has been serving as an emergency

escape vehicle until it (still the ship) will be used to return the astronaut, the cosmonaut, and the straw-sucker to Earth this month. Yes, that's as in .. soon. She's been there for five months already but she simply must have an espresso before her return next week. Again, perhaps this is all a tad pointless? Just as ET had a debilitating urge to phone home all the time, and Sigourney Weaver and her gang just had to investigate that pesky SOS call, so it seems that when it comes to close encounters of the third kind, we all tend to spoil it. Therefore, it's comforting to know that however awkward that initial meeting might be - they can all at least have a coffee. Polyglot or not, Cristoforetti doesn't appear to have any alien lingo in her repertoire, so breaking the ice will be tough but the straw thing will help. The most impressive aspect of the Battlestar Galactica coffee machine is its name. The espresso machine for use aboard the ISS is ingeniously called ISSpresso. Not only is that semantically clever, but it's also fun to say, because you can't help sounding like the snake from The Jungle Book. Apart from the marketing department's triumph, the only other feature with which we are not so much impressed as intrigued by is the saline bag function. We're really not into the espresso-through-a-straw thing, but if the coffee is already in a pouch, we must be getting closer to the realisation of our coffee-via-an-intravenous-drip dream. In the meantime, here's to the first female Italian in space enjoying the first ISSpresso. Wouldn't George Clooney be disappointed if he made his way back to the ISS after all that depressing floating around (Gravity is the name of the movie, if you haven't seen it, that's pretty much all you're missing) only to find that the much-hyped coffee machine isn't a Nespresso. Sub-letting: whose property is it anyway? As part of a series of articles offering advice and news for local landlords, Ahmed Khalil of Khalil Properties wonders if George Osbourne’s recent proposal to make sub-letting easier for tenants really does “break down barriers” or if it, instead, erects yet another obstacle for landlords to navigate. New budget proposals threaten to remove sub-letting restrictions Sometimes bombshells are dropped very quietly: so quietly that you miss them. This is the case for many landlords who focussed on the recent budget’s failure to support the Energy Saving Allowance but did not notice its small print on sub-lettings that could have very large implications for landlords. George Osbourne discretely tucked away the proposal to make it illegal for tenancy agreements to contain clauses that prevent subletting on page 51 of the Budget Red Book. The proposal itself is couched in the language of freedom (“break down barriers”,“create opportunities for sharing”) but it actually threatens to remove the right of landlords to control who can, and who can’t, live in their property.

A nightmare in the making For those who understood the implications of the proposal shocked disbelief was an understandable reaction. Alan Ward of the RLA spluttered that “the measures on sub-letting are a nightmare in the making and smack of ‘back of the fag packet’ policy making”. The precise details of the policy are vague and ministers have refused to be drawn on what they may exactly entail. But the thrust of the policy is clear: landlords should no longer be able to determine whether a tenant can sub-let their property. What could sub-letting as a ‘right’ mean for landlords? The problem is that, rather than solving conclusively any problems, the proposal actually look set to open up a whole can of legal worms. ■ Who is responsible for a property if the tenant sub-letting leaves the house but the sub-letter stays on? ■ How does sub-letting fit in with immigration checks that landlords are now legally responsible for? ■ What safeguards are there against unscrupulous tenants putting up partitions in the

property and sub-letting to as many people as they can? What can landlords do? The best response to such silent threats is to make a noise. The policy is far from finalised and still needs a lot of detail adding to it before it makes the statute books. It is symptomatic, though, of just how hard it can be to let property. Landlords – Perceived risks of proposed 3 to 5 year tenancies Over the last couple of weeks, we have heard some real scare stories about the threat to landlords of giving more security of tenure to tenants if a new government legislates three or five year tenancies. For some reason, the right of tenants to have security of tenure seems to be considered a risk to a landlord. Why would this be? If you are a landlord, one has to assume you want your tenant to be happy. There is a phrase in tenancy agreements, which offers tenants ‘quiet enjoyment’ of the tenancy. That seems like a very sane clause. To have quiet enjoyment, you don’t want to be worrying if your landlord is going to take back possession of your rental at any moment, forcing you to move when you are settled. Germany is always quoted as a part of Europe where long term tenancies are the norm. There don’t seem to be problems there with problematic tenants. Why should we get that here in the UK? The issue we have in the UK may

stem from the ‘amateur landlord’ or the ‘accidental landlord’. The former is probably someone who has inherited a property or bought one as a pension stake and therefore has to rent it out. The latter ‘accidental landlord’ typically was going to sell but, for one reason or other cannot, so rents the property out to pay the mortgage whilst living elsewhere. Because neither are ‘professional’ long-term landlords, they may want the right to take possession back when they like, so 6 month Assured Shorthold Tenancies (ASTs) can be their preferred option. There is a fine line between rights and responsibilities in the rental market. We hear the phrase: “Possession is nine tenths of the law”: i.e. whoever is in possession has the most rights. This would seem to give tenants in situ greater rights than a landlord. But, do you as a tenant want to be looking over your shoulder wondering whether or not the landlord is planning to end your tenancy?

