ME MB E R S P OT LI GH T We are so excited to have Tori McBrien as one of the newest members of the HBRA Board of Directors. After spending seven years on both the business and design sides at preppy-chic label Vineyard Vines, Tori McBrien found her decision to transition from fashion to interiors to be a natural evolution in her career. Having traveled the world to source materials for Vineyard Vines, she always came home full of inspired ideas for the accessories she designed. But the ideas didn’t stop at handbags and jewelry—Tori also found herself applying aesthetic updates to her own home, and increasingly becoming a resource for friends and family looking to refresh the look and feel of their homes. And so, McBrien Interiors was born. After ten years of experience in the interior design industry later and many months of living through the pandemic, Tori recently returned to her studies of East Asian philosophies and discovered a passion for the ancient art of Feng Shui. Her current work recognizes that a home is a foundation for life’s everyday functions, and that her clients want beautiful, efficient spaces that are supportive, restorative, and nurturing. By combining modern design principles with green design, her intuition and ancient Feng Shui methods, Tori curates functional, chic, and authentic spaces that support her clients in a deeper and more meaningful way.

Prospective Buyers’ Expectations for Housing Availability Improve for First Time Since 2020 After falling steadily for five quarters, the share of prospective buyers expecting the home search to get easier in the months ahead grew from 17% to 22% between the first and second quarters of 2022. The increase is largely the result of easing competition among buyers getting priced out of the market by recent increases in mortgage rates. In contrast, 67% expect the search to get harder/ stay the same, down from 74% in the previous quarter. Another measure confirms that buyers’ perceptions of housing inventory pivoted in the second quarter of 2022. After declining for five straight quarters, the share of buyers seeing more homes available for sale in their markets turned around in the second quarter of 2022, rising to 28% from 23% a quarter earlier. Rose Quint, NAHB assistant vice president for survey research, provides a regional breakdown on both metrics in this Eye on Housing post.

Fed Lifts Rates by 0.75% Again to Fight Inflation but Housing Already in a Recession Continuing its fight to rein in stubbornly high inflation, the Federal Reserve yesterday hiked the federal funds rate by 75 basis points to an upper bound target of 2.5% following a similarly aggressive move in June. The Fed rate hikes slow the economy by making business and consumer borrowing costs more expensive. Share of Active Home Buyers is Up as Competition Decreases The share of prospective home buyers who are actively engaged in the process to buy a home rose to 49% in the second quarter of 2022, after declining for three straight quarters. The pivot is likely driven by less competition, as many would-be buyers have exited the market in recent months because of rising interest rates. Except for the South, the share of prospective buyers actively searching for a home rose in every region between the first and second quarters of 2022: Northeast (from 50% in Q1 to 54% in Q2) Midwest (from 40% in Q1 to 51% n Q2) West (from 46% in Q1 to 57% in Q2)

How to Maintain a Balanced Work-toWorker Ratio Some industry analysts predict an 8% increase in overall construction project spending through 2022, with an additional 12% growth in 2023.* While this is good news for the home building industry, the immediate question that comes to mind for many builders is, “How will I staff my projects?” Contractors typically have concerns over two workforce staffing challenges based largely on economic and other marketplace uncertainties: Read More

Changes Made to Democrats’ Flawed Inflation Reduction Act; Work Continues to Improve Bill As the Senate rushes forward to pass the Inflation Reduction Act of 2022, NAHB remains opposed to the bill even as we were able to work with Sen. Kyrsten Sinema (D-Ariz.) to obtain key changes as it related to carried interest and how companies can deduct depreciated assets from taxes. During the week of Aug. 1, NAHB Chairman Jerry Konter issued a strong rebuke of the bill because it contained several changes to the taxation of real estate and new building and energy code requirements that will raise the cost of housing. Konter urged Senate Democrats to rework the bill by eliminating these onerous provisions, and NAHB also sent a letter to Senate leaders that went into more detail expressing our opposition to the bill. And although the bill does include positive provisions for housing, NAHB believes that overall the bad outweighs the good, despite the 11th hour changes to the legislation that NAHB helped to push through.
