Expertise that elevates our clients’ vision. Browning Day utilizes the National Park Service’s definition for the types of projects within the Preservation + Reuse market. These project types include preservation, rehabilitation, adaptive reuse, and restoration. All of these projects require a slightly different approach.

Preservation is defined as the act or process of applying measures necessary to sustain the existing form, integrity, and materials of a historic property. Work, including preliminary measures to protect and stabilize the property, generally focuses on the ongoing maintenance and repair of historic materials and features rather than extensive replacement and new construction. New exterior additions are not within the scope of this treatment; however, the limited and sensitive upgrading of mechanical, electrical, and plumbing systems and other code-required work to make properties functional are appropriate within a preservation project.

Rehabilitation is defined as the act or process of making possible a compatible use for a property through repair, alterations, and additions while preserving those portions or features which convey its historical, cultural, or architectural values. Browning Day uses rehabilitation and renovation synonymously. These projects allow us to be respectful to the existing architecture but also breathe new life into it. Our goal for the improvements and updates is to create high-quality, lasting and exceedingly memorable environments for all users.

Adaptive Reuse is defined as the act or process of converting an existing structure from the use for which it was constructed to a new use by maintaining elements of the structure and adapting such elements to a new use. Our process in adaptive reuse starts with identifying character-defining features of the existing architecture. Throughout the design process we are sympathetic to these features even as we adapt the building to a new use.

Restoration is defined as the act or process of accurately depicting the form, features, and character of a property as it appeared at a particular period of time by means of the removal of features from other periods in its history and reconstruction of missing features from the restoration period. Limited and sensitive upgrading of mechanical, electrical, and plumbing systems and other code-required work to make properties functional are appropriate within a restoration project.

The greenest building is one that has already been built. With a history rooted in landscape architecture, we’re keenly aware of our footprint on the environment. Throughout Browning Day’s history, we’ve committed to helping clients utilize their existing buildings as a way of stewarding both the cultural and natural resources. In addition to the existing building materials that remain in place, the energy associated with manufacturing, mining, or production of these materials, also known as embodied energy, has already been consumed lessening the need for embodied energy from new materials. Preserving existing materials is also paired with other sustainable and performance-driven solutions such as upgraded mechanical, electrical, and electrical systems; innovated stormwater and wastewater management; daylight harvesting; and energy analysis.