Surely, for both parties, the security of longer tenancies and uninterrupted regular rent/ income stream is what a landlord would want. I have done spreadsheet calculations over a three year period comparing revenue from interrupted rentals, ASTs (say 3 over that period) and one long-term 3 year tenancy with stability of rent and tenant. In the latter case, with a per calendar month rent of £1,000, the landlord typically earns over £3,000 more on the 3 year tenancy as against multiple 6 month ASTs. Only one contract, one check-in and of course, no void months with zero rent coming in. Of course, this scenario does not suit every landlord and some might decide that if they cannot have 6 month ASTs on their rental property, they would sell. In that case, at the moment, they will have capital appreciation and it would increase the volume of properties in the first and second time buyer market. This could be good to increase the number of properties available

and may stabilise prices for first time buyers. In property, there is a time to stick, a time to twist and a time to cut and run. A wise or lucky person will choose well! I would imagine that if new legislation comes in, it will provide landlords with options as one size never fits all. In that

Ah, May is here! The sun has been out and most of us can look forward to summer. As the curtain comes down on an eminently forgettable season it is time to look back over the last nine months. There has been the odd high, such as the victory over then leaders Derby and the creditable performances against Arsenal and Spurs in the two cup competitions. But, of course, there have been lows. However, more poignantly, the lows on the pitch have somewhat blended into one. The season could be characterised by off-thefield events; Sami Hyypia’s departure, Chris Hughton’s arrival, and also the visible passion of Nathan Jones’ short spell in charge. But as game number 46 in the Championship beckons and we ‘look forward’ to a mere 650-mile round trip to Middlesbrough, I would like to give a special mention to the fans who made vast journeys to Blackpool, Sheffield, Norwich and the like.

Robbie Reinelt: Albion saviour Dan Tester @BHIndyAlbion Last week I focused on the great escape of 1981 when Albion were victorious in their last four games to retain a place among England’s elite. It wouldn’t be an exaggeration to say that things couldn’t have been any worse 16 years later. If you’re reading this thinking 2014-15 is as bad as an Albion campaign can be, let me introduce the 1996-97 season, comfortably the worst in the club’s history. It stank. It was atrocious. It was morbidly depressing. Then it became exhilarating. The previous May, fans had snapped the crossbars at the Goldstone to highlight the absolute mess caused by Archer selling the ground – illegally, by altering the club’s constitution – with no alternative venue in place. Come August, and knowing it would the famous old stadium’s final season, the atmosphere was dark. The performances on the pitch mirrored the mood on the terraces but no-one blamed the players. Mass walkouts, whistle protests, and a pitch invasion that

resulted in a two-point reduction, saw Albion enter December 12 points adrift in Division Three – the basement – staring the Conference in the face. Steve Gritt arrived – welcomed by illiterate graffiti – with the impossible task of salvaging the Albion’s league status. What followed was miraculous. Fans United in February witnessed supporters from around the country show their collective support of Albion’s perilous plight. From winning just two home games before he replaced Jimmy Case, Gritt somehow inspired an unbeaten home run, gradually closing the huge gap – despite a horrific away record – to level on points

with Hereford United after a Goldstone-closing victory over Doncaster Rovers. So, the final game was a winnertakes-all – at Hereford. Albion needed just a point, thanks to a slightly superior goal difference, helped in no small part by the 5-0 Fans United thrashing of Hartlepool United. There will never be another Albion game as gut-wrenchingly stressful as the one at Edgar Street on May 3rd, 1997. An incredibly nervy first half – and on the pitch – ended with Albion a goal down. Many fans wept during the interval, fearing the worst, but a palpable surge in emotion and adrenaline emanated from the Blackfriars Street End as the most important 45 minutes in the club’s 96-year existence kicked off. Then Robbie Reinelt came on. On the hour, Craig Maskell took a lofted clearance on his knee, volleyed from 20 yards, hit the post and the ball pinged across the box to be met by an onrushing Reinelt. Cue absolute pandemonium. The goal that means we all have a club to support today. Never again – although some goals would be nice.

There hasn’t been too much to cheer about and many have sympathy for those fans who discarded scarfs and shirts at Wigan, but I salute those who maintain their support through thick and thin. It is a tough emotional strain at times and no doubt a huge financial outlay, so clubs must be thankful they have a loyal following prepared to get behind their team when the going gets tough. Albion had enjoyed two good seasons resulting in the play-offs and hopefully they will learn from the frustration this year. It’s not going to be easy but hopefully, with some shrewd acquisitions from the board and recruitment team, a full summer for Chris Hughton to mould a new squad, and maybe even a wee bit of luck, the Seagulls can move to the next level. Sussex boys at the heart of the Cherries’ success AFC Bournemouth’s promotion to the Premier League is a story of fairy-tale proportions. As recently as 2008 – top-flight Pompey won the FA Cup, Saints were in the Championship, Albion in League One – the Dorset club were docked 17 points at the start of a League Two season and were minutes from going bust. In the same year, a 21-year-old Tommy Elphick was voted Player of the Season at the Albion. The Brighton-born defender was a huge favourite during the Withdean years and was desperately unlucky with injuries.
