The Parts Counter Seeking to reinforce its position as Zimbabwe’s leading automotive brand and raise its local profile Toyota recently invested in a state of the art new facility with the combined role of head office and world class 3S flagship branch (3S – Service, Spares and Sales). Situated with excellent road frontage the branch is sited at 67 Mutare Road in Msasa, and boasts a fully equipped 24 work bay service centre, national parts centre and spacious showroom. It is also home to Toyota’s admin team, customer care call centre and training facility. In addition, for the first time the Hino logo can be seen side by side with the Toyota one at the new facility.


The Workshop Internationally Toyota owns Hino trucks and in 2016 Toyota Zimbabwe completely took over the Hino brand in Zimbabwe and have invested in its growth ever since. The new facility has 7 dedicated heavy duty truck work bays operated by Hino trained and certified service teams. Hino parts are stocked, supplied for service and sold to the public over the counter, and new truck units are sold by Hino sales personnel with full trucking experience, side by side with their Toyota counterparts. This year marks 75 years of Toyota on the global market but think Toyota and two words also immediately come to mind, “Hilux” and “Corolla”. The legendary Toyota Hilux celebrates its 50th birthday this year and Toyota Zimbabwe are considering the release a limited edition to celebrate the milestone. The Hilux has been the best-selling pickup in Southern Africa for several decades and remains the work horse of choice for farmers, miners and industry to this day. Removing the mystery There is a misplaced sense of mystique about what architects do, a fear even that they will impose their own tastes at the expense of your own. Nothing could be further from the truth. Step by step, by consultation and agreement, your architect will lead you through the entire process from the first gem of an idea to the finished building. Imagination Architects have the imagination to see the overall, not just designing four walls and a roof but creating total environments, interiors and exteriors that will satisfy functional needs and that are exciting and dynamic spaces in which to work or live. Value for money Not only will architects provide better value for money, by finding that extra light and space you did not know you had, suggesting materials you had not thought of, making sure you find the right contractor at the right price, but in many instances they will save

their clients at least the equivalent of their fees. Safeguards There are format safeguards. The contract your architect recommends for the builder may contain such things as a clause that allows you to claim damages for every week/day the project unreasonably runs over and disrupts your home or professional life. This is doubly important because a project which runs overtime will often run over budget too. As work proceeds, your architect will save you time by dealing with problems and disagreements as they arise, leaving you free to concentrate on your own life and work. After the building is complete a percentage of the contractor’s account will be held back for three to six months depending on the project as security against any problems that may arise. This is known as the defects liability period. Saving you money A well conceived project can be built more efficiently and economically. Professional attention to detail will save money both immediately through the most efficient use of space and the careful selection of

material and finishes and in the long term through environmental sensitivity, energy efficiency, low running and maintenance costs. In the long run good design sells well – a well-designed house will have a higher resale value – a well designed store will draw more customers – a well – designed work environment attracts employees and increases productivity. Problem solving Architects are not only designers, they are also job managers. They will guide you through the complex procedures of planning permission and building regulations. They will help you find and brief any other consultants you may need - structural engineer or quantity surveyor for example. They will attend to detail, organize site meetings, contract documents and will monitor the builder’s programme of works through the competition.

Price The price of real estate is the amount of money the market is willing to pay at a particular point in time. Experts call it the open market value. So this means that the price of real estate is that price which is determined by forces of supply and demand not what a seller wants. During valuation in order to determine the price a property is compared only to similar properties within its vicinity. Comparing property to another in a different neighbourhood is tantamount to comparing an apple to a banana. It does not work that way! Why its important? Overpayment at purchase. If you purchase property without knowledge of the open market value one is likely to over pay. For investors overpayment reduces or destroy completely their return on investment. Some believe in flipping and this will not work if you over pay at purchase because you may be unable to get a profit in the event that you sell.

However the sad reality is that unlike businesses, a massive number of domestic households remain uninsured leaving the owners severely exposed to the risk of fire and its associated perils. In many instances a lot of families have been left destitute as unanticipated fire has irreparably damaged their homes. Nonetheless, a lot of people remain uninsured owing to a plethora of reasons common ones being the perceived small chance of fire happening as well as seemingly higher insurance cost. Certainly these reasons can be classed as myths as the recent happenings are a clear indication that you never know when you will be unfortunate enough to be affected by fire.
