Relationships Matter. Establish a Good One. Be professional and polite as your landlord needs to trust you as much as you need to trust your landlord.
Think of Your First Visit as an Inspection.
Make sure your new home meets all your criteria for function, safety and comfort. Write a list of what you are looking for in those categories before you look to make sure you find the right home for your needs.
Document Any Existing Damage Prior to Move In. Always document pre-existing damage before signing a lease; such as stained carpet, broken blinds or missing tiles in the shower. Write these items down and have your landlord sign the list along with your lease so that you don’t get charged for these items when you leave.
Know What’s Included.
Some rental properties include utilities, cable, wi-fi and parking within the monthly cost, others don’t make sure you know everything included in your monthly rental rate to accommodate your budget and lifestyle.
Can You Customize?
Changing the look for an apartment/house by painting the walls or changing lighting can result in termination of your lease or loss of your security deposit. Remember if you want to customize, ask before you sign a lease if that is allowed. According to Rent.com

Does a college student need rental insurance? The short answer is yes and here are some reasons why, according to the National Association of Insurance Commissioners. What is renters Insurance?
Renters insurance protects your personal property against damage or loss, and insures you in case someone is injured while on your property.
Why purchase renters insurance?
If you live in a rental, your landlord’s insurance doesn’t cover your personal property in the event that it is stolen or damaged as a result of fire, theft or other unexpected circumstances. College students living in off-campus housing are ideal candidates for needing renters insurance, since many students bring thousands of dollars worth of personal items, such as electronics, a computer, textbooks, clothes, furniture and a bicycle with them to school. It is the renter’s responsibility to provide coverage for these items. The premiums for renters insurance average between $15 and $30 per month depending on the location and size of the rental unit and the policy holders possessions. Keep in mind that if a college student is under 26 years old, enrolled in classes and living in on-campus housing, the student may be covered under his or her parents’ homeowners or renters insurance policy. Be sure to check with your family before you assume you are covered.

Coming soon the Weidner Center for Residential Property Management in 2014-2015. When Shannon (Mitchell) Collins and Amanda Hirtzel met Marie Virgilio at the Fall 2007 Career Fair, little did any of them realize the long-term relationship that would develop between the Ball State University Residential Property Management (RPM) Program and Weidner Apartment Homes. Amanda was completing an undergraduate degree in RPM; Shannon had completed an undergraduate degree in Interior Design and was finishing up a Master’s degree in RPM. Marie was a Recruiter for Weidner Apartment Homes and ended up hiring both Amanda and Shannon for Managerin-Training (MIT) positions in the Seattle, Washington area. Both Amanda and Shannon quickly completed the Weidner MIT program, and today each of them oversees more than 300 apartment homes in
Weidner’s Washington region. And Marie continues to recruit from the Ball State RPM Program, employing over 25 students and alumni in paid internship positions and full-time permanent positions since 2007. Weidner Apartment Homes has become an active member of the RPM Advisory Board, and in 2011 established an endowment through a major gift to the Ball State RPM Program. In addition to major scholarships for RPM students, the gift will also create the Weidner Center for Residential Property Management when the Applied Technology Building is renovated in 2014-2015. Dean Weidner, President and Owner of Weidner Apartment Homes, recently visited the Ball State campus as the Residential Property Management Executivein-Residence. He spent the day interacting with recipients of the
Weidner Scholarship, as well as interacting with RPM students that have interned with the company. He also participated in a campus-wide forum Investing for the LongTerm, explaining his guiding principles for both investing in the apartment communities he owns and in the company associates he employs. RPM senior Christian Lauter interned with Weidner Apartment Homes in Colorado Springs this past summer and has already accepted an offer to enter their Manager-inTraining program when he graduates in May 2014. Christian was thrilled with the opportunity to interact with his future employer during Mr. Weidner’s recent visit to the Ball State campus, and looks forward to being a part of the continued relationship between the Ball State RPM Program and Weidner Apartment Homes.
