Panorama Residence Suites

House ordinance To make living together in the Panorama Residence Suites as pleasant as possible, the following rules must be observed.

Quiet at night time The peace and quiet of fellow residents at night time must be especially respected from 10.00pm until 7.00am. Quiet must be maintained at night time in all the suites, hallways and exterior areas of the premises. It is not permitted to cause noise due to music, voices, repairs, vacuuming, etc., which might disturb the neighbours. Smoking The Residences are monitored by a fire alarm system. Smoking is therefore strictly forbidden in all rooms. This includes public areas such as stairwells as well as the Residences. The costs of calling out the fire service due to a false alarm shall be borne by the Resident in full. Smoking is permitted in the exterior area. Cigarette ends must be removed properly. House doors All access doors must be kept closed at all times to ensure the security of all Residents. Waste Normal household refuse must be disposed of using the chargeable refuse sacks in the containers provided for this purpose. Bulky waste may be disposed of subject to a charge by agreement with the hotel management. Pets Pets are not permitted to disturb the peace and quiet of the house. Dogs must be kept on a lead within the common areas. Cleaning and maintenance The rented areas must be maintained properly and carefully. Appropriate pads must be placed under heavy furniture to protect the floor and furniture feet must be fitted with Teflon glides.

The Lessee is responsible in full for compensation for any damage caused by pointed heels. Hard objects, kitchen waste, etc. must never be disposed of in toilets, basins, bathtubs or sinks or in the kitchen sink waste. Parking The rules for parking are set out in the rules for the use and management of the garage. Emergencies When the fire alarm sounds and a loud signal is heard, Residents are no longer permitted to remain in the Residence Suites. Residents must leave the Residence Suites by the quickest route via the fire exits shown. In this eventuality, it is only permitted to use the stairs and fire escapes. Lifts must not be used under any circumstances. The emergency assembly point is shown on the map in Appendix 1. General rules Cleanliness and tidiness must be observed in the apartment, basement and in all other areas within the building and its surroundings. Prams, toys, motorcycles, bicycles, furniture and waste must not be stored in the communal areas. Carpets, doormats and suchlike must not be shaken, brushed or beaten from the windows, on the balcony or in the stairwell. Objects must not be hung or fixed to the balconies, in front of windows or to sun blinds. Laundry or duvets must not be hung in the open air. It is furthermore not permitted to store foul-smelling substances in the apartment or basement to avoid unpleasant and disturbing odours. It is not permitted to use or store explosive and flammable materials. Children are not permitted to play in the stairwell, in the lift and in the communal areas of the building. No objects of any kind may be thrown from the terraces. Final Provisions These house rules form an integral component of the rental agreement concluded at the same time.
